At a planning committee meeting on Tuesday, July 18, the award-winning gallery warned that it was “running at a loss”.

It is hoped that the Children’s Picture Gallery, built on the grounds outside the main gallery, will attract schoolchildren from across the borough, and help secure more grant funding.

Planning officers had advised councillors to refuse permission because it would result in a 1 per cent loss of Metropolitan Open Land (MOL) but, in an unusual move, councillors rebuffed the officers’ recommendation.

Speaking in favour of the Children's Picture Gallery, Dulwich Village ward’s Cllr Richard Leeming said: “It will allow the DPG (Dulwich Picture Gallery) to significantly expand its programme of school visits far beyond the immediate vicinity of Dulwich.”

He warned that refusing permission would mean the DPG would have to “reduce free community services, reduce the days the gallery is open” and “cut jobs”.

Liberal Democrat Cllr Nick Johnson said: “The gallery does need to find a long-term solution to its finances. If we are to believe what has been said, that this returns the gallery to a small operating profit, I think

that is a significant consideration.”

The new Children’s Picture Gallery, aimed at under-eights, will be built on the grounds outside The DPG, beside the Gallery Cottage.

The new gallery will have big “inviting” circular windows and provide an “art-play space” displaying work from the main collection.

for 2022 to 23 shows 76 per cent of lookedafter children in Southwark have had their teeth checked by a dentist in the last year.

Cllr Jasmine Ali, Deputy Leader and Cabinet Member for Children, Education & Refugees, said: “Looking after children in our care is one of the most important things that we do as a council."

Pre-covid, the number of looked-after children receiving annual dental checks was as high as 82 per cent.

As was the case across London, there was a severe drop-off during the pandemic, with

the rate falling to 39 per cent in Southwark.

But whereas the London average recovered to 71 per cent, 2021 to 2022 data showed Southwark's recovery was stalling.

Cllr Ali said: “We put a service action plan in place which has seen great improvement; performance data for 2022/23 shows 76% of looked after children in Southwark have had their teeth checked by a dentist in the last year, higher than the English average of 70%.

“I want to assure all of our children in care that we are pressing on ahead with efforts to

drive improvement up even further. Central to this work is a review that will help us understand the specific reasons why each child has not had a dental check, so we can fully support the dental care of all our looked-after children.”

Children ‘looked after by the council’ are those whose parents or guardians have given up parental responsibilities due to neglect or inability to care for them.

There is a statutory requirement that these children have their teeth checked by a dentist once a year.

By Isabel Ramirez A BermonDsey woman, who opened her loo to queuers following the Queen's death, has created a food bank in a garden area outside her house to give free food to people who need it.

Henrietta Onyema, 63, started the pop-up food bank in the garden area outside her home after the one at her nearby church St Peter & the Guardian Angels had to stop.

"My church used to do it," she explained, "but we have recently lost many members due to parking costs. So it stopped."

She told us she buys the food herself and lays it out on Saturday and Sunday afternoons outside her house on Bermondsey Wall East, near the newly refurbished Old Justice pub.

"There are lots of people struggling right now," she said.

"Things are hard. I don't ask any questions - anyone can come and take whatever they

like."

She added that she would like some help setting up a food bank. "If anyone wants to help me set one up, I would be grateful."

As Bermondsey's answer to the phrase 'charity starts at home,' this is not the first time she has been spotted doing good.

When the Queen died last September, Henrietta opened her toilet for thousands of people queuing to pay their respects to the monarch.

"You can only do what you can," she said.

Former Dulwich councillor Robin Crookshank Hilton snapped the duo feasting on nuts and seeds yesterday afternoon (Sunday, July 16).

She started feeding ‘Freddy’ the fox and ‘Maggie’ the magpie during lockdown and has watched their relationship blossom since.

She said: “The magpie always comes when the fox is there. I was a bit nervous at first thinking the fox was going to eat the bird but they seem to like socialising.

“They kind of look stand there looking at each other. Then the fox looks at me as if to say ‘it's okay, Maggie can eat with me - she’s my friend’.”

Robin began visiting Camberwell Old Cemetery with a friend in her bubble during lockdown. “It’s absolutely beautiful and has a rarely interesting atmosphere,” she said.

They’d bring bags of nuts and seeds to feed the wildlife - bird nuts for foxes, monkey nuts for crows and sunflower hearts for magpies.

“There are these little humps in the cemetery. I poured the nuts on them, they came, and it became a pattern. Animals

get used to these things,” she said.

She said a robin was also a regular visitor although it prefers not to mix with others. “He prefers to have his own pile of seeds,” she laughed.

In a study on interspecies friendships called The Evolutionary Origins of Friendship, researchers Robert Seyfarth and the late Dorothy Cheney found: "Friendships often involve cooperative interactions that are separated in time.

They depend, at least in part, on the memory and emotions associated with past interactions."

The effects of air pollution can include stopping blood vessels relaxing and contracting, as well as increasing blood pressure, which affects the flow of blood around the body.

Air pollution can also increase the risk of blood clots, alter the rhythm of the heart and make the heart more susceptible to damage from blocked arteries.

Dr Miller stresses that even short exposure to air pollution can cause these to happen in healthy people. Long-term exposure to nitrogen dioxide, another pollutant from vehicle emissions, is linked to cardiovascular disease.

According to Dr Miller, there are ways to limit your exposure to air pollution.

Poor air quality is the largest environmental risk to public health in the UK. But while the effects of air pollution on the lungs have been known for more than half a century, researchers are now seeing the range of its impact on heart health.

Dr Mark Miller, a research scientist funded by the British Heart Foundation, said: “A lot of people think that what comes out of a vehicle exhaust is just soot, but it is not, it is actually hundreds of thousands of different chemicals, many of which are likely to be harmful to the body.”

We now know that some of the smallest particles, called ultra-fine particles, can enter the bloodstream and travel around the body, he said.

Lorry driver 'disgusted' after being charged £90 while buying £20 of petrol Exclusive

By Herbie Russell A Bermondsey lorry driver is “disgusted” after he was allegedly charged £90 when buying £20 worth of petrol at the Old Kent Road Asda.

Micky Southion, 51, who had to borrow money from his mum, said Asda’s reconciliatory £5 voucher “was barely enough for a meal deal”.

Recounting the disastrous outing, he said: “I’ve filled up then gone up the road.

I’ve just checked my bank account and all my money’s gone. I’ve gone: ‘Jesus Christ it’s all gone!'...It's disgusting.”

The problem boils down to a preauthorisation system, which sees Mastercard and Visa charge customers a pre-purchase fee to ensure they have enough money in their account.

The money is normally returned to the customer within hours but Micky says he didn't get his money back for four days.

Southwark Council has previously identified Old Kent Road as one of the borough’s most deprived areas along with North Walworth, Peckham and Nunhead

& Queens Road.

Micky said: “For some people, it doesn’t matter and they don’t even look at their bank accounts but for people around here £90 is a lot of money."

Retailers don’t have any option to opt out of the system if they want to allow Visa and Mastercard users to pay at the pump.

If customers want to avoid this happening they should use the traditional pumps, rather than the ones with card readers, and pay at the counter.

ASDA was approached for comment and explained the pre-authorisation system.

By Herbie Russell Police investigating an incident involving a man masturbating on a train have released a CCTV image of a person they’d like to speak to.

The incident happened on a Southeastern train travelling between London Bridge and Eden Park, Beckenham, at 12.45pm, on Monday, March 20.

Detectives believe the man pictured may have information that would assist their investigation.

Anyone who recognises this man is asked to contact British Transport Police by texting 61016 or by calling 0800 40 50 40 quoting reference number 312 of 20/03/23.

Just Stop Oil protestor charged after new Public Order Bill

By Herbie Russell A Just Stop Oil protester has been charged after allegedly being found in possession of numerous items that could be used to cause criminal damage.

