Celebrating and supporting our community groups BY ALEX PURCELL ALMOST a dozen local community groups have received cash grants of $600 to $2,000 from your not-for-profit community newspaper. Every year, the Cooroy Rag Community Newspaper gives its profits back to the local community in the form of cash grants and advertising sponsorship. The grants are made possible by the local businesses who advertise, and to date, more than $1

million of advertiser money has been given back to the community. This year, eleven local organisations that support Cooroy and Noosa hinterland communities were successful in securing a 2023 Cooroy Rag Community Grant. Pomona Community House, Cooroy Scouts, Kin Kin Community Group, Meals on Wheels Pomona, Eumundi Christmas Extravaganza, and Cooroy Chamber of Commerce for Christmas in

Cooroy all received $2,000 each. Cooroy Tennis Club, Cooroy Butter Factory and Arts Centre, Noosa Pathfinders, Cooroy State School P&C, and Kandanga Swimming Club all received $600 each. Pomona & District Community House (PDCH) coordinator Heather Manders said the funding will be utilised to support individuals and families who need a helping hand. “PDCH is a not-for-profit neighbourhood centre providing

support for the Noosa hinterland. It is all about social connections and the empowerment of our community. “We offer a community pantry, frozen meals, showers and a place to have a chat over a cuppa. "Our community support worker, Miatta, is available by appointment to discuss people's circumstances.” Cooroy Scouts chairperson Lee Smith said they will be using the funds towards painting the inside

of their two buildings on Mary River Road. “This will bring them up to date, not only for our group but for the home school groups who use our premises.” Kin Kin Community Group (KKCG) president Rilka Stone said they are grateful for the funding which will assist with their endeavours to replace the two old flagpoles and flags in preparation for Kin Kin’s next Anzac Day parade and ceremony event. Cooroy car wash 'first of its kind' A PROPOSED eco-friendly commercial car wash for Cooroy will be the first of its kind in Queensland. A material change of use has been lodged with Noosa Council for a car wash and food and drink outlet at 3034 Elm Street, Cooroy. The developer, Kings Group (Qld) Pty Ltd, held information sessions on the site on Saturday 21 and Sunday 22 October.

Kings Group’s Chris Kennedy said the car wash will harvest its own rainwater, recycle water and use solar power, making it the first of its kind to their knowledge. “The proposed facility will recycle water, greatly reducing overall usage and treat the wastewater on-site before sending the remainder into the sewerage system to be properly disposed of.

“Solar power and rainwater harvesting are incorporated into the design and our goal is to move the facility toward achieving carbon-neutral status.” Mr Kennedy said they are endeavouring to construct a multi-bay vehicle wash that includes options for automatic and manual car washing as well as super-bays that will suit larger vehicles such as caravans, RVs and boats. “This car wash is unique due to the inclusion of the two super bays for easily washing all areas of larger vehicles and an undercarriage wash. There are currently no superbays anywhere on the Sunshine Coast. “Our plan also incorporates vacuum bays, a dog wash, a healthy food and beverage outlet, and an accessible public toilet. “No operators have been chosen for the food service business at this stage but we are looking for healthy options that aren't already available in Cooroy. “This vehicle wash will

also create jobs for locals as it will require garden maintenance, cleaning, accountants and bookkeepers, trades, waste collection, security and labourers to assist in the day-to-day running of the facility.” Mr Kennedy said as Cooroy locals, the amenity of the town is important to them. “We have worked with our architect to design a facility that is as aesthetically pleasing as it is environmentally conscious. “We have sought to enhance and improve the streetscape by using pitched roofing and building materials of varying textures including wood-look panels. “We have included extensive landscaping and there is provision for a large mural that could incorporate elements of Cooroy’s history or local flora and fauna.” Mr Kennedy said the proposed location, situated between Cooroy’s two service stations, allows the community to easily access the service while keeping traffic out of the retail

