Mitas introduces new size GRIP’N’RIDE tire for construction industry
Mitas expands its GRIP’N’RIDE construction tire range with a new, larger size tire for wheeled and backhoe loaders. The new 21L - 24 IND tire is designed for improved performance even on softer terrain and features strengthened sidewalls for greater durability when handling increased load capacity, a special tread pattern that delivers increased grip, and self-cleaning properties.
The new GRIP’N’RIDE construction tire is larger than the existing 19.5L - 24 IND tire and delivers almost 1,000 kilograms greater load capacity when stationary, and 400 kilograms greater load capacity at a speed of 40 kilometers per hour. When compared to other construction tires, both
GRIP’N’RIDE tires in this range have a reduced height to width ratio and corresponding profile number.
Marcello Mantovani, Product Manager for Construction tires at Trelleborg Wheel Systems, says: “Initial production of this new tire will serve the extensive North American market, where it is in high demand. This is due to the high number of backhoe loaders in use, which require wider tires and greater load capacities. Shortly thereafter, we will roll out the new 21L – 24 IND tire for customers globally.”
Backhoe loaders have a front shovel for earth moving and a hydraulic arm with a backhoe in the rear. This makes them universal
machines on many construction sites, especially road and path construction. The entire GRIP’N’RIDE range are designed specifically for the rear axles of construction machines.

Port Harcourt Refinery Rehabilitation
The Port Harcourt refinery complex is 210,000 barrels per day conversion plant that is operated by the Port Harcourt Refining Company (PHRC) Limited, a subsidiary of the NNPC.
The complex is made up of two refineries located at Alesa-Eleme, Rivers State. The old refinery (a hydro skimming refinery) has a refining nameplate capacity of 60,000 barrels per day and it was commissioned in 1965, while on the other hand, the new plant (a full-conversion refinery) has a nameplate capacity of 150,000 barrels per day and was commissioned in 1989.
The entire complex utilizes bonny light crude oil to produce Liquefied petroleum gas (LPG), premium motor spirit (PMS), Dual Purpose Kerosene (DPK), Automotive Gas Oil (AGO), Low Pour Fuel Oil (LPFO), and High Pour Fuel Oil (HPFO).
However, the complex barely reaches its nameplate capacity hence the rehabilitation project. Upon completion, the project will restore the complex to a minimum of 90% of its nameplate capacity.
In 2021 the Nigerian government’s Federal Executive Council (FEC) awarded Tecnimont SPA the contract to carry out the rehabilitation of the Port Harcourt refining complex in River state. The company is an international leader in large-scale contracting for the EPC sectors and a subsidiary of Maire Tecnimont SPA,
Featuring a 60,000-b/sd hydro skimming refinery and 150,000-b/sd full-conversion refinery, the Port Harcourt complex is owned by Port Harcourt Refining Co. Ltd. (PHRC), a subsidiary of Nigerian National Petroleum Corp. (NNPC).
The overall contract’s value is approximately US$ 1.5bn according to Maire Tecnimont S.p., the Italy-based company at the head of an international industrial group specializing in the transformation of natural resources particularly plant engineering in downstream oil & gas.
Scope of the project
As part of the contract, Tecnimont SPA will deliver engineering, procurement, and construction
(EPC) activities for the full rehabilitation project, which aims to restore the complex to a minimum of 90% of its nameplate capacity.
The project is being executed in phases over 24 to 32 months, with the final stage expected to be completed by the end of the year 2024, or 44 months from the date the contract was awarded.
Other Refineries in Nigeria
The other two major refineries in Nigeria are the 125,000bpd Warri refinery commissioned in 1978 and the 110,000bpd Kaduna refinery that has been operational since 1980. The Warri refinery located at Ekpan, Warri, Delta State, Nigeria, is operated by Warri Refining and Petrochemical Company (WRPC), while the Kaduna refinery is located in the Kaduna State of
Nigeria and operated by Kaduna Refining and Petrochemical Company (KRPC).
WRPC and KRPC, the two subsidiaries of NNPC, last processed crude oil in May 2019 and June 2019, respectively.
Nigeria’s Federal Executive Council (FEC) approved the award of contracts worth £1.06bn ($1.48bn) for the rehabilitation of the WRPC and KRPC refineries in August 2021. NNPC also received approval from the FEC to pick up 20% stake in the privately-owned Dangote refinery project for £1.98bn ($2.76bn) the same month. The Dangote refinery is expected to come on stream in 2022.
Port Harcourt rehabilitation to be completed early next year
The rehabilitation of the Old Port Harcourt Refinery will be completed and put to use by the first quarter of 2023. This is the assurance made recently by the Managing Director of the Port Harcourt Refining Company Limited, Ahmed Dikko.
Dikko gave the assurance when the House of Representatives Ad-hoc Committee on the state of the country’s refineries visited the facility in Rivers State. The aim of the visit was to have an on-the-spot assessment of the US$ 1.5bn rehabilitation project of the facility.
The MD explained that the 60,000 barrels per day Old Port Harcourt refinery, also referred to as ‘Area 5’, would be the first of three phases of the entire project. By the time the project is fully completed i.e. by the end of 2024, the Port Harcourt Refinery would have a refining capacity of 210,000 BPD.
Dikko was confident that they would stick to the project's timelines and the funds approved. He said, “We plan to finish Area 5 by the first quarter of next year. It is a priority for us at this point. The other parts of the refinery would come a few months afterward. We are on track and managing the process very well. We will continue to do the best we can at all times to ensure that we meet these expectations we put on ourselves. That way we all would be proud of all these activities and begin to have some refining capacity in Port Harcourt.”
