hen a house goes up for sale, if it’s priced well for the market and shows like a charm, offers will begin to come in. Choosing an offer isn’t (or, shouldn’t be, rather) an off-the-cuff decision. Careful consideration of multiple facets need to be looked at; sometimes what appears to be a great offer at first glance may not be the right one. Having an experienced REALTOR® on your side will help you understand the process. Making sure the details are aligned is imperative. Price: Typically the most focused on item in an offer. Does the price after selling expenses meet your needs, even if the final negotiated price is lower than list? Have your agent run you an estimated net proceeds form. Also, will the house appraise at that price if it is much higher than asking? Dates: How does the proposed closing date work for you? Remember to look for Monday holidays or Friday closings before a long weekend. If anything were to go awry, a closing could possibly be delayed that much longer if an eye isn’t kept on the calendar. Conditions: Are any inspections requested? Is there a home sale contingency for a house not yet listed? Look closely at the terms. Financing: How strong is their financing? Is it a true cash sale as in writing a check, or is that cash coming from a sale that needs to happen first? Understanding all parts of the offer selection process will help make a sale go smoothly.