shopping area and avoiding extra congestion on the Elm Street bridge. “The design shows that the entrance and exit are not on the main road, to ensure the least possible disruption to the flow of traffic. Widening of Diamond Lane at the exit, and upgrades to Opal Street frontage to include extra car parking, are foreseeable changes that will improve the immediate area. “The bus stop will remain unchanged except that the surrounding area will be beautified through landscaping using native flora, becoming a more pleasant facility for community members to utilise.” Three years after purchasing the site and one year after lodging the application, Mr Kennedy said whilst exploring the viability of this project in keeping with their mission, they have conducted market research to gauge community opinion. “Speaking to the community it became apparent that there is a major lack of public awareness with regards to the water cycle of

the stormwater system. “Once informed, people were not only happy but excited to give their support, in the hope of being able to contribute to positive change that benefits our environment.” Mr Kennedy said they have collected hundreds of signatures of support from local residents and sur-

rounding businesses. "We feel that the planning and research completed so far, reflects our values and that a multi-bay vehicle wash in the proposed location will be an asset to Cooroy." Public submissions on the proposed development closed on 3 November.

WITH a hot, dry summer ahead, Seqwater is continuing to monitor dam levels, managing the operation of the SEQ Water Grid to meet demand and conditions. A Seqwater spokesperson said there are no actions for the community at this stage, however, they always encourage South East Queenslanders to be waterwise. “Recent history highlights SEQ can experience big climate swings from year to year, which we factor into our planning. Right now, we're getting ready for the possibility of drought. We have a plan that we follow, working collaboratively with Unitywater and others to ensure resilient bulk water supplies. “South East Queensland's Drought Response Plan is a multi-staged plan and steps out what actions will be taken to prepare and respond for drought, including how Seqwater will operate the SEQ Water Grid to optimise available water resources, and how we, alongside water retail companies will raise community awareness about the need to use water wisely.” Seqwater said at the drought readiness or predrought level, there is a focus on community aware-

ness and education. “While there is plenty of capacity in the grid, one of the key lessons learnt from the Millennium Drought was the importance of having early public conversations about being mindful of water use. We know South East Queenslanders are responsible and responsive water users and will look for ways to make simple water savings when asked. “These efforts are appreciated, and together with grid operational decisions, can help delay and even potentially avoid the need for mandatory restrictions should South East Queensland experience a prolonged drought.” Lake Macdonald is one of 12 dams connected to the SEQ Water Grid, along with water treatment plants and climate-resilient assets including the Gold Coast Desalination Plant. Through the SEQ Water Grid, treated drinking water can be moved around the region as required via 600 kilometres of interconnected pipelines. “Thanks to investments in the SEQ Water Grid and ongoing water security planning, South East Queensland has a safe, reliable and resilient water supply network. Having the SEQ Water Grid and cli-

WITH fire conditions “perfect for bushfires to ignite and spread quickly”, Queensland Fire and Emergency Services (QFES) imposed a local fire ban for Noosa Shire residents recently. The local fire ban, from Sunday 29 October until midnight 6 November, prohibited all open fires, and all Permits to Light Fire that had been issued in the designated areas were cancelled for the duration of the ban. While power tools were allowed to be used during the local fire ban, QFES encouraged residents to use them with extreme care and ensure adequate equipment was available to extinguish any fire that may start. When predicted conditions and weather forecasts indicate that fires may be difficult to control and pose danger to communities, the Commissioner of QFES or their delegate has the authority under the provisions of the Fire and Emergency Services Act 1990 to impose a local fire ban. Bowls club appeal for return of stolen bell

A COOROY community club is calling for the anonymous return of a treasured historic item. Members of the Cooroy Community Bowls Club are furious a brass bell, believed to be from the old Black Mountain school, has been ripped from the wall of their premises in Opal Street. Cooroy Community Bowls Club committee member Michael Loe said the perpetrator might think they have taken the bell from Your Mates BowlsPub, proprietors of the establishment, but this is not the case. “The bell, which was used to indicate the start and

