A Salute to a Komatsu Customer

Unexpected events lead contractor to found and expand Albuquerque-based PG Enterprises LLC

What started as a short-term break from college to help out at his family's dairy farm, turned into a concrete recycling and asphalt business for Payam Ghoreishi, owner of Albuquerque-based PG Enterprises LLC. When Ghoreishi returned to the family farm in 1998, he had no idea it would lead to starting his own business.

“I was going to school and came home because my brother, who was running the farm, decided he wanted to do something else,” recalled Ghoreishi. “I took over, but after a few months he came back. The two of us oversaw the dairy together for a while, but my intention was to return to Texas Tech.”

Even though the move was meant to be temporary, Ghoreishi was committed to maintaining the farm’s success and actively worked to expand it. When another dairy operation in Albuquerque closed, Ghoreishi purchased its stanchions, corral pieces and other items, and dismantled them for reuse.

“As I was taking things apart, I met the person who owned the dairy property and planned for redevelopment,” Ghoreishi explained. “He asked me if I was interested in dismantling his properties for him and getting paid for it. At first, I didn’t take him seriously, but he asked again a few days later, and that got me to consider it.”

Ghoreishi visited one site in El Paso, Texas. In addition to dairy-related items, the job included concrete removal, and that sparked an idea.

“Honestly, I still wasn’t that interested because I wanted to go back to school, but as a courtesy I met with his representative,” said Ghoreishi.

“I figured the concrete would get hauled to the landfill, but the question of crushing came up. I had been to Germany and saw that contractors there recycled practically everything, and I believed the best move would be to bring in a mobile unit and crush on-site.

“I put a proposal together that included doing that with the idea that the resulting material would stay there and be sold with the property — turn the liability into an asset, so to speak,” Ghoreishi continued. “The owner liked the idea.

In fact, he asked me who was going to explain to my parents that I wasn’t going back to school.”

Adding services, learning lessons

Close to 25 years after Ghoreishi did his first job, he is still recycling concrete and has added asphalt. Old pavements and foundations come from locations where PG Enterprises’ dirt crews are performing demolition as part of sitework services that include clearing and grubbing, mass excavation, and fine grading. Truck drivers for PG Enterprises deliver concrete and asphalt to the company’s recycle yard on the southeast side of Albuquerque, which also houses its headquarters.

In addition to the crushing yard, PG Enterprises has a sand and gravel operation near Belen, N.M., that opened in 1999 and produces about 30 products, ranging from fine sand to boulders, and a landscape-related pit near Albuquerque that mainly sells raw products to wholesalers.

Specialty items include high-quality golf course sand and infield mixes for baseball fields.

PG Enterprises now also offers heavy haul trucking, but mobile crushing remains on its list of services.

That can take a toll on equipment, but we have confidence, based on our experience, that it will run day in and day out — and give us high production.”

“I haven’t forgotten my roots, I’ve just expanded as opportunities presented themselves,” said Ghoreishi. “I have also learned some valuable lessons. For instance, after the first dairy project, I took on a utility job that went well, followed by a highway job, which I lost money on. I quickly saw what worked for me and what didn’t.

“I’m not really interested in doing large-scale subdivision sites or heavy civil,” Ghoreishi continued. “I would rather do earthwork for smaller residential and commercial sites.

Ghoreishi added, “Recently, we have taken on some restoration work for wildlife habitats. It’s gratifying to be involved in that type of work.

“I also realized early on that success is related to the quality of people who you surround yourself with,” Ghoreishi noted. “In addition to reassessing what I wanted to focus on early, I sought out dedicated, hard-working staff members. That philosophy remains in place, and I now have about 50 of the best people the construction and material supply industries have to offer.”

Service remains key

Ghoreishi says a driving factor in his equipment choices is dealer support. During the past few years, he’s dealt almost exclusively with representatives of Komatsu’s Albuquerque branch, including Dennis Trujillo, territory manager, and Joey Gallegos, product support general manager.

“I want a dealer that takes care of equipment throughout its life cycle, from the sale to trade or resale, and Komatsu does; it’s been a delight to work with Komatsu, especially Dennis and Joey,” said Ghoreishi. “When I need equipment, whether it’s to purchase or rent, I call them, and they find it quickly.

“I really like that Komatsu covers scheduled services on new machines with Komatsu Care for 2,000 hours or three years because it ensures that they are done on time, so we can concentrate on working,” he added. “That frees up my guys to do other things and increases productivity. us when a service is due, and schedules it so that our downtime is limited. It works great.”

PG Enterprises runs multiple Komatsu wheel loaders, excavators and dozers.

That’s been the case since Ghoreishi purchased his first Komatsu machine, a WA480 wheel loader, in 1999.

Slow, steady growth

Since starting the company more than 20 years ago, PG Enterprises has grown steadily, and Ghoreishi plans to continue that trend.