Oliver Rock, 42, from Red Post Hill, was charged with having articles with intent

to cause criminal damage (s3 Criminal Damage Act 1971) and being equipped to lock on (s2 Public Order Act 2023), on Thursday, July 20.

He will appear at Westminster Magistrates’ Court today (Friday, July 21).

It has been illegal to attach yourself to the floor to disrupt traffic since the Public Order Bill became law last May.

Kirby Estate residents blame new windows for mould growth 'in almost every home' Exclusive

By Herbie Russell Residents on a Bermondsey Estate say they have been plagued by mould ever since Southwark Council installed new windows as part of a £1.3 million refurbishment.

Tenants and leaseholders on the Kirby Estate claim the windows, fitted in 2020, have created draughts that cause black fungal growth.

After years of fighting for a review of the installation, residents have finally convinced Southwark Council to reinspect the works.

However, while the council accepts there could be issues “relating to the quality” of window fittings, it said there’s no evidence they’re causing the damp and mould.

Reacting to news of an imminent window re-inspection, Marta Prieto, a member of the Kirby’s Tenants’ and Residents’ Association (TRA), said residents were “thankful”.

Local Liberal Democrat Councillor Rachel Bentley said news of a reinspection was “a huge win for the community”.

But she added that the council should be “ashamed that it took this long to recognise the scale of the problem”.

The council installed new windows in almost all of the Kirby Estate's 118 flats, via a contractor, in 2020.

The estate - which is famous for covering itself in England flags during international football tournaments - received the funding through the council's Quality Homes Investment Programme (QHIP).

QHIP is an ongoing project bringing Southwark’s council homes up to standard through repairs.

But according to Marta, the contractor

installed the windows incorrectly.

“They ordered one-size-fits-all windows instead of measuring each gap individually,” she claimed. “But the Kirby Estate is 100 years old so no two gaps are the same.”

Southwark Council has disputed this, saying the windows were measured.

According to the TRA, every single flat which had its windows replaced suffers severe damp and mould every winter.

At Council Assembly on July 12, Marta told councillors: “Winter is only five months away. It’s not fair that our residents, that include babies, elderly residents, and people with vulnerable pre-existing conditions, have to choose between being warm or being able to breathe.”

Kirby Estate resident Sarah Dollard said: “Don’t get me wrong, we had mould before but it got a lot worse when the windows came in so it’s definitely got something to do with the windows.”

In 2020, a contractor authorised by FENSA - the regulatory body for window fittings - approved the installation.

But in 2022, an inspection by International Glass Associates found various problems with the windows, including locks not engaging, missing fixings and sashes not fitting frames.

It also identified damp and mould issues but blamed tenants. It found that some residents’ rooms were “ extremely cluttered” and another had put their “bed against the window”.

Southwark Council maintains that residents were complaining about damp and mould before the new windows were fitted in 2020.

At Council Assembly earlier this month, Southwark Council housing boss Darren Merrill said: “I am pleased to announce that building control are doing an inspection on your estate and I’m expecting the report at the end of July… beginning of August.

“Once we’ve got those recommendations brought forward for remedial works to be done, we will obviously come to your TRA, have that discussion with you, and obviously hold the contractor to account and make sure those works are done.”

Councillor Rachel Bentley said: “Kirby Estate residents should be proud of the courage and resilience they have shown in pressuring the council to take responsibility for their negligence and oversight. I’m so pleased to have been able to support them through this process.

“This is a huge win for the community and shows what happens when local people come together.

“Southwark Labour should be ashamed that it took this long to recognise the scale of the problem, and should be prepared to restore trust that has been totally eroded by this ordeal.”.

The new hours will mean customers only have two two-hour windows during weekdays - with no service on Sundays.

It is understood that this is part of a move to bring Royal Mail up to speed with services like Amazon which prioritise doorstep delivery.

A Royal Mail spokesperson said: “We understand the importance that some customers attach to Customer Service Points (CSPs) as one of a number of ways in which they can access our

services.

“An increase in doorstep services such as Parcel Collect and Safeplace are helping us to enhance customer convenience and deliver more parcels first time.

"In May this year, we also introduced automatic redelivery of parcels the next working day across the UK for customers who are not at home when posties attempt to deliver the first time.

“Over 99 per cent of parcels are now successfully delivered to customers on the first or second delivery attempt.

This is reducing the need for customers to collect parcels from CSPs.”

Customers could find it harder to collect undelivered parcels after Royal Mail slashed Southwark delivery office opening hours by 24 hours a week.

The changes are being rolled out across roughly half of 1,200 customer service points nationally - which are normally housed in delivery offices.

Royal Mail has reassured customers it's increasing delivery services to ensure there’s less chance they’ll need to collect their parcel in the first place.

Council to spend £4.4 million on traffic wardens and cameras to oversee CPZs Exclusive

By Herbie Russell Southwark Council will spend £4.46 million on 48 traffic wardens and a stockpile of parking cameras to oversee its incoming controlled parking zones (CPZs).

The council is currently rolling out residents’ parking schemes, known as CPZs, across the entire borough.

Residents have complained that Southwark is forcing CPZs on them without consultation and the latest wave of traffic enforcement could fan local frustration.

Former Conservative candidate for Dulwich Village ward and CPZskeptic Clive Rates said: "Southwark Labour claim to be ‘consulting’ on their borough-wide CPZ plan yet at the same

time they are hiring an extra 48 parking officers on our streets to enforce it even on Blue Badge holders.

"It’s obviously a pre-determined process – they already made up their minds, and once again they are treating their residents with contempt."

The latest outlay is part of Southwark Council’s decision to extend its contract with parking management company APCOA Parking UK Ltd. In total, Southwark will spend £12.45 million on a four-year contract starting September 1, 2023.

In a report shared with Southwark’s cabinet on July 10, it was revealed that the council will spend £2.57 million on 48 new traffic wards - officially known as civil enforcement officers.

The council is also set to spend £1.89 million on ANPR cameras - made up of a £583,036 one-off project payment

and £1.3 million on future projects, excluding VAT. In the report, Cllr James McAsh wrote: “There is…a need to… deploy additional civil enforcement officers (including two new bases) to enforce the wider controlled parking in the borough."

ANPR cameras are used to scan number plates on cars that defy parking rules. Southwark Council has said new ones are needed to oversee eight new bus lanes.

The CPZ roll-out has caused outrage among some residents, with many unhappy about the prospect of paying up to £300 to park their cars in areas where it’s currently free.

Southwark already has roughly 50 per cent CPZ coverage across zones including Borough, Bermondsey, Camberwell, Walworth.

The council has publicly stated its

intention to blanket the entire borough with CPZs to reduce car ownership and has conducted consultations in Queen’s Road, Nunhead.

But car owners complain they are not given a 'no' option and are instead asked to say what times they'd like the CPZ to operate.

Southwark Council had considered bringing traffic enforcement in-house but decided against it.

It concluded that the technology needed was too “niche” and the private contractor was better placed to provide the flexible workforce needed.

According to council figures, the parking company has delivered £1,763,459 in “social and local economic value” over the course of its current contract which began in June 2020.

Councillor James McAsh, Cabinet Member for the Climate Emergency,

Clean Air and Streets, said: “Local people have repeatedly told the council that they want us to improve air quality, address the climate emergency, and make our borough even greener and safer.

“Our Streets for People strategy delivers on these aspirations, and relies on the introduction of parking permits.

The success of permit schemes relies on adequate enforcement to ensure parking is available for permit holders.

“Enforcement officers are also responsible for enforcing safety restrictions, preventing idling which pumps pollution into our air and unsafe parking on double yellow lines or around our local schools.

“Permit schemes have proven to be very successful; many residents who are initially sceptical about changes are fully supportive once they are in place.”

By Isabel Ramirez A new app that finds users 'their perfect pub' to visit, based on preferences like beer garden availability and sky sports, features boozers in Peckham, elephant and Castle and Borough.

