here is a market of buyers for all types of houses, even those which aren’t exactly in tip-top shape. Whether it’s from years of deferred maintenance, financial, physical or emotional health issues of the owners, the reasons are varied. When it comes time to move on, those reasons should become irrelevant, and ideal buyers stay out of judgement and focus on the potential. Although a “contractor special” is not for everyone, many do enjoy the sense of pride and accomplishment of reviving a tired yet still functional house.
Offhand, I can think of multiple houses within Southborough, Westborough and Northborough that were once well-loved and inviting homes that, for different reasons, slowly fell into disrepair. Each of them have since sold, some with multiple offers, and are now shining examples of what great vision, time, and effort can bring. Financing options such as renovation loans are also becoming popular to roll the cost of repairs into the mortgage without having to dip into savings as well. As with any house being put up for sale, there does still need to be some level of participation from the homeowner. Each case is different as maybe the owners are no longer alive, in the area, or too disheartened to know where to begin. Hiring a listing agent who has a practical, nonjudgmental, and pro-active approach is step one in helping these houses - and their owners - get a fresh start.
