ADDRESSING OUR HOUSING CRISIS, TOGETHER. Nashville’s growth has created many opportunities across Middle Tennessee, but it has also placed new pressure on housing, infrastructure, and the ability for people to remain connected to the communities where they live and work.

Hal Cato, CEO of Community Foundation of Middle Tennessee, believes housing is inherently tied to the region’s prosperity.

It is part of the foundation of our region.

“When a nurse or a teacher or a cook can’t afford to live in the city where they need to work, the city starts to slowly hollow itself out,” said Cato.

That understanding is part of what led to the Unified Housing Leadership Council, a cross-sector effort supported by CFMT, Nashville Area Chamber of Commerce, and the Mayor’s Office. The council brings together leaders from across the region to guide implementation of the Unified Housing Strategy and supports long-term progress on one of Nashville’s most urgent shared challenges.

Nearly half of renters in Davidson County are cost-burdened, meaning they spend more than 30% of their income on housing. For households earning less than $50,000, the pressure is greater.

When that much of a paycheck goes toward rent, families have less room to save, and it becomes harder to weather a crisis or build long-term stability.

“People need access to housing they can afford in order to live near jobs, schools, transportation, and amenities,” said Coleman. “Housing affordability has become one of the biggest issues impacting workforce availability and our region’s economic competitiveness.”

“When people identify the problem of housing they may initially believe it’s just a social services issue,” said Cato.

“In reality, housing is the infrastructure that makes everything else work.”

Stephanie Coleman is CEO of the Nashville Area Chamber of Commerce and sees the same challenge through the lens of workforce and economic growth.

Across Nashville, leaders are all working on housing. But those efforts have not always been connected by shared priorities, shared data, or even a shared system for action.

“We don’t have a problem finding people who care,” said Cato. “We have a coordination problem.”

That lack of coordination can show up in the spaces between, where people in charge of shaping policy, funding, development, and community priorities are often working toward the same goal

but not working from the same table.

“One of the biggest disconnects is that these conversations often happen separately rather than together,” said Coleman. “Policy funding, development, and community priorities all influence one another, but too often they operate in silos.”

At CFMT the work is about helping the housing ecosystem be more effective by convening partners, supporting shared accountability and helping capital reach places where it can make a difference.

“CFMT will never be able to build housing directly,” said Cato, “But we want to make sure the whole ecosystem is working together effectively.”

Meaningful progress requires measurable movement, shared investment and continued coordination. It also requires a shared commitment to seeing housing not as one organization’s responsibility but as shared community priority.

FOSTERING A SENSE OF BELONGING, TOGETHER. When Adnan Karim and Hal Cato of Community Foundation of Middle Tennessee initially sat down with Lisa Sherman Luna from Tennessee Immigrant & Refugee Rights Coalition, the idea of The Belonging Fund hadn’t yet been born. That first conversation was exploratory, to learn how TIRRC worked and what immigrant and refugee families were experiencing.

Curiosity and compassion became something much bigger.

The Belonging Fund launched soon after to provide critical aid to our immigrant neighbors.

A conversation led by curiosity and appreciation quickly expanded to a table filled with more community partners. Organizations stepped up to help shape the work of helping immigrant and refugee families. Lisa knew the collaboration was different when the question shifted from simply funding a need to building something together.

“CFMT made it clear that this was not a transactional relationship,” Lisa said.

“They wanted to better understand and serve our communities.”

That shared ownership and responsibility to our neighbors helped direct focus for The Belonging Fund steering committee, made up of immigrant and refugee-serving organizations from across the region.

Importantly, the group itself helped guide the priorities.

“Partnership was the only way to approach the work responsibly and in a way that actually reflects what the community needs,” said Adnan. ”What stood out to me was how clear Lisa was about both the urgency of the moment and the long-term vision for immigrant and refugee communities in our state.”

“Nashville is almost 15% foreign born, so we know that we cannot thrive without creating opportunities for everyone to thrive, no matter where they were born or how they got here,” said Lisa. “As the federal government erodes protections and access to critical services, immigrants have the fewest resources and the greatest barriers to overcoming hardship.”

Both TIRRC and CFMT brought something the other could not.

CFMT offered donor relationships, philanthropic infrastructure, and the ability to mobilize resources quickly, including nationally. TIRRC brought community trust, lived experience, and a close understanding of what immigrant and refugee families were carrying day to day.