“Pub Club” is a pub-finder app, made by two men based in Wandsworth, which aims to revolutionise the way people search for their ideal pub experience.

Last year, flatmates Tom Ireland-Life and Freddie Bermingham (both 24), said they were seeking a good local. In particular, they wanted somewhere they could watch football and enjoy a Sunday roast.

Freddie said, “Our idea came about on a gloomy November Sunday morning when we wanted to find the perfect pub for a roast, with sofas, a fireplace and, of course, Sky Sports.

"After countless dead-end Google searches, we were convinced there had to be a more efficient way for people to find their desired pub.”

So far, over 350 pubs have signed up and the app currently takes users on a route from Wandsworth to Peckham.

On the journey it takes users through Elephant and Castle and Borough - so locals are being invited to download the free app to get some inspiration for their next pint location.

Users can select pub attributes using filters in the app ranging from affordability to wheelchair accessibility, from beer garden availability to their top-rated local for a Sunday Roast. This allows them to swiftly identify suitable pubs within their preferred area.

To mark its launch, Pub Club is running a ‘Golden Ticket’ campaign starting in July and running throughout the summer.

The app is available now to download for free on Google Play and Apple - and there are no subscription fees for pub-goers. The founders say their aim is around 2,000 pubs across London by the end of the calendar year, with further UK coverage in

the following year.

Pub Club also benefits pub owners by helping to market their establishments, menus, and entertainment to regular customers and prospective visitors, encouraging increased footfall.

Owners can also track the number of views their pub is getting through the app,

the number of people scanning their QR code at the pub and respond to reviews from their customers.

Tom added: “The British pub scene has suffered a great deal recently due to the pandemic. 150 pubs in England and Wales permanently closed within the first few months of 2023.

"We are hoping that Pub Club helps not only punters but the industry itself by providing a new way to put cash in the till for pubs.”

Until mid-September 2023 there are no fees for London pub owners to sign up.

“People might think nursing is a women’s profession, but there’s plenty of room for everyone. Your gender doesn’t determine your competence and skills and we all have equal opportunities for training.

“I worked as a painter and decorator in London for 20 years, but when I fractured vertebrae in my neck I moved back to the North East. Back home, I was doing decorating jobs in the homes of people with learning disabilities. I felt so happy, so calm and so inspired by chatting with these people.

“The staff noticed how well I got on with the residents, so they asked me if I’d work there.

And I said I’d love to. My first job was as a support worker and I was so happy and couldn’t wait for my shifts.

“One day I was chatting to a district nurse who saw how I’d helped a service user to communicate and she asked me if I’d ever thought about a career in nursing. I’d never even considered it, but it planted a seed and I started to look into what I needed to do to become a nurse. Initially, I didn’t think it would be an option for me because I really struggled at school and left with no qualifications.

“But the seed was still there and I went on to do an NVQ in health and social care and applied to Northumbria University to study registered nursing for learning disabilities. At the time, I was 40 and university was a shock to the system, not just academically, but I didn’t even know how to use a computer. By the second year I loved university and going into nursing has changed my life for the better, helping me learn about myself and how to be more disciplined and focused.

“I know it’s an old cliché, but no two days are ever the same. Sometimes the job is really challenging, but I’m well supported by working in a team. We all have our ups and downs, but we always focus on the end goal, which is improving people’s quality of life.

“Day to day, there’s lots of diary planning, phone calls and meetings with patients, their families and carers as well as multi-disciplinary meetings.

I love getting out and about, doing nursing assessments and the best part is making sure everyone works together and developing plans with patients, their family and carers.

Making them feel valued has always been really important to me. Nursing is a job for life, if you want it to be. There are so many different opportunities and routes you can go down and lots of courses you can do while you’re working and getting paid. I try not to think about my pension, but I do know the NHS scheme is one of the best around. I’ve never felt so secure in a job – I love it and I’m passionate about what I do.”

Statistics seen by the News show the council takes an average 175 days to move people into properties needing major works - up from 77 days in 2019/20.

Local MP Neil Coyle branded the statistics “thoroughly depressing”. He said it created an “absurd” situation where Southwark Council “pays through the nose” to house people in private temporary accommodation.

Southwark Council accepted “the turnaround time exceeds targets” but that it was making “significant progress” in tackling the problem.

Why are there so many and what's the solution?

whaT’S ThE PROBlEM?

Southwark Council has over 17,000 people on the housing waiting list, including both families and individuals.

Meanwhile, the council has 1,469 empty properties in its portfolio with many requiring repairs before new tenants can move in.

And the time it takes to bring empty properties back into use has more than doubled over the last four years.

While waiting for permanent housing, people are often put into private temporary accommodation.

But this can be staggeringly expensive.

The council has spent £7.2 million putting up homeless families in hotels and other emergency housing over the past five years.

ThE huMaN cOST

SOFA-SURFING: Mum-of-two was put in terrible tempirary accomdation in Leyton Statistics like these make grim reading for people like Rachel Granger, 30, who is sofa-surfing with her two children desperate for a permanent home.

She says she knows of multiple empty council flats around Bermondsey and finds it frustrating they’re not yet available to tenants.

The council did place her in temporary accommodation last year but it was in Leyton, miles away from her children’s schools in Bermondsey.

“It was horrible. It was above a pub and I didn’t feel safe in the area,” she said.

Georgie Howell, 22, is another council tenant who is desperate for proper housing. Unlike some, she does have a home - but it's a flat on the Aylesbury Estate which she says is overrun with vermin.

Both her children have developed asthma since living there and her threeyear-old daughter was hospitalised with

respiratory problems in October last year.

“Home is meant to be a safe place where you feel content, relaxed,” she said.

"I honestly don't understand. We're all human, we breathe, we bleed the same.

But I feel as if I'm being treated like spit off someone's shoe."

Last winter, John Cole, 66, claimed he spent three months living in private temporary accommodation in Dulwich that had no heating and blocked sinks full of yellow liquid.

A doctor even wrote to the council saying: “It is clear that his housing situation has a detrimental impact on his well-being.”

Reeling from the death of Bernard, his partner of 35 years, John had hoped for a clean, comfortable home, but he said: “In this weather, the flat is just freezing cold.

They just throw us in there and forget about us."

whY aRE ThERE SO MaNY EMPTY hOMES?

It’s important to note that 1,185 out of the 1,469 void properties are on estates that have been earmarked for demolition like the Aylesbury in Walworth and the Ledbury on the Old Kent Road.

That’s 80 per cent of all voids sitting on empty council estates.

Southwark Council is reluctant to invest money in repairing flats on estates where demolition is imminent.

But the council did say there was an ongoing review of regeneration projects to ensure, where possible, flats suitable for tenants were being used.

As for the other 283 flats, Southwark Council said there were numerous reasons why so many remained empty.

These included: • Delays by energy providers in installing meters.

• Difficulty managing contractors.

• Southwark recently raised the bar for lettable homes.

• The 50% local let policy has seen half of all newly built flats given to current council tenants. So, when they move out of their homes, into a new build their old properties are added to the void list, meaning a greater total number of voids.

whaT aRE ThE SOluTiONS?

Southwark Council says it’s working hard to fill and repair empty homes.

Ensuring contractors stick to deadlines is a reoccurring problem so the council will introduce key performance indicators to track the contractors it hires.

There are also plans for a new IT system that will monitor works through to completion, plus post-inspection works where a surveyor checks repairs have been done correctly to avoid future disrepair.

The council does seem to be getting a grip on this. Between April and May this year, major voids were brought back into use within 49 days on average - a huge improvement on the 175 days it usually takes.

But there is still a sense that this a dire problem requiring radical solutions - and Bermondsey and Old Southwark MP Neil Coyle has proposed one. He says if a flat requires minor repairs, but the council

“Giving people a fund to cover costs like basic repairs or pest control would speed up the whole process and could save both time and money,” he said.

