New owners, big changes for Cooroy supermarkets

BY ALEX PURCELL IT’S official. IGA Cooroy and Wimmers Shop & Save have sold, with the new owners, Seasons IGA, taking over this week.

And they have big plans for Wimmers Shop & Save.

One of the Seasons IGA owners and CEO Dustin Pereira told the Cooroy Rag Wimmers Shop & Save will close at noon on 30 November to undergo a complete transformation.

“We will be changing the format of Wimmers.

“We want to differentiate Wimmers and IGA Cooroy but want Cooroy to know we own both stores and will give customers two offerings for their shopping based on their needs.”

Wimmers will be rebranded Seasons IGA Garnet Street. It will reopen with a significantly increased grocery offering and will become a destination for gourmet and specialty

products.

“We will have a larger range of products including gourmet, deli, hot foods, specialty cheeses and a larger mix of direct local products.”

And because the store doesn’t have a restriction on hours, it will be open longer hours.

“Seasons IGA Garnet Street will be open from 6 am to 8 pm every day of the year, including public holidays.”

Meanwhile, IGA Cooroy will stay as it is.

“IGA Cooroy is trading so well we don’t need to make any immediate changes; we are planning an overall facelift in 2023.

“All the staff are staying on but we are always looking for new staff.”

With the purchase of IGA Cooroy and Wimmers Shop & Save, the Seasons Group now have 11 supermarkets from Brisbane to Cooroy.

“Our stores aren’t typical

supermarkets. They are differentiated in their offering from gourmet cheese to fresh produce and meat.

“We also love to support local suppliers and have many from Noosa, Maleny, Cooroy and inland.”

For outgoing owners Peter and Jackie Zipf it is the end of an era.

Peter and Jackie first bought the IGA Cooroy 26 years ago when it was the Cooroy 4 Square.

business for a short period, built the Pomona IGA and then built Wimmers Shop & Save.

While the couple will continue to have Pomona IGA and their other businesses, Peter said it was time to step back and slow down.

Alex Purcell, Cooroy Rag Roaming Editor HOW time flies when you’re having fun. It’s hard to believe my family and I have been travelling now for nine months.

While we have been back and forth regularly to our beloved home and community, timeaclising (a term I have made up for acclimatising to daylight saving and non-daylight saving time every time we cross the border) and dodging floods and extreme weather events in both states, we have experienced some amazing places, people and attractions.

I asked my children what the highlights have been and they said: • Snorkelling around Lady Musgrave Island • Visiting Darling Downs Zoo • Watching polocrosse, camp drafting and speed shearing competitions • Spending time with family at CaragabalCampoven Cookoff • Learning archery • Feeding pigs and riding horses on our friend’s farm • Visiting museums and heritage centres • Bushwalking and free camping My highlight is simple: seeing different places in this incredible country of ours while spending quality time with my cherished family.

I’d like to thank again the wonderful Cooroy Rag team, committee and the community for supporting me so I can have this adventure with my family. I’ve enjoyed bringing you your paper from all corners of NSW and Queensland.

While working remotely as a journalist is the norm these days and something I’ve done for 10+ years in my previous online journalist position, it helps when you have a great team behind you.

Cooroy’s Christmas tree turns 10

COOROY’S Christmas tree is celebrating 10 years this year.

The lights have gone up on the pine tree on Maple Street, marking a decade since it was first decorated as the town’s official Christmas tree.

Christmas in Cooroy committee member Carol Christensen said it all began in 2012 when Ricon Constructions’ director John Jenkins wanted to give back to the Cooroy community.

“He engineered the wire light fittings for the pine tree in Maple Street, and the Chamber of Commerce added another event to Christmas in Cooroy – the Lighting of the Christmas Tree.”

Ricon sponsored the lighting of the tree for Christmas from 2012 to 2016.

Carol said when Ricon moved their business from Cooroy, John gifted the lights and wires to the Chamber of Commerce.

“The community was lucky enough to have another Cooroy business, Studio Steel, then owned by Barry and Anda Hamlet, step up to make sure Cooroy had the best and brightest Christmas tree.