Tennessee Justice for Our Neighbors opened more than 1,000 cases in 2024, and the American Muslim Advisory

Council described a growing need among Afghans, Kurds, Arabs, Somalis, and others facing financial instability and immigration-related hardship. A simple conversation between LIsa and Adnan grew into a network of partners who directly responded to those hardships. In 2025, these eight partners were able to distribute $430,000 in support for legal fees, healthcare, utility assistance, emergency housing, and other basic needs.

“My relationship with Lisa was never transactional. We were learning from each other, shaping the structure together, and making decisions collaboratively,” Adnan said. “When you combine the strengths of TIRRC, CFMT, and all our partners, the result is far more effective than working independently.”

GROWING A CULTURE OF GIVING, TOGETHER. When CMA Award-winning Musician of the Year Charlie Worsham came to CFMT in 2016, he was carrying gratitude for home and a new scholarship idea that would change the trajectory of his giving career.

Charlie remembered being a student himself, a boy from Grenada High School in Mississippi, who filled out every scholarship application he could find. He knew what it meant to be believed in and to have someone invest in your future. Charlie wanted to help students from his hometown pursue the arts with the same kind of support that helped shape his own path.

That early vision brought him to Community Foundation of Middle Tennessee and to Rondal Richardson, CFMT’s director of entertainment philanthropy and now executive director of Music Community Foundation. Together, they helped give Charlie’s giving goals the structure needed to last. CFMT manages the scholarship application and approval process, helping ensure fairness while allowing Charlie to stay focused on the mission behind the fund.

It also brought him to Kristen Korzenowski, who worked for the Foundation at the time.

“In those early days, my goal was not to wait for my career to take off before laying the cornerstone for my philanthropy,” said Charlie.

“I was hyper-focused on building something that would pay forward the investment my music teachers had made in me.”

“What I remember most about my time at CFMT was the sense of community and purpose behind the work,” said Kristen. “That’s actually where I met Charlie, when he launched his Follow Your Heart Scholarship Fund in January 2016. I admired not only his passion for giving back, but also his intelligence, humility, and genuine nature.”

Charlie and Kristen began dating later that year. After ten years, they are married, raising two children and stewarding their giving together.

In 2023, they launched the Compadres Fund, an effort to support nonprofit initiatives near and far that champion arts education, mental health services, and assistance to those who need it most.

For Charlie, CFMT made that next step possible because the partnership had already been built over time. When he and Kristen were ready to expand their giving, they did not have to start from scratch.

“I’ll never forget being backstage at a gig in Las Vegas, on the phone with Rondal, trying to describe what Kristen and I hoped to build,” said Charlie. “I barely knew what questions to ask, much less how to choose the right fund for our needs. Rondal’s intuition and compassion took the lead as he described the possibilities. Within a couple weeks, the Compadres Fund was born.”

After 30 years of helping artists turn purpose into impact, Music Community Foundation (MCF) has emerged as a first-of-its-kind national hub for music-driven philanthropy, designed to help the industry amplify giving.

Rondal has watched Charlie and Kristen’s giving evolve from its beginnings as a focused scholarship fund into a shared family practice with room to grow.

“Kristen and Charlie, at the core of who they are, are guides for all of us,” said Rondal. “They show up, dig deeply, and build lasting change. They teach me as much about philanthropy as I could ever pretend to teach them.”

For Kristen, the partnership also reflects what many people may not see from the outside.

“A lot happens behind the scenes to make sure donors and nonprofits feel supported and cared for,” said Kristen. “That human side of the work is something I don’t think people always see from the outside.”

Today, Charlie’s leadership on the Music Community Foundation advisory council marks another step in a relationship that has continued to grow alongside his career.

“Simply put, we couldn’t have done any of this without CFMT,” said Charlie.

What began as one scholarship fund has become something larger: family philanthropy, broader community support, and a long-term partnership built to evolve. Ten years in, Charlie and Kristen’s story shows that sustained giving is not just about one generous act. It is about having the right people, structure, and trust in place so generosity can keep growing as life changes.

These highlights from 2025 share what happened when CFMT, donors, and nonprofits showed up together.

DONOR STEWARDSHIP In 2025, CFMT introduced two new tools to help donors give with greater clarity and confidence.

