elcome to Outdoor Home Magazine’s seventh issue. When we embarked on this journey, we had a vision of providing a source of local, outdoor living inspiration. We were passionate about transforming our region’s view of outdoor living; including design, functionality, and the overall perception of this often under-utilized space in homes. We are thrilled to continue to offer inspiration as we continue on this path of transformation in each issue. Speaking of transformation—visualizing something grand from a pile of leaves, debris, a cliff, or dirt piles, isn’t easy. We share quite a bit of transformational projects in the pages of this issue. When you see a negative edge pool (also known as an infinity pool), it’s hard to imagine that there was once an often unusable space or deadly cliff. I have always particularly appreciated the challenging workspace for crew on such a dangerous site (think slippery mud). After showing you some beautiful negative edge pools from Nejame Pool Specialists, we take you to some transformation work from Daniel Contelmo Architects and Hoover Architecture. The incredible warmth created in these spaces from the perfect use of colors in paint, furniture, hardscape, and fabrics is priceless. One of the most difficult obstacles in creating outdoor designs is ensuring their cohesiveness with the home’s architecture and interior style. These two projects nailed it. project during winter 2014 on top of a mountain in Woodstock, NY. They were tasked with the construction of a 20’ x 40’ negative edge pool with an automatic cover, LED lighting, salt purification, heater, and a computer that would allow the homeowners to operate the different features of the pool from their smartphone. Rock removal, a cliff that bordered someone else’s property, and the weather were all tough obstacles. To work through them and to ensure safety, Nejame worked closely with a building inspector. A wood deck (instead of the original plan for grass up to the pool’s edge) was incorporated to amplify the effect of the incredible drop off.

A

negative edge pool erases the space between the pool and the view. It creates a connection with an object that wouldn’t ever be possible otherwise. Some might say it extends the swimming space (making it appear as if it continues to infinity) and others might suggest it brings the view closer. Whether it’s the mountains, the river, or ocean, a negative pool encourages swimmers and loungers to be whisked away. By definition, negative edge pools provide an appearance that one or more edges of the pool allow the water to flow out, uncontrollably. The reality however is while a small amount of water is flowing out, it’s being recovered (into a basin) and returned to the actual pool. The illusion is achieved by only allowing a 1/8” to 1/4” of water to overflow – this is the negative edge. By coordinating the color of the pool’s tile and

plaster finishes with the landscape behind the pool, the eye has a difficulty determining where the pool ends. The right area for a negative edge doesn’t necessarily require the best view or a large drop off in in the backyard. The effect can be just as dramatic in front of a woodsy area and on a flat surface. The basin that collects and returns the water is often designed to be out of sight, at least for the top-side view. Sometimes, the design includes a beautiful waterfall effect from the down-side view. Although this effect is more expensive, it usually offers another independent, social environment that helps to increase usable space with a separate patio in that area. While the most satisfying benefit of the negative edge pool is clearly visual (and perhaps emotional), the design does slightly help with keeping the pool clean. When debris falls on the surface of the pool, the edge acts like a large skimmer. Installed and constructed properly, the leaves and/or debris float for a little while and because of the flow of the water, they’re drawn right over the edge. All the extra goodies of a swimming pool still apply to the

This 700 sq. ft. pool has all the trendy, yet super-functional features: energy efficient heater with pump and motor, LED colored lighting, and salt purification- all designed and installed so that it can be controlled from a phone. A large staircase and adequate in-pool benching for a party, provide the necessary comfort for a large family. For the finishing touch, Benninger Landscaping created the patio, steps, fire pit, and softscape. The end result is a functional, fun, and breathtaking (views of miles and miles away) space for children and adults alike. The best benefit is probably the transformation from the limited backyard space that included a very narrow and steep area.

What are succulents? They come in all shapes and sizes, but the common denominator is that succulents are all adapted to life in habitats where water is scarce. Like your home. With your bustling schedule, chances are that houseplants go thirsty often. And that’s fine with a succulent. In fact, they prefer to go dry. Their leaves serve as water storage units specifically designed to keep the plant chugging along when you’re preoccupied balancing the kids, work, groceries, and your checkbook. And the beauty of succulents is that they are fascinating. When a plant stockpiles water, the result is thrillingly kinky with all kinds of weird permutations and freaky appendages. What more could you ask? Now that you’re well on the way to adopting a succulent, here’s how to host your newest family member. A sunny south-facing window would delight a succulent, but it’s not the deal breaker. Just give them your best shot at a bright window, and they’ll probably chug along blissfully. One reason why succulents are such a perfect match for many modern homes is they love a dry atmosphere. If your house is like the Sahara, that’s cool with them. No need to worry about adding humidity (unless you feel the need for your own health and hairdo).

