Fairfield County entered the final stretch of summer with fewer homes coming to market and a more measured pace of sales. New listings fell to 551 in August, down 8.5% YoY and nearly 25% from July, while active inventory declined to 1,363 homes, down 6.8% YoY.
Buyer activity also eased as the summer season wound down. Pending sales totaled 514, down 6.5% YoY and 18% from July, while closed sales declined 12.4% YoY to 627. Homes averaged 21 days on market, unchanged from the prior month but higher than last year.
Even with fewer transactions, home values continued to show strength. The median sale price held at $900K, up a notable 9.5% YoY. As the fall market approaches, limited inventory continues to support pricing, pointing to a market that remains competitive despite a more measured pace.
