Programming

Four Corners Design is a new design firm that specializes in the four corners region. We provides high quality, environmentally friendly, and affordable senior living facilities, that function efficiently in all aspects of sustainable design. We strive to create comfortable and healthy environments that mimic the green house model to further enhance the wellbeing of the residents.

Swallowtail retirement community is a facility for adults ages sixty five and older located in Phoenix Arizona. The facility has accommodations for seniors needing additional help with everyday activities. We have an assisted living unit as well as a memory care unit to meet all your needs.

Included in the facilities is a clinic with a full time doctor and nursing staff, a administration area and a immaculate town center that is open to the public. The town center features a two story waterfall combined with a green wall, a full service beauty salon that is open to the public, an outdoor pool and fitness room, a craft room, day-care, theater, workshop, retail shop post office and a cafe with all organic food grown on site.

Concept Metamorphosis: The Idea of Transformation

Vision To create a place that is beautiful, calming and engaging where the elderly can easily transition from their homes into a healthy and secure environment.

Design Statement To transform a space into an easily accessible, inviting and useful environment that fosters an easy way of life. Sustainable design the facility incorporates natural daylight throughout, energy efficient appliances, low flow fixtures and voc- free materials. The warm color scheme with punches of vibrant color and organic shapes reflect the natural world connecting the individual with nature.

Site Analysis

I am going to be designing a retirement community that will incorporates assisted living and memory care, as wells as a clinic and several amenities to appeal to the active elderly of the region.

The facility will be located in Phoenix, Arizona.

Currently there are a number of retirement communities and nursing home facilities in the Arizona region but few that demonstrate the new model of facilities that make these places a place of destination.

The climate in this area is the main reason for this location. In the winter the average temperature is 60 degrees and of course in the summer it can get up to a 110 or more. It is sunny all year round and makes it a happy and joyable place to live.

The facility will be urbanely located in order to have easy access to shopping malls and public transportation. This site has the several opportunities for sustainable design.

The retirement community has grown 45% in the Arizona region since 2009.

With the economy the way it has been families have not had the extra time or money to take in another mouth and body to take care of which is where FCD come in. Retirement communities are changing and are now a place where people want to go and live out their lives in a fun and relaxing environment with no or little responsibilities.

The owner of the this facility want it to be a place that his staff and the residents want to be. By doing research based design this facility will have the leading for front of the new models of retirement communities. It will be a healthy place for staff, residents and the community.

Schematic Design Green Guide for Healthcare Environmental Quality

Prerequisite 1: Minimum Indoor Air Quality Performavvnce Intent:Establish minimum indoor air quality (IAQ) performance to enhance indoor air quality in buildings, contributing to the comfort and wellbeing of the occupants.

Ventilation (refer to GGHC EQ Credit 2). Develop ventilation strategies tat support operable windows, where appropriate. Design for mechanical ventilation air change rates required by health code standards, zoning areas where contaminants are generated.

Construction Methods (refer to GGHC EQ Credit 4). Control indoor air quality during construction and mitigate impact on occupied building air quality. Flush newly constructed or renovated buildings with 100% outside air prior to occupancy.

Building Materials (refer to GGHC EQ Credits 4 & 8). Many materials and products used in the building emit volatile organic compounds (VOCs), including formaldehyde. Examples of possible sources of indoor air pollution include adhesives, paints, carpeting, upholstery, manufactured wood products and other components of furniture, including medical furniture & equipment.

Chemical & Pollutant Source Control (refer to GGHC EQ Credit 5 and Operations). Sources can include outdoor pollutants, indoor chemical use (including glutaraldehyde and other sterilizing agents and methylene chloride, used in adhesive removers, paint stripper, and aerosol spray paints), cleaning products, fragrances and pest control activities.

Building Maintenance and Operation (refer to GGHC EQ Credit 5 and GGHC Operations section).