Nairobi-Mombasa Expressway
Thegovernment is at the early stages of talks to have a four-lane, 482 KM expressway that will connect Nairobi and Mombasa cities.
A pre-feasibility study has already been undertaken by the Korean Overseas Infrastructure & Urban Development Corporation Africa (KIND) in association with the Kenya National Highways Authority (KenHA) and the Ministry of Transport, Infrastructure, Housing, Urban Development and Public Works.
Recently, the taskforce presented a Pre-feasibility study report on the findings of the construction of Mombasa Expressway-Public Private Partnerships (PPP) project.
The feasibility studies focused on demand projections, traffic projections, and affordability projections for the project.
The expressway which will start from Machakos Turn-Off to Mariakani will see the current two-lane highway become a four-lane carriageway to connect Nairobi and Mombasa cities.
Additionally, the envisioned expressway will include interchanges and bypasses in the key towns along the Mombasa Road.
It is projected that the expressway will create over 21,000 jobs and an additional 2,573 jobs per year during its operations and maintenance.
This will be the second Public Private Partnership project after the successful construction of the 27km stretch Nairobi Expressway.
The Kenyan government replaced a US contractor; Bechtel Engineering, with the Korean firm after a fallout in a financing model for the proposed Nairobi-Mombasa expressway.
The state had proposed a toll fee business model where the American firm would source funding and then recoup its cost through toll fees, but the company declined the offer. insisting on a contract model where the government would pay for the construction of the Ksh318.25 billion Mombasa-Nairobi expressway.
The firm argued that the public-private partnership model that would see it recoup the cost of contracting the 473-kilometre highway through toll fees would inflate the cost of the project to ksh1.6 trillion since it would involve borrowing and interest payments which it did not want to get involved in.
Karuma Hydroelectric Power Station Project, Uganda
Karuma
hydroelectric power station project is being developed on the Nile River, in Kyandongo District, Uganda. Uganda’s Ministry of Energy and Mineral Development (MEMD) and Uganda Electricity Generation Company Limited (UEGCL) are spearheading the 600MW run-of-the-river power facility project.
The project comprises the construction of a 20m-high and 312m-long roller compacted concrete (RCC) gravity dam that upon completion will be the largest of its kind in East Africa. It will have a 35km-long reservoir spread across an area of 2,737ha. The estimated gross reservoir volume is 79.87 million m³.
The Karuma hydroelectric power station project will also involve the construction of six 20m-high and 29m-wide water intake towers, six 7.7m diameter and up to 379m-long concrete lined pressure shafts. In addition, a 200m-long, 21.3m-wide, and 53m-high underground powerhouse cavern housing six 100MW vertical Francis turbines will be constructed. The turbines will operate under a gross head of 70m and a speed of 150 rotations per minute (rpm).
Moreover, two 314m-long, 21.5m-wide, and 50m-high restricted orifice type tailrace surge chambers will also be built as part of the project. This is where water will be sent back to the river from through two 12.9m diameter horseshoe-shaped tailrace tunnels approximately 8.6km long. The design discharge for the hydropower plant will be 1,128m³/s.
Power generated from the Karuma hydroelectric power station will be evacuated from an underground transformer cavern located just above the underground powerhouse. The 200m-long, 18.0m-wide, and
14.4m-high transformer cavern will be equipped with six 11kV/400kV step-up transformers and connected with the powerhouse through a 40m-long bus duct tunnel.
Three transmission lines will be used to feed the electricity generated by the facility to the national grid. These lines include the 248km-long 400kV Karuma-Kawanda line, the 55km-long Karuma-Olwiyo line, and the 80km-long Karuma-Lira transmission line. Furthermore, the project involves the construction of three new substations at Karuma, Kawanda, and Olwiyo. These will be built by the Uganda Electricity Transmission Company (UETCL).
Karuma hydroelectric power station project will cost at least US$ 1.7bn. It is financed 85% through a soft loan from the Export-Import (Exim) Bank of China, while the Ugandan government provides the remaining 15%. The loan is set to be repaid over a period of 25 years, at an average interest rate of 3%.
Project Timeline
1995. The Ugandan government first announced plans for the construction of a power station at Karuma Falls in 1995. Norpak, a Norwegian energy company was contracted to conduct the feasibility study and the environmental impact assessment (EIA) for the dam. The project was to be financed by the World Bank through a loan.
2006. In October 2006, the project’s feasibility study was released. In November of the same year, the government invited bids for the construction of the project. The initial plan was to build a 200-250 MW power station.
2009 The project plans were revised in 2009 to develop a much bigger dam of 750 MW. In the same year, Norpak withdrew from the project citing financial challenges due to the Global Recession of 2008-2012. Energy Infratech Private Limited was contracted to conduct a fresh feasibility study as well as EIA.
2011 In July 2011, the project’s capacity was scaled down to 600 MW. Some international development partners wanted to scale back even further, to a maximum capacity of 400 to 450 megawatts.
2013 Construction work at the power station officially started on 12 August 2013.
2015 In March 2015, Alstom was sub-contracted by Sinohydro, the lead contractor on the project to supply equipment and technical services to the power station. Alstom was paid $65 million in the deal.
2016 As of March 2016, around 30% of the project had been completed. The project employed around 5,000 Ugandans and 1,000 Chinese.
April 2016 Construction of Karuma dam in Uganda hit by cement and labor shortage
2018 As of February 2018, 74% of the project had been done. In June of the same year, 76% of the work had been completed.
April 2019 As of April 2019, around 80% of the project was complete. Three high voltage transmission lines were 80 to 85% complete at the time.
September 2019 In September 2019, the project was 95% complete including 100% completion of the Karuma–Kawanda High Voltage Power Line, 100% of the Karuma–Lira High Voltage Line, and 98% of the Karuma–Olwiyo High Voltage Line.
