The Heart of Warm Springs. The Future of Sun Valley.

For more than eighty years, Sun Valley has drawn those seeking something increasingly rare: a life shaped by changing seasons, fresh mountain air, and days spent outdoors. It remains one of the few places where world-class recreation, remarkable natural beauty, and an authentic mountain community exist in perfect balance.

The Chalets at Warm Springs begin with that understanding.

More than an approved development, it is an opportunity to create a thoughtfully designed neighborhood in one of the American West’s most enduring destinations.

Sun Valley:

A Life Shaped by the Seasons

Winter mornings begin on Bald Mountain. Spring brings rushing rivers and emerging trails. Summers are filled with long rides, fly fishing, outdoor concerts, and evenings spent beneath open skies. Autumn settles across the valley in brilliant shades of gold, offering quiet trails and crisp mountain air.

What makes Sun Valley exceptional is not a single amenity, but the balance between recreation, culture, and community. Here, luxury isn’t measured by excess, it is measured by time. Time spent outdoors, time with family, and time enjoying a place that never feels hurried.

• America’s first destination ski resort

• Over 250 days of sunshine each year

• Four distinct seasons

• Year-round recreation

• Commercial air service

• A vibrant arts and dining community

People don’t simply purchase property here. They invest in a way of living.

Warm Springs:

Where the mountain is closest.

For generations, Warm Springs has been one of Sun Valley’s most cherished neighborhoods.

Positioned at the western base of Bald Mountain, it offers a rare sense of connection to the mountain, to the outdoors, and to everyday life. Here, ski days begin with a short walk instead of a drive. Summer rides leave directly from the front door. Downtown Ketchum remains only minutes away, while the neighborhood itself feels peaceful, residential, and distinctly connected to nature.

The Chalets at Warm Springs were envisioned as more than a collection of residences. Homes are thoughtfully arranged to balance privacy with connection, creating a neighborhood that feels intimate, walkable, and deeply connected to its surroundings.

Landscaped pathways encourage walking over driving. Carefully designed open spaces soften the transition between buildings while preserving mountain views and creating places for neighbors to gather. Private garages remain discreetly tucked away, allowing architecture and landscape to define the arrival experience.

Every element contributes to a community designed to feel welcoming from the moment you arrive.

Years of Work.

Ready for What’s Next.

THE VALUE LIES NOT ONLY IN THE LAND, BUT IN THE TIME, APPROVALS, AND CERTAINTY THAT ACCOMPANY IT.

Developing in Ketchum requires far more than vision.

It requires years of planning, engineering, coordination, and municipal review. Every approval represents time, capital, and countless decisions that determine whether a project moves forward.

The Chalets at Warm Springs have already completed much of that journey.

Rather than acquiring raw land, the next owner acquires a project that has advanced through Ketchum’s rigorous entitlement process, allowing the focus to shift from planning to execution.

Because of this, the primary opportunity lies in executing the fully vetted and approved multifamily plan, rather than attempting a speculative redesign.

DEVELOPMENT ADVANTAGE WHAT’S ALREADY BEEN ACCOMPLISHED ENTITLEMENTS ADVANCED

The project has progressed through three major municipal approvals, including Design Review and Preliminary Plat, substantially reducing entitlement risk and shortening the development timeline.

EXECUTED DENSITY STRATEGY

The approved design utilizes Ketchum’s FAR density bonus program, increasing allowable FAR from 0.5 to 1.3 through an executed FAR Exceedance Agreement. (Agreement 27005)

COMMUNITY HOUSING OBLIGATION SATISFIED

Building permit submissions are anticipated by the end of July 2026, with approvals expected in Fall 2026, positioning the project to begin construction by year-end. 01 02 03 04 05

The required in-lieu community housing contribution of $2,244,561 has already been fulfilled under the executed agreement, representing a significant completed project milestone.

SITE READY

The current zoning (Tourist-3000) allows for high density multifamily residential. The lots have been consolidated into a unified 35,799-square-foot development site, with preliminary civil engineering and utility coordination already integrated into the approved plat.

Architecture That Belongs Here

Designed by award-winning Ro Rockett Design, the Chalets at Warm Springs reflect a philosophy rooted in authenticity, craftsmanship, and a deep respect for place. Rather than chasing trends, the architecture embraces timeless forms, carefully balanced proportions, and a refined palette of natural stone, warm timber, steel, and expansive glass, all of which will weather beautifully and become more distinctive with time.

Every element has been thoughtfully considered, from the scale of each building to the way light enters the living spaces and the relationship between the homes and the surrounding landscape. The result is architecture that feels intentional rather than excessive, contemporary without being temporary, and sophisticated without sacrificing warmth.

The hallmark of Ro Rockett’s work is not simply beautiful buildings, but homes that feel as though they have always belonged. It is this enduring approach to design that gives the Chalets at Warm Springs their lasting character and greatest value.

“Our design philosophy is centered around the belief that spaces need to be shaped, lit and clothed in a way that can dynamically mediate an occupant’s relationship with the surrounding site, both near and far.

Years in the Making

The creation of an exceptional community begins long before construction. It is the result of countless hours spent refining a vision, assembling the right team, navigating approvals, and thoughtfully considering how architecture should respond to its setting. That process requires patience, collaboration, and an unwavering commitment to quality.

The Chalets at Warm Springs are the product of that effort. Years of planning have culminated in an approved development that reflects not only an exceptional location, but a carefully considered architectural vision by Ro Rockett Design. Every step, from site planning and engineering to entitlement and design, has been completed with the goal of creating a community that feels authentic to Warm Springs and enduring in its character.

The next owner is not simply acquiring a development site. They are inheriting years of thoughtful work and the opportunity to carry that vision forward, building upon a foundation that has already been established.
