A MESSAGE FROM THE PRESIDENT As I mentioned throughout 2020, this year’s operative word was “pivot.” As the world learned to adjust to the “new normal,” so did our Chapter. I am incredibly proud of the creativity, flexibility, and understanding our members and Chapter leaders demonstrated in the wake of so much uncertainty. That said, this most challenging year did present some opportunities and silver linings. Without the challenges of commuting and negotiating in-person schedules, our CoreNet Real Access Virtual Education (CRAVE) series of virtual events allowed access to our programming to all members, whether they were working from home, the office, or a jobsite. We also made the decision to suspend the cost of registration, which further allowed our members to engage and participate. We could enlist speakers who can’t always fit a live session into their schedules, and we were able to tap deep into our membership for experts and voices on the effects of the pandemic on our industry. As a result, our Chapter is one of the top two large chapters globally for membership engagement and top three for retention. That’s incredible. The following pages describe in even more detail all of the virtual programming we were able to offer. I’m so impressed with the level of connection we were able to maintain and must thank all of our committee members, chairs, and volunteers for their dedication in providing first-class programming that has proven so relevant and supportive to the needs of our members. This year we also brought our Equity, Inclusion, and Diversity initiative to another level. We developed an official committee, hosted several EID-focused CRAVE events, and continued our partnership with the Commercial Real Estate Success Training (CREST) internship program. Many thanks to Mark Watkins for spearheading this initiative and helping our Chapter better promote and support equity, inclusion, and diversity in our community and within our Chapter. We also had an opportunity this year to reflect on what makes our Chapter great, and it comes down to the engagement of our people. Like anything in life, you get out of something as much as you put into it. It’s been so wonderful to watch many of our members get involved and follow their interests to the highest levels of Chapter leadership. Take our President Elect, Maureen Rystrom, as an example. She joined our organization as a Young Leader, joined committees, participated in our Young Leader Development Program and Leadership 2.0, co-chaired committees, joined our Board, and is now President Elect. This path is achievable, and anyone can jump in at any level. Join us! Finally, one of my key goals as President of the New England Chapter was to “engage the unengaged,” and I’m extremely proud of how well our Chapter was able to do that this year. We remain one of the top large chapters in membership numbers, our events hit attendance out of the park, and we were able to offer many more learning and networking opportunities than ever before. I’m inspired and excited to keep up that momentum as we enter the 2021-2022 Chapter year, now more united than ever. As we plan for a post-pandemic world, I challenge you all to help us get creative in how we approach our return—how can we grow from what we have learned this year to continue leveraging a virtual world and encourage an all-inclusive environment? I look forward to your ideas. Thank you all for your continued commitment and support. Sincerely,
Steven Doben AVP, Real Estate and Workplace Strategy, National Grid President, CoreNet Global New England Chapter 2020-2021 ANNUAL REPORT | 2
NAVIGATING THE NEW VIRTUAL WORLD WITH CRAVE As it became clear that our normal way of life was on pause throughout 2020, the CoreNet New England Chapter responded with a new strategy on how to stay connected and continue to provide meaningful benefits to our members. We shifted our programming to full virtual format, organized regular virtual happy hours and networking events, and brainstormed ways to support each other. What began as a series of virtual programming for our Real Advantage members evolved into CRAVE—our ongoing series of virtual events that continued at an incredible pace throughout the year.
THE CRAVE SERIES ALLOWED US TO EXPAND OUR PROGRAMMING IN NEW WAYS: ACCESSIBILITY. Through CRAVE, we engaged members normally based in suburban locations, giving virtual project tours and creating connections without the pressures of traveling into the city. COLLABORATION. Our Chapter partnered with our sister Chapters in the Eastern Region to host The Great Debate, a two-part panel series tackling the future of home versus office workplaces. EXPLORATION. We tapped into new topics and issues that went beyond corporate real estate, including how to support parents balancing home schooling and tips for networking in a virtual environment. EDUCATION. The virtual platform allowed us to record our events and create a video library on our YouTube channel, extending the life and usefulness of our programs to our members and their friends and colleagues.

