Work Continues on Iconic Arizona Center’s $25M Facelift in Phoenix By Lori Tobias CEG CORRESPONDENT
Contractors are at work on a $25 million project that will completely renovate the iconic Arizona Center and pave the way for additional future projects, including a boutique hotel and multi-family housing. “The Arizona Center refresh will create a new model for office, retail, and entertainment in the Southwest representing a new era for downtown Phoenix,” said Matt Root, managing partner for Parallel Capital Partners. “The plans will inspire a true sense of place that is relevant and fulfilling for everyone who visits, works, or plays there.” Located in Phoenix, the Arizona Center was built in 1990. Parallel Capital Partners purchased the 36-acre property in 2015, paying $126 million for the center with entitlements for an additional 3.9 million sq. ft. of improvements. Skanska USA will manage the construction project with Gensler partnering as architect. The focus of the concept is to take the current introverted space and open it to the surrounding streets and the urban neighborhood, creating a more interactive and spontaneous experience that connects to the existing fabric of downtown Phoenix, said Mike Jackson, project manager of Parallel.
“The one million-square-foot multi-use project will create a 360-degree experience that communicates the unique attributes and identity of Arizona. Specific transformative elements include site furnishings, shade structures, landscape, lighting, new materials, fixtures and finishes, wayfinding, and branded signage features. In addition, the current parking garage at 4th and Fillmore streets will be upgraded and a valet parking element will be added on 3rd Street, between Van Buren and Fillmore streets.” The character of the place will be quite different, Jackson said. The entire storefront is being replaced and the tenant mix is expected to shift from the original onethird restaurant/two-third retail to closer to 80 percent restaurant and 20 percent ancillary. “The refresh will be pretty spectacular in terms of the materials,” Jackson said. “The skin on the building will be a metal panel aluminum, with a pattern punched in by a computer controlled punch press. It will be an almost plant based pattern on the panel. Each is 40 by 12.5 feet and white and will skin the entire building. South MountainFreeway Interchange at I-10 Reaches Milestone The skyline is changing almost daily at Interstate 10 and 59th Avenue as an interchange takes shape that will connect with the Loop 202 South Mountain Freeway in west Phoenix. After work completed recently, motorists now see the first girders, more than six stories above I-10, for a flyover ramp that will carry South Mountain Freeway traffic to westbound I-10. Two large cranes hoisted and placed the concrete girders, each approximately 150,000 lbs. and up to 165 ft. long, during an overnight closure of eastbound I-10.