He added: "Empty council homes help no one. It costs the council more to leave them empty than fix them up and leaves families waiting unnecessarily long for much-needed homes. It is thoroughly depressing to see so many empty, taking longer to sort whilst the council pays through the nose for private temporary accommodation. This must be focused on to help local families and save money."

However, Southwark Council says it has stringent rules regarding the standard of its council homes and they could be difficult to enforce if tenants hire their own private contractors.

The Southwark Lib Dems have said the major works team should improve its communication with the repairs team.

A spokesperson said this would ensure major works programmes were more targeted and prevent flats from requiring significant repairs in the first place.

Another suggestion has been to bring

Residents Services Officers (RSOs) and repair teams together to “streamline” the repairs process. Although RSOs don’t raise repair issues, they can refer repair problems to maintenance departments while advocating for residents.

But research by this paper previously revealed 78 RSOs oversee a total 48,164 households, an average of 617 each. Some are responsible for up to 806 properties.

Lara Daniel, the TRA Chair on West Dulwich’s Kingswood Estate, where one RSO covers all 733 households said: “The workload is too much for our RSO. “How does the council expect only one person to attend to everyone’s needs?

Honestly, the present officer could do with an assistant.”

PRivaTElY-OwNED EMPTY hOMES

There are 6,784 empty privately-owned properties in Southwark, which the council is battling to address - with great difficulty.

This figure was for October 2022 - the current figure is not available to us.

Of those 6,874, 2,457 were furnished but unoccupied. This is an important distinction because these properties are often regarded as ‘second homes’.

Traditionally, local authorities have fewer powers to pressure owners into letting them because it’s harder to impose measures like council tax premiums.

But in March, Southwark Council announced it would capitalise on a change in the law as a result of the Levelling-up and Regeneration Bill - now being debated by the Lords.

It plans to charge second-home-owners a 100 per cent council tax premium which could raise roughly £2.7 million.

Local Democracy Reporter Over 1,000 flats are set to be built in skyscrapers up to 33 floors high under plans to give the Old Kent Road a makeover.

A developer has revealed fresh proposals to bulldoze a petrol station and disused warehouse on the Old Kent Road in Southwark and replace it with student flats, cheap homes and shops.

Regal London’s plans would see 941 student flats spread across two tower blocks.

The tallest 33-storey block would contain 641 apartments for students, with a smaller 19-storey building having space for another 300 students Another two buildings planned for the site would include 200 flats.

A fifteen-storey tower block would contain 75 shared ownership homes, properties where a person buys a percentage of a house and pays rent on the remaining amount.

A 20-storey building would contain 125 social rent homes, the cheapest type of property where rent is linked to local incomes.

The Old Kent Road is due to undergo a huge transformation over the next 20 years, which could see 20,000 new homes built in the area. Several skyscraper projects are already in the pipeline along the road.

In February 2022 plans were revealed to demolish a Topps Tiles shop on the Old Kent Road and build three giant tower blocks containing 372 homes,

including a 38-storey skyscraper.

In 2019, plans were approved to build a 48 floor skyscraper on the Southernwood Retail Park along the road as part of 724-home proposals to redevelop the site.

Southwark Council has already approved separate plans brought forward by Barkwest Limited to build 565 homes on a larger site including the petrol station and disused warehouse The proposals would have seen five buildings, the tallest 38-storeys high,

built as well as offices and shops.

The proposed development was praised by council officers for the amount of housing it provided at the time. But planning documents submitted for the new development, known as Devonshire Place, say that since then the soaring cost of building has forced the developer to re-evaluate its options.

The new plans slash the number of homes in the development by more than half to just 200 and propose mainly student flats on the site instead.

The number of affordable homes built on the site under the updated proposals is unchanged as all the 200 flats planned are considered to be a type of affordable housing.

Planning documents submitted to the council read: “Devonshire Place supports Old Kent Road’s strength as a place to live, work and do business, recognising its inner London character and accessible location.

"The proposed development facilitates the growth anticipated by the Bakerloo Line Extension, driving

regeneration and providing better connections to the wider London economy and between existing communities. “[The] 941 best-in-class student bedrooms and 200 new affordable homes across different tenures – all delivered through a designled approach to site optimisation – contribute towards meeting objectively assessed housing needs for Southwark and London.”

A date has not yet been set for the application to be decided.

By Michael Holland The Bermondsey Carnival is back and so is Neville Staple who will be bringing his band with him to entertain us with classic hits that the lucky amongst us grew up with and others came to love.

The Carnival is part of the regular performing the band do around the UK and abroad, and Neville smiles when he tells me of his pleasure at pulling a good audience at Glastonbury at the same time as Elton John was giving his last UK performance. "Once we came on the Avalon stage it slowly got packed, and about two songs in it was full!"

I asked if he could explain their attraction. "If you grew up with the music I did you want to hear it forever!

"When you watch The Neville Staple Band you can see all the members really loving it and when the audience see you enjoying yourself, they can feel that off ya; we don’t just turn up to take money off a crowd, we are there to give them a good

And to show his excitement at the upcoming gig Neville gave us an exclusive interview about what he has planned for us.

Neville and his wife, Sugary, played at the carnival before when in 2017 Indika invited them to do some songs with them.

"We really enjoyed it," he says, "it was so good, a wicked crowd, and when I saw the crowd, I thought how much I would love to play here again."

Russell Dryden, who arranges all the Carnival music, picked up on that and finally got the legend of Two-Tone music to sign up for this year’s extravaganza.

Neville has been making music for more than 40 years, from early beginnings toasting in the sound system scene in Coventry.

He revealed his influences from those days: "U Roy and I Roy were who I picked up my skills from because they were the Toast Masters, it was them and Prince Buster who got me into music and performing; toasting comes straight off your head, there’s nothing written down, you just get the vibe and go with it."

Toasting led on to Neville joining The Specials who championed the Ska revival and the Rude Boy look.

The band enjoyed a string of Top Ten hits with singles and albums until they split when Neville, Terry Hall and Lynval Golding formed Fun Boy Three, which had its own share of fame.

Since then Neville has been continually writing, performing and recording and says he loves ‘being on stage in front of an audience’.

I asked if he would be doing any new stuff but was told how difficult that is: "The crowds always shout out their favourites for us to play so we will probably stick to the hits that everyone knows and loves but throw a couple of new ones in; when we play Message To You, Ghost Town, Monkey Man, everyone starts singing along and it’s like having a party because when we play those classics, people start moving and I see young kids in the crowd dancing who must have got their love for us from their parents."

We moved on to speak about Terry Hall’s passing and Jerry Dammers DJ’ing, and about some of the Ghost Town video being filmed in Bermondsey when the area was itself a bit of a ghost town with the docks closed and nothing taking its place until the developers moved in.

That jogged a memory for Neville and he told me that the car in the video is now in the Two-Tone Museum in Coventry. "A lot of people visit to have their picture done sitting in it," he says with no small amount of pride.

Mr Staple wanted to big up his home town of Coventry, or Cov, as he calls it: "It’s where Two-Tone started" and where he still lives. It was obvious that the city, and what The Specials were a big part of there, is still an important part of his life The band comprises seven musicians: "Drum, bass, guitar, keyboard, two horns, and me and Sugary do vocals… We’ll be looking forward to not just playing but to see the crowd enjoying themselves, because all the band enjoy being on stage and love seeing people really get into it - it’s a vibe, it’s an energy, you’ll see the band jumping about," he tells me but adds that he doesn’t do so much of that himself these days. I know how he feels.

'Only 1.1% of car and bike theft cases result in a charge'

Southwark Lib Dems say bike and car theft is “effectively decriminalised” in Southwark as an FOI revealed only 1.1per cent of cases end up in charge.

The data from 2020 to 2022, show that on average just 1.1 per cent of all bike and car theft cases resulted in a charge.

The breakdown was 1.4 per cent of car theft cases resulted in a charge or summons while charges for bike thefts were even lower at just 0.01 per cent, giving the 1.10 per cent average.