CORENET GLOBAL HACKATHON:
A COVID-19 VIRTUAL IDEATION EXPERIENCE The corporate real estate community came together to respond to the challenges posed by COVID-19. The CoreNet Global Hackathon provided a compelling opportunity to ideate with peers across the globe—as well as within our Chapter—to develop collective solutions that go beyond the immediate crisis response and help ensure the long-term health and well-being of citizens, companies, and communities. More than 1,000 members representing 35 countries worked in 90+ teams to tackle the following areas: Space Utilization and Metrics, Distributed Work, Workplace Wellbeing, The Autonomous Workplace, Environment and Climate Change, and Manufacturing and Industrial. While members could volunteer to work with other CoreNet Global members around the world, the New England Chapter also sponsored its own three teams to provide a more regional response to the posted problems.

BOARD DEVELOPMENT FORMALIZED SUCCESSION PLANNING ENABLES SUSTAINED SUCCESS Sustainable Chapter success is a result of good planning and strong leadership. For effective and transparent succession planning, the Chapter formalized a Board Development Program aligned with CoreNet Global’s bylaws and governance process that promotes a mentorship strategy and balanced Board representation between CREs and service providers.
DEVELOPING NEW LEADERSHIP
The Chapter will continue to grow and succeed with a continual pipeline of new talent, leadership, and perspectives. Members are encouraged to get involved in one or more committees to gain first-hand insight into how the Chapter operates and to contribute fresh ideas. The Chapter fields new Committee Chair leaders from its committee members, and these Committee Chair positions provide members with additional leadership opportunities and responsibilities. Each year the Nomination Committee also solicits a “Call for Nominations” to join the Board of Directors. Members interested in joining the Board of Directors are encouraged to apply, with strongest consideration given to those who have served on at least one or more committees and, ideally, served in a Chair role. The New England Chapter of CoreNet Global has done an excellent job of retaining talented Board members by elevating incumbent Directors, with sufficient term remaining, to Chapter Officers. This approach leverages individual experience and maintains Board consistency and continuity. Officer positions are confirmed by the Board. The Board approves the Slate to be presented to the membership at least 30 days prior to the Annual Meeting. The membership votes to approve the proposed Slate by proxy vote, by electronic vote prior to the Annual Meeting, or at the Annual Meeting. To preserve Chapter thought leadership, ensure business continuity, and provide strategic insights where needed, the Advisory Council is comprised of past Presidents and any others who may be appointed by the President at her/his discretion to serve for a term of two years subject to extensions of such appointment. Members of the Advisory Council must be a member of the Chapter in good standing and these are non-voting appointments.

Led by: Laura Walsh (Avid), Denise Pied (STV | DPM), Maureen Rystrom (J. Calnan) In 2020, we welcomed the fifth cohort of leaders into CoreNet New England’s Leadership 2.0 Program, a leadership development program that equips participants with advanced leadership skills, insights, and tools to lead their respective organizations into the future of work and push their own careers to the next level. The program delivery was quickly pivoted to a virtual platform for 2020-2021 when the pandemic changed everything. The virtual program format has been equally effective at exposing participants to a range of thought-provoking discussions with the added benefit of improving their virtual facilitation and presentation skills for use in the new post-COVID hybrid working environment. Each year the program culminates with small groups within the cohort presenting a case study by demonstrating advanced presentation skills, executive presence, influencing, and storytelling. In March, the class presented the case of “The Rise and Reign of Jeff Bezos and Amazon During the COVID Pandemic,” and for the first time the Chapter membership were able to virtually tune in.

COMMITTEES MAKE THE CHAPTER GET INVOLVED. BE INSPIRED. MAKE A DIFFERENCE. The New England Chapter of CoreNet Global runs on the energy of its volunteers. We rely on the efforts of our committees of volunteers and their tireless commitment to making our Chapter the go-to resource to connect, learn, grow, and belong in the New England corporate real estate community. We ask all interested members to consider where their talents, experience, and passion may best fit… and to get involved!
AWARDS Typically, the Awards Committee brings the New England commercial real estate community together to celebrate the best of the industry at our annual Awards Gala. 2020, however, was a year like no other. In lieu of the live awards gala, the committee hosted a virtual event on January 20, 2021, to provide an opportunity for the community to connect with each other, look back on 2020, celebrate our successes, and look forward to 2021. The event drew over 160 members who were able to connect in breakout rooms, and Chapter sponsors shared what 2020 meant to their organizations through videos. CAREER STRATEGIES + DEVELOPMENT Career Strategies + Development is your go-to resource for robust networking and learning through real-time engagement. CS+D programs offer guidance on how to successfully navigate and advocate for yourself throughout all points of your career – start to finish – including any detours and adventures along the way. We emphasize a shift in thinking away from “jobs and employment” or simply “transition” to a more deliberate focus on strategies to advance a career, no matter what stage you are in. Career Strategies + Development is about helping the New England Chapter members grow and develop both personally and professionally, while simultaneously building a rewarding support network of peers and partners.