2020 In November 2020, the Uganda government was said to be preparing to launch the project with much of the work completed. As of November 2020, the project was reported to be 98% complete.
In December 2020, the government upgraded power lines in readiness for the launch of the Karuma Hydroelectric Power Station.
2022 It was reported that the covid pandemic had caused significant delays to the project and that now the project will be able to supply half its capacity of electricity which is 300Mw by next year. Substantial progress with 99% and 99.6% of the power station and transmission lines respectively complete.
Arusha Bypass Project Inaugurated
TheEAC Heads of State have today in Arusha, Tanzania officially launched the 42.4 km EAC Arusha Bypass that is part of the multinational Arusha-Holili/Taveta-Voi road that links Northern Tanzania to the Kenyan port city of Mombasa.
The Arusha bypass is the first phase of a project that was constructed to decongest traffic in Arusha and Moshi towns in addition to promoting intra-regional trade.
The scope for Phase II is as follows: dualling from Tengeru to USA River (10.1km) part of the Moshi urban roads (8.4km); new Kikavu bridge (560m long) and 4km approach roads (realignment of the road).
The financing for Phase II has been entered between the Government of Japan Japanese International Cooperation Agency (JICA) and the United Republic of Tanzania with a financing agreement (soft loan) of 24.31 Million Yen which is equivalent to TShs413.858 billion.
Outgoing EAC Chairperson Uhuru Kenyatta and his host Tanzanian President Samia Suluhu Hassan launched the road accompanied by President Yoweri Museveni (Uganda) and President Evariste Ndayishimiye (Burundi).
Other leaders present were Rwandan Prime Minister Edouard Ngirente and his DRC counterpart Jean-Michel Sama Lukonde Kyenge represented President Paul Kagame and President Félix Antoine Tshisekedi Tshilombo, respectively. South Sudan’s Presidential Affairs Minister represented President Salva Kiir Mayardit.
President Hassan Sheikh Mohamud of the Federal Republic of Somalia was also at the event as a guest of the Summit.
Speaking at the event, President Kenyatta said that infrastructure development was only second to peace and security as a driver of development.
President Kenyatta said that when countries come together and pool resources, they can overcome all barriers to development.
In her remarks, Tanzania President Suluhu Hassan said that the multinational road would, among other things, boost the tourism industry even as it promotes trade.
President Hassan said that Tanzania was investing heavily in infrastructure including water transport on Lake Victoria by building ships and rehabilitating ports on the lake to facilitate the movement of people and goods in the region.
She urged people living near the key infrastructure projects to make use of the emerging opportunities to uplift themselves and in the process spur economic growth.
President Suluhu further called on Tanzanians to take care of infrastructure projects by harmful habits that destroy roads such as oil spills, adhering to the set axleload limits, sand harvesting and throwing waste under bridges.
Speaking at the event, African Development Bank (AfDB) Director
General for East Africa, Ms. Nnenna Lily Nwabufo, disclosed that AfDB had spent US$217 million on the Arusha-Holili/Taveta-Voi road with US$112 million going to Tanzania and US$105 million to Kenya, adding that the two governments also made contributions to the project.
Ms. Nwabufo said that the road was fully designed in line with one of the bank's five priorities, that is, to integrate Africa and improve the standards of living of people on the continent.
Ms. Nwabufo said that the project had facilitated trade between Kenya and Tanzania in addition to spurring transit trade with neighbouring countries, adding that the transit time at the Holili/Taveta One Stop Border Post has reduced from one day to less than two hours due to the streamlining of the border procedures.
In her remarks, the outgoing Chairperson of the Council of Ministers, Ms. Betty Maina, said that Africa requires more than US$170 billion to close the huge infrastructure gap between it and other continents. In his remarks, EAC Secretary General Hon. (Dr.) Peter Mathuki said that Africa’s current public expenditure on infrastructure development is estimated at 3.5% of the Gross Domestic Product as compared to 4.7 – 6.5% for developed countries.
Dr. Mathuki said that the region continues ramping up infrastructure investments to narrow its infrastructure gap and enhance intermodal connectivity.
“These investments have yielded impressive results; for instance, the transit time from Mombasa Port to Kigali through Uganda has reduced from 18 days in 2014 to an average of 5 days in 2021. Similarly, from Dar es Salaam Port to Kigali and Bujumbura has reduced from 22 days in 2014 to an average of 3 to 4 days in 2021; with a resultant cost reduction per consignment from US$3,500 in 2014 to US$2,200 in 2021,” said Dr. Mathuki.
Dr. Mathuki disclosed that the EAC has constructed 13 One Stop Border Posts across the region, all of which are now operational.
“The Community is planning to construct 12 additional OSBPs under Phase II programme. The OSBPs have played a crucial role in facilitating trans-boundary trade by easing border crossing, improving efficiency, including informal trade in our transport corridors,” said the Secretary General.

Waterproofing: An Essential Component of Construction
Waterproofing is a critical, yet largely relegated component of the construction process. Without proper application of waterproofing chemicals or materials, a building structure is exposed to damage resulting from penetration of water in unwanted areas. In some cases, the damage, if unchecked, could lead to the structural failure of a building.
Waterproofing can be defined as a protective measure that involves the application of a layer of an impermeable material on a surface to prevent the seepage of water. It is undertaken mostly in bathrooms, kitchens, balconies, retaining walls, basements and practically every other area that comes into contact with water.