The Wish List made giving tangible, connecting donors directly to Middle Tennessee nonprofits to fund 21 wishes. The updated Donor Handbook gave fundholders a practical, human guide to every step of their philanthropic journey.

COMMUNITY CLUBHOUSE CFMT has always believed that a welcoming space is its own kind of resource. Our building is a community clubhouse, open to the organizations shaping Middle Tennessee. In 2025, we welcomed 11,790 visitors, hosted 529 nonprofit meetings, and donated 1,945 hours of staff support, saving nonprofits $97,250. That is time and money they can put right back into strengthening our community.

FISCAL SPONSORSHIPS Some of the most important work in a community happens before an organization is ready to stand alone. As a fiscal sponsor, CFMT provides the administrative and financial backbone that allows emerging initiatives to focus on their mission. In 2025, that support powered three efforts: The Village, an incubation space for Black nonprofit leaders building capacity and community; the Middle Tennessee Donors Forum, a hub for philanthropic learning and collaboration across the region; and the Nashville Early Education Coalition, which brings partners together to strengthen early learning across Nashville.

FUNDRAISING REIMAGINED For 27 years, The Power of the Purse® was a cherished daytime luncheon bringing together supporters of women and girls in Middle Tennessee. In 2025, The Women’s Fund celebrated that legacy by reimagining it. Year 28 the event moved to OZ Arts Nashville, where guests experienced an evening of innovative dishes crafted by female chefs, signature cocktails, live entertainment, and a one-of-a-kind live auction featuring curated purses and exclusive items.

NASHVILLE CATALYST FUND Home prices in Nashville have climbed more than 40% since 2020, and more than half of renters are spending too much of their income on rent. The Nashville Catalyst Fund was created in direct response. The partnership between CFMT and Metro Nashville directs early-stage capital to mission-driven developers working to preserve and expand affordable housing across the city.

GAMECHANGERS HONORED In honor of Black Philanthropy Month, we celebrated the 2025-26 Gamechangers cohort, a powerhouse of Black philanthropic leaders and bold community collaborators shaping a stronger Middle Tennessee through innovation, generosity, and trust.

Honorees included: Chandra Allen, Charmin Bates, Rev. Jen Bailey, Ashford Hughes, Sr., Sam Jackson, Monchiere’ Holmes-Jones, Johari Matthews, Hon. Lonnell Matthews, Jr., Phylanice Nashe, Jennifer Oldham, Holly Rachel, Charles Story, and Gail Carr Williams.

CFMT’s Gamechangers are visionaries and bridge-builders, grounded in community and driven by equity.

FUNDRAISING ACADEMY Through the Fundraising Academy, CFMT helped leaders from its Community Impact grantees cohort build practical development skills, sharpen their strategy, and grow more confident in sustaining their missions.

More than a yearlong training program, the Academy created space for peer learning, candid conversation, and actionable tools, equipping organizations to approach fundraising with greater clarity and longterm vision. Early results showed the power of that approach, with one participating organization increasing its year-end donor count by 87.5%, and another having a 30% increase in total donations.

When employees face an unexpected crisis, time matters. In 2025, CFMT’s Employee Care Fund team received 1,831 applications from workers across Middle Tennessee navigating emergencies ranging from natural disasters to the death of a household member. Of those, 1,135 were approved, directing $2,658,454 in assistance to employees and families in crisis, with housing assistance representing the greatest area of need at $1,507,821.

PRESS FORWARD MIDDLE TENNESSEE Established as a local chapter in 2025, Press Forward Middle Tennessee works to close gaps in reliable local information by strengthening the region’s news and information ecosystem in sustainable, community-informed ways. Across Middle Tennessee, 24 counties have one or fewer local news sources. Yet 87% of Americans believe local news matters. Like other forms of civic infrastructure, strong local news helps communities function, adapt and grow by helping people understand what is happening where they live, how decisions are made and how they can help shape their communities.

WHY IT MATTERS NOW

This year, CFMT helped donors give more than $76 million across Middle Tennessee and hosted over 11,000 nonprofit and community partners in our meeting space.

Middle Tennessee is growing and changing quickly. With that growth comes new opportunity but also new pressure on families, neighborhoods, nonprofits, and community systems.

We begin by listening. We take time to understand what donors hope to support, what nonprofits are seeing on the ground, and where resources can make the greatest difference. Then we help connect the right people, ideas, and funding in ways that are practical, personal, and accountable.