Last year a total of 891 car theft cases were reported but only nine cases resulted in a charge. Out of the 1,469 reported bike thefts, just ten resulted in a charge.

Additionally, the FOI revealed that from 2020 to 2022, 94 per cent of cases of stolen cars and bikes went totally unsolved, without a suspect even being identified.

The national picture isn’t much better, with just 3.4 per cent of car thefts resulting in a charge across the country, but these numbers show that Southwark falling far below.

The Lib Dems are calling for a return to 'proper community policing - where officers are visible and trusted, with the time and resources to focus on preventing and solving crimes.'

Commenting, Community Safety Spokesperson Cllr Jane Salmon said: “These figures from the Met are shocking.

Essentially, they show that the police are entirely unable to support victims of crime in Southwark. Bike and car theft seems to have been effectively decriminalised in our borough. Having your car or bike stolen can represent a huge extra cost at a time of serious economic pressure, and the police are clearly unable to help.

"In Southwark, and across London, we need a return to real community policing.

Years of Conservative cuts and misplaced resources have decimated the police’s ability to solve crimes and support victims.

People need a visible police force they can rely on.”

A spokesperson from the Metropolitan Police Service (MPS) said: "The Metropolitan Police Service takes every incident of bicycle theft seriously and recognises the distress this crime causes its victims. We are also aware that for many, this can be a main form of transport and can therefore greatly disrupt their everyday lives."

"When a report is received officers will carry out every reasonable line of enquiry to recover the property and bring any suspect to justice.

They added that there are ways people can limit the chance of their vehicle being stolen - including never leaving valuables

inside, and investing in steering wheel locks or tracking devices.

"Anyone who owns a bicycle is urged to get it security marked and registered at BikeRegister – this helps officers return stolen property to its rightful owner, and it

also helps to bring prosecutions.

"Officers carry out patrols and operations across London in response to concerns over catalytic converter and keyless car thefts, using number-plate recognition technology to identify stolen motor

vehicles and arrest offenders."

Ultimately, the charging and conviction rate itself is down to the Crime Prosecution Service (CPS) - so we approached them for comment, but they did not respond at the time of going to press.

Residents of a Peckham estate are fuming as a ‘temporary’ 18-metre tall phone mast plonked outside their homes nine months ago is still there.

Peckham Library has reopened after a £ 1.5 million refurbishment to improve its energy efficiency and save money.

Mobile phone networks Three and EE put up the telecommunications tower next to a kids’ playground on the Friary estate in Peckham last October, with a letter sent to residents claiming it would be there short-term while another mast nearby was replaced.

But nine months later the tower is still looming over their homes with residents clueless as to how long it will remain there.

Eve Irez, 76, said the appearance of the giant metal tower metres from the balcony of her second floor flat across the road on the Ledbury estate had left her feeling trapped. She said: “I used to sit out in the sun but I can’t do that now.

"It’s not right. I will be writing to them [the mobile phone networks]. It’s like they don’t care about people.

“It’s like they thought ‘we can put it anywhere we like’ and dumped it there.

"It’s right next to where the kids play. It should be high up on top of a block, not on the ground like it is.”

Ms Irez added that a generator next to the mast keeps breaking down, which she claimed had caused fumes to waft into her home.

“It smells of burnt oil," she said. "It’s a generator and it keeps breaking down.

We’re not going to be putting up with those fumes. My neighbour is asthmatic and she had to cover her face with her t-shirt.”

Another resident, who declined to give their name, said: “I thought it would be gone by now. Families and kids used to use that area for picnics in the summer and now they can’t because of it. It’s disgusting.”

Residents could face another nine months living next to the tower as planning law allows companies to keep temporary masts in place for a total of eighteen months while a permanent structure is put in place.

Southwark Council objected to the mobile phone networks’ plans to install the mast on the estate in the first place, but

were defeated in court.

Speaking previously, Richard Livingstone, the area’s local Labour councillor, said: “Frankly, I’m disgusted that the law of this land seems to put the rights of phone companies above the rights of council tenants to open space on their estates.”

A Three spokesperson said: “It is critical that mobile connectivity is maintained for businesses and residents in Peckham.

"Previous equipment had to be removed because the landowner is redeveloping the site, but a temporary mast has been installed to serve the area while the search for a new, permanent site is under way.

"The intention of the temporary mast is to maintain connectivity whilst creating the least disruption in the area.”

The programme of works included green upgrades to retrofit the building with lowcarbon, energy-efficient technologies including heat pumps. It has been closed for six months but is now open again in time for the school holidays.

The upgrade is the council's attempt to address the environmental impact of their buildings.

The latest Climate Emergency report, published in July, showed emissions from buildings accounted for 77 per cent of Southwark’s total emissions.

These improvements will help save energy costs for the council whilst also reducing carbon emissions to help its ambition to become carbon neutral by 2030.

The upgrade includes the following improvements: • the implementation of a new low-carbon heating, cooling, and ventilation system, • new LED lighting to "improve lighting levels and save money" • the replacement and upgrading of security and access control systems, • refurbishment of all toilets, kitchens, staffroom, and security office, • roof and window repairs, • repairs, redecoration, and new flooring.

Councillor Catherine Rose, Cabinet Member for Neighbourhoods, Leisure

and Parks, said: “We are very proud of our libraries in Southwark. Peckham is one of our biggest and busiest libraries and a critical element of the public realm and square.

"It not only offers traditional library services but provides enriching events for children and adults, free Wi-Fi and rooms for hire. It lends itself to the life and times of Peckham."

Over the next few years, Southwark Council has a work programme for retrofit upgrades across offices, libraries, leisure centres and youth centres, targeting the highest emitters. This approach centres on improving the building first, such as walls, windows, roofs and doors, before moving the heat source away from gas.

Retrofit projects are currently underway at several locations including Burgess Park Sports Centre which is being upgraded with a heat pump and a green roof.

‘While London's economy is rebuilding it needs more help from the government' l onDon’s economy is still rebuilding from the devastating impact of the pandemic, and from the Government’s minibudget of last year which sent markets into turmoil.

However, we are seeing some very encouraging improvements, with millions of tourists flooding into London for live music events this summer, with over £300 million spent on ticket sales.

Despite this, major cultural venues on the South Bank have told me that they require extra help from government to bring them back to pre-pandemic levels of ticket sales.

London is the gateway to tourism and culture in the UK and needs support from central government that will ultimately benefit the whole country.

Yet, we have not seen the support required so far.

Just four per cent of the Government’s £23 billion of levelling up funding is directed to London, despite 12 per cent

of England’s most deprived neighbourhoods being in the capital.

On top of this, a quarter of the city’s cultural organisations supported

by Arts Council England have lost funding, with 10 per cent having to leave London altogether.

This shortfall is damaging to London, its world-class cultural sector and creative industries, and the rest of the UK. At the Assembly’s Economy Committee, which I chair, we recently discussed the labour market in London, and whilst there has been a recovery, the employment rate in London remains below pre-pandemic levels.

Changes to the way we work including hybrid working, and businesses and organisations closing down due to lack of proper Government support during lockdown periods have meant that London’s employment rate has been slower to recover.

Another potential barrier in helping people into good jobs is the cost of

childcare in London. I know this affects many people across Southwark, as prices seem to climb ever higher.

The Assembly’s Economy Committee is currently conducting a survey on this issue, asking for views on the provision, cost and quality of childcare across London. The survey can be found on the GLA’s website.

At City Hall, I have recently raised a number of questions on matters affecting residents in Southwark and beyond at the Police and Crime Committee.

Most recently I raised the issue of local policing with the Met Police, Mayor’s Office for Policing and Crime and representatives from London boroughs. With many officers being abstracted to work elsewhere, local neighbourhood policing has taken a hit.