Any building project must take measures to ensure professional waterproofing is carried out during construction to avoid the inconvenience of having to undertake major repairs following water leakages. Many property owners have incurred massive costs attending to damage caused by water on walls, ceilings and other areas. Often, this involves dismantling fittings such as shower cubicles, sinks and other installations to enable workers fix the problem. It is a tremendously inconvenient exercise that could easily be avoided if the appropriate waterproofing procedures had been carried out at the time of construction. Fortunately, there is a growing awareness of this menace especially among developers. In addition, waterproofing agents are now widely available, with manufacturers producing specific products for specific applications. Renowned international brands such as Sika and Laticrete are well established in Kenya offering high quality products for every application. Local brands by major Kenyan companies such as Basco Products are also widely available.

Tanzania-Burundi Standard Gauge Railway
The Tanzania Burundi SGR project is a planned 282 kilometre railway line to link the western Tanzanian town of Uvinza and the Burundi town of Gitega.
Designed to reduce transportation costs, fasttrack industrialization, and improve the overall regional economy upon completion, the Tanzania-Burundi SGR Line it is hoped will ferry more than a million tons of cargo between the two East African countries, and help transport more than 3 million tons of minerals from Burundi to Tanzania each year.
A Memorandum of Understanding (MoU) was signed between the two governments and Tanzania will reportedly construct a 156-kilometre section of the Tanzania-Burundi SGR Railway Line, from the small town of Malagarasi to Uvinza, while Burundi will construct a 126-kilometre stretch from Uvinza to Gitega.
The Tanzania-Burundi SGR Line project is expected to cost in the range of US$ 900 million
Noteworthy, the project is a part of Tanzania’s aim to construct approximately 2,561 kilometres of standard gauge railway lines linking its main Indian Ocean port of Dar es Salaam to eastern and southern Africa's hinterland, in a bid to become a regional trade and transport hub.
In addition to Burundi, the rail would also establish a connection of the port to the eastern Democratic Republic of the Congo, Zambia, Rwanda, and Uganda.
Tanzania, Burundi, and the Democratic Republic of the Congo have approached the African Development Bank (AfDB) seeking funding for the project.
Tanzania will become the third country in East Africa to start enjoying modern railway services after Kenya and Ethiopia. Kenya was the first in the region to start constructing an SGR line, completing over 500km between Mombasa and Nairobi, and also inaugurating its passenger services in June 2017.
Meanwhile the Dar es Salaam-Morogoro Phase 1 of the Standard Gauge Railway is complete while the Morogoro-Dodoma stretch is set for completion by December.
The project is being implemented in 5 phases: 202km Phase 1 (Dar es Salaam–Morogoro) Section, 348km Phase 2 (Morogoro–Makutopora) Section, 294km Phase 3 (Makutopora–Tabora) Section; 130km Phase 4 (Tabora-Isaka) Section, and 341km Phase 5 (Isaka–Mwanza) Section.
The new Tanzania SGR is intended to replace the old, inefficient meter-gauge railway system and reduce road congestion. It is also expected to decrease freight costs by 40%. Each freight train is expected to transport up to 10,000 tonnes, equivalent to 500 lorry loads.

The Different Types of Concrete Treatments
People
choose concrete because it's a sturdy, economical flooring material that can stand up well to heavy usage over many years—but it’s not always an inherently beautiful choice. Besides being visually abrasive, plain and exposed, untreated concrete can be vulnerable to moisture, dust and staining and can deteriorate and change texture over time. This is where concrete treatments change the game.
Concrete treatments deliver durability and visual appeal in any situation. These treatments deliver reliable protection for longevity and preservation of your investment and can be a cost-effective way to beautify concrete. You will want to choose the right treatment for your scenario—indoors or outdoors, decorative or plain—so we’ve put together this simple guide that will show you some of the different concrete treatments available.
Densifiers and Hardeners
Densifiers and hardeners are an effective way to improve the quality and performance of your concrete floor through a chemical reaction with calcium hydroxide in concrete; they also provide a critical step in the concrete polishing process. Once applied, your concrete floor is more durable under heavy use and less
susceptible to the negative effects of dusting as well as abrasion, oil, and moisture.
Coatings
Applying a coating has many purposes, including visual treatment, added durability and protection. There are several types of top coat to consider for concrete floors, including acrylics, urethanes, paint and epoxy; paint and epoxy may be the most well-known.
Paint is usually applied to a clean, prepped floor. Removal of old paints and coatings is a necessary step before applying a new coating of paint. Preparing the concrete surface correctly allows for better adhesion and penetration, and grinding the surface can minimize discoloration or uneven spots. A concrete floor can be painted many different colors, and application is generally easy and cost-effective; a sealer on top of the paint provides best results, including making the floor abrasion resistant. If the floor should be damaged, making repairs is a straightforward process.
The paint choice will be largely dependent on the overall intention of the space. For example, if you want to paint your concrete garage floor, you’re likely to want a paint that’s solvent
and petroleum-resistant. Companies who want to paint the concrete floor of a warehouse are more likely to choose a paint formula designed to withstand abrasion. There are even non-toxic paints available, which can be good choices for homes or businesses where children and families gather.
While some paints are chosen for color alone, others are chosen for added features like mold and mildew resistance or stain protection. Depending on the concrete floor usage — such as heavy foot traffic, motorized carts or moving machinery, for example — paint may need to be reapplied on a regular basis to maintain the desired look.
An epoxy coated floor can deliver a look that’s similar to paint but suited to very high-traffic areas. Epoxy provides durability because of the layers of primer, resin, and hardener; however, because it so completely seals a concrete surface, it can sometimes cause bubbling and alkalinity issues as vapor transmission is reduced. An epoxy may also reduce slip and fall hazards, chemical hazards, staining and even noise. Epoxy treatments can be modified for a custom look. Some epoxy treatments include quartz or aluminium oxides for increased
durability. However, once damaged, repairs of epoxy-coated floors can be very difficult. An epoxy can take a long time to dry and may sometimes leave a lingering odor for a while.
