Welcome to the Christmas edition, of Cooke & Dowsett Plumbing Groups (CDPG) newsletter, as we close out 2023, we look forward to the well-deserved break, spending time with our family and friends.
We faced several hurdles, including the unexpected collapse of a Tier 1 national building contractor, administration of two NSW based builders which owed the group in excess of half a million dollars, there was a 30% increase across our material supply chain and consistent with the industry, resourcing our shared services was challenging. Despite these challenges, we are immensely proud of what we've accomplished and genuinely excited about the future that lies ahead. Our success thus far has been underpinned by our investment in our people, unwavering commitment to quality systems, and the nurturing of strong customer relationships. Our industry expertise, longstanding partnerships, and strategic planning have played pivotal roles in our success. Throughout 2023, we expanded our business through new startup operations and acquisitions that complement our core plumbing operations and shared services. Each of our companies are thriving, offering us abundant opportunities for controlled growth irrespective of industry fluctuations or market conditions. Our pipeline, tender register, and national opportunities across various construction sectors remain robust. In 2023, the Australian construction market reached approximately $180 billion and is anticipated to grow at an AAGR of over 2% from 2023 to 2026. CDPG stands as the preferred contractor for numerous tier one construction companies, positioning us well to capitalize on the substantial infrastructure projects initiated by Commonwealth and State Governments. Notably, increased government spending on social infrastructure and other essential services, along with commercial prospects in Health and Aged Care sectors, has further fortified our position. In 2023, we surpassed our expectations and are continuing to secure our pipeline of work nationally and internationally. Looking ahead to 2024, we are optimistic due to the unwavering efforts of our employees across all facets of our business. The trust and confidence placed in CDPG by our clients speaks volumes about our commitment to delivering industry-leading quality, driving innovative programs, and value-added hydraulic designs.

As we approach the end of the year, I wanted to reflect on the remarkable journey we've had throughout 2023. This year has been defined by challenges, incredible individual achievements, and the successful completion of some of Australia's most significant infrastructure projects.

We are thrilled to announce the arrival of Danish Plumbing Apprentice Nicklas Thomsen age 23 a second-year apprentice who will be arriving in Victoria in February 2024 for a 5-week working placement as part of our Danish Apprentice Exchange Program. Nicklas will be placed on various commercial construction sites teaming up with our employees to gain a variety of experiences across different plumbing applications. In Denmark Nicklas is employed by Finn L. & Davidsen A/S | VVSPlus. We look forward to Nicklas’ arrival and allowing him to experience project delivery the “CDPG” way. As per our last newsletter we are equally excited for Excell Placid (CD QLD Apprentice) who will be visiting Denmark mid next year as part of the exchange program.
Congratulation to Kaelun Brown who was recently appointed to the Indigenous Plumbing and Sanitation Foundation (IPSF). The IPSF was established to provide relief for Aboriginal and Torres Strait Islanders in Indigenous communities who are living with dangerously poor sanitation, putting them at risk of disease and sickness. Kaelun joins Scott Dowsett on the board, we look forward to hearing more about the foundation in coming months.
PUKKA UP Cycle for Change 2023 We are very proud of Cooke & Dowsett Rosetta (CDR) Director Robert Pearshouse (left) and CDPG Chief Financial Officer Neil Moxon who both participated in this year’s Cycle for a Change Bike Ride taking in the majestical sites of the Great Ocean Road in Victoria. They gents endured three days of challenging cycling riding 314.4Kms to honor the 3144 Australians who tragically died by suicide in 2021. Despite the numerous challenges we faced in 2023, I deeply appreciate your unwavering commitment and support in ensuring the success of our business operations. As we draw close to the year-end, I want to emphasise the increased demands and pressures that often come during this period. Looking ahead to the new year, we are gearing up for the commencement of the West Gate Tunnel Project, hailed as the fourth largest infrastructure endeavor in Australia. With an outstanding team led by Todd Hopkin as Project Manager, Ben Vennell as Site Manager, and the return of Stephanie Hobbins to the Project Administrator role, we are poised for success. I'm thrilled to welcome back Andy May as Construction Manager – VIC, following his tenure at Cooke & Dowsett Rosetta (TAS). His return adds immense value to our VIC Projects Team, and I am eagerly anticipating his guidance and contributions, fostering collaboration with project delivery teams to achieve optimal outcomes for C&D and our clients.
Furthermore, our Victorian team has been enriched by the addition of several new Project Administrators - Rachel Duncan, Alicia Szakacs, and Clio Nash (C&D NZ). As we move into 2024, we are planning a restructure within the operations team to ensure a more balanced workload and to solidify the team's foundations, thereby fostering an environment conducive to delivering the best possible service. 3 8
The Frankston Hospital Project Team
Warringal Private Hospital Tower 1 has reached its completion and has been successfully handed over to Ramsay Health. This achievement stands as a testament to the diligent efforts of our Site Manager, Daniel Cooper, and the entire site team. Congratulations on delivering a project of exceptional quality. Tower 1 served as an extension to the pre-existing hospital, presenting the team with a series of challenging and intricate tasks. Among these challenges were the demanding changeovers required for the hot water plant and the staged upgrade of the natural gas system in collaboration with ESV. Throughout these processes, the team successfully ensured the continuous operation of the existing hospital. Additionally, our close collaboration with Yarra Valley Water facilitated the installation of a new water meter assembly, enabling the maintenance of the current water supply while transitioning to the new assembly and supply. Kudos to our team for their dedication, evident in the late nights, early starts, and weekend efforts, all of which undoubtedly contributed to the exceptional outcome achieved. Presently, we are progressing into the recovery refurbishment phase, and significant strides have been made in the construction of the new link Bridge. Looking forward, our next milestone involves commencing the demolition of the existing hospital to pave the way for Tower 2, slated to begin in early 2024.

