Contract signings on existing-home purchases picked up again in May, according to the National Association of Realtors (NAR), whose Pending Home Sales Index rose 5.9% for the month to a reading of 101.1, matching the highest level seen in two years. Year-over-year, the index was up 13.3%. (The index measures contracts but not closings.)

In a statement discussing the numbers, Lawrence Yun, chief economist at the NAR, expressed concern that contract activity could be held back in the near future if more existing homes are not made available for sale. Inventory of existing homes in April stood at 2.49 million units, 20.4% below year-ago levels, as many homeowners remain pinned under an upside down mortgage. Seasonal sluggishness hit the North American lumber market last week as everyone but panel traders had to work hard to eke out transactions. Significant price softening reflected the changing mood. Perception, however flawed, played a major role in the weaker prices as customers pointed to the last time the softwood lumber export tax was reduced. “What if another wall of wood hits the US?” they cried. “I don’t want to buy at these prices if wood might be plentiful in two weeks.” It is astonishing that people continue to not realize we aren’t in 2010 anymore. Benchmark WSPF KD 2x4 #2&Btr prices dropped $10 to end the week at US$298 mfbm. Producers, hard at working the phones, offered only, “prices are down $10 across the board” then immediately went back to taking customer calls. Inventories in the field remain depleted and mill order files are still out three or six weeks depending on the item, so it can only be assumed that two months of customer resistance finally materialized in lowering prices. Whether that will remain is a big question. The looming Canada Day/Independence Day long weekends in Canada and the US will bring production levels down. Meanwhile, US house prices and home sales are steadily rising, and home inventories are now at the same levels as in 2006. Major flooding in parts of southern BC, admittedly not home to significant timber harvesting or lumber production, was still a major concern at time of writing. It is likely that the transportation network will be the most affected. The Trans-Canada has already been closed due to mudslides. Epic forest fires in Utah, Colorado and other US Rocky Mountain states are proving impossible to fight. As well, fully half of BC’s forest firefighters are currently deployed in Yukon. There are too many variables, too many unknowns, too many unprecedented developments to be able to say how the lumber market will play out through summer. At this point it seems likely a status quo will be in effect until at least September. By then shocked customers will have become used to these new, supposedly high, prices.