Dyeing, Staining, and Acid Staining
Acid staining can deliver a natural color and tone in a variety of shades. Specialized acid treatments formulated with phosphoric acid or hydrochloric acid generate chemical reactions that leave floors with a dappled appearance. This concrete floor treatment is popular because of its UV resistance. It’s easy to apply, and once coated with sealer, homeowners and businesses enjoy many years of lasting color.
Factors that influence the final look of an acid stained concrete floor include the age and condition of the existing floor and the makeup of the mixed concrete itself. Once the initial treatment is applied, a secondary acid treatment can be used to etch a tile or other design onto the floor. This method of concrete floor treatment does require a thorough neutralizing and washing after the acid stain application before a sealant can be applied; professional application delivers the best result. The biggest perk with acid staining is the chemical reaction changes the top layer of the concrete permanently, so there’s no concern about color flaking off or wearing away unevenly. Acid staining can sometimes be a difficult process; also, the acid staining products can have a strong odor.
Dyeing a concrete floor generally involves applying a nonreactive and water or solvent-based color treatment directly onto the existing concrete floor. More color options may be available. However, the color that remains after dyeing generally has less depth than acid staining. Once the dye has dried, a sealant can be applied; no other steps are typically needed. Dyes aren’t usually recommended for exterior surfaces because of potential discoloration due to UV light.
Polishing
Refresh and renew old concrete floors as well as refine the look of freshly poured concrete floors by polishing them with diamond tooling. During the polishing process, densifiers are typically used to harden the concrete surface. After polishing, additional concrete treatments may be applied or the floor can be sealed against moisture, dust, chemicals, stains and everyday wear and tear. A polished concrete floor can deliver a quality shine that illuminates a whole room for a high end look with budget-friendly durability and longevity. For added design appeal, consider choosing polished terrazzo, where concrete is mixed with larger pieces of aggregate and polished for shine.
Polished concrete floors can be stain-resistant, chemical-resistant and slip resistant, making this treatment a smart investment for commercial sites. When well-cared for, polished concrete floors can last decades with simple, minimal maintenance.
Decorative Concrete and Overlays
Before curing, designs or patterns can be pressed or cut into
concrete, which may then be treated afterward with stains or dyes for a custom look. Saw cuts in the concrete formula can create the look of pavers, a company logo or another design. Because decorative concrete only looks like pavers, it can provide greater stability. There are no actual breaks in the concrete that can shift and buckle with time. However, with age decorative concrete can still form cracks, especially when used outdoors. For best results, you may want to have your decorative concrete surfaces sealed and reapply the seal as needed to ensure ongoing protection.
An overlay adds a new layer of concrete to an existing concrete floor for decorative purposes and added durability, with varying depths depending on need and the condition of the existing layer of concrete. This makes it an effective choice for concrete restoration projects, depending on the volume of concrete to be treated. The success of an overlay has a lot to do with the quality of the surface beneath it so it’s important to have the floor properly prepped before placing the overlay. Concrete overlays generally require re-application of sealants periodically to maintain their look and performance.
Concrete Sealers
This is a common concrete treatment, and is often used in conjunction with decorative or other treatments. Some sealers form a topical film, while others penetrate into the pores of the concrete. Most concrete surfaces require routine re-sealing, especially in settings where the floor is subject to high traffic or heavyduty usage.
Tips for Choosing the Right Interior Doors
Doorsare critical to a well-designed home's overall feel and look. However, like molding, many doors go relatively untouched since most people buy or rent homes with doors already installed.
When choosing new doors for your home's interior, it's crucial to ensure you get the best in terms of style, value and durability. The right interior door will withstand daily usage, reduce sound travel between rooms and add character to the overall interior design of your home. Here are some tips for selecting the right interior doors.
Choose your doors style
The choice of your door style can have a dramatic impact on your home décor and overall design. Consider mixing and matching different styles to give your home a fun and elegant look. However, be sure to keep some elements, such as a consistent color pallet, the same to ensure there is a sense of flow throughout the home. Consider each room's overall size and feel when choosing the style for your interior doors. A huge and fancy door can overwhelm tiny rooms, making them feel smaller rather than spacious.
Determine which way you want your doors to swing
When ordering interior doors from DoorsPlus. com.au, you can choose between right-hand or left-hand door swing. This will determine where
the hinges and handles are situated and which way the door sways when it opens or closes. Typically, interior doors will sway into the room, opening towards the adjacent vertical wall in that room. Your door should allow the maximum open space in the room when it opens.
Select the material of your doors
Your doors' material should align with your home's aesthetic and can also be a huge determining factor in the door style. You can pick from solid wood, MDF, metal, glass, or hollow core doors.
Solid wood is the most common option used for interior doors and can be fancily designed, painted or stained to fit into any color pallet or curb appeal. In addition, they are durable, don't conduct heat or cold, and most importantly, are perfect sound dampeners.
Another great option to consider is mediumdensity fiberboard (MDF). It's less costly, and the material is smooth, making it easier to paint and design. It also doesn't crack or split easily, so you won't have to worry about unsightly damage or splinters.
Choose the perfect color
Choose a door color that will perfectly match the décor in each room. Fortunately, interior doors come in various colors, and even if you can't find a perfect match, most doors can be stained or
painted in any color of your choice.
Determine the doors sound ratings
Interior doors are specified by sound transmission class (STC), which measures the amount of sound loss through the door. The higher the STC number, the less sound will go through your doors. The lowest number on the STC scale is 25, allowing normal speech to be heard on the other side of the door. 40 is the median, while anything beyond 60 should be
completely soundproof.