Needs are rising. Public resources are uncertain. Nonprofits are being asked to do more. At the same time, many people, families, and businesses want to help but may not know where to begin or how to give in a way that truly meets the moment.

Sometimes that looks like helping a family create a fund that carries their values forward. Other times it means connecting a donor to a nonprofit they may not have found on their own. Or it might be helping an advisor guide a client through charitable planning, convening community partners around a shared need, or opening our space so nonprofits can gather, learn, and work together.

Laundrea Lewis and Jerry Williams help tell the story of why CFMT has lasted for 35 years. Laundrea has built systems, relationships, and institutional knowledge that has carried the Foundation forward.

Jerry has seen, as a donor, board leader, and grants committee chair, how that work turns generosity into something lasting. As Middle Tennessee continues to grow and change, that foundation will continue to guide what becomes possible next.

BUILDING SOMETHING THAT LASTS, TOGETHER. Who is Laundrea Lewis?

Laundrea Lewis, a Nashville native, joined Community Foundation of Middle Tennessee as its first employee in 1993. As Director of Grants Management, she oversees many of CFMT’s core grantmaking efforts, including the Special Interest Grants program and donor advised giving, and helped shepherd special initiatives such as the Serving Tennessee Seniors program. For more than three decades, she has been part of nearly every chapter of the organization’s story.

What was CFMT like when Laundrea officially joined the staff?

When Laundrea officially joined the staff in 1993, CFMT was still new enough that most people in Nashville were asking the same question: what is a community foundation? The work required patience, explanation, and a willingness to learn in real time.

“Of course, since a community foundation was a new concept to Nashville, people would ask exactly that,” Laundrea recalled. “I was learning on the fly along with everyone else.”

How did Laundrea help build CFMT from the beginning?

Before CFMT had an established office or a track record of more than $1 billion in giving, there was a small team learning as they went. In those early years, Laundrea would finish her day job and head to Ellen Lehman’s house to help set up systems for what was then known as Nashville Community Foundation.

They worked in Lehman’s upstairs garage office until CFMT was gifted office space downtown in the St. Cloud Corner building at 5th and Church Street.

What has Laundrea seen stay the same?

Over 35 years, Laundrea has watched CFMT become an institution built on trust, relationships, and a commitment to connecting generosity with need across Middle Tennessee. The work has expanded

from its earliest days into something far larger in scale, yet it remains unchanged at its core. The mission has held steady and so have the values.

“What has stayed the same is that a good portion of the Foundation’s team has been here for 10-plus years,” she said. “Think of all that institutional wisdom.”

How has that foundation helped CFMT show up for the region?

Wisdom is part of what has carried CFMT through floods, tornadoes, a pandemic, and other defining moments for the region. It has shaped the steady infrastructure behind donor relationships, grantmaking, and community trust. The story of CFMT’s growth is not only about size or milestones but about what that growth has made possible for people across Middle Tennessee.

“The Foundation is nimble enough to act quickly in times of crisis,” Laundrea said. “We’ve made so, so many dreams come true. Many lives have changed for the better.”

What does Laundrea want the next generation to remember?

For Laundrea, CFMT’s future depends on the same steadiness that shaped its beginning. Growth matters, but the work must remain grounded in trust, local knowledge, and a clear sense of purpose. The name Community Foundation carries both parts of that responsibility.

“While community may be the first word in our name, without foundation, we wouldn’t be here,” Laundrea said. “You cannot build anything without a stable foundation.”

Who is Jerry Williams?

Jerry Williams is a longtime Nashville civic leader best known for her 25 years as executive director of Leadership Nashville where she helped prepare more than 1,000 leaders for civic service. Her influence extends across philanthropy, education, arts, health, and historic preservation through roles with Community Foundation of Middle Tennessee, Nashville Public Education Foundation, Country Music Hall of Fame and Museum, and other major community institutions. Recognized with honors, including CFMT’s Joe Kraft Humanitarian Award, Jerry Williams, is widely regarded as a connector whose work has strengthened Nashville’s leadership and civic life.

What does Jerry remember about CFMT’s early days?

Jerry Williams first memory of CFMT was serving on the Grants & Allocations Committee in the early 90s when meetings were held in a room at Loventhal Insurance on 23rd Avenue North near Vanderbilt.

The committee included community leaders Father Charles Strobel, Howard Stringer and George Bullard.