It was reassuring to hear that the Met Police is focused on local policing as a priority, as set out in the ‘A New Met for London Plan’, recently published in the wake of Baroness Casey’s review which detailed the desperate

Empty homes issue needs Westminster's intervention - but is either main party brave enough to make the investment that is needed?

S

outhwark has over 8,500 empty homes, including 1,469 in its own property portfolio. The council must take some of the blame given its historic failure to look after its housing stock, but the problem also lies with Westminster.

There’s no doubt that Southwark Council has failed to manage its housing stock in recent decades. Regardless of whether you think the Aylesbury Estate should be demolished or refurbished, the fact it contains hundreds of empty homes is farcical.

But the current Southwark administration is at least taking action on empty homes. The same can hardly be said of central government. Barring the introduction of the option to charge council tax premiums on second homes, its inaction has been mind-blowing.

For example, there have long been calls for the government to prevent empty homes by supporting investment in existing homes that risk falling into disrepair. But the UK is still reeling from a coalition government that cut capital funding for affordable homes by 60 per cent. Funding has never really recovered since.

Arguably, the borough’s 6,784 privately-owned properties are an even greater indictment.

Again, this is something Westminster needs to address. For example, campaign group Action on Empty Homes says local authorities should have powers to stop properties being converted into short-term lets on sites like AirBnB. Both the Welsh and Scottish governments give their councils those powers but England’s local authorities remain hamstrung. There are roughly 2,000 Southwark properties listed on short-term letting sites.

Sadly, both Labour and the Conservatives are too weak to propose any solutions to empty homes.

Labour leader Keir Starmer is so terrified of losing the electorate’s trust that he can’t bring himself to commit to any sort of increase in public spending. Meanwhile, PM Rishi Sunak has previously promised to pursue house-building targets, only to brush them under the carpet at the first hint of unrest on the backbenches.

When over 17,000 people are on the housing list, the reality of 8,500 empty homes is shambolic. It’s about time our politicians released the handbrake and started taking this problem seriously.

what’s on southwark artist Moves overseas

The artwork was hung over three floors in rather ornate surroundings at the ROSL’s clubhouse in St James’s.

Inside you will sense decades of history and, perhaps, privilege, in a club whose mission is to foster ‘international friendship and understanding throughout the Commonwealth’.

I am not sure what the brief was for those artists selected to submit their art but very little stood out as depicting a multicultural London. In fact, quite a lot looked like it would be better suited on

tea towels tailored for tourists than on these sumptuous walls.

Nevertheless, the art that was truly worthy of the palatial backdrop - and the ROSL’s raison d’être - was given positions of power.

Rotherhithe’s Ed Gray has his two finelydetailed pieces placed on the landings of the grandiose stairs that everyone has to pass at least twice, whereas other offerings would be found elsewhere. This is the art world equivalent of Tescos top shelf and bottom, where positioning is paramount. And both paintings show the true diversity of our city, unlike most of the other exhibiting artists.

His ‘Ode to Torsion (Huck Funt)’ was prone to causing logjams on the staircase.

Gray’s depiction of the hustle and bustle of St Thomas’s Hospital is, however, much more than that, although the casual viewer may not pick up on the clues

that reveal it as a cry for help for our grossly underfunded NHS: the deflated 72nd Anniversary balloon; the lies of the Leave.EU campaign emblazoned on the infamous red bus; Big Ben wrapped up like the bandaged patients going in and out for treatment, and a Save our NHS T-shirt. Very few people are smiling in this damnation of our scandalous Government.

‘Everyone Loves the Sunshine’, on the other hand, pays homage to one of the few remaining London lidos at Parliament Hill Field. It gives praise to fresh air, to the rays of the sun, and to the thrill of cold water.

When looking at this painting, you want to smile along with those enjoying life in it.

London's crazy for ‘Crazy For you’ i Am crazy for ‘crazy for you’ because this revival was truly a wonder to watch. enthralling, energetic and heartwarming, writes Bella Christy...

31 years since its debut on a Broadway stage, ‘Crazy for You’ arrives in London to grace the West End. Helmed by the original Broadway choreographer Susan Stroman, she and her team showcase the acclaimed rendition that initially captivated audiences at the Chichester Festival Theatre.

At the heart of this narrative is a story about community. The people of a small town come together to revive their local theatre, supporting and teaching one another. It displays resilience and determination, and the power of the arts.

Now, more than ever, this tale holds great relevance as we emerge out of a time of closed theatres and despairing artists. We can revel with the characters on stage in celebrating the return of our cherished industry: theatre.

The dancing, of course, was the main attraction. ‘Crazy for You’ is truly a dance musical, the choreography was embodied beautifully by the insanely talented ensemble and principles alike. Charlie

Stemp (Billy) and Carly Anderson (Polly) profess that this is the most challenging choreography they have ever done. It is easy to understand why, there is hardly a still moment as they seamlessly dance through a multitude of styles including Jazz, Tap, Ballet, Ballroom - the list goes on with more styles than I can even identify.

My standout moment was ‘Shall We Dance?’, a duo between Billy and Polly in act one. Whilst the full production numbers were incredibly impressive, fast-paced and full of excitement, there was something about this slower, more intimate number that had me captivated.

It was romantic, private and charming, and the moment we begin to see the central romance take off.

I enjoyed how the set became part of the movement and choreography. The rotating entrances smoothly transformed statues into dancers, and the use of steel slats added another texture to the tap routines. Trays were thrown, kicked, and danced upon, pick axes were used to swing the female dancers around, suitcases created different levels, and of course, the chairs. From school productions to local theatres and West End stages, you cannot escape a chair duo.

This one was particularly well crafted, as Charlie Stemp (Billy) and Tom Edden (Bela Zangler) portray drunkenness and heartbreak in a hilarious and poignant comedic sketch.

I did find the high-pitched squealing of the female ensemble in the first act slightly unendurable. Personally, I believe that it does not reflect the way women speak, and should not be a stereotype to continue in the 21st century. However, I must emphasise the presentation of the female leads was tremendous. They were wilful and headstrong, following their passions and hearts to weave a narrative where women ultimately played a pivotal role in saving the theatre and the town.

I must give a shout-out to the audience, I don’t think I have experienced enthusiasm quite like it before. The laughter, applause and glee were rapturous, a standing ovation came after both the first act and finale. If that doesn’t tell you what you need to know, what else will? Get yourself to Gillian Lynne Theatre for an evening of wonder and awe.

(p) Melior Place, ‘disabled parking space’ 6m will be allocated from the end of the existing ‘paid by phone’ parking spaces located on the north west side between No’s 1 and No’s 2 to 4

The existing ‘one-way’ working in the following road, will be made ‘two-way’ for access and egress purposes. Chapter Road, between Westcott Road and Braganza Street for (2f)

The existing one way working in Shad Thames located between Gainsford Street and Maguire Street and the existing ‘one-way’ working in Maguire Street located between Shad Thames and Gainsford Street will be made ‘two-way’ for access and egress purposes for (2i)

Exemptions will be provided in the Order to permit reasonable access to premises, so far as it is practical without interference with the execution of the said works.

By Sports Reporter An AmBitous young boxer’s return to the ring has seen him take one of the sport’s most prestigious titles for the third time.

Worcester Park’s Ellis Trowbridge recently competed at Alexandra Palace in the Haringey Box Cup, known as one of the most important competitions in amateur boxing.

And the reigning champion took the major title for the third year in a row – each time competing in a different category.

And now Ellis, a member of Team GB, has got his eye on the main prize – qualifying for the Olympic Games.

Ellis was one of 400 boxers who took part in the competition, returning after injury had kept him out for the previous six months.

“The Haringey Box Cup is a massive event and it’s amazing to get to compete somewhere like Alexandra Palace,” Trowbridge said.

“At the same time it’s very unusual for someone to win in different weight categories, so what I’ve done in the last few years is a historical victory.”

Trowbridge has taken the title as a bantam weight, flyweight and light flyweight – highly unusual in the world of boxing.

