The feeling inside the convention center at this year’s International Builders’ Show, held last week in Orlando, Fla., was noticeably more hopeful than what the show has seen for several years—a mix of cautious optimism and relief. And show attendees weren’t the only ones, according to the latest report from the National Association of Home Builders (NAHB)/Wells Fargo Housing Market Index, released today. Confidence among builders of single-family homes was up for the fifth consecutive month in February, jumping four points to a monthly reading of 29—the highest level seen and longest period of sustained growth since May 2007.

A significant run on Western Spruce #3/Utiliity grade lumber last week by customers in China was enough to push up prices on the standard grades.

Sustained demand from the US buoyed lumber prices across commodity groups and species. A rollicking futures market continued to offer no indication of which direction lumber prices will take going forward.

Benchmark WSPF KD 2x4 #2&Btr climbed a further $7 last week to end at US$262 mfbm. Producers are encouraged by the ongoing increase in lumber prices, particularly since North America is just beginning to head into the spring buying season. Sawmills of various kinds are reopening and adding shifts, in the US and Canada, in anticipation of a busy next few months.

Some companies are beginning to voice concerns about replenishing log supply and about the shortage of truckers to call back to work. These supply chain issues will only become more pronounced as spring moves on.

The wisdom of lumber market veterans indicates that there is no such thing as good weather for an entire winter in the east of North America. While traders enjoy the current pleasant temperatures and lack of precipitation, operating their businesses as if this will continue, reality looms in the back of everyone’s minds.

Before spring sets in, there will be a bad storm and severe weather conditions.

Transportation on roads and railways will be impeded or restricted outright. No one can predict when this will come or how bad it will be.

Should a change in the weather occur in a up market, with lumber priced at higher levels than existing inventory moving through the supply chain, the resulting turmoil and supply shock could well drive prices up by a significant degree. If 2012 so far is any indication, any increase in lumber prices will be sustained through the normal buying season -- which tends to wane in August.

Should bad weather descend during a lull in lumber trading, however, the result could be a softening of lumber prices as the market is forced to take a break until supplies can begin moving again. In that case, producers will be able to do nothing but watch price levels diminish as buyers will act strongly to push through counter offers.