The VIC team has achieved yet another significant milestone by successfully securing the Thomas Embling Hospital Stage 2 Main Works Package. This $515 Million upgrade marks a pivotal step, aiming to provide an additional 82 secure mental health beds. Among these, 34 beds will be dedicated to the women's precinct, while 48 beds will be allocated in the medium security men's facility. The expansive project encompasses the construction of a new entry complex, clinical facilities, and additional parking—an investment of unprecedented scale into the Thomas Embling Hospital. This development is poised to play a crucial role in enhancing Victoria's Mental Health System. It's important to note that C&D’s scope for this project excludes the Barossa Building, Multideck Carpark, and the upcoming Stage 3 expansion, which is yet to be released. I want to extend a commendation to the project team, led by Site Manager Jayden Muir, for their dedicated efforts during the early works package. Their hard work not only established a strong rapport with the John Holland site team but also significantly contributed to securing this Stage 2 package. Their commitment and collaborative approach have been instrumental in reaching this achievement.

Melbourne Quarter "Office" Tower hot water package installed by experienced plumber Lindsay Down. Designed by Woods Bagot, Melbourne Quarter Tower is built to maximise connectivity and future growth. Set for completion in 2024 the 34-level building will become Medibank's new national headquarters with the entire building set to be home to circa 15,000 employees.

Murdoch 61 Fifty We have been involved with this project since April 2021, a large Marque project for the WA Team. With 4 of the 5 buildings being handed over this side of Christmas the pressure is well and truly on for the completion of the commissioning and hand over stage of the project. We are very proud to have been involved with the construction of this project further strengthening our relationship with the Multiplex Construction team. Murdoch 61 Fifty has been designed as a community asset to support tertiary institutions, hospitals and research institutes. When completed it will be home to a mix of residents, office workers, medical specialists, patients and visitors providing a place for the neighbourhood to live, work and play!
Perth Hub We are thrilled to share an exciting update on our ongoing plumbing contract at the Perth Hub for client Far East Consortium Construction (FECC). As we reach the midpoint of this collaboration, we are proud to report that the project is progressing seamlessly, thanks to the dedication and expertise of our team. From the outset, our commitment to delivering high-quality plumbing solutions aligns seamlessly with the standards set by FECC. The synergy between our teams has fostered a collaborative environment, ensuring that milestones are met and exceeded. We're thrilled to announce the completion of the 443 Queen St project after an eventful 5-year journey. This project has been a repository of invaluable lessons and experiences for the team. I'm immensely proud of our team's perseverance until the end, a feat not achieved by many other companies. This project had everything - floods, fire, turnovers in staff, numerous Project and Service Managers, logistical challenges, a collapsed builder, around 550 bathroom renovations, and more. Kudos to Damian Granland (Damo), Steven Perovic (Pero), and the wider construction team for their unwavering dedication in closing this chapter. Though not without its challenges, our relentless team stepped up when it mattered most. Thank you all for your hard workundoubtedly, bidding farewell to this project brings relief.

Moving on to the Mt Gravatt David Jones project led by Senior Project Manager Travis Richards and first-time Site Manager Luke Villanti, we're set to conclude just in time for the Christmas trading period. Luke's exceptional performance on-site, building a strong rapport with our client, has significantly benefited our business against our internal metrics. The project's timely delivery, staying within budget, has even opened doors for another refurbishment at a different Westfield site in the upcoming year. Stay tuned for updates! In the West at St Andrews Hospital for John Holland, the upcoming handover of the new Cancer Centre Building in early December marks another triumph. We're delighted to have upheld our high standards, solidifying our future collaboration with John Holland. Special congratulations to Site Manager Jordan Lowth and his "Western Division" team for their remarkable performance in the last 12 months, reflecting the outstanding C&D standard. Well done, Jordy, and team!