finish of play, belongs to the bowls club and we are a small, self-funded bowls club. “They might think they are stealing from a commercial organisation but they’re not. They're stealing from a community organisation that fosters social bowling.” Mr Loe said the current committee doesn’t know the history of the bell but believes it was donated by a well-meaning Cooroy family, and as such, is an heirloom. “Whoever has taken it has taken a piece of history and we want it returned. In the meantime, if anyone has a bell they could donate to

us, that would be greatly appreciated.” Mr Loe said unfortunately the bell isn’t the first item to go missing. “Several other items including club bowls and equipment vital to playing the game of bowls have been stolen in recent months. “Things like jacks, items that mark our rinks and bowls. A set of bowls costs more than $600 each and we now have three sets that have been rendered useless because three different bowls have gone missing from three different sets. “These items are of no use to an individual but are specific to the game of bowls.” Mr Loe said these thefts in no way reflect on Your Mates BowlsPub, with whom they have a good working relationship. Your Mates Brewing Co. operations manager Brent Colautti said they are extremely disappointed. “Our company is all about looking after your mates and the community, so to hear about the theft is extremely disappointing. “The Cooroy Community Bowls are a great asset to the town and we will work with them to ensure the equipment is found or replaced.” Mr Loe said they haven’t reported the thefts to the police and are welcoming any dialogue from members of the community. “The police have more important things to do, so we are inviting anyone with information to contact us. “Or if someone has found one of these items, please return it to us. Or if someone has one or all of these items, they can contact me and arrange for their return with no consequences.” Mr Loe can be contacted on 0411 878 341.

“Meals on Wheels Pomona is a non-profit essential service providing food services to our most vulnerable. “We have just spent nearly $10,000 on a new commercial food processor plus attachments because our old one gave up working.

So we are replacing kitchen equipment that is aged and getting to the end of its usefulness. “With all the price rises, fuel has been a major player, so we are assisting our delivery driver volunteers with a fuel payment to offset their expenses. We have one of the largest areas to cover – from Eumundi, Cooroy east and west, Federal, Pomona, Cooran, Kin Kin, Boreen Point and even Kandanga once a week.” Eumundi & District Historical Association Inc. (EDHA) secretary Kerrie Bryant-Adams said they have been conducting a free community Christmas event for Eumundi and surrounding communities for the best part of 50 years and the grant will go towards delivering this year’s Eumundi Christmas Extravaganza on 3 December. “Whilst EDHA, a not-forprofit association, is the principal funder of this event, we do rely heavily on sponsorship, donations and support from local business-

COOROY’S Hinterland Adventure Playground has scooped up not one but two national awards. The unique nature-based, all-abilities destination has been awarded the National Landscape Architecture Award for Play Spaces and the National Regional Achievement Award at the Australian Institute of Landscape Architects (AILA) national awards. Noosa Council acting infrastructure services director Shaun Walsh said the awards are wonderful recognition for the tireless work of council staff. “The awards again demonstrate the importance of providing exceptional community infrastructure," he said.

National Landscape Architecture Award for Play Spaces This landscape provides play amenity that responds to site and existing community assets, connecting to the local library and cultural precincts. The project demonstrates innovative thinking, with a commitment to canopy provision and a clear design approach led by a philosophy that “everything must be playable”. This approach has ensured that fun is embedded into the space, encouraging young site users to explore.

The nature-based Hinterland Adventure Playground successfully draws on the site’s industrial and landscape character, showcasing considered material reuse. The design’s topographic and tectonic response provides prospect, hydraulic conveyance and creates a safe and resilient parkland. The project offers a range of interconnected play experiences, from quiet spaces of low activity to highly active adventure play zones, for a range of ages and abilities. The jury commends the design team’s early decision to provide only natural shade canopy, realised through shade analysis and long-range advanced tree procurement, as well as the council’s commitment to that vision.

