Buyer Presentation 2024

LET'S WORK TOGETHER

At the center of a real estate agent's "why" is helping people. Successfully guiding clients through a complex transaction with many moving parts is the most important thing an agent can do. Listening to a clients needs and nice-to-haves, ultimately researching these properties and going through the property showing process is paramount. Negotiating a price acceptable to the buyer client is also of utmost importance.

As a buyers agent, I have dealt with situations both challenging and gratifying:

One set of clients I assisted was looking for a 2-3 bedroom house in a walkable neighborhood. After seeing half a dozen homes, we placed an offer on a house that checked all of their boxes. As an added benefit, the home had solar panels, which would end up creating a challenging situation. The roof was scheduled to be replaced, which we knew about prior to offer submittal. A few issues came out of the inspection, some I was able to successfully negotiate to have the buyer take care of, and some items the buyer ended up not needing to fix. Prior to closing, the solar panels were removed and the roof was successfully replaced. The challenge involved getting the solar panels reinstalled, which would not happen until after closing. I successfully negotiated to have the buyer put money in escrow to ensure the panels would be reinstalled in a timely manner. Shortly after closing, they were reinstalled to the satisfaction of my client.

Another client I worked with for almost a year before he closed on a condo. He had very specific needs, including being on the ground floor in a unit that included a deck or patio. We saw dozens of condo units, including multiple units within specific complexes, and submitted numerous offers (some were accepted, some were not). Ultimately, he found a great unit in a complex we had visited more times that any other complex. The process went smoothly, from offer acceptance through closing and he is extremely happy!