Out in the Western region, I'm excited to introduce our new Project Manager, Steve Keogh, leading Stage 2 of the Ripley Hospital alongside Site Manager Jordan Lowth. This stage is a continuation of the successful first phase we delivered for Hutchies. Steve's vast experience promises a significant impact on this project. Starting mid-November, it involves a three-level, 90-bed sub-acute building, keeping our "Western Division" occupied for approximately 15+ months. This hospital contributes to the Queensland Government's Satellite Hospital Program, supporting public healthcare in south-east Queensland. Heading southwards, Site Manager Brett Miskin is overseeing the construction of the new beachfront luxury tower, Coast Apartments for Multiplex in Surfers Paradise. Progressing with basement level slab pouring, the site aims to emerge from the ground in a few months, with the structure of the 37 levels to follow - promising an outstanding final outcome! Meanwhile, at the expansive Queens Wharf Casino project, our work on Towers 2 and 3 is nearing completion, with only one level of fit-off remaining. Our eyes are on potential retail tenancies and restaurant fit-outs, marking another significant achievement for C&D. Let's wrap it up with strength, led by Chris Gray (Graysy) and the team!

The New Performing Arts Venue (NPAV) project, while moving slowly, showcases commendable quality in installation thanks to the team's dedication, despite the hair-raising pace, much to Site Manager Angus Hill's persistence! Lastly, the Cross River Rail project, currently Queensland's most extensive infrastructure endeavor, engages 80% of our Qld labor resources at Roma and Albert Street Station sites. Our team works tirelessly, handling various plumbing tasks, including cast iron drainage and stainless steel siphonic systems, proving their knowledge in challenging conditions. A special mention to Andrew Thompson (Thommo), Steve Perovic (Pero) and the whole project team for their outstanding contributions. Amidst our busy schedules, we had a delightful Grand Final eve luncheon with clients, receiving positive feedback on our project delivery. I sincerely thank every member of our Queensland team for their hard work and achievements throughout 2023. Wangaratta District Specialist School - Joss Constructions Approximately 70% of the plumbing work has been completed underground by our local subcontractor team, Gordan & Ian, consistently showcasing their commitment to delivering high-quality work while prioritising safety. I am truly impressed by their innovative approach and comprehensive expertise across various plumbing domains. Thus far, we've successfully executed a 90-meter horizontal bore for the rising main sewer tapping and recently completed the water tapping from the opposite side of the street. Looking ahead to the new year, our goal is to install all the fire tanks and associated equipment in preparation for connection. Working alongside the builder, Joss, has been an absolute delight. Our aim is to conclude this well-organised project by mid-2024. Wangaratta United Housing D5 This multi-story residential project is nearing completion of inground sewer and civil work. Led by Ben Nicholls, the team's focus on quality workmanship offers valuable learning experiences for the junior members of the project team. Jacob Toyota Showroom Project - Zauner Constructions Starting in January 2024, this multi-level construction will require seamless coordination to accommodate an operational mechanical workshop.

Cootamundra Abattoirs AMG Progress on this project has been exceptional, especially with hydraulic installations involving stainless steel pipework, trade waste drainage, fire hose reels, and fire hydrant systems. Site Manager David Laird's role has significantly enhanced project standards.
Cobram Village A shopping plaza on 5+ acres in a prominent location in the country town of Cobram. This projects scope covers all aspects of hydraulic services featuring over 600m of in-ground fire services and nearly 1km of drainage spanning across Coles and various plaza tenancies. Over the last 12 months, Cooke & Dowsett Albury (CDA) has been actively collaborating with various consultants and local authorities to streamline the approval process for external hydraulic services to supply the site. Melbourne foreman Charles Wyatt, formerly working at the Frankston Hospital, is joining CDA. Having recently built a new home in NE Victoria, Charles is looking forward to a tree change with his young family. Welcome aboard, Charles! The CDA team have also recently submitted a tender for the decommissioning and diversion of 250m of watermain. If successful, this will significantly expand our already extensive scope of works. The regional CDA team are also embracing the working relationship with national builder, H.Troon and are looking forward to navigating the technical hydraulic aspect of Coles Supermarket and plaza with their project team.
University of NSW (Wagga) - Lipman Following a sluggish start and encountering numerous design hurdles, a massive shoutout to Craig Luck for the dedicated efforts poured into this project over the past month. Tim Carberry and Josh Ferella from Ferella and Sons have successfully wrapped up all the below-ground drainage tasks and recently completed the below-ground pumproom pipework for the dual fire pumps and tanks – nothing like fitting a square box into a round hole. The long-awaited installation of level one fire collars is finally underway. Credit for the progress to date and overcoming design hurdles! Appreciation was extended to Site Managers and their teams for their exceptional work on various completed projects, including Multi-level Smollett St Car Park, Albury Emergency Department Redevelopment, Wodonga Mixed Use Development, Wodonga Middle Years School, and Stage 5 at Lutheran Aged Care. CDA’s consistent dedication, collaboration, and hard work across these diverse projects have been commendable amidst challenging deadlines and complexities.