The quality and style of doors matter a lot when choosing interior doors for your custom home. You should invest a significant amount of time before making your final decision based on these tips. There is a lot to consider while choosing interior doors, but it's a fun task when deciding on and designing your home's interiors.
Harold R. Fenwick & Associates Ltd Celebrates its Golden Jubilee
Havingbeen founded back in 1972, Harold R. Fenwick & Associates Ltd. is one of the leading Quantity Surveying practices in the Built Environment industry, and in the region at large. Since then, the practice has successfully managed and delivered numerous projects spanning different sectors from industrial, commercial, residential, hospitality and special development for both newly built projects and extensions, alterations and refurbishment projects.
Every sector has its own trends and challenges and the Built Environment is no exception. Our resolve has always been to manage the challenges experienced, learn from them and to ensure that our Clients’ goals are successfully met.
Efficiency
From our rich experience in the industry over the years, we are able to apply our tried and tested systems and processes to study, plan and manage projects with the goal of delivering quality developments within the set timelines and budgets. This starts right from the project inception, through design development, during construction and project close out.
We have managed to do this is through automation processes, with software advancement and computing power in mind. Some of the software technologies we use include applications such as WinQS, DimensionX and CostX for measurements and billing and collaboration technologies such as cloud computing applications that enables teamwork by the Principal and Associates involved in the project.
We have remained a relatively lean team, enabling us to be nimble and have a quick turnaround time whenever called upon to do so while also maintaining close contact with the Client and other Consultants.
Networking with other industry players such as Contractors, Consultants, Suppliers and Specialists also enables us to keep abreast of the emerging trends, technologies and new materials to ensure our projects are successful and that we stay ahead of the pack.
Professionalism
A major part of our success in the industry is the level of professionalism with which we render our services. This is evident in the culture of our practice and professional integrity, which the staff get to experience and maintain in their daily tasks. We set clear targets and strive to take a smart approach in the planning and delivery of our projects.
We have open and transparent communication with the project teams, Clients and relevant authorities in project analysis and reporting. This creates a mutual understanding of the project objectives, roles, responsibilities, budgets and timelines to ensure continuous success and a win-win scenario for all parties.
Commitment
As in every industry, we have experienced the challenges of tighter budgets, extreme competition that unfortunately can sometimes become unprofessional and of course contemporary issues affecting our society. Shrinking revenues and capital caused by the recent COVID-19 pandemic, inflation and hiccups in the economy comes to mind.
We always fall back on the values that continue to make us a leader in the industry in the first place: professionalism, transparency and embracing new trends and technologies. Team work and employment of automation technologies both for processing technical data and collaboration continues to enable us deliver projects successfully amidst these challenges.
We also try to be very clear from the onset on our roles, responsibilities and deliverables of a project. This optimizes the precious effort and capital which we put behind these projects to ensure their success.
Family Culture
It might be cliché but the quality of well-being that the staff of an organization enjoy is a reliable measure of the health and output of that organization as a whole. Keeping a workforce mentally and physically healthy is inherent in making a company more productive, innovative and efficient. This builds a successful image and a better reputation over time, which in turn means more business.
We encourage a family culture in our organization, in which our staff welfare is just as important as their technical deliverables. We are keen to ensure that they grow and develop professionally and value them even through the difficult times for the organization. For example, we were able to retain all our staff during the dark times of COVID-19 and made no salary adjustments even though that was the norm all around us. We also support their continuous professional development by sponsoring them for their professional examinations and attending CPDs organized by relevant industry boards. These kinds of measures foster staff loyalty, respect and appreciation, which in turn shows in their technical output.
Impact of policies and regulations on the industry
Among the challenges we face in our practice include fierce competition from foreigners, low levels of professionalism and undercutting by other practitioners. We have no issue with competition from professionals in the region, but the Government’s open-door policy to foreigners that do not welcome Kenyan professionals in their countries in the region creates quite an imbalance in the local market. This has been brought up by other professionals in the industry but needs to actioned upon to protect our local industry.
Undercutting by other industry members, in that other practitioners charge very low fees in comparison to what is stipulated in Cap 525 of the Constitution. Those who get work by such unorthodox means are in turn not able to execute them successfully, which undermines the integrity of the profession in general.
Draft policies have been presented by BORAQS and AAK to the Government to curb such practices but hasn’t been successful. We will keep lobbying the Government through the board to enact these policies to make our industry more equitable to work in.
Contribution to upcoming professionals
We encourage upcoming professionals to uphold high levels of integrity and professionalism in the practice of their profession. As professionals, we owe a duty of care to the users of the Built Environment in ensuring that we put up functional and long lasting structures that will serve well, and that we uphold the integrity of the profession for the benefit of the future generations of professionals.
With continuous innovation and embracing emerging technologies, trends and disciplines, the profession can and will continue to flourish.
Word from the Founder
Harold Rae Fenwick
I am grateful for the opportunity to celebrate with you all this remarkable event which I never imagined in my wildest dreams would ever take place. After 16 years in Kenya in the PWD and MoW, of which 4.5 years were as Deputy Chief and Acting Chief Quantity Surveyor. I retired and wishing to remain in my adopted home, I decided to commence practicing on my own account. My Associate was fellow Chartered Q.S. the late David Valentine who had recently left the MoW. Once established and working from my home in Spring Valley, I was joined for a spell by Messrs Benjamin Mathu and Onesmas Gichuri. I had to close temporarily to take up a UNESCO appointment as C.M. in Iran for 6 months.
On my return I moved to share offices in the new Waumini House, still in Westlands. At this time a young newly graduated student from the University of Nairobi applied for a vacancy. Against my better judgement, I recruited Mr. Bashir Hassanalli Hajee. This was probably one of the most important decisions of my life and one I never regretted in the years that followed. Bashir proved to be an excellent Quantity Surveyor and Building Economist and after a few years became my partner.