Jerry recognized that CFMT was shaped by people who understood both the needs of the region and the power generosity can have when people come together.

“The founders were an impressive group,” Jerry recalled. “I have always been impressed with the work of Ellen Lehman, Ida Cooney, and other visionaries who turned an idea into a reality.”

How did Jerry become involved with CFMT? In 1996, Jerry and her husband, Ernie, opened a donor advised fund at CFMT. She later joined CFMT’s Board of Directors and went on to serve as board chair in 2014. For many years, she also chaired the Grants & Allocations Committee, working closely with Laundrea as they researched, verified, and followed through on grant requests. That work gave Jerry a greater understanding of Middle Tennessee’s nonprofit community and the challenges organizations faced.

What has Jerry seen CFMT make possible for donors and nonprofits?

CFMT’s growth has always been about making it easier for people to give, and to give well. That began with grantmaking and donor advised funds, expanded through tools like GivingMatters.com, and continues today through the Foundation’s role as a trusted place for donors, nonprofits and community partners.

“Middle Tennessee is full of generous people, and the Community Foundation from the beginning has made it easier for them to give,” said Jerry.

What does Jerry believe makes CFMT different?

For Jerry, CFMT’s strength is not only in its scale, but in its knowledge of the community it was born to serve. As the region grows and its needs become more complex, she believes CFMT’s impact will continue to depend on trust, discernment, and a steady connection to Nashville and Middle Tennessee.

“From a donor advised fund perspective, choosing the Community Foundation instead of a commercial institution or another public company is to tap into the Foundation’s knowledge of Nashville and Middle Tennessee,” said Jerry. “This is our secret sauce.”

How has CFMT earned trust in moments of need?

That trust matters not only in steady times, but in moments of urgency. Jerry believes CFMT’s ability to quickly create emergency funds after local and national disasters has helped solidify its role as a place people turn when they want to make a difference.

THIRTY-FIVE YEARS, TOGETHER. A REFLECTION It began not in a boardroom or a grand hall, but in a garage in Nashville—the humblest of beginnings for what would become one of the most enduring expressions of generosity in Middle Tennessee.

That commitment remains our mission today: to build a more thriving and inclusive community, now and for generations to come, by transforming thoughtful generosity into positive change.

In the autumn of 1990, a question was asked and a seed was planted. A visionary leaned across a lunch table and urged a friend to do something that had not yet been done: build a community foundation for Nashville. Ellen Lehman listened. And then she got to work rallying neighbors, dreamers, and believers who decided that Middle Tennessee deserved a charitable home for its future.

After thirty-one years, she passed the torch to a trusted friend and fellow Nashvillian, and the mission carried on.

Our world looks very different than it did in 1990 but the invitation remains the same. To come together. To listen.

To invest in one another. To build the kind of community where every person has the opportunity to flourish.

Thirty-five years is a long time. Long enough to weather floods and tornadoes, economic uncertainty and a global pandemic. Long enough to welcome new generations of givers and witness remarkable growth across our region.

Long enough to see more than $1.25 billion invested in communities, causes, and people throughout Middle Tennessee.

But numbers alone cannot tell this story. The real story is one of belonging.

Every gift entrusted to this Foundation has been an expression of hope. Every fund established has reflected a desire to make a difference and a belief that we are connected to one another. Every grant awarded has affirmed a simple truth: communities thrive when people choose to take care of one another.

This Foundation has never belonged to any one donor, leader, or generation. It has always belonged to all of us.

It is your Foundation, rooted in this place, accountable to those who call it home, and committed to the future we share.

Today, our home at the corner of Woodmont and Belmont stands as a reflection of that vision. More than a building, it is a gathering place. A community clubhouse where neighbors become partners, where ideas become action, and where relationships become the foundation for lasting change.

Because philanthropy is not ultimately about transactions. It is about relationships. It is about recognizing that our futures are intertwined and that we accomplish more together than any of us can alone.

As we mark this thirty-fifth year, we offer our deepest gratitude to every donor who placed their trust here, every nonprofit partner who served with courage and compassion, and every community member whose generosity helped shape this story.

You did not merely fund programs. You expanded opportunity, strengthened relationships, and created pathways for hope.

In the end, the Foundation’s greatest achievement is not what has been built over the last thirty-five years.

It is who we have become together—a community that continues to show up for one another, invest in one another, and make room or more people to belong.