Over-heated is also fine with succulents. If you like to walk around in your bikini in November, they are the plant for you. But the flip side is also cool with them (literally). For those of us who spend winter bundled in several layers of sweaters indoors, succulents are simpatico. Best of all, if you lean toward under watering (or outright neglect), succulents are custom made. That means you can and should water infrequently. Once every two weeks is fine with most succulents, but that depends on the weather—during cloudy/rainy periods, they might not need water that often. By the same token, they don’t need as much fertilizer as other plants. Succulents are really more about holding back. Do they get bugs? Almost never. Do they bogart your spare time? Definitely not. Succulents are pretty much bulletproof. Twenty years after building their home along the scenic east bank of the Hudson River in New Hamburg, NY, these Dutchess County residents agreed that they’d like to take more advantage of the beautiful views their land offered. In particular, the family felt limited in the use of their patio during the summer months from the scorching afternoon sun. Kim Hoover, Principal of Hoover Architecture located in New Paltz, NY, approached this undertaking with her value in understanding the function first. The homeowners’ primary goal was to have an attached covered pavilion that would accommodate their existing large scaled granite and iron dining table for entertaining alfresco, as well as maintaining their ample circulation space for family and friends to mingle.

The proposed pavilion area would sit below their master suite, affording the opportunity for a large roof terrace; offering amazing—and intimate—views of the sunset over the Hudson Highlands. To allow a seamless “indoor meets outdoor,” design, the homeowners’ interior designer, FW Interiors located nearby in Wappingers, NY, worked together with Hoover Architecture. The cohesive design approach started with the covered dining pavilion, which would serve as an extension of the homeowners’ kitchen. The design team of FW Interiors had previously designed a stately coffered ceiling constructed from walnut with copper tile inlay over the homeowners’ large scaled kitchen island. Carrying a similar detail outdoors created a connection of the interior to the proposed exterior space. The new-coffered ceiling, along with a custom designed eight-arm iron chandelier from FW Interiors, gave the pavilion a subtle formality of luxury and warmth. In addition, brick piers added the proper structural and aesthetic scale to the home. The master suite roof deck posed a challenge, as it needed to sit just under the second story floor level but not as to disrupt the

view from inside of the kitchen below. To solve, Hoover incorporated steel structural framing that allowed for a thinner floor as well as the strength required for holding up the bluestone flooring of the balcony. To make the transition of the balcony to the master bedroom ascetically unique, FW Interiors proposed copper panels to finish the exterior along with a custom copper clad and mahogany patio door. These copper design elements were also included in the manors turret and on the octagonal roofline above the home office. New copper gutters were added, trimming the outline of the home and thus linking all the homes copper elements together. To complete the elegant look of the master suite deck, custom railings and finials were included from a local wrought iron worker. FW Interiors selection of lighting and neutral patio furnishings helped to complete this deck where now the homeowners could draw their gaze toward the stars in the evening or enjoy a warm cup of tea while soaking in the tranquil vista of the Hudson River. To ensure the pavilion’s dining addition was proportionate to the rear of the home, Hoover included a second smaller pavilion for a seating vignette. This outdoor area effortlessly links to the

homeowners’ family room, affording the opportunity to create an additional extension of their interior to their exterior. FW decided to incorporate a smaller scaled replica of the custom chandelier used under the dining pavilion along with newly upholstered cushions for the homeowners’ existing outdoor furnishings. The addition of metal Asian frog tables along with the lighting and furnishings created an additional protected comfortable area for the family and guests to enjoy the breathtaking beauty of the real show stopper: the Hudson River views. While this series of connected outdoor living spaces were under construction, the homeowners became inspired for an updated pool house. The original one had been built downslope towards the river and connected to the main home via a graduating stone stairway. This path allowed magnificent views of the river however it no longer matched the style of the newly renovated manor home. Over time, the pool house had become a rarely used structure even though some of the most stunning views come from its location. The first objective was to transform the pool house into an un-