We were fortunate to be appointed by an increasing number of excellent clients on a wide variety of projects including sole Consultant for the Mumias Sugar Factory, and as Quantity Surveyors on Hotels, Lodges, Factories, Offices, Housing, and Civil Engineering projects. We opened an office in Mombasa which proved to be almost as busy as our Nairobi one.
I retired in 1989 to Cyprus and Bashir took over the Practice since then and has run it very ably to date. I am currently 99 years old and hope to visit Kenya and my old firm next year to celebrate my Centenary. Meanwhile I wish Harold R. Fenwick & Associates Limited all the best for the future.
5 Benefits of Tile and Grout Cleaning
Tile and grout offer an attractive and decorative touch to any home. However, the stains and discoloration caused by dirt or grime build-up can leave your floor looking unsightly and may serve as a breeding area for bacteria and germs. The bacteria and germs that build up in your tiles and grout can put you, your family, and your pets at health risk.
Fortunately, as with any other house upkeep, such as air duct cleaning or upholstery cleaning, regular tile and grout cleaning can help you live in a cleaner and healthier environment. Here are five top benefits of tile and grout cleaning.
1. It gives a brand-new looking floor
Scrubbing out dirt, stains, and grime that has settled between your tiles can give your floor a new feel and look. Ensure your cleaning service provider cleans regularly and removes the grout cracks, dirt, and other visible messes. With specialized equipment and experienced cleaners, a professional cleaning service will give your floor the revamp it deserves, leaving your tiles with that sparky clean appearance.
2. It prevents future stains on tile and grout
While tiles are less vulnerable to stain, the grout lines in between them are porous and will absorb
dirt, grime, oils, spills, and grime they come in contact with if not sealed. That’s why applying a waterproof grout and sealer on your tiles is critical and should be reapplied as needed. Waterproofing and sealing your grout strengthen the lines between your tile and grout, preventing harmful microorganisms, allergens, and stains.
3. Extends the life of your tiles and grout
Your tiles experience a lot of human traffic, and the unique glaze that protects them from stains and wear could erode over time. Since the protective coating has probably started to wear out, spills from beauty products and other chemicals may lead to discoloration.
Professional tile and grout cleaning services will use unique cleaning solutions to remove all dirt and pollutants from your floor. In addition, they may spray a transparent sealant over the tiles after washing and rinsing thoroughly, restoring your tiles to a high-quality finish and extending their life.
4. Eliminates mold and mildew growth
Mold and mildew may grow in your kitchen and bathroom and often emerge in hard-to-reach spots. The spores thrive on the grouting where there is lots of dampness and insufficient sunlight. These
spores can pose dangerous health risks, particularly to small kids, older adults, or asthma patients, making it difficult for them to breathe.
Professional tile and grout cleaners can help you eliminate these allergens. They precisely know what cleaning chemicals to use to remove these harmful contaminants and how to prevent them from reoccurring.
5. It helps avoid tile replacement
While replacing grimy, dirty tiles can be costly, preventative maintenance can prove to be more cost-effective than replacing a large number of tiles. Routine cleaning helps protect the sealant in your tiles from damage, saving you from the expense of tile replacement.
Dirty tiles and loose grout can negatively affect your home or commercial office appearance. Luckily, getting your tile and grout cleaned professionally at least once a year or more often if you have pets in your home can help you achieve a cleaner, brighter and healthier look for your floor. As a bonus, regular tile and grout cleaning will help you maintain the long life of your walls.

6 Ways to Improve the Look of Your Bedroom
Your
bedroom is an important area of your home. Not only is it a place where you can relax and get some much-needed sleep, but it's also a space where you can recharge and prepare for the day ahead. If your bedroom isn't as comfortable or appealing as you'd like, don't worry! There are many ways to improve the look and feel of this space. In this article, we will discuss 6 easy ways to make your bedroom more inviting and relaxing. So, read on for some bedroom inspiration!
Benefits of a Comfortable Bedroom
There are many benefits to having a comfortable and inviting bedroom. Here are just a few:
Better Sleep Quality
If your bedroom is a calm and relaxing space, you will be more likely to fall asleep easily and have a restful night's sleep. This is because comfortable bedrooms typically have lower levels of noise and light pollution, which can be disruptive to sleep.
A Place to Unwind
After a long day of work or taking care of the kids, your bedroom should be a haven where you can unwind and relax. If your bedroom is cluttered or feels cramped, it can be difficult to relax in this space. By making some simple changes, you can turn your bedroom into a tranquil retreat that you'll look forward to spending time in.
Improved Mood
Creating a comfortable and inviting bedroom can also lead to an improved mood. When you wake up in a space that makes you feel happy and relaxed, it can set the tone for the rest of your day. A cluttered or drab bedroom, on the other hand, can make you feel stressed and anxious.
Increased Resale Value
If you're ever planning on selling your home, an updated and comfortable bedroom will be a major selling point. Buyers are often willing to pay more for a home that includes a well-designed and inviting primary bedroom.
Now that we've discussed some of the benefits of having a comfortable bedroom, let's take a look at how you can improve this space.
How to Improve Your Bedroom
There are several methods to make your bedroom a more pleasant place. Here are some ideas for you to consider:
1. Choose Calming Colors
One of the best ways to create a relaxing atmosphere in your bedroom is to choose calming colors. Stick to light and neutral tones like white, cream, or pale blue. These colors will help to create a serene and tranquil space. It is also important to avoid using bright and bold colors as they can be jarring and make it difficult to relax in your space.
