As we begin a new year and a new decade, we’re thrilled to be kicking off 2020 with 20 properties spanning five countries and eight U.S. states totalling nearly $95 million. We’re poised to have our best first quarter ever, with this month’s catalogue of properties featuring two custom-built estates in Sundance, Utah—selling at the start of the internationally-acclaimed Sundance Film Festival—an entertainer’s estate in Arizona’s Paradise Valley, and tropical residences in the Bahamas, Costa Rica, and Mexico.

We ended 2019 with successful showcases in New York City and Hong Kong, shattering our sales estimates and breaking sale price records in Vero Beach, Florida; Lake Las Vegas, Nevada; and Calgary, Alberta, Canada.

Our recent Asia auctions generated over $190 million in sales, and hundreds of high-net-worth individuals added to our growing global database of over 615,000 individuals, including our Private Client Group of buyers, agents, and industry experts.

Launched on the heels of our auctions in Hong Kong and New York City, we’re proud to announce we’ll be holding a live auction in Dubai in February (more on page 58), in partnership with The Wall Street Journal.

Looking forward to 2020 and beyond, we predict the buyer pool for luxury will escalate in scarcity. Luxury markets across the US will continue to take the biggest hit next year, with appreciation slowing down. Real estate markets will continue to soften due to political uncertainty, rising interest rates, and tax code changes.

Our research continues to indicate that the largest factor in determining the final sale price of a luxury property is the number of days that it has been on the market. Every day a property is on the market, it depreciates in price. When a property has been on the market for a prolonged period of time, not only does it suffer from negative perception, but there is an inherent cost associated with the accumulated days. This is especially true in markets with a high level of second homes and luxury at large.

Later this month, we will be releasing the fourth edition of our Luxury Homes Index. The report evaluates the top 10 sales in the country’s hottest luxury real estate markets to determine the impact that the number of days a high-end property is on the market has on its final sale price.

Together with listing agent Seth O’Byrne of Pacific Sotheby’s International Realty, Nicholas decided he wanted to take control of the timing of the sale of his property.

In only seven weeks, Concierge Auctions’ marketing efforts, in conjunction with agent partner Seth O’Byrne, generated over 500 prospects, 98 open house visitors, 75 preview event attendees, and 23 qualified showings.

Concierge Auctions was able to bring the global market directly to their property and a buyer that didn’t want to wait for the auction to take place.

The buyer made a pre-auction offer, which was presented and accepted by Nicholas and O’Byrne.

The sale represented the highest price achieved in Rancho Santa Fe in 2016 and marked the third time a property has sold above $10 million in Rancho Santa Fe from 2008-2016. The other

two sales were also produced by Concierge Auctions—El Milagro, which sold for USD $14.3 million, and Casa del Sol, which sold for USD $12.3 million.

Luxury property owners face unique challenges when trying to predict how quickly their property will sell. We see auction as an additional tool rather than an alternative. However, we know that the traditional model has limitations—especially in the luxury realm where the buyer pool is limited and properties are not very liquid even in healthy market conditions.

With Concierge Auctions, because start to closing is typically just 60 days, you can avoid the carrying costs and opportunity cost associated with long days on market. It is intense, effective, and lets you control the timing of your sale. In short, we accomplish in 60 days what far too often takes years.

Your listing agreement remains 100% intact. We have never conducted an auction without a listing agent involved and a commission offered to a buyer’s agent.

HOW DOES THE AUCTION PROCESS WORK? In conjunction with your agent, we showcase your property to targeted members of our global database of more than 600,000 individuals, including our Private Client List of high-net-worth buyers, agents, and industry experts. The process typically results in 300 prospects, 25+ showings, and 3–5 qualified buyers competing for your property. Before the auction opens, you can decide whether to move forward after reviewing the field of bidders and their opening bids.

We use two auction formats. 1) Without Reserve: There is no minimum bid to purchase. 2) Reserve: Will sell at or above a pre-determined price threshold.

WHAT DOES IT COST? HOW DO YOU GET PAID? There are no upfront costs to sellers, and we pay the marketing costs associated with auctioning the property. Our fee comes from a premium paid by the buyer. Sellers pay agent commissions as outlined in their listing agreement.