“I think any business, especially in construction, needs to grow a little each year to stay competitive,” noted Ghoreishi. “I don’t want to double in size within a year or two, or on any other short timeline. That creates problems because things get hard to manage, and in turn, quality can suffer. I won’t let that happen. My focus remains on doing what we do and doing it well. That’s been my business plan from the beginning.” ■

JPL Industries supports New Yorkers through its heavy civil, environmental and parks department projects

John, Joseph and Chris Pizzirusso spent their high school summers working for their father’s landscaping company in Brooklyn, N.Y. As the brothers got older and finished college, they all returned to the company to help it grow. Today, J. Pizzirusso Landscaping Corp. — otherwise known as JPL Industries — takes on a wide range of public sector projects throughout New York City’s five boroughs with John as president, Joseph as vice president and Chris as chief operating officer.

“In the late ‘70s, my father started the company as a residential landscaping and lawn maintenance provider for private homeowners and commercial buildings,” explained Joseph. “When my brothers and I began to work for the company full time in the early ‘90s, we started to take on more commercial projects. We grew up cutting lawns and knew that wasn’t the future we envisioned for ourselves, but we had a vision to grow the company organically.

“We started subcontracting for the New York City Department of Parks and Recreation — building ballfields and playgrounds,” continued Joseph. “From there, we ventured into being prime contractors and started

planting trees along streets for New York City’s million-tree planting program (MillionTreesNYC). Slowly we grew to the point where we could take on entire prime contracts installing the total infrastructure of a park. Over the last seven years, we’ve added more complex infrastructure work and have worked on a wide range of projects throughout the city.”

Today, JPL Industries works with NYC’s Department of Design and Construction (DDC), Department of Environmental Protection (DEP), and Department of Parks and Recreation (NYC Parks), as well as utility providers throughout the five boroughs.

Joseph notes that JPL Industries separates itself from the competition by never letting go of its roots.

“We have a diverse staff capable of taking on any job that comes our way,” stated Joseph, who added that the firm employs upwards of 150 people during the busy season.

“We’re involved in projects ranging from landscaping to heavy civil work. We can build a ballfield and repair water mains. We’ve held on to what made us successful and know that there are not many companies like us that exist.”

Major projects

One of JPL Industries’ largest NYC Parks projects was Fairview Park in Staten Island.

“Originally, the site was 12 or 13 acres of forest,” noted Chris. “We removed over 1,500 trees to build a brand-new park. The project included a baseball field, soccer field, tennis courts, pickleball courts and other recreational activities for people to enjoy outside.”

Recently, JPL Industries completed infrastructure work on Staten Island for the DEP’s Bluebelt Program.

“The project channels storm runoff into a natural wetland, which filters, cleans and retains the water for a period of time before it eventually returns to the bay,” explained Dionel Lopez, a project manager for JPL Industries. “This type of project utilizes all three aspects of our company.

We provided civil infrastructure work, created a natural habitat for wildlife, and addressed flooding and water management problems.”

In 2021, JPL Industries was awarded the contract to transform the potter’s field on Hart Island from a neglected public gravesite into the nation’s largest municipal cemetery.

The firm took over operations from the New York City Department of Correction (DOC) through NYC Parks.

“Our role is to improve all aspects of burial management and visitation to the island and upgrade the landscaping appearance and maintenance, which will ultimately transform the island into a place where families can visit and grieve peacefully,” stated Joseph.

“Part of the island’s transformation involves removing dilapidated structures and overgrown vegetation.”

Komatsu delivers

To process material on Hart Island into topsoil, natural stone aggregate and mulch, JPL Industries utilizes several pieces of equipment from their Komatsu dealer — a Terex Finlay 863 mobile screening plant, a Terex Finlay J-1160 primary mobile jaw crusher and a Terex Finlay C-1540 cone crusher. Komatsu equipment on-site includes two PC240LC excavators and two WA380 wheel loaders.

With the help of Steve Gambutti, Komatsu territory manager, and Dave Ewald, product support for Komatsu’s Terex Finlay line, JPL Industries found the right machines.

“We have a long history working with Steve and trust him to help us find the right machine for any job,” said Joseph. “When we needed to find machines for the Hart Island project, Steve and Dave walked us through the Terex machines’ capabilities and why they could be the right fit.

The fact that Komatsu supported Terex through its dealership made the decision easy. If a machine ever needs service or a part, I know they will take care of us.”

The firm’s fleet features several other pieces of Komatsu equipment, including a PC228USLC excavator, a D39PXi intelligent Machine Control (iMC) dozer and a PC490LC excavator.

“There’s nominal downtime with Komatsu equipment,” stated Chris. “Komatsu does a great job staying on top of service through its Komatsu Care program, and the machines are built to handle the stress of working. The 490 excavator is our newest machine and we’re excited about its capabilities.”

The firm added the Komatsu PC490LC excavator to begin work on its Seventh Street project.

“The Seventh Street project is exciting because its footprint only spans a block and two intersections, but it’ll be challenging because we’re working with deep sewers and around subway lines,” explained Dionel.

“We’re increasing the capacity of the existing sewer by building a new one and connecting different lines into the larger system through different-sized chambers. All of this is happening next to and underneath the subway,

up to 30 feet deep. We needed a machine like the 490 to handle the excavation depth and load capacity to install slide rail sheets that keep our workers safe.”

