June capped off the first half of the year with continued momentum across Fairfield County's single-family market. While new listings eased 8.6% from May to 897 homes, they remained 6.2% higher than last year, providing buyers with more opportunities than they had a year ago. Active inventory remained relatively steady at 1,528 homes, down 6.3% YoY and just 0.5% from May, as new listings were quickly absorbed by continued buyer demand.
Buyer activity remained strong heading into summer, with 742 pending sales, an increase of 10.1% YoY and 11.1% from the prior month. Closed sales saw an even more significant jump, rising 9.3% YoY and nearly 60% from May to 755 transactions, reflecting the robust pace of contracts signed throughout the spring market.
Home values continued to reach new highs. The median sale price climbed to $900,000, up 2.5% YoY and 0.8% from May, marking the highest median single-family sale price Fairfield County has recorded to date. The