2. Use Accent Pieces
Another way to add interest to your bedroom is to use accent pieces. This can include adding a pop of color with bedding or pillows, using interesting artwork on the walls, or adding a piece of furniture in a unique style. By using accents, you can add personality to your space without making it feel too busy or cluttered.
3.
Keep It Clutter-Free
Keeping your bedroom clutter-free is one of the most effective methods to make it more welcoming. This means
getting rid of any clothes that are lying around, putting away shoes and accessories, and making sure that all surfaces are clear. A tidy room will feel more spacious and relaxing, while a cluttered room can feel cramped and stressful.
4. Add Some Greenery
Adding some greenery to your bedroom can also help to improve the appearance. This can be done by placing a few plants in the room or adding a floral arrangement to your dresser. Not only will this add a touch of color and life to your space, but studies have shown that plants can also help to improve air quality.
5. Use Soft Fabrics
When choosing bedding and curtains, opt for soft fabrics like cotton or linen. These materials are more breathable and will help to create a comfortable and inviting space. Steer clear of synthetic materials like polyester as they can often trap heat and make the room feel stuffy.
6. Incorporate Lighting
The lighting in your bedroom can also play a role in creating a relaxing atmosphere. Soft,
ambient lighting is ideal for bedrooms as it can help to create a calming feeling. Avoid using harsh overhead lights as they can be too bright and disruptive. Instead, opt for lamps or fairy lights to add a gentle glow to the room.
Common Bedroom Design Mistakes
Now that we've covered how to improve your bedroom, let's take a look at some common design mistakes that you should avoid.
Using too Many Colors or Patterns
As we mentioned before, it's important to stick to calming and neutral tones in your bedroom. Using too many colors or patterns can be jarring and make it difficult to relax in the space.
Not Considering Lighting
The lighting in your bedroom can have a big impact on the overall atmosphere. Be sure to incorporate both ambient and task lighting to create a well-lit space.
Ignoring the Windows
Your windows can be one of the most important features in your bedroom. Be sure to dress them
with curtains or blinds that will help to create a cozy and inviting space.
Forgetting About Storage
A lack of storage can make your bedroom feel cluttered and cramped. Be sure to incorporate both hidden and visible storage solutions to keep your space tidy.
Choosing the Wrong Bed
Your bed is the centerpiece of your bedroom, so it's important to choose one that is both comfortable and stylish. Be sure to take into account the size of your room and the style of your décor when making your selection.
Conclusion
By following these tips, you can easily transform your bedroom into a stylish and relaxing retreat. Just remember to avoid common design mistakes, such as using too many colors or patterns, and to focus on creating a space that is both comfortable and functional.
The Cost of Solar Panels: Is It Worth It?
Homeowners
who install solar power systems can receive numerous benefits: lower electric bills, lower carbon footprints, and potentially higher home values. But these benefits typically come with significant installation and maintenance costs and the magnitude of the gains can vary widely from one house to another.
In principle, working out whether it makes financial sense to install solar power for your home is simple. You will need to calculate:
The cost of a solar power system
How much energy it will produce
• What you would otherwise pay for the same amount of energy
• How many years it will take for your upfront investment to pay for itself in saved energy costs
• Whether the system will pay for itself in five years
• If it does and you have the upfront capital, it's probably a great idea. If you'll have to wait longer for savings or take out a loan to afford the system, you'll need to think the decision through carefully.
In practice, however, things are not this simple. There is a large variation in each of these factors, and that can make the costs and benefits of installing solar power for two homes—even if they are neighbors—radically different.
First, let's look at the cost of installing a solar power system
for your home. The average, upfront cost of a residential solar power system is between $3,500 and $16,000.
Why the huge range of costs? Well, a lot of the variation depends on the size of the system you'd like to install and the type of panels you want to use. Whatever system you use, keep in mind that solar power is capital intensive and the main cost of owning a system comes upfront when buying the equipment. The solar module will almost certainly represent the largest single component of the overall expense.
There are some additional costs, as well. Other equipment necessary for installation includes an inverter (to turn the direct current produced by the panel into the alternating current used by household appliances), metering equipment (if it is necessary to see how much power is produced), and various housing components along with cables and wiring gear. Some homeowners also consider battery storage. Historically, batteries have been prohibitively expensive and unnecessary if the utility pays for excess electricity that is fed into the grid (see below). The installation labor cost must also be factored in.
In addition to installation costs, there are some further costs associated with operating and maintaining a PV solar array. Aside from cleaning the panels regularly, inverters and batteries (if installed) generally need replacement after several years of use.
Calculating Your Energy Production
The second factor you'll need to consider in your calculations is the amount of energy your system will produce and when it will do that. This can be a very complicated calculation to make, even for experienced solar engineers. However, let's run through the basics.
One of the most important considerations is the solar irradiation levels available in the home's geographical location; in other words, how sunny it is where you live. When it comes to using solar panels, being closer to the equator is generally better, but other factors must be considered.
Equally important is your home's orientation: For rooftop arrays, a southfacing roof without trees or other objects obstructing sunlight maximizes the available solar energy. If this is not available, panels can be mounted on external supports and installed away from the house, incurring additional costs for the extra hardware and cables.
And then you must factor in the size of your system. Solar panel size is quoted in terms of the theoretical electrical
How Much Will You Save?
Once you know how much a solar power system will cost upfront, and how much energy it will produce, you can (theoretically) predict how much you can save in energy costs per year. output potential in watts. However, the typical output realized for installed PV systems—known as the capacity factor—is between 15% and 30% of the theoretical output.
A 3 kilowatt-hour (kWh) household system running at a 15% capacity factor would produce 3 kWh x 15% x 24 hr/day x 365 days/year = 3,942 kWh/year
