This Directory celebrates the strength, creativity, and collaboration at the heart of the commercial interiors industry. Commercial Interiors UK is the trade association for the commercial interiors sector, representing over 200 accredited manufacturers and suppliers across furniture, lighting, fabrics, flooring and more. As a notfor-profit organisation, every penny we receive is reinvested to support our members. Our role is to champion accredited British companies, create valuable connections, share knowledge, and open doors to opportunity. We achieve this through industry research, advocacy, training, international promotion, and an everevolving calendar of events designed to bring our community together.
In 2025, we strengthened our offering to members through the introduction of two new Sector Reports – Senior Living and Workplace - each providing valuable insight, data, and practical guidance to help businesses navigate emerging opportunities and challenges. This initiative sits at the heart of how we function as a trade association: delivering intelligence and visibility that drive commercial success.
As we move into 2026, our events calendar continues to evolve with fresh ideas and inspiring experiences. We’re introducing a new Winter Networking event in London to bring our community together earlier in the year. Our Summer Party also takes on a spectacular new form - hosted aboard the Driftwoods River Yacht on the Thames. This stunning Tom Dixon–designed venue continues the standard set by last year’s event at The Gherkin, reaffirming our commitment to delivering unique, high-quality experiences.
Our invigorated focus on export and international activity will also open doors to new opportunities overseas, supporting members as they connect with global buyers and showcase the excellence of UK design and manufacturing.

Being appointed as Chair of the CIUK is a great honour. Our previous chair, Carolyn Mitchell, steered us through extremely difficult times and built a platform on which we can face the future with confidence. We must now revisit our mission, broaden our appeal across all sectors and encourage new members to join and contribute to the future.
Our future prosperity lies in the hands of the next generation of students, designers, architects and business leaders and we must strive to make our industry and organisation more accessible and attractive to them. They rightly demand better cultural balance and representation and this must be reflected in everything we do.
Our young people have experienced very difficult times in the past ten to twenty years, with constant wars, conflict and Covid, quite unlike the peaceful times that many of us grew up in.
It is our duty to rebuild their trust and confidence and provide them with a forum to meet their peers, learn, prosper and have fun. I would ask all members to focus on the young, listen to their wisdom and encourage their laughter.

Architecture, to me, has always been a dialogue, a conversation between people, place, and purpose. Working across cultures has taught me a timeless truth: good design may travel across borders, but it must remain anchored in context. It can have a very local soul yet a global perspective.
As a Filipino architect who has built her career in the Middle East, I have witnessed how this region has become one of the world’s most dynamic stages for architectural innovation. The UAE, in particular, is where heritage and ambition coexist; where traditional wisdom meets contemporary technology; and where ideas from every culture converge to shape a new architectural identity. Being part of this transformation, contributing to schools, resorts, communities, and cultural landmarks, has been one of the most meaningful chapters of my professional journey.
When I arrived in the UAE almost two decades ago, I was struck not only by the scale of opportunity but by the mindset that fuelled it. Here, architecture is seen as a vehicle for progress, culture, and national identity. Yet the biggest lesson came from a simple question: What story do we want this building to tell? That shifted my entire design approach. We shifted from creating aesthetically building to creating architecture with emotional, cultural, and environmental resonance. screens, courtyards acting as microclimates and social spaces, and an instinctive reliance on shade, wind, and water. These are not decorative motifs; they are intelligent responses shaped by centuries of adaptation. Understanding these layers reshaped my perspectives on sustainability, placemaking, and identity. It reinforced a belief I hold firmly: sustainability, culture, and context are inseparable in meaningful architecture.
Every project I have worked on is shaped by cross-cultural collaboration. Clients, architects, engineers, and consultants bring design vocabulary shaped by their lived experiences. Breakthrough occurs not only in harmony, but also in respectful friction, when diverse viewpoints meet with empathy and clarity of purpose. That is when architecture becomes both global and grounded.
My Filipino heritage deeply influences how I design and how I lead. I came from a culture that values warmth, resilience, and creativity. The Filipino value of pakikipagkapwa (shared humanity), leads me through negotiations, design reviews, and complex decisions. It reminds me that architecture is ultimately about people, not egos. Working in a multicultural studio has further shown me the power of merit-based leadership. Here, talent trumps background. Diversity is not a policy; it is our everyday reality, and it is where global thinking thrives.
As the Middle East continues to evolve, our responsibility becomes clearer: to build the future while honouring the past. Global design
gives us the tools, the system, and the scale. Regional influence gives us depth, meaning, and authenticity. True innovation comes at the intersection of the two. All these experiences affirm my belief that architecture is the great neutraliser. Every building is a story of collaboration across cultures, climates, and generations. And the future of architecture lies in embracing this duality, global in reach, local in soul.
Every project is an opportunity to honour where we are and who we are becoming.