Control Systems (refer to GGHC EQ Credits 6 & 7). Install sensors for relative humidity, temperature, and carbon dioxide. Consider occupant control systems to improve individual comfort.

- Meet the minimum requirements of the relevant local licensing requirement for ventilation or Section 4 through 7 of voluntary consensus standard ASHRAE 62-2004, Ventilation for Acceptable Indoor Air Quality, whichever is more stringent. Mechanical ventilation systems shall be designed using the - Ventilation Rate Procedure or the applicable local code, whichever is more stringent.

Naturally ventilated buildings shall comply with ASHRAE 62.1-2004, paragraph 5.1 or the relevant local licensing requirement, whichever is more stringent.

Design Strategies

- Prior to occupancy flush out the building with outside air.

- Filter incoming air, and locate exhaust, smoking areas, and parking away from intake valves.

- Specify low to no VOC finishes and adhesives.

Locate any exterior designated smoking areas at least 50 feet (15.24 meters) away from entries, operable windows, air intakes, bus stops, disabled parking, and other locations where occupants could inadvertently come in contact with ETS when occupying, entering or leaving the building.

Identify applicable regulatory requirements.

Only for residential facilities where the functional program requires accommodation for smokers may there be an exception to establish negative pressure smoking rooms: Provide one or more designated smoking rooms designed to effectively contain, capture and remove ETS from the building. At a minimum, the smoking room must be directly exhausted to the outdoors with no re-circulation of ETS-containing air to the non-smoking area of the building, and enclosed with impermeable deck-to-deck partitions. With the doors to the smoking room closed, operate exhaust sufficient to create a negative pressure with respect to the adjacent spaces of at least an average of 5 Pa (0.02 inches of water gauge) and with a minimum of 1 Pa (0.004 inches of water) when the door(s) to the smoking room are closed.

Verify performance of the smoking room differential air pressures by conducting 15 minutes of measurement, with a minimum of one measurement every 10 seconds, of the differential pressure in the smoking room with respect to each adjacent area and in each adjacent vertical chase with the doors to the smoking room closed.

Remove and properly dispose of disconnected wiring that contains lead stabilizers.

Provide contract requirements for reporting and investigating suspect mold encountered in demolition. Remediate contaminated surfaces: remove and dispose of contaminated materials in accord with recognized procedures that protect works, building occupants and the public.

EARL ‘S Resident ROOM Room

EARL IS A 91 YEAR YOUNG MAN WHO IS SUFFERING FROM ADVANCE STAGES OF ALZHEIMER’S DISEASE. IN HIS EARLY YEARS HE WAS A BRILLIANT CHEMIST AND PROFESSOR FOR OVER 40 YEARS. HE HAS 2 DAUGHTERS AND SEVERAL GRAND CHILDREN THAT WOULD BE VISITING HIM ON A REGULAR BASIS. HIS FAMILY ASK THAT THE SPACE BE DESIGNED IN A WAY THAT IS SIMPLE, SAFE AND ALLOWS FOR THE FREEDOM OF MOBILITY. THEY ALSO ASK THAT WHERE EARL CANNOT HURT HIMSELF, SINCE THOSE WHO HAVE ALZHEIMER’S TEND TO GET CONFUSED EASILY AND THROUGH EPISODES OF ANGER. IT IS MOST IMPORTANT THAT EARL CANNOT HURT HIMSELF. SWALLOWTAIL RETIREMENT HOME WILL BE THE BEGINNING TO A NEW START OF EARL’S LIFE.

Focus Area: Circulation

Circulation Through elevations and sections the circulation of the town center and Wren Care unit is demonstrated here. When you first walk into Swallowtail Retirement Community you are confronted with a beautiful two story living wall/ fountain combination. Adjacent to the two story feature is the reception desk, elevators and the beauty salon. Just past the elevators is the rest of the town center like the mail room, retail store, work shop, cafe, theater, fitness room, day-care, craft room and the outdoor pool.