COOROY IGA has said farewell to one of its longtime employees. Sabina Weber has been working at the Emerald Street store for over 25 years. “I spent my first 10 years as a checkout supervisor, then I went to general merchandising, then for the past 10 years I worked in the grocery department, becoming

a 2IC for the last year.” During this time, Sabina also spent 11 years working night fill at Pomona IGA. But with a desire to learn more and always wanting to be a manager, Sabina couldn’t pass up the opportunity of grocery manager at Seasons IGA Caloundra. “I’ve started my new role and while I’m extremely new and I have to find my

bearings, the store manager is very lovely and most of the staff are extremely nice and helpful.” Sabina said it was hard to say goodbye to all her friends and customers at Cooroy IGA and Pomona IGA, but she enjoyed a farewell party at Cooroy Hotel. “All my dearest friends all turned up. Prepare a bushfire survival plan BY Black Mountain Rural Fire Brigade first officer Harry Kirk

IT seems that all papers are headlining the possibility of a bad fire season. The first thing we should be thinking of is a bushfire survival plan. Information is available on the Queensland Fire and Emergency Services (QFES) website. It will help you be prepared – whether to stay and defend or leave early. Be prepared. If you have only one way in or out, make sure you have sufficient food and water. One thing that may happen is that power lines may be down and that means no power for water pumps, gates or cooking. Whether it is fire or storms it is best to have a backup plan and a supply of food and water. As a brigade, things that can delay us are: property house numbers that are not visible; locked or electric gates that we are unable to get through; access past/ to houses into properties with our trucks with room to manoeuver our vehicles and then fight the fire. If you are lighting a fire, think about what could go wrong in the current conditions. Any person who intends to light a fire greater than 2 metres in any direction will need a permit. This is obtained by contacting your fire warden (also a volunteer). To find your local fire warden type in ‘fire warden’ on Google and look at your area to get the phone number. In these times of high fire danger even if you light a small fire, it would be best to first let your neighbour know. Don't light it on a hot or windy day and be safe. At this time of the year, just seeing a small fire in someone's backyard or paddock, especially at night, sends panic thoughts through the

person who has spotted it or smelt the smoke. Be aware a fire often starts when mowing or slashing – if the blade hits a rock, a spark can start a blaze. Also, use grinders and welders outside. At the moment our volunteer firefighters are over-

worked as are the few office staff. Think as a community. Look out for each other. If you feel like finding out what you have to do to become a volunteer rural firefighter or a volunteer for other groups, contact the organisation that you are interested in helping.

Special Remembrance Day service at the RSL COOROY Pomona RSL Sub Branch is holding a very special Remembrance Day service this year on Saturday 11 November at the newly restored Cooroy Cenotaph. The Cenotaph has undergone restoration during the year, thanks to funding from the Queensland

A DOONAN artist has won a residency at a self-contained cottage in Eumundi. Anja Morgan was one of twelve Tall Trees Art Exhibition artists who applied for the residency. Cooroy Butter Factory Arts Centre (CBFAC) coordinator Kevin Wilson and the owner of the cottage, Sue Campin, considered the applications to choose the winner. For years, Sue and her husband David have been donating the use of the cottage, often in partnership with the CBFAC, to artists to stay in and work on their art practice, complete a project or explore

OVER the past few months, Cooroy Freemasons have been fundraising to support local not-for-profit organisation Sunny Kids, which is dedicated to helping families facing domestic violence. From July to the end of September, a raffle campaign featured prizes generously donated by local businesses. First prize included $500 worth of gift cards to Pomona IGA; second prize was a planter stand and seat valued at $300 from Cooroy Mitre 10; third prize consisted of $250 in vouchers to the Cooroy Hotel; and the fourth prize was a $150 prepaid VISA card

The raffle campaign raised $3,700 which was then matched dollar for dollar by the Freemasons, doubling the total funds raised for Sunny Kids to $7,400. To celebrate, the Cooroy Freemasons organised a raffle draw dinner at the Cooroy Hotel. The winners of the raffle were announced at the event, with Dennis claiming the first prize, Barbara taking home the second prize, James winning the third prize, and Michael securing the fourth prize.