Identify, Attract, Retain As CRE professionals, we influence design decisions around space, which can distinctly impact how and where people see themselves living and working in their space. We also manage access to space and are tasked with creating a "place" where people want to succeed and thrive. We represent a diverse, yet significant portion of jobs in America, which should be reflected in the workplace. We have the ability and power to influence decisions on the supply chain, where diversity spending is possible and we impact and support company culture through the spaces we deliver. We are excited to lead many engaging and necessary conversations in the CRE world and to grow our impact within CoreNet New England.

2020 ACCOMPLISHMENTS: Meeting on a monthly basis, this group develops plans, programs, and opportunities to support Equity, Inclusion, and Diversity for CoreNet New England. Only recently assembled, the EID Committee hit the ground running by hosting an EID dinner with a strong panel to introduce the topic of EID and hosted three CRAVE educational programs through 2020. The team has also strengthened CoreNet's three-year relationship with CREST, a local, non-profit organization that provides meaningful summer internships to highly motivated and talented college students who have been historically underrepresented in our industry. Our Chapter is now an Ambassador partner offering subsidies to four corporate partners to participate in the CREST internship program this summer.

GOLF The primary goal of the Golf Committee is to plan, promote, and execute a successful annual golf tournament that allows for networking and enjoying each other’s company on the links. This year, however, that goal was paused in the wake of the pandemic. REAL ADVANTAGE The role of the Real Advantage Committee is to support the professional development of the New England Chapter’s corporate real estate community through exclusive, sponsoronly, qualifying program offerings. These invitationonly workshops and dinners, available to Corporate Partners and Founders Circle Sponsors, focus on timely topics relevant to enhancing corporate real estate professionals’ contributions to their companies and across the industry, as well as provide exclusive and unique opportunities for knowledge sharing via one-on-one networking and relationship development. UNIVERSITY RELATIONS
Committee Members
CoreNet New England's University Relations Committee works to expand the Chapter's reach to Boston's many colleges and universities to expose students to the possibilities of careers in corporate real estate. This year the committee continued its work with Boston College, Boston University, Northeastern University, Tufts University, and Suffolk University to host a virtual program and to identify opportunities for internships and jobs for students and graduates.

Maggie Blake, Citizens Bank 2020 Achievements While this past year was a trying one for all, our committee focused on staying connected and also giving back during the holiday season: • Collaborated with the New York Chapter’s Young Leaders Committee for a fun evening of virtual speed networking on December 1, 2020, to discuss ideas on how to keep networking virtually, and the technology tools that have made that possible. • Hosted an amazing co-ed event in collaboration with WWIRE (Wellness for Women in Real Estate) on December 2, 2020, to raise donations for the Boys & Girls Clubs of Boston. We had two trainers from Sweat Fixx run the holiday-themed virtual workout class, and together we raised over $500 for an amazing cause! Although COVID didn’t allow for our holiday party in person this year, our Committee still wanted to find a way to give back while still networking with our peers.

2020 AWARDS OF EXCELLENCE – REIMAGINED This year our Chapter shifted our annual Awards Gala to a virtual celebration and connection of the New England Chapter community, held on January 20, 2021. As part of that event, members collaborated in breakout rooms, discussing the impact the pandemic has had on our industry, our businesses, and our personal lives. Highlights and excerpts from those lively discussions are on the Chapter website, as well as the compiled sponsor videos.
CORENET GLOBAL (VIRTUAL) SUMMIT
FIRST-EVER CORPORATE REAL ESTATE WEEK!
The Global Summit also had a new look this year—a virtual one. Shaped around the “Power of RE,” this year’s Summit focused on how CRE focused on REsponsibly balancing health, safety, and financial implications, thoughtful Reasoning, and moving beyond adaptation to building REsilience.
In a year of many firsts, we also celebrated the first annual Global Corporate Real Estate Week, March 15-19. The New England Chapter was well represented with speakers on panels including such topics as CRE career advice to keeping security in mind in a flexible workplace.