“All of the Cooroy community boasted about how Cooroy's Christmas tree was the best around.”

But in 2018, the tree had grown and the lights were in need of replacement.

“The Chamber reached out

to the community and funds were raised to light up the tree once again.”

For the last three years, even though Barry and Anda sold their business, they have continued to make sure all the lights are in order to be placed on the tree.

“This can take weeks as they have to straighten and test the lights.”

This year, that job fell to new volunteer Colin Thompson.

Carol said the job of getting the lights up on the tree usually costs up to $5,000 as it requires a cherry picker and traffic control.

“In 2020, the Chamber was concerned about the growing cost to decorate the tree but then we had a Christmas miracle.

“Local Energex crews offered to give up their time and trucks to give the Cooroy community their famous tree – and have done so since.”

Carol said the chamber is very grateful to Barry Hamlet (pictured) and the Cooroy Energex workers who bring plenty of Christmas spirit to our town in the shape of a sparkling Christmas tree.

“With additional thanks to Colin Thompson this year.

We can’t wait to see the tree lit up again on Friday 9 December at Christmas in Cooroy.”

THE bridge replacement on Cooroy Belli Creek Road is nearing completion.

Noosa Council has advised that despite delays due to recent wet weather, the bridge replacement is in its final stages.

“We anticipate that the project will be completed by the end of the month pending the delivery of the guard rails,” Infrastructure Services Director Larry Sengstock said.

“Road closures will remain in place until the bridge is complete.

“We thank the community for their patience and support during the final stage and we will inform the community as soon as the bridge is open,” Mr Sengstock said.

Residents can keep an eye on Council’s Facebook page for details on a likely opening date.

Noosa Council started

work on building a new two-lane concrete structure on Cooroy Belli Creek Road in July this year, after the bridge had been identified for priority replacement.

Construction was expected to be completed within four months pending favourable weather and construction conditions. The existing bridge has been closed for the duration of construction with traffic detoured via Lawnville Road.

THE Department of Transport and Main Roads (TMR) is undertaking bitumen resealing works on almost 8 km of road between Kin Kin and Pomona.

The works started on November 22 along three sections of the road between Sheppersons Lane and Main Street, Kin Kin; Eastern Branch Road and Moffat Road, Kin Kin; and Upper Pinbarren Creek Road and Mill Street, Pomona.

Key works include shoulder grading and drain cleaning where required, bitumen spray sealing and line marking.

between 7 am and 5 pm.

The works are expected to take approximately two weeks to complete, weather and construction conditions permitting.

FOR the month of October, pink was the name and raising money for breast cancer was the game.

And now the final figure from the Cooroy Chamber of Commerce’s month-long Pink Up Cooroy fundraiser is in.

Organiser Carol Christensen said a total of

$9,295.58 was raised for the McGrath Foundation.

“This final figure includes all the funds raised throughout the month including the Pink Up Cooroy breakfast and auction, store fundraisers, and gold coin donations from the sale of all schnitzels during October at Cooroy Hotel, Cooroy RSL

and Saw & Mill.

“We’re thrilled. This money will help the McGrath Foundation supply specialist breast care nurses for men and women with breast cancer.

“We’ll definitely be aiming to raise $10,000 next year,” Carol said.

NOOSA Council has reaffirmed that any proposed changes to height restrictions for affordable and social housing will not harm the character or amenity of the shire.

The call comes after Council’s newly endorsed Housing Strategy provides potential incentives to encourage investors to provide “a greater delivery of accessible, social and affordable housing in areas with good access to public transport, employment and goods and services”.

The inclusionary planning provisions in the strategy achieve this through mechanisms such as bonuses and incentives to increase the developable floor area or allow one additional storey in larger centres such as Noosa Junction and the Noosa Business Centre.

art said any changes will include community consultation, and that too is non-negotiable and is required under the Planning Act. “It’s important to clarify that any proposed amendments aim to contain projects to certain areas in the shire because, through the Housing Strategy consultation, the community supported locating more housing in centres where services and transport are provided.

“Similarly, any potential relaxation of height limits for an additional one storey will only occur where social and affordable housing outcomes are being delivered and strict guidelines being adhered to,” she said.

