The second quarter of 2026 marked a meaningful return to the traditional spring selling season in the Hamptons. After a slow start to the year, buyer activity accelerated as warmer weather arrived and confidence improved. While geopolitical and economic uncertainty continued to influence decisionmaking, resilient financial markets, another strong Wall Street bonus season, and continued demand for lifestyle-driven second homes supported activity throughout the quarter. Inventory remained constrained in many of the market's most desirable locations, particularly for turnkey and waterfront properties, helping to sustain pricing despite a moderation in transaction volume.
Total single-family home transactions reached 409 sales in Q2 2026, representing a 14.6% decline year-over-year from Q2 2025. However, activity rebounded sharply from the first quarter, increasing 189% quarter-over-quarter as the spring market gained momentum Total dollar volume reached $1.57 billion, down 5.4% year-over-year, but up 4.3% from Q1 2026, illustrating that meaningful capital continues to flow into the Hamptons despite a more measured pace of sales.
Pricing remained one of the defining strengths of the market. The average sale price increased to $3.85 million, up 10.8% from Q2 2025, while the median sale price climbed to $2.43 million, a 26.0% year-over-year increase and one of the highest quarterly median prices ever recorded. Compared to the first quarter, pricing pulled back modestly as the market normalized from Q1’s exceptionally luxury-heavy mix of sales, with average sale price declining 12.3% and the median price slipping just 0.5%. Even so, value remains well above historical norms.
East Hampton once again led the market with 152 sales, accounting for more than 37% of all transactions, followed by Southampton with 115 sales Activity remained healthy across the South Fork, with Westhampton recording 59 sales, Sag Harbor 50, Bridgehampton 18, and Shelter Island 15. While transaction activity remained below year-ago levels in many areas, pricing across premier submarkets continued to demonstrate remarkable resilience, particularly where inventory remains limited and demand for renovated, move-in-ready homes continues to outpace supply.
The luxury market remained a significant driver of overall performance. There were 29 sales above $10 million during the quarter, representing more than 7% of all single-family transactions, while 87 homes sold above $5 million, accounting for over 21% of the market. The quarter's highest sale was 112114 & 126 Old Montauk Highway in Montauk, which traded for $30 million. Southampton and Bridgehampton continued to dominate the ultra-luxury segment, reflecting ongoing demand for premier waterfront and estate properties
Overall, the second quarter reflected a healthier and more balanced market than the winter months. While transaction volume remained below last year ' s elevated levels, the strong rebound from Q1 demonstrates that buyers remain active when quality inventory becomes available Rising median prices, resilient dollar volume, and continued strength in the luxury segment reinforce the Hamptons' position as one of the country's premier secondhome markets. Looking ahead, we expect inventory constraints, continued wealth creation, and steady demand from both regional and national buyers to support pricing through the remainder of 2026, even as buyers remain selective and increasingly focused on quality, location, and value.

The second quarter marked a strong return to the North Fork's seasonal market, as buyers re-engaged with one of the East End's most lifestyleoriented destinations. While elevated mortgage rates continued to influence purchasing decisions, improving weather, increasing inventory, and the arrival of the summer season brought renewed activity across the region. The North Fork remained fueled by a diverse mix of primary homeowners, second-home purchasers, retirees, and buyers seeking greater value without sacrificing waterfront access, open space, and the area ' s renowned agricultural and vineyard lifestyle.
Total single-family home sales increased to 108 transactions during the second quarter, a 102% increase from Q2 2025, as seasonal demand returned following the slower winter months. Total dollar volume climbed 10.4% year over year to $148.4 million, reflecting both increased activity and several notable waterfront and luxury transactions. Sales activity broadened across nearly every major hamlet, demonstrating continued buyer confidence and reinforcing the North Fork's reputation as one of Long Island's most stable residential markets
While the North Fork continues to offer a more attainable entry point than the neighboring Hamptons, demand for renovated homes, waterfront properties, and residences located near village centers continued to support values throughout the quarter. The average sale price remained essentially unchanged from a year ago at $1.37 million, while the median sale price eased 4.5% to $945,000, reflecting a healthy mix of transactions across a broad range of price points rather than any meaningful softening in demand Buyers remained disciplined and selective, with well-priced, move-in-ready homes attracting the strongest interest and often selling more quickly than properties requiring significant updates.
The luxury segment also posted several noteworthy transactions during the quarter. The highest sale was 3745 Nassau Point Road in Cutchogue, which closed for $80 million, followed by 200 Peconic Bay Boulevard in Aquebogue at $5 25 million Several additional properties traded above the $2 million mark, demonstrating that while the North Fork remains primarily a mid-market destination, demand for exceptional waterfront properties continues to attract affluent buyers and support overall market performance.
Overall, the second quarter reinforced the North Fork's position as a market defined by stability, lifestyle, and long-term desirability. While mortgage rates and inventory continue to shape buyer behavior, demand remains broad across a wide range of price points and communities. As buyers continue to prioritize quality of life, waterfront access, and relative value on the East End, the North Fork appears well positioned to maintain healthy activity through the balance of 2026.