Chris notes that the Komatsu D39PXi iMC dozer has transformed the firm’s grading jobs.

“You can lay out every project months ahead of schedule and view it on the screen while you’re working,” explained Chris. “Our operators love it because they don’t have to set up masts; it’s just turn on the dozer and go. It’s great for projects like baseball fields and parks where you’re grading large tracts of land. The slant-nose design lets you see the blade, and you don’t need stakes or surveyors because the GPS is integrated into the machine. It’s been great for us.”

Continued growth

As COVID-19 restrictions ease, JPL Industries intends to ramp up its workload and take on new jobs.

“We slowed down slightly during the pandemic due to several factors, but we have a large backlog of work and are ready to pick up where we left off pre-pandemic,” said Joseph. “There are new projects opening, and we plan to continue bidding them. We’d like to stay within the same scope but take on larger jobs. Just recently, JPL was the low bidder on its largest project to date: the East Coast Resiliency project, which is a $154 million contract in Manhattan. We are confident that we are set up well for the future with Komatsu on our side.” ■

From time, fuel and maintenance savings to less paper, job site connectivity provides profit potential

Why is job site connectivity such an important consideration for your construction business? Because technologies that support connectivity facilitate better and faster communication between your field personnel and those in the office.

“The potential cost savings of connectivity are quite large,” said Komatsu’s Jason Anetsberger, director of customer solutions. “With connectivity comes the ability to digitally send files, pull data directly from machines without driving to the site and more. The old saying that ‘time is money’ really applies because connectivity saves both.”

Here are six reasons job site connectivity could potentially pay off for you.

1. Faster responses and adjustments

Few things are worse for project managers than finding out their job site is behind schedule. In the past, they relied on field personnel to phone in daily or weekly load counts, amounts of material moved and other critical information. However, by the time they received such information, the project could be losing money.

Job site connectivity allows field personnel to send information such as load counts, amounts of dirt moved, hours worked and more directly to the office, which reduces paper costs. Project managers can save travel time and fuel by sending design changes directly to connected machines and on-site personnel.

2. Less paper

Historically, superintendents, foremen and other field personnel would take a set — or multiple sets — of plans to the job site, while another set would be in the office. Today, digital plans are more the norm. With a connected job site, plan changes can be sent directly to a tablet, smartphone or a machine.

Paper timecards can also be virtually eliminated.

With a connected job site, field personnel electronically log and send hours via email or with several timecard apps available through smartphones and other devices. A bonus is that this is done in near-real or real time, so your office staff doesn’t have to wait for timecards to be turned in and spend hours going through them.

3. Time and fuel savings

In the old days, if there was a change in plans, it meant a trip to the job site. Depending on how far away the job site was, that could mean hours in a vehicle and burning several gallons of gas or diesel. When you can transfer files electronically, there is no need to drive to the job site.

4. Reduced equipment service, maintenance and repair costs

A connected job site gives fleet managers the ability to track machine hours more closely than ever. Hours can be accessed directly from the machine, which lessens the potential for going past scheduled service intervals.

Missing scheduled service can be potentially problematic and lead to costly catastrophic failures that take big bites out of the bottom line.

A clear, up-to-date picture of machinery’s current hours and a better ability to track them lets fleet managers be proactive about scheduling service, maintenance and repairs, and ensures needed parts and fluids are on hand ahead of time. Fleet managers can take equipment out of service at times when it is not needed or after hours to limit downtime, stay productive and increase profitability.

“Project managers have almost immediate information about where a machine is in relation to target elevation, and they don’t have to wait for someone to phone in or drop off that information. With no guesswork, they can send personnel to perform other tasks sooner.”

6. Increased safety = lower premiums

Connectivity goes much further than linking the office and the job site. Connectivity is also available through wearable technology. Smart helmets and safety vests that have enabled tracking and remote communication capabilities can help keep your workers safer. Smart work boots with sensors can automatically alert others if workers enter an area that has been designated as unsafe.

As part of Komatsu’s suite of Smart Construction products, services and digital solutions, its intelligent Machine Control (iMC) 2.0 gives contractors the opportunity to take advantage of sophisticated, productivity-enhancing automation.

Developed with input from leading construction companies, Komatsu’s iMC 2.0 offers additional new features such as auto tilt bucket control and bucket angle hold control on several mid- to large-sized construction excavators: the PC290LCi-11, the PC360LCi-11 and the PC390LCi-11.

“They are an excellent match for footing excavation, trenching and slope work, with factory-integrated systems to help minimize over-excavation and empower operators to dig straight to grade quickly and accurately,” said Earing.

Exclusive iMC 2.0 productivity features

Auto tilt bucket control assists operators by aligning the bucket parallel with a slope, so finish grading can be accomplished

without needing to align the machine with the target surface.

Bucket angle hold control helps operators reach finish grade quickly and accurately. It automatically holds the bucket angle to the design surface during arm operation, enabling operators to perform finish grading using only arm input.

Both new features build upon the semi-automatic functions that were maintained from the first generation of iMC excavators, including the ability to switch from manual to semi-automatic modes.