Parts of Noosa Junction and Noosa Business Centre are currently limited to three storeys. In Tewantin, the height limit is two storeys; however there is one site on

the northern side of Doonella Street that could potentially go to three storeys if it provides for social and affordable housing.

“There are absolutely no plans in this strategy to have four storeys anywhere in the Tewantin Business Centre,” she said.

Cr Stewart said Council remained committed to protecting the current height limits in the new Noosa Plan outside these areas.

“There are strict building heights for different areas across the shire, which have been in place for many years and these remain non-negotiable.

“All councillors are committed to maintaining the look and feel of, and protecting, Noosa’s heritage, character and what makes Noosa different by nature,” Cr Stewart said.

A COOROY man is on the hunt for the rightful owner of a $50 note left in a Cooroy ATM. Adam A’Hang, from Lake Macdonald said he was in the IGA Cooroy on Thursday 22 September at 5:30 pm when he went to use the ATM and noticed a $50 note still in the machine.

“It must have been from whoever used the ATM before me.”

the rightful owner to come and retrieve it.

“Fifty dollars is a lot to some people and I want to make sure it gets to the person who left it there.

“Obviously they will have to prove it is theirs and the only way this could be done is to look at security footage from that day and they would be the person that used the machine right before I took the money out.”

Adam did a post on Facebook the day he found the note, but so far no one has

come forward.

“I’ve followed up with the store manager and the money is still there.”

Adam said the Facebook post got lots of positive comments.

“Everyone said it’s great, that it’s doing the right thing and that’s all it comes down to.”

Adam hopes if the rightful owner is never found, perhaps the money could be used to purchase non-perishables and donated to those in need.

Have your say on CMH’s jailhouse proposal

THE Cooroy Memorial Hall (CMH) has taken another step towards its proposal to relocate the old jailhouse, which is currently on the Cooroy Police Station residence property, into the centre of Cooroy for use as an information and heritage education centre.

The CMH committee has published a survey and is asking Cooroy residents to have their say on the proposal to relocate and repurpose the 111-year-old jailhouse.

Committee member Amy Dwyer said they need the community to have their say about the proposal for a mandate to put before Noosa Council.

“For this to happen, we

need community push behind it.

“We value the Cooroy community’s opinion and we would like to know if the community supports this proposal and to hear their thoughts and opinions.”

The survey asks residents to answer yes or no to a number of questions, such as whether they think the plan will benefit Cooroy, if they think the site is suitable, and whether they will visit the information centre and memory lane.

Amy said the CMH committee envisions the information and heritage education centre being a community hub for hinterland information for locals and tourists alike, with a

“memory lane” leading visitors from the street or the rear car park to the old jailhouse.

“It will have interactive displays programmed to give visitors an in-depth overview of our Cooroy history, our pioneering families and industries, and historical events.

“We envision the information centre being manned by different community organisations from the Cooroy area, and the cells being used for photo opportunities and providing useful information about our region and highlighting local businesses.

“We want to retain some of the histories of the local people before it is lost. I myself am a fourth generation of an early pioneer of Cooroy and I can remember my ancestor but once I'm gone, the first two generations are lost.

“That's the reason for the memory lane and the pioneer history,” Amy said.

Amy said the proposed site to relocate the jailhouse is part of the old car yard beside the Memorial Hall.

“The land next to the hall is gazetted CMH land, with Noosa Council as trustee.”

Police say jailhouse to stay CONSTRUCTION of a new $4 million police facility on the block where the jailhouse is now situated is expected to begin in the near future.

At the second community consultation with police to provide feedback on the

design of the new station, Queensland Police Property and Facilities Director Linda Jacobsen said the jailhouse fits in the precinct and will currently stay where it is.

“There were offers for the jailhouse to be relocated

but there is room to leave the old jailhouse on the site so we will.

“It will be moving up the hill closer to the front of the site so it is easier for people to access as part of the heritage walk,” Ms Jacobsen said.

THREE years ago, Noosa local Elizabeth Reynolds and her best friend and artist, Linda Wills, wanted to collaborate on a story.