Year level coordinator Callum Gordon said student leaders from both Pomona and Cooroy campuses faced an early wake-up, meeting at 5:30 am before travelling to Palmwoods to begin the 4 km trek in honour and in memory of Daniel Morcombe. “The walk was a chance for student leaders to join a sea of red shirts which

GOOD Shepherd Lutheran College Year 11 students have celebrated their formal. Students, parents and staff enjoyed a memorable night at the Sunshine Coast Convention Centre on Saturday 21 October. Good Shepherd Head of Senior Years Jo Foley said students arrived in style – some even on bikes – to walk the red carpet, dressed in their most stylish outfits.

“The girls were dressed in stunning evening gowns, while the boys looked sharp in their suits. The evening was exceptional, filled with glamour, treasured moments and fun, flowing smoothly thanks to the many Year 11 students who shared the MC duties. “The formal reflection on 12 years at Good Shepherd, as well as the delightful media presentations put together by the Year 11 for-

mal media committee, gave guests a trip down memory lane.” Karen said all students put on a fine display of their ballroom dancing skills, focussing on the rumba and progressive jive. “The real fun began when parents were invited to the dance floor to do the tango with their son or daughter. Starting your health and fitness journey STARTING a health or fitness journey can be intimidating – with so much information it's hard to know what to do and who to trust. And I get it. With a lifetime of habits behind you, change can be really hard. But I help people get and stay motivated for a living, and after years of doing it, I’ve got some tips to help you get started on your journey. At the beginning, the best thing to do is keep it simple and strip it down to the basics. Take the pressure off yourself and build a good foundation in three key areas: sleeping well, eating well, and moving well. Focus on these three areas and make it fun. Sleeping: This is the easiest and most enjoyable step to accomplish. The benefits of good sleeping habits include increasing your immunity, finding it easier to stay at a healthy weight, lowering risk of diabetes and heart disease, reducing

stress, elevating your mood and improving mental clarity. Eating: Did you know the recommended daily intake of vegetables is between 4.5 and 6 servings a day? When I first meet people they often believe they need to reduce the amount of food they eat. More often than not, what they actually need is to swap the food they are eating for healthier options, and often increase their serving sizes of those healthy options. Moving: Get out and get active for 30 minutes a day. Any way you like! Walking, gardening, swimming, bike riding, boxing, gym, playing with the kids – it all counts! Getting your heart rate up for 30 minutes a day is a great way to start developing cardiovascular fitness, and it also helps with strength and mobility. Finally, make an appointment with your GP. Getting a check-up from someone who knows more about

health than you do is important. It's also a great way to start a relationship that will buffer you against any illness in the future and set benchmarks. By breaking it down and sticking to simple steps, you can make drastic changes to the way you look, think and feel. Any journey can be a lot easier with the right help. BreastScreen bus returns to Cooroy

The BreastScreen bus will be in Opal Street from 27 November to 19 December.

THE free BreastScreen Queensland Mobile Service is returning to Opal Street Cooroy from Monday 27 November to 19 December 2023 and local women are being encouraged to put their health first and book a breast screen. BreastScreen Queensland Sunshine Coast health promotion officer Kelly Hart said Queensland women have a one in seven chance of being diagnosed with breast cancer by the age of 85. “This means that women can’t afford to skip breast

screens. “It can be hard for women to find time for their health checks but it’s important they do. A breast screen every two years could literally save a woman’s life and ensure they are there for their family in the future.” Kelly said what screening does is bring forward the time at which breast cancer can be diagnosed, so that the cancer can be found when it’s small, confined to the breast, and hasn’t spread to the lymph nodes. “BreastScreen Queensland offers free

breast screening to women aged 40 years and over. Animal talk with Craig

WELCOME to spring – the ticks are out and about in abundance (not that they ever really stop in this part of the country) and with the number of cases seen increasing, I feel the time for a run-down on conventional wisdom is due. Our pets do not share the resistance enjoyed by native wildlife to the toxic effects of this unique Australian parasite, and as such, tick envenomation poses a considerable health risk to companion animals (and their owners) all down the east coast. We are getting better at treatment but the main conclusion reached from a large population case study that I was involved with nearly 20 years ago is that there is no way to predict how an individual case will progress. This is because of a huge variation in both individual tick toxicity and the patient’s ability to cope with the toxin. Despite our best efforts as veterinarians, we still lose patients to the effects of paralysis ticks. The obvious weakness/unsteadiness that is usually noticed as one of the first symptoms

