offers coming in low?

The short answer is that your house is probably overpriced. That’s the quickest way for it not to sell for the most money. All the pre-sale staging, high-quality photos and ads will not get a house sold if the price is too high. The advent of online “what’s my house worth” estimators, (which are often inaccurate because they will never step foot into your house to give a true estimation of what your house will sell for), has only exacerbated these pricing mishaps. There are misconceptions that “a buyer can always make an offer.” If a house is very overpriced, many buyers won’t bother making an offer but a few bold ones may make a lower

offer. But instead of being happy someone finally made an offer to start negotiating, sellers don’t react objectively. “But I paid $XYZ! (In 2006, the top of the market). “But I put $XYZ $ into it!” (Maybe it was needed?) “But the house down the street sold three years ago at $XYZ!” (Even an appraiser wouldn’t go back that far). If offers are coming in lower than list price, the market is speaking, and as with anything, it doesn’t always say what we want to hear. In a sense, we “sell” your price three times: to the buyer, appraiser, and underwriter. Making sure that your house is priced well or is adjusted if indicated by the market, are ways you can ensure a smooth house sale.