Elizabeth, or Fizzi as she is known, is a lawyer and has always dealt in words while Linda, aka Lili, has a magic watercolour talent.

Fizzi said her connection to the Noosa tourism industry gave her the desire to honour the delights of Noosa with a story about an icon or mascot that locals or tourists could take away as a memento of this glorious destination.

“Koala spotting in the Noosa National Park has always brought joy to locals and tourists, young and old. Our local koalas are cherished, but sadly under threat for their very existence.”

And so Karla, the coolest koala in Noosa, was born.

There are now three children’s picture books in the series and to date, more than 5,000 Karla books have been sold and sent all around the world.

“From this, over $5,000 has been raised to assist our threatened local koalas.”

Karla was also a gold sponsor of the 2021 Noosa Biosphere Wild Koala Gala which raised over $50,000 for local koala conservation projects. She also partners with Noosa and District Landcare and Tourism Noosa’s Trees for Tourism project to raise money for local koala tree planting, and has become the official mascot

for the Noosa Heads Surf Lifesaving Club and stars in ‘It’s a Ripper to be a Nipper’ – a book which has raised hundreds of dollars for the local nipper program.

Fizzi and Lili recently launched the third book in the series, Karla Discovers the Great Barrier Reef, at Bounce in Noosaville.

“We were joined by Noosa Mayor Clare Stewart, former Noosa Tourism CEO Melanie Anderson, and Noosa and District Landcare General Manager Phil Moran.

“It was a wonderful event and all proceeds from the launch went to Noosa and District Landcare and Noosa Tourism’s Trees for Tourism.”

Clare Stewart Noosa Mayor TO help assist with more council services in our hinterland region, members of Noosa Council’s Community Development team will be on hand each week to help the community get in touch with services. Visit the Cooroy Library every Tuesday from 9:00 am to 2:00 pm to have a chat and a coffee.

There is no need to book and staff can help link residents with key community and social events. They can also help link not-for-profit groups with support services to assist their volunteers. I look forward to popping in to say hi and to having a cuppa with you.

Council have put the upgrade of our hinterland trails at the forefront of our agenda. Sections of Trail 5 will be closed intermittently from 14 November 2022 while work is underway to upgrade the trail, enhance the trail experience and improve connectivity. Works include re-alignment and widening of the trail, drainage upgrades, new wayfinding and interpretative signage.

The Mt Cooroora Lookout will remain open and can be accessed via Mountain Street. The upgrade is at the cost of $1.68 million with funding gratefully received from both the Australian and Qld governments.

Adoption of our Housing Strategy unanimously supported by all councillors occurred last week, which is an important step forward in the quest to better meet the shire’s social and affordable housing needs. During consultation over 84% of respondents were supportive of social and affordable housing in Noosa Shire.

There was also strong support for residential development, or development in appropriate areas, to facilitate housing that is affordable; however this is not to be at the expense of the ‘look and feel’ of Noosa Shire.

We are certainly ‘different by nature’ and all at Council are committed to protecting the character and cultural values of the community.

Concerns were raised about height limits but the potential

addition of one storey will only be in certain city centres such as Noosa Junction or Noosa Business Centre with absolutely no plans in this strategy to have four storeys in Tewantin. Any planning amendments will of course go out for community consultation. Like everything else, it is the voice of the community that matters most.

As we start the countdown to Christmas, at Council that means one very exciting thing – the return of our Christmas Convoy for the third year running. The vehicles are polished and Santa is booked in and ready to spread Christmas cheer right across our shire. This year the Christmas Convoy will start on 5 December 2022 and run through to 8 December 2022. COOROY will come alive on Friday 9 December for the annual Christmas in Cooroy and this year, the Cooroy Future Group will again host a community Christmas Party and Artisan and Pottery Market at Butter Factory Arts Centre (BFAC).

The celebratory night full of music, art and food will kick off on the front lawn and in the car park of the Cooroy Butter Factory at 4 pm.

THE annual Eumundi Christmas Extravaganza is back and after a spectacular event last year, this year is set to be the biggest, best and most extravagant ever.