Just above the beauty salon is the town center library. The library is small and gives a residential feel. The books that will be occupying the shelves will be residents books or books that are donated to the facility. There are several places to sit and read or relax on the second floor of the town center which over looks the water feature and the front entry.

Focus Area: Wren Care Wren Care Circulation

The Wren Care unit consist of two pods split between two floor. Each pod contains six residents, each having their own communal kitchen, living room and dining room as well as a private dining room that can be multi functional. Every entrance into the residents rooms is indents and contrasted with a darker color. The door is illuminated from above to indicate that it is an entrance. In front of every resident room there is a place for them to display memorabilia to cue them that the room is theirs.

The Wren care unit features a grand stair case to connect the two pods together. Research has shown that people with memory issues tend to wonder. Research also shows that elders with memory problems are not necessarily physically disabled in anyway they just can remember certain memories more so the recent ones. In an effort to provide residents with a safe outlet to wander these stairs were put in place. These stairs are the safest stairs there are with railings on both sides and bench on the landing for the residents to relax. There also is a shabaz at the bottom of the stairs that will monitor the activities on the stairs.

Focus Area: Theater

Theater Room The teater is a multi funtional room where residents and members of the community can enjoy a movie in a theater like atmopsher or have a game night with Wii to get the residents up and moving. This room can be used for many purposes. The chairs in the theater are custom designed will a movable round table and drink older. The chair are light weight and easy to move around. The room is full ADA accessable with a service bar at the back of the theater and a small stage at the front. The floors in the space are cork and carpet to help with accustical issues and comfort.

Focus Area: Cafe Cactus Comfort Cafe The Cactus Comfort Cafe in the town center is an all orgainic quisen. All the food product sold in the cafe is either locally grown or pulled straight from the community garden on site. The cafe features a green window as well as an outdoor patio with two fire places. There are several different dining experince that one could have in this cafe. The cafe is floaded with natural day light by the floor to ceiling windows on the south side of the buildings. All the finishes in the cafe contain recyceled content or are local materials. The cafe creates a comforting atmospere where people can sit and enjoy a healthy meal.

Focus Area: Work Shop

Work Shop The workshop is part of the town center that cators to men. The workshop is a place for the men to be creative and handy. The workshop would only be open certan hours of the day and would always have a staff on duty to help an monitor the residents useing the room.The crafts made in the workshop can be sold in the own center retail store or given to family members. It is up to the resident that made it to decide where their worksmenship goes.

Focus Area: Beauty Salon

Beauty Salon The beauty salon is a full service salon that is also open to the public. The salon incorporates water efficient fixtures and energy efficient appliances. The shampoo is combined into the hair dresser station to minimize the amount the resident has to move from chair to chair.

On that note the salon is ADA compliant and all chairs are light and easy to move around to proved room for wheel chairs and walkers. The finishes used in the salon are all extremely durable and stain/ water residents. Large windows occupy two walls of the salon letting in an abundance of natural daylight making it a place people want to be.

Iconic Wayfinding Each department of the facility models the colors of the region and displays an icon of the Arizona. Using a high contrast image allows for the residents to easily identify without this image is. Having a solid white icon on a colored background cues the user of their location in the facility.

General Wayfinding These recognizable signs will be used throughout the facility. In an effort to layer wayfinding the signs are color coded to the area where they will be located. For example the town center color is mandarin and all the elevator signs stair and restroom signs will be shown in that color.

The same goes for the administration area which is red, the clinical area which is blue, purple for assisted living and yellow for the wren care (memory care unit.

These signs can be locted throughout the facilities for easy navigation. They are also color coated as well as icon coated to coorispond with the area.

The sigins will be made of two layers of 3form material. The bottom layer will have the icon and color of that area ( for example town center is swallowtail butterfly and mandrain). The top layer will be semi transparant and will have all the lettering and a small icon of the department. The layers of the signs add to the layering of wayfinding and will make it easy to navagate through the community.