is accompanied by effects on the heart and digestive tract. Vomiting, retching, coughing and even a change in voice can indicate the presence of a tick. Once the tick is located and removed, there is still circulating toxin that can cause a progressive worsening of symptoms over the ensuing 24–48 hours, and the big question mark at this point is how bad will it get? With this in mind, current best practice is to treat early and aggressively with antivenom even if symptoms are mild. All too often we see dogs and cats whose owners have adopted a wait and watch approach after removing a tick, which unfortunately does not always end well. On a brighter note, the advent of a new class of preventative about 10 years ago has rendered tick paralysis a largely preventable condition. Within 12 months of launching, the number of tick cases seen dropped by around 95 per cent, to the point that the manufacturer of a purified serum had to stop production due to lack of demand from

vets. These compounds (found, for example, in Nexgard, Bravecto and Simparica) localise in the animal’s skin and although they do not stop ticks from climbing aboard, the parasite is dead before it can cause damage to the nervous system. As long as your pet is receiving the correct dose and frequency of this type of preventative, it is extremely unlikely to succumb to tick paralysis. Your vet can advise you which product best suits you and your pet. As an aside, the widespread use of these preventatives has made the humble flea a rarity. I am sure they won’t be missed. OVER the next few weeks, snake breeding season will come to an end, but that doesn’t mean the snakes won’t be out and about. Snake Catcher Noosa’s Luke Huntley said as we approach December, the male snakes who have been out looking for the girls will stop trying to find them and go back to their solitary lives. “The girls will stop ovulating (attracting the boys to them) and find somewhere comfy to lay their eggs or have their live young, depending on the species. “It’s not over yet though! They will still be in breeding mode for most of November and as December approaches it will slow down and change.” Luke said last month was a busy month for brown snakes. “I got smashed with eastern brown snakes during October. October is the busiest month for the browns: the temperature is just right and it’s when they are most active. They’ve slowed down a bit now that November is here. “The dry weather does slow things down as well. With it being as hot and dry as it’s been, snakes need to stay cool and drink water as well. They’ll be looking for places to stay cool during the heat of the day and will be looking for water as well. “So keep an eye out everyone and if you need me, I’m here.” Call Luke on 0499 920 290.

Noosa Council has finalised our submission to the Qld Government outlining concerns we have with the draft South-East Qld Regional Plan and its likely implications for Noosa. Finally, council has joined more than 80 other councils in taking part in the Garage Sale Trail this year. Llew O’Brien Federal Member for Wide Bay IT is good to be back in Wide Bay and the fantastic weather was perfect for a ride on my trusty Triumph to visit some of the community groups that have received taxpayer funds through the Stronger Communities and Volunteer Grant Programs. The Cooroy Gymnastics Club’s Stronger Communities grant helped repair flooring and install fans, and Kin Kin Community House is using its funding to install solar power and revamp its outdoor area. Kandanga Tennis Club is using its grant to improve disability

access to its clubhouse and make it accessible for the entire community. Several local groups received a volunteer grant, including the Kandanga Country Club where they have purchased first aid and gardening equipment, and the Cooroy Horse and Pony Club volunteers received new equipment and fuel vouchers. The Noosa Heads Surf Lifesaving Club bought vital training and rescue equipment, Noosa District Rugby Union provided fuel vouchers to their volunteer coaching staff, the Tewantin Netball Club has two new laptop computers and fuel vouchers, and the volunteers at the Noosa Outreach Church will have a furnished staff room where they can enjoy lunch. Boxers pack a Coaches ready to roll at new punch in America Brazilian Jiu-Jitsu school