deniably an indoor-outdoor room. Hoover designed two walls of the pool house to entirely open up. One wall for a full-height and full-length folding patio doors to face the pool and a second wall include folding patio windows to face the river views. To ensure design alignment with the rest of the property, brick piers and columns were added and the roof was replaced to match the newly installed DaVinci slate roof of the main home. Darkly stained tongue and groove mahogany was installed at the ceiling of both the covered porch and the interior space, uniting them. Within the covered porch area of the pool house, FW Interiors positioned a cluster of teak lounging chairs, cushioned in oyster-colored, all-weather fabric, accented with provincial yellow rolled lumbar pillows; creating a central conversational grouping. For the interior of the pool house it was important to have a multifunctional yet informal atmosphere. It needed to be an inviting and comfortable interior whether coming out from the pool or simply relaxing and engaging socially with family and friends. For the interior walls, FW kept it understated using a boardn-batten application in an off-white color. The designers continued their neutral color palate with accents of provincial yellow throughout the interior. The designers created a custom multi-

purpose storage console, used for additional storage and finished it with a distressed antique yellow painted application. The designers use of mix and match furnishings, lighting, and accessories, created the appearance that furnishings where acquired over time, giving it a “lived in” warmth. The most beautiful outdoor spaces and additions look as if they were always part of the original home. Hoover Architecture executed according to this principle. And in tandem with FW Interiors’ design philosophy of honoring the architecture of a home while facilitating homeowners’ needs, these two Hudson Valley design firms made it possible for the series of outdoor spaces at this English Manor to connect and serve multiple purposes. Transformation of a Classic IN THE HANDS OF A TRUE ARCHITECTURAL MASTER, A 1930’S TUDOR UNDERGOES THE DELICATE PROCESS OF COMING OF AGE. TEXT Daniel Contelmo + Jackson Finds

W

ith the intention of designing a modest renovation to improve their kitchen and open up the space to the rest of the home, the owners of this 1930’s Tudor approached Daniel Contelmo Architects, located in the Hudson River Valley of NY. As design conversations began around how the kitchen would be opened to the adjacent rooms, Contelmo suggested adding a proper mudroom for their small children. Soon thereafter, ultimately driven by a desire to create spaces of equal quality and functionality, updates to the family room, guest room, sunroom, and bathroom were included. Realizing the importance of extending their home’s living spaces outdoors as well, a two level back deck with a custom pergola and a new stone grilling area were also absorbed into the renovations. This all resulted in a beautiful transformational project –with benefits to aesthetics and function.

With designs nearly complete, the homeowners raised concerns about the existing below-grade garage; the driveway was so steep that they had never parked a car in it. At first, radiant heat was proposed as an option to avoid the yearly ice and snow buildup, but the existing drainage pipes couldn’t handle the extra water. Instead, Contelmo and the owners decided to fill the driveway, burying the existing garage, and construct a new three-car garage. Built on a diagonal to the existing house, the garage follows the contours of a hill leading to a play area. The angle creates an interior connecting space that became the laundry room and mudroom, providing access to the family room, garage, and rear yard, while also allowing for a stunning exterior front courtyard. The flat roof over the family room, a remnant of a 1970’s renovation, was replaced with steeply pitched roof, which 36

blends perfectly with the existing structures. Slate shingles add to the historic character of the home. Looking to continue the outdoor charm of this classic Tudor home, a stone turret was incorporated. Providing a whimsical, rustic element to the exterior, the turret serves as a side entrance, an addition to one of the kids’ bedrooms above, and a curved staircase to a rustic wine cellar below. “Turrets are typically a challenge to construct, but they were masterfully executed by the builder, Home Enrichment Company,” explains Contelmo. During construction, it was discovered that the existing one thousand square foot rear deck was in poor condition and would have to be replaced. The new deck, constructed of sleek and durable Ipe hardwood, was built on two levels with a new pergola outside the family room extending the living space out onto the deck. The lower level of the deck connects

to the kitchen, curving around the rear turret. Finished with hammered wrought iron balustrades, which border the perimeter, and a new stone grilling area allows the family to cook and relax outdoors. What started out as a small kitchen renovation quickly grew into a nearly complete home remodel. Throughout the project, the scope of work changed almost continuously. The owners were flexible and responsive to Daniel’s suggestions. “The owners had great attitudes towards sensible design traditional architecture,” Contelmo said. He feels that the owners made the right choices to make their house a reflection of themselves while keeping its integrity. “I feel that, in general, we don’t own homes; we inhabit them for a certain period of time. Our obligation is to maintain them for historic value, while ensuring that they can be passed onto future generations as examples of excellent craftsmanship and enduring design,” confesses Contelmo. Daniel Contelmo Architects was involved in all phases of the project including the design of the built-ins, lighting, hardscape of the exterior, as well as the construction contract administration.