The 2022 extravaganza will have more rides including not one but two giant slides, the Original Eumundi Markets Tea Cup Ride, the Cooroy RSL Round Up Ride, the Trackless Train and the Sizzler!

The stage show entertainment, sponsored by Wythes Real Estate, has stepped up with festive performances organised by Hinterland Carols

including Noosa District Concert Band, Eumundi State School, Coast Academy of Dramatic and Musical Arts, Good Shepherd Lutheran College, Santa’s Festive Show, the Sundowners, and the Kitty Kats, with special guest MC Karl Sklenars.

A massive marquee will be set up to cover the stage with hundreds of chairs in the viewing area ensuring that the show will go on regardless of any weather events.

There will also be roving performances by Nova Star Productions’ stilt walkers

and Aerial Dreaming Circus School, plus the newest addition: Santa arriving on a sleigh pulled by real reindeer. A large selection of food and drink stalls offering delicious savoury and sweet options will be available, as well as some fantastic non-alcoholic beverages.

There will also be market stalls featuring face painting, fun glow-in-the-dark things and novelties plus some last-minute Christmas gift options.

There will be a mega raffle for a chance to win one of several prizes and to top off the night, Experience Eumundi has sponsored fireworks to light up the sky.

This free family-friendly event has been proudly supported by Sunshine Coast Council’s grants Program and others.

Jackie Hillegers said being a photographer was always her first love and after 30 years of photographing weddings, families and pets, she knew she wanted to do something “outside the square” with her photography skills.

“Back in the film camera days, I could never show my photos at Camera Club as they were always purposely blurred, abstract or unexplainably quirky. I almost threw it all away when the curator at a New

Zealand art gallery told me that anyone can do photography so it is not considered art.

“Fast forward 30 years and I now work as a creative arts therapist in Tewantin.

Clients are given the option of incorporating photography into their sessions and can bring their own camera, use their phone camera or use my spare SLR. Our local community is drenched in beautiful natural surroundings and time disappears when creativity and imagination ignite.”

Jackie said thanks to the support of the Bendigo Bank, she will be hosting their third photography exhibition at the Cooroy branch.

“For the first time, all 28 photographic images will be for sale and 100 per cent of the sales will go back to the artist, the youngest being just seven years of age.

“Please check out their work and support the next generation of talent.”

Jackie also runs a photography mentoring business, Pheatherine.

“My business is growing each and every day with a waiting list for photography mentoring throughout Australia and exciting 2023 local workshops. There is no doubt in my mind that photography is a form of art and it may have been a blessing in disguise to tell me otherwise.”

FOR much of its publishing history, Cooroy’s supermarket has always advertised in the Cooroy Rag, beginning with the 4 Square, then the Supa IGA Cooroy, and now both the IGA and Wimmers Shop & Save.

For 26 years, Peter and Jackie Zipf have been big supporters of the Cooroy Rag and the community they live in.

The couple moved near Cooroy in 1996 and bought the 4 Square on Emerald Street, in front of where the IGA Cooroy stands today.

In 2002, they saw the store through its transition to an IGA. In 2006, they won awards for both national and international IGA Retailer of the Year.

Peter said they have always prided themselves on customer service, competitive pricing and making

shopping at IGA Cooroy an enjoyable experience – an ethos that has served them well as they went on to buy other businesses in Cooroy and build and manage Pomona IGA and Wimmers Shop & Save.

While many will miss seeing Peter and Jackie around IGA Cooroy, they will continue to own Pomona IGA. Thank you Peter and Jackie for your continued support of the Cooroy Rag and the community.

Local mum of two, Robyn Simpson, has spent the last two years researching what creates kind, connected communities in order to reverse damaging social trends such as bullying which often lead to selfharm and suicide.

Robyn said these trends cost the economy billions of dollars every year and leave indelible scars.

“It’s a huge, complex problem but nothing changes unless we do something to break the cycles, so I decided I’d organise a Family

Message from a Mason FOR the past couple of months, the Cooroy Freemasons have been networking to find new members.

Mason Sam Law said here are a few things people might not know about Freemasonry.

