It could be said that Manhattan is the most difficult place to complete a renovation. With strict building codes, untouchable historic landmarks at every turn and famously limited space, the beloved borough can be unkind to inspired homeowners. Some years ago, Paula McDonald recognized that she could uniquely simplify this by owning every step of the remodeling process. Having a background in both design and construction, and a passion for the concept of design-build—it dates back to the ancient Greeks, she tells—Paula knew she had the skill set to open a firm that would be her clients’ one-stop shop. Last year, Paula McDonald Design Build & Interiors reached its 10th anniversary, and the firm has earned countless awards and recognition along the way. So, what do the spaces it’s so lauded for look like? “My guiding principle is elegant simplicity, founded in spatial concepts that are comfortable, highly functional and have clean lines,” Paula says. “Less is more.”

THE HUNT FOR SQUARE FOOTAGE

When space is tight, one has to get inventive. Paula shares a few tips for making more out of any home.

+ Create layouts that have transitional features to separate spaces without needing a full wall.

+ Reconfigure hallways or closets that are wasted space to design larger storage areas or expand a room’s footprint.

+ Make everything feel bigger by eliminating the doorframes of older homes and taking sight lines to the ceiling.

+ Install pocket doors. They completely improve upon a home’s flow.

Furnishings + Accessories.

Softer matte surfaces and decadent textiles are resurging. Cabinetry. In the kitchen and bath, cabinetry includes more natural wood finishes paired with brass, copper or earthy stone materials. Fixtures. When it comes to faucets and lighting, black and brushed brass or bronze finishes are in.

Change is also on the minds of our gardening experts in both the city and the country, who have observed an even more passionate interest in native plants and smart gardening, keeping in mind the ongoing challenges to our environment and energy resources. This Park Avenue pied-à-terre is a modern take on a classic. The couple, empty nesters, wanted an elegant, spirited home for entertaining when they were in town. Debra Funt designed a sophisticated room that would do double duty as comfortable den/home office and as a guest room. Funt took the color palette from the artwork they owned and wanted to use. Strong, happy jewel tones like emerald and ocean blue compliment the inky navy base color. Luxurious fabrics, lush textures, and the custom ultra-deep sleeper sofa make this the perfect room to retreat to. The adjacent bath continues the navy story with the vanity and snakeskin textured wall covering, punctuated by satin brass fixtures and white marble tiles. Layers of soft lighting under the vanity and in the shower add a touch of glamour.
