Your Real Estate Questions Answered “ We have multiple offers.” In today’s real estate market, this is a common phrase any active real estate agent or Realtor hears regularly.
Q: What, besides price, will the Q: We submitted an offer, seller be looking for?
A:
Although price is a heavy factor in a negotiation, a seller will review with their agent what terms you have presented. This includes, but is not limited to, items like how much of a deposit you are making; if the closing timing meets their needs; whether your house needs to be sold, too; what your expectations of inspections are; and the like. For example, if someone needs the equity from their existing house to purchase, but their house is not yet on the market, even though they may be offering at or above asking price, in most instances, this is not as strong of an offer as someone who does not. So terms, plus price, is the key.
and we thought the seller would ask for highest and best. They didn’t. Why?
A:
There is no requirement that a seller ask for highest and best offers after an offer has been received. Many do, but go in with the expectation of making your best offer right up front, particularly if you have been advised by your agent what the seller’s agent has given for guidelines such as offer deadlines, how many there are, and such. Just as it can be occasionally stressful to know you’re in a bidding situation, some sellers feel the same way and just want to take the best one of the bunch.