“Freemasons had their roots in the European Middle Ages as a guild of talented builders.

The term ‘on the level’ is derived from Freemasonry and is used to define someone who is honest, and the level represents being straightforward and truthful.

There is a different handshake for each degree: apprentice, fellowcraft, and

master, and all handshakes are based on rank.

“And there are an estimated six million Masons in the world.”

“The Masons have also included emperors, monarchs, presidents, religious figures, legendary figures in sports and entertainment, as well as scientists, inventors, and statesmen throughout history.”

Sam said there are a number of reasons one should consider starting a masonic journey.

“They could join and be part of a global historic organisation. They will learn many leadership skills through the different offices in Freemasonry

such as public speaking and business management and be able to give back to their community. There are plenty of networking opportunities and most of all they’ll have fun.”

This month, Cooroy Freemasons donated $2,400 to the Cooroy Chamber of Commerce for the community’s CCTV to help keep our town and its people safe.

Mary River catchment to benefit from funding LOCAL group, the Mary River Catchment Coordinating Committee, has secured more than $260,000 of Palaszczuk Government funding to improve the land and vegetation in the Mary River catchment.

Mary River Catchment Coordinating Committee project officer Brad Wedlock said the funding provided much-needed targeted support to address ongoing challenges for landholders in the Mary River catchment.

“We want to engage with quite a diverse group of grazing landholders and, with that, build their awareness and their capacity to understand the challenges they’ve got and also address these challenges.

“The Munna Creek catchment is the biggest catchment in the Mary River and is one of the biggest contributors of fine sediment to the Great Sandy Strait and the Great Barrier Reef so we have been engaging with landholders to make sure they were on the front foot.

“We are also working with landholders who are changing their practices from cane farming to cattle grazing, which gives us the opportunity to ensure they are using the best practices right from the beginning.

“A big part of our work is improving landholders’ knowledge of more innovative and sustainable land management practices so they can continue to create

good jobs and economic benefit for their communities.” Resources Minister Scott Stewart announced the funding as part of more than $11 million in state funds for projects to improve soils and farming practices and build up native vegetation from the Gulf to Goondiwindi.

Member for Nicklin Rob Skelton said tapping into local knowledge had proven to deliver the best results for Queensland’s natural resources and our great regional lifestyle.

“I congratulate the Mary River Catchment Coordinating Committee on securing this funding which will ensure our landholders can take advantage of sustainable agricultural practices.”

HAY there. Let’s talk about the gut and digestion.

A horse’s gut health begins with not only what they are fed but also how and when they are fed. As we are all aware, horses are designed to pretty much continuously eat roughage, and in the wild, this is mostly medium- to low-grade grasses and plants. It is rare that a pasture-kept horse has colic because his digestive system is being kept continuously working and moving.

Because the horse’s stomach is designed to continuously graze, it is also continuously producing digestive acids whether there is something to digest or not. The saliva the horse produces when it is eating roughage helps to buffer the stomach acids, and a horse produces nearly twice as much saliva eating hay or grass as they do when

eating grain. So it makes sense to keep hay in front of horses 24/7. If your horse does not have access to a paddock of natural growing pasture, then a low-grade hay like Rhodes grass is a good way of giving them something to chew between the morning and afternoon feeds.

Since it is hard for most of us to have our horses out in large paddocks while we are training them or competing with them, it is important that we keep not only their fitness and exercise going but also their gut health in good working order.

Competitions, strenuous work, transport, illness, long days competing, extreme heat and humidity and/or extended times off feed, or other major changes to routine can compromise gut health.

To keep up with the extra

energy and work that we are making our horses do while we are competing in the disciplines that we are expecting them to do, we feed them a lot more grains and mixed feeds to keep them in good condition.

Sometimes this upsets the natural gut flora, causing ulcers and colic, and just like for us, antibiotics will upset the balance, causing weight loss or chronic diarrhoea.

This is where probiotics and prebiotics come into play. There is a wide range of gut health products on the market now, not only for horses but also for dogs and humans alike. These products all help with gut health, acid buffering, hindgut support and toxin defence.

Perhaps keep this in mind if you are finding your horse isn’t quite right.