Next September, Trowbridge will be fighting with Team GB at a venue to be decided as well as travelling to Azerbaijan to take part in the Under-22 European Games.

“That’s just one of the joys of boxing, the places that I get to visit,” Trowbridge said. “And the fact that I’m able to do something I really love and am so passionate about.

“Like any athlete, the Olympics is your goal so I’m now concentrating hard and working towards being in the best shape to try and qualify in March 2024.”

He added: “Boxing has done so much for me and I want to let other youngsters know how getting involved can make a real difference to their lives.”

By Ben Kosky will JAcKs struck a swift unbeaten 45 as Surrey motored to a comfortable eight-wicket victory over neighbours middlesex inside an hour on the final morning last weekend.

The LV= Insurance County Championship front-runners needed only 11.1 overs to chase down a modest target of 78, completing their second derby success of the season and a first red-ball win at Lord’s for 26 years.

With rain forecast for later in the day, Surrey were keen to secure the result as quickly as possible after bowling their hosts out for 272, with seamer Sean Abbott returning figures of four for 60.

Middlesex, who remain second from bottom in Division One, have now lost four of their last five Championship fixtures.

Abbott took only two deliveries to finish off Middlesex’s second innings when play resumed, banging it in short to last man Tim Murtagh, who could only fend it off into the slip area and Dom Sibley took the catch.

That left Ethan Bamber stranded on a career-best 46 not out and Surrey with 78 to score – just five more than the target they chased to complete a nine-wicket victory against their neighbours at The Oval in May. First-innings centurion Jamie Smith was promoted to begin the chase with Rory Burns, but he lasted just two balls on this occasion before clipping Tom Helm tamely into the hands of midwicket.

Helm picked up a second wicket, his eighth of the match, when Burns attempted a paddle from outside off stump that was neatly taken by Murtagh at long leg, but Jacks maintained momentum by clouting Bamber over the cover boundary.

Tom Latham also struck a maximum off Helm before hitting the winning runs off Mark Stoneman to finish unbeaten on 21.

“We were pretty clinical, I think, over three and a bit days. There are a few bits we could have tidied up on but, if you’d offered us that before the start of the game, we’d have taken it,” Burns said.

“Particularly after getting inserted on the first morning, to put up 433 as a batting group and then back that up by making them follow – and the way we went about it – I think it’s a big feather in our caps.

“I thought Jamie played beautifully [in the first innings] and Jordan [Clark] was in pretty good nick as well. The way he came in and played was excellent, to get ourselves up to that sort of total was brilliant.

“It’s a tough shift, any time you make someone follow on – I think we had about 150 [overs] in the dirt there, back to back.

To take 20 wickets and keep being quite relentless over that period is a massive effort.

“Getting a wicket second ball is always handy. The weather probably had a part to play in our chase as well, we were looking to get it done as quickly as we could.

“The games come around thick and fast and [next opponents] Somerset are in a pretty good spot at the minute, they’re on a high. So hopefully we can go down there and put in another good performance.”

Middlesex acting captain Stoneman added: “There was a bit of tackiness in that surface and we thought, given the makeup of our attack, the best opportunity of winning the game was to put them in and try to take early wickets.

“Given the fact the groundsman cut all the grass off on the morning of day one, which was pretty disappointing, that negated any chance of home advantage. It became a

pretty neutral affair, so we were having to slug it out toe to toe with a very good side.

“If we get pitches and conditions a bit more conducive to the make-up of our attack, we make early inroads and challenge Surrey a little bit more.

“We missed an opportunity which would have had them 20 for two and could have made all the difference later in the day against the second new ball. Then they bowled pretty well with a couple of disappointing dismissals to knock us over and enforce the follow-on.

“It’s pretty clear we’re in an absolute scrap and every point is vital. With the quality in Division One, it’s an arm wrestle for three days and the team that cracks first ends up as the losing side.

“We’re showing a bit of fight, but coming up short more times than not and the results are going against us. Game awareness is probably where we’ve been a bit short, but we’ve got to keep fighting like hell.”

“I’ve known Hakan and Terry for a long time and I’m pleased to be playing for them again at Dulwich and working hard for them and scoring some goals,” Romain said.

“They’ve outlined the project and that we want to be fighting for immediate promotion, which appealed to me as a project. Right now there is no point discussing that as we need to go and get our heads down and perform on the pitch and get as many points as possible.

“I learned a lot at Ebbsfleet last season about the mentality needed to be part of a title-winning squad, even when not playing, watching players with EFL or National League experience helped me learn what was required to be

successful.

“It’ll be great working alongside Danny [Mills] and Adrian [Clifton], they’re so good in the air, which I am too, but I also have the pace to run in behind defenders and chase down balls and force defenders into mistakes.”

“Elliott has bags of experiences, he’s played for me and Terry at two different clubs. He will be an asset to us,” Hayrettin said.

“We are trying to make sure we surround ourselves with the right people, and he is one of them. He’s a good character with a good personality, which I am big on, he will be a great asset to this football club and I hope he can replicate what he's done at previous clubs.

Hayrettin added: “I first saw him at Eastbourne, and I brought him to Dagenham in the National League and he was good at that level, and he still possesses all those same attributes now.

He’s a great acquisition to our squad without a shadow of a doubt.

“He adds a bit more pace to the frontline, he will work the channels for us and will constantly run. With Danny and Adrian acting more as target men, he will complement those two with what he brings to the table.”

Romain scored his first Hamlet goal last weekend in a 2-1 win against Erith & Belvedere. Anthony Jeffrey also scored his first goal for Dulwich.

The 26-year-old midfielder is looking to make his mark in the Championship after signing from Oud-Heverlee Leuven last week.

Life at The Den will likely be very different for the star as he moves from his native Belgium for the first time in his football career.

But De Norre believes the moment was right for him to make the move and said that the Lions' interest was the key to swaying him.

He told our paper: "It was just the right moment. The interest came very quickly. It was clear that Millwall really wanted me. And that gives you a lot of confidence as a player when the club makes all the effort to get you. It speaks for itself.

"As a player, you want to pay back that trust.

"It's a new challenge for me, a new division, a new country. So I think it will be a great experience for me and we will see how it goes."

Before OH Leuven, De Norre played for Belgian club Genk between 2019 and 2021, winning the league in his first season.

During this time, he was also pitted against the likes of Liverpool and Napoli in the Champions League group stages during the 2019-20 season.

De Norre believes he has a mix of skills and can help "infiltrate" opposition teams.

He added: "I'm a midfielder who can do a little bit of everything. I'm hardworking, have good passing range, can drop low and get the ball and start to build. But also I can play higher up the pitch and be the link for the defence and the attack.

"I can play defensive midfield but also box-to-box, infiltrating midfields, I can do both."

He told our paper: "I had a couple of options but this was the best option in terms of where the club have been and where they're going.

It really does excite me, so that's why Millwall are the one.

"I'm hoping [we can finish in the play-off spots]. I don't want to blow my own trumpet, but I'm really hoping so. They were so close last year and I'm hoping that a few of us being added to the team can give us that final push.

"I'm aggressive, vocal, a leader and really athletic as well. I like to impose myself on the game whether that be offensive or defensive."

Millers supporter Mick Lax, from the New York Talk podcast, says he remembers Harding being a solid defender - with an ability to sometimes stun fans.

He said: "He's a very solid Championship right-back. I'm disappointed to see him go if I'm perfectly honest.

"He's better at right-back, he's more suited to right back. But he can play on the right of a back three.

"Every now and again, maybe two or three times a season, he turns into prime [Lionel] Messi. He'll pick the ball up and beat every player on the pitch. It's bizarre. When he does it, you think 'where the hell did that come from?'

Harding joins Kevin Nisbet, Joe Bryan and Casper De Norre as Millwall's new additions this summer.

Mason Bennett and Scott Malone both left for free at the end of their contracts in May, while loanees Charlie Cresswell, Callum Styles, Jamie Shackleton and Oliver Burke all returned to their parent clubs.