A COOROY boxing coach has led a team of amateur Aussie boxers on a successful trip to America. Impact Boxing and Fitness Centre owner and head coach Mark Evans led a team of six youth boxers to the USA where they competed in the annual Rip City boxing tournament in Portland, Oregon. Mark said the team won every bout at this tournament and was also awarded the best team of the tournament. “With a clean sweep at this tournament, it’s fair to say that I was extremely proud of these kids. All six are current national champions and all were tested with the

best that the Americans had in their individual age and weight categories. This has once again been a great measuring stick for us to gauge where we are on the world stage. When you beat the Americans on their home soil, I guess you know we are doing something right with our kids,” Mark said. The team then travelled to LA for a three-day training camp, training in various boxing gyms. “The highlight of this part of the trip was training with world-renowned boxing coach Freddie Roach at his Wild Card gym. Freddie was in awe of our Aussie boxers and their skill set,” Mark said.

A NEW Brazilian Jiu-Jitsu (BJJ) school is opening in Cooroy this month. Cooroy couple Marc and Jocelyn Jenkins, and Tewantin couple Cheyne and Casey Douglas, have teamed up to open Caza Hinterland BJJ, a full-time Brazilian Jiu-Jitsu centre catering to adults and kids in a friendly environment with gi and no gi available. Marc said BJJ is a martial art and combat sport that teaches a person how to defend themselves against a larger adversary by using leverage and proper technique. “It contains stand-up manoeuvres but it is most famous for its devastating

ground-fighting techniques.” The head coaches, Cheyne and Marc, began studying BJJ under CAZA head instructor Yoshi Hasegawa back in 2011. Over the past 12 years, they have travelled to Japan, USA and Thailand to gain experience and training with world-renowned coaches and competitors. Marc is a black belt and Cheyne is a first-degree black belt. “Our wrestling, no gi, and kids’ coach, Luca de Franceschi, began his martial arts journey at 10 years of age. After achieving his black belt in taekwondo and kickboxing, he began to train in Muay Thai and made several trips to train

and compete in Thailand. More recently he has focused primarily on his BJJ, training under Yoshi Hasegawa at the CAZA team on the Sunshine Coast, with a hyper-focus on ‘new school’ jiu-jitsu and leglocks. “Assistant kids’ coach, Van Davis, who is a student at Noosa District State High School, will be assisting Luca and will be working each afternoon and at our school holiday BJJ camps. Van began studying under CAZA head instructor Yoshi Hasegawa back in 2019 when he was 12.” Marc said the traditional BJJ uniform, called a ‘gi’, looks like a typical Japanese martial arts uniform.

“BJJ gis are thicker than most other martial arts uniforms and more similar to a judo gi than, say, a karate uniform. “A no-gi uniform is shorts and a rashie (rash guard) made from quick-dry materials. No-gi training can be quite a sweaty experience.” Caza Hinterland will be offering adults’ and kids’ classes for all levels of experience. “We will be offering gi, no gi, wrestling and self-defence – and private lessons are also available with all our coaches. “Classes are open to all ages and all fitness levels as long as you are in good physical condition. Our classes are open to children as young as two.” Caza Hinterland BJJ at 7 Mary River Road, Cooroy, will officially open on 11 November. “We are offering a free trial class to all ages and a chance to sign up and meet all the coaches. “It has been our goal to open a local BJJ gym in our hometown, and now it is finally happening we are all so excited.”

Market wrap-up with Sirah October saw strong demand and stable pricing in the Noosa hinterland property market. ACCORDING to realestate. com.au, the median house price in Cooroy is $917,500, experiencing a slight dip of 1.4 per cent over the last year. The time properties are spending on the market in Cooroy is around 64 days, and the rental yield is holding steady at 4.1 per cent. With 315 properties currently

available, demand continues to outweigh supply. Buyers are certainly taking action so the importance of good advice will be paramount in the lead-up to the end of the year, typically selling season for the hinterland. At a national level, NAB has revised its price forecasts due to stronger-than-expected conditions in the last quarter. Capital city prices are now expected to increase by eight per cent this year, up from the previous 4.7 per cent forecast. NAB’s chief economist Alan Oster points

out that these gains are underpinned by a “significant supply-demand imbalance”. For 2024, a five per cent increase in prices is anticipated.