The 479 St Kilda Road Melbourne project posed a fantastic challenge for PPM. We worked within a live building environment, upgrading all male, female, and DDA amenities across six levels, including the conversion of a basement car park into a brandnew, high-spec end-of-trip facility. Additionally, our familiarity with 360 Collins Street Melbourne has grown as we've completed multiple projects throughout the building over the last 12 to 18 months. Our ongoing work in this building includes partnering with Intermain to complete further amenity upgrades on five levels, three of which involve adding new DDA amenities. Currently, PPM is completing our inaugural project within the newly redeveloped 500 Bourke Street Melbourne building. This complex recently underwent a full base building upgrade, nearing completion, with Cooke & Dowsett managing the Hydraulics package for the refurbishment. We've been tasked with completing four spec suite fit-outs across two floors, among the first to be handed over by the base build refurb team. We anticipate this to be the start of many opportunities arising within this complex building, based on the strong relationships Cooke & Dowsett developed during their base build works. Continuing from our project at Parliament House, we've begun a new project in the Old Treasury Building. This nineteenth-century building stands as one of the finest in Australia, holding a unique place in Melbourne's history. PPM encountered numerous old plumbing works, proving both interesting and challenging for the team—a valuable learning opportunity. Make Room - 602 Little Bourke Street Melbourne marks PPM’s largest project to date, with a construction program spanning 12 months. It involves converting a multi-level apartment building into low-cost housing, supporting people who are experiencing homelessness - six levels and over 50 apartments. The Hydraulics package includes installing a below-ground sewer pump station in the basement and upgrading sewer and water connections to accommodate the building’s new hydraulic demands. We recently held off-site training for our 7 apprentices which provided a great opportunity for the team to get together and dicuss how they are progressing and if we can provide further support to assist their journey. The topics covered included career pathways, goal setting, communication strategies, defining productive hours, time sheet captures, tool management and the importance of site diary’s. We also launched our Apprenticeship Mentor Program where we have buddied up 1st Year Apprentices with our 4th Year Apprentices ensuring they have a platform to ask questions and communicate on a daily basis.

We are pleased to report that all 10 Indigenous participants recently completed the inaugural program. The foundational work is complete, and we're witnessing the graceful emergence of the structural framework. The architectural design harmoniously blends with the natural environment, promising a tranquil haven for residents. The CDR team have been working diligently in a changing environment and are now delivering the internal water and drainage services, ensuring the facility is equipped with modern amenities to cater to the diverse needs of the elderly residents. Launceston Health Hub Expansion The Launceston Health Hub expansion is being delivered for Vos Construction & Joinery with a vision to promote community, support and connectivity with medical professionals in the region. INDIGO HOTEL & APARTMENTS (41 STOREY TOWER) As the year draws to a close, it's refreshing to enjoy some nice weather amid intermittent wild windstorms! At the Indigo Hotel & Apartments site, significant progress has been made as we reached a major construction milestone with the pouring of the level 41 slab in early November, leaving only the roof slab to complete. The removal of the jump form from the building's top is currently underway. Our diligent team on-site has been tirelessly working on the hotel rough-in at level 19, initiating apartment floor works, and commencing high-level sewer installations with rough-in set to follow by mid-November. Additionally, amidst these tasks, we have successfully completed the mock-up room on level 3. A warm welcome to our newest plumbing team member, Augustin Jabone, who previously contributed to the Pacifica project and has worked with me in the past. As our project activities intensify, we're actively recruiting more plumbers to join the team. A heartfelt thanks to Maria Van Dorn for her invaluable assistance with CDNZ in the past, and we extend our best wishes for her future endeavors. This transition leads us to welcome Clio Nash, our latest addition, who swiftly adapted to the Office & Project Administrator role in New Zealand after completing her induction at our Melbourne head office. Her vibrant presence is a great addition to the team. Our operations in New Zealand will conclude on December 21st and resume on January 8th after the holiday break.

Pat who finished 2nd was just 4mins behind Ryan and Jeff come in 3rd just under his target time of 6hrs by 22 sec. The boys went well considering their patchy training schedule in which they blamed being over worked and couldn’t train enough.! Jeff went as far as to blame Scott for visiting WA too often this year, derailing his training due to constant “networking”. Who’s going to believe that! A little side bet with another competing WA plumbing company had our boys winning this comfortably and boasted “this makes us the fastest plumbing company in the West” 27 24