The transfer window shuts on September 1.

Esse's performances have been one of the highlights of pre-season and he has received plenty of praise from his manager, teammates and fans.

He is part of an exciting crop of young talent at The Den who will be hoping to fight for first-team football over the coming years.

Rowett said that while Esse will certainly be sticking with the club this season, the door is open to others.

He told our paper: "I think Rom's definitely good enough to go on loan but the challenge is he's probably been so good that we won't let him go.

"I think for everyone else we're always open-minded. Alex Mitchell has done really, really well. So again we want to give him the best possible opportunity to keep showing what he can do. He's shown his improvement.

"I think the likes of Aidomo [Emakhu] physically now looks ready and has done really, really well. Niino [Adom-Malaki] and Chin [Okoli] are slightly different.

They're young players that will be part of our group this year but maybe not go out on loan and just develop here like we did with Rom last season.

"For all of those players if a loan offer comes up and looks like such an amazing opportunity, then you have to look at it. It's about development and you can't develop players by keeping everyone at the club as squad members."

Millwall have made some progress with getting their brightest young talents loan deals this week.

Striker Nana Boateng sealed a six-month move to National League side Woking while goalkeeper Joe Wright has gone to League Two side Salford City until January.

The pair will be among Millwall's senior strikers going into the new Championship season after the Scottish international arrived from Hibernian earlier this summer.

Fans will be hoping for goals in abundance from both forwards as the Lions look to finally accomplish their mission of being promoted to the

Premier League.

And Nisbet thinks their partnership could play a role in any future success.

He told our paper: "I've been in training with him. We looked good, we looked sharp. We're kind of similar in our runs as well so once we get to know each other's game I think we could be a good force going forward.

"I like to score goals, I like to link the play, I can hold it up, I can go in behind as well. I think I've got a wee bit of everything. But predominantly scoring goals."

Nisbet has already left a strong impression on fans after convincing

performances in the opening two preseason games in front of supporters.

The 26-year-old converted a penalty and looked lively in the first-half against Gillingham earlier this month.

He then netted a stunning hattrick to steer Millwall to victory over Sutton United a few days later.

His third goal was an outstanding free-kick from just outside the box which flew past Sutton keeper Steve Arnold and into the corner of the net.

But Nisbet admitted free-kicks are not even one of the things he particularly focuses on.

When asked if he practised set-

pieces often in training, he said: "Not really, to be honest. But as a striker you want to score goals, it's a free shot at goal for me, and I've been taking them quite well recently. So hopefully that continues."

It will be Nisbet's first season in English football after a career spent north of the border.

He broke into senior football at Partick Thistle in 2014 but spent most of his four years at the club away on loan.

Nisbet then spent a season with Raith Rovers and a year at Dunfermline before his three seasons

with Hibs.

He scored 31 goals in 78 appearances at Easter Road and the forward said he expects the Championship to offer different challenges to the Scottish Premiership.

He added: "I think it will be a bit more physical. But I think it's quite probably fast-paced as well, like the SPL, so you won't have a lot of time on the ball.

"I'm hoping to score as many goals as I can until Christmas and then you take it from there. Take it game by game and score as many goals as I can and then see where we are."

Over the course of last season the Dutch midfielder emerged as arguably the Lions' most important player.

He scored fifteen goals and registered three assists during a barnstorming debut campaign.

Millwall's next opponents will need no reminders about Flemming's outrageous qualities.

The 24-year-old spent two seasons at Eredivisie side Fortuna Sittard before heading for The Den. It is set to be the first ever meeting between the London club and the Dutch side, who will be the only foreign opponents Millwall take on this pre-season.

Fortuna Sittard have finished in the bottom half of the Eredivisie in each

of the last five seasons and will be looking to kick on.

But their pre-season preparations have not gone to plan so far with three defeats and two draws from their five games.

The match will give Gary Rowett the final benchmark of exactly where his team is before all thoughts turn to the trip to Middlesbrough the following Saturday.

The tragic death of John Berylson has hung over the Millwall's preseason preparations and came as a shock to so many at the club.

Wonderful tributes have been paid to the chairman and that will continue into the season itself.

On the pitch the performances have

so far given Rowett plenty to think about before competitive football begins again.

Kevin Nisbet's hat-trick against Sutton United was a potential clue about the haul of goals he could bring to Millwall's forward line.

While Romain Esse's strong performances will likely put him in a position to build on his twelve Championship appearances from last season.

GAry rowett heaped praise on his substitutes after they sparked a dramatic revival against charlton Athletic.

In Millwall's most challenging pre-season game so far, the Addicks raced into a two-goal lead through Karoy Anderson and Charlie Kirk in the first match at The Den since May. But a series of second-half subs, including the introduction of Romain Esse and Aidomo Emakhu, turned the match back in the Lions' favour to keep their unbeaten pre-season record intact.

Millwall had previously strolled to victory in their friendly games in front of fans, beating Gillingham 2-0 and Sutton United 3-0.

League One Charlton offered a far tougher challenge but goals from Kevin Nisbet and Emakhu saw Millwall avoid defeat against a side they boast an incredible record against.

With the Championship season now just over a week away, Rowett was pleased to see the fighting spirit in his team during a surprisingly intense and high-tempo 2-2 draw.

The Millwall boss said: "First half was a

young Millwall stars come off bench to launch second-half turnaround little bit disappointing. We didn't play quickly enough, we didn't move quickly enough. We were playing it in straight lines, we were a little bit predictable. And I thought Charlton weren't. They moved the ball well, showed a level of composure and quality that they needed and got into some good areas.

"And I think second-half we actually started to liven up a little bit. And Romain and Aidomo coming on just gave us more spark, simple as that. They came on, Rom beat three or four players on two or three occasions. Aido runs away from the defender, shows a little bit of pace and power and a great finish to boot.

That's what you're looking for.

"And sometimes when you make those changes with young players you think 'am I going to weaken the team? Should I keep some senior players on?' But for Rom and Aido I thought both of them did really well

and showed a level of quality.

"First-half from a performance point of view we weren't happy. Of course, you don't want to be 2-0 down, especially with the fans here.

But for me it was more about some of the lessons of the first-half - not moving enough, not playing quickly enough, playing too slowly, side-to-side, backwards. Whatever formation you play, if you do that you're going to cause yourself a problem, give the opposition a chance to press you and I thought second-half we were much better."

Esse assisted Emakhu for the equaliser as he slipped a ball into the path of the Irish forward.

Emakhu, 19, then barrelled through and hit a powerful effort past Charlton keeper Harry Isted.

But the first strike came from Nisbet who finished superbly after being played in by Billy

Mitchell, who was also among the second-half arrivals.

Nisbet now has five goals in three games in front of fans since signing from Hibernian earlier this summer.

"Nissy showed that high-level finishing," Rowett added. "He had half a yard, knows the defender is going to open up his legs to try and block it, and he just pokes it through his legs into the bottom corner. It's sublime quality. It was a lot better finish than perhaps it looks."

The comeback left Millwall fans gloating at full-time at Charlton failing to secure even a friendly win against their London rivals.

In competitive fixtures, the Lions are unbeaten against Charlton since 1996.

The Lions opened talks with the defender towards the end of last season over extending his stay at the club.

Cooper arrived at Millwall in 2017 but has less than a year left to run on his deal.

Rowett said: "The club is still in discussion. The general feeling is that Coops wants to commit longer-term.

"Some of those details are for the club to deal with, so I don't really get involved in that. But he's a player that's done really, really well and obviously we want him to be here for a long time."

Cooper made his 300th Millwall appearance on the final day of last season as Millwall lost 4-3 to Blackburn, shattering the club's playoff ambitions.

The 28-year-old was awarded a plaque by the late chairman John Berylson on the pitch upon reaching the milestone.

Cooper also featured in all 46 of Millwall's league games last season, starting 45.