Noosa District SHS principal Stacy Wilmore said graduation day is a significant moment and a fine example of what 13 years of schooling, caring parents and community can produce.

CSS prioritises mental health

COOROY State School has officially opened its Relax and Recharge Room.

The Relax and Recharge Room is a communal space for students and staff to self-regulate emotions and practise mindfulness in a safe, calm environment.

CSS senior teacher Courtney Cashen said she worked on developing and creating the space as part of a side

project throughout 2022.

“One of the goals of the Relax and Recharge Room is to provide an opportunity for teachers/staff to book ‘Mindful Moments’ for small groups or class sessions such as yoga and/or guided meditation with room to move and spread out.

FORMER pee wee boxer Slade Gray has won her first title belt.

The Impact Boxing and Fitness Centre boxer won the 40 kg Queensland Challenge belt.

Coach Mark Evans said 12-year-old Slade has been boxing since she started Impact’s Pee Wee program at just five years old.

“Slade worked her way

through the Pee Wee program but at the age of 10 decided she wanted to box in an amateur event.

“Slade is a hard worker who is 100 per cent dedicated and shows such tenacity and raw talent.

“Look out for Slade in the future; she is going to do amazing things in boxing,” Mark said.

COOROY Golf Club is celebrating two hole-in-ones.

Two members recently scored aces on the twelfth hole of the Cooroy Golf Club during a four-ball best ball with 117 players from the Cooroy members and also visitors from the Indooroopilly Golf Club.

Cooroy member Michael Loe hit his tee shot at the par three, twelfth hole and saw the ball roll down towards the flag.

“The bottom of the flag was not visible from the tee.

After walking down to the green the distinctive yellow

golf ball was nowhere to be seen.”

Michael said he thought he had hit the ball through the green and into the water.

“However, I did allow myself to hope it went into the hole. My apprehension turned into relief and then elation as I celebrated with my playing partners.”

About an hour later, playing in another group, club member Carole Clancy repeated the same feat on the same hole.

Carole said she “hit a seven iron up in the air and it was a fabulous shot straight

at the pin”.

“I thought it was a bit too far and I stood on my tippy toes and watched it go in the hole. My playing partners and I all screamed and yelled.”

Cooroy Men’s club captain Matt Saunders said Cooroy Golf Club generally has a couple of hole-in-ones each year.

“However, two aces on the same hole on the same day in the Saturday Club Golf competition is very rare.

“The whole club is excited.

Congratulations to both golfers.”

She highlighted that when property prices fall it can make many Australians feel uncertain about their future property journey as the unknown outlook weighs on their minds: Will Australia enter a recession? When will the RBA stop hiking the cash rate? How far will prices fall? Should I buy/sell now

or wait?

This is a timely reminder that property moves through upswings and downturns.

We can garner lessons from previous price cycles to help shape our understanding of what could lie ahead.

So, what can we learn from previous price cycles?

Domain’s analysis of almost three decades of Australia’s combined capital house price cycles reveals that: • House prices do not go through wild boom and bust phases; we tend to see a period of gains (quite often

surging), followed by a slight decline or flatlined pricing.

• On average, an upswing sees house prices rise 32.7% from the point of price trough to peak, spanning 2.75 years.

• On average, a downturn sees house prices decline 3.0% from the point of price peak to trough, spanning 0.75 years.

• On average, downturns have been just over onequarter the duration of the preceding upswing.

Domain also identified five key insights into the

changing property market: 1. Unit price growth is outperforming house price growth.

2. Downturns are shorter and less severe.

3. Interest rates are one of many factors to influence prices.

4. Inflation could spark housing supply pressure.

5. Rising rents will make purchasing more attractive.

Domain suggests this evidence supports the argument that it is not necessarily timing the market that is important–

it is the time spent in the market that counts.

Anecdotally in our market, we are seeing this translate to owners who have owned their property for enough time to have benefitted from the recent price peak realising their gains by selling now. Buyers who understand time in the market vs timing the market are being savvy and taking action now to secure their dream home or investment, setting themselves up to realise their gains when the next surge arrives.