Christine Espinosa - Erlanda, known as Madam Architect, is an award winning Filipino architect and Associate Director at Godwin Austen Johnson in Dubai. With a career spanning landmark projects across the Middle East, she is celebrated for her human, centred, context, driven design philosophy. A thought leader, mentor, and advocate for diversity in architecture, Christine champions creativity, collaboration, and purpose, driven design that bridges cultures and inspires future generations.

Over the last fifteen years, one of the great pleasures of my career has been working internationally.
As British designers, we are sometimes invited into another country to reflect on its most precious objects, collections or artefacts. Being from elsewhere can bring clarity. Perhaps the distance allows you to see familiar treasures in a new way? When we worked on Opplyst, a ‘treasures’ gallery at the National Library of Norway, I immersed myself in the country’s history, art and literature. I visited every museum I could find, studied paintings, devoured history books, and tried to absorb the cultural nuances that shape Norwegian identity. I think that only by understanding context can we design spaces that truly feel right.
British design has deep roots in our brilliant art schools, as well as our history of craftsmanship and narrative thinking. These traditions give us a foundation of rigour and curiosity, and our international clients really value that foundation and what it brings. But our design methodologies also need constant recalibration when we step beyond our own borders. Our first response to a brief abroad is often likely to be clumsy, as we reach for clichés and for the obvious colours and forms that feel ‘right’ but are in fact superficial. The real work begins when we strip that away. Through workshops in our studio, we challenge our first instincts, do more research and let the design evolve into something more subtle, more site-specific and more alive.
Listening is everything. Clients and local collaborators often hold the keys to what really matters. In Iceland, we quickly learned that timber is scarce; a reminder that sustainability is always contextual. There is little point insisting on materials that must be imported. It’s far better to embrace local makers who understand their own supply chains and to revel in the craftsmanship unique to each place.
In India, that has meant exquisite artisanal, hand-rendered plaster and walls lined with gold leaf: work that could never be replicated at home within budget.

Then there are the nuances that sit quietly beneath the surface, such as the meaning of colour, which can shift dramatically from one culture to another. A red can be unlucky or refer to the colour of the earth rather than being the bright accent that we imagined. Or the role of climate, which can transform materials in unexpected ways. In Malaysia, we learned how quickly metal can corrode unless it has layers of protective coatings, and how fabrics simply can’t endure the

RE-DESIGN: SHINY OBJECTS AND THE IPHONE
he iPhone remains one of the most extraordinary feats of industrial design: a seamless fusion of utility, beauty and technological intelligence. Yet its very elegance exposes a deeper tension in contemporary product culture - the conflict between elegance and endurance.
The device is exquisitely made, yes, but also extraordinarily fragile. Its glass-and-metal minimalism may look premium, but that premium sheen often sacrifices resilience, demanding a protective case the moment it leaves the box. What does it say about a design when the first thing we must do is cover it up?
This fragility is not unique to Apple; it reflects a broader design ethos that favours perfection over longevity, and finish over fortitude.
These objects feel polished, refined, almost jewellery-like, yet they are tools we carry, drop, scratch and live with every day. The result is a culture of short lifespans, upgrades and replacements, a quiet complicity in a throwaway culture we can no longer afford. Can the planet sustain such luxury?
While this isn’t ‘planned obsolescence’, the effect can be similar: products that age poorly, break easily and are difficult to repair. Designers increasingly recognise the need for durability, repairability and circular-economy thinking. And consumers are adjusting too. I recently bought a refurbished iPhone (from Vodafone) to reduce my own electronic waste. Its protective case saved it from breaking on the station platform this very morning!

DESIGN PERFECTION: THE BURBERRY TRENCH COAT
The Burberry trench coat exemplifies enduring design excellence. Like the very best tools and technologies, it meets fundamental human needs - protection, warmth, comfort - but unlike so many modern ‘premium’ objects whose beauty compromises their durability, the trench coat achieves both without sacrifice. Its long-term physical resilience is not diminished by its elegance; instead, beauty and endurance reinforce one another.
Every detail, from the cut of the shoulders to the drape of the fabric and the placement of the buttons, is purposeful. The coat adapts effortlessly to varied contexts: rain, wind, sunlight; motion and stillness; the intimacy of private life and the demands of public appearance. It is designed not to be shielded or

Jonce Walker, LEED AP, CSBA, Fitwel Ambassador, is the Global Director of Sustainability and Wellness at HLW where he oversees the coordination of a holistic, integrated design process - from managing BEYOND, HLW's in-house sustainability consultancy, to reinforcing the firm's pledge to the AIA 2030 Commitment. Utilising nearly two decades of experience in both the public and private sectors, Jonce is responsible for weaving sustainability into each stage of design.
JB: Sustainability, quite rightly, remains a buzzword among many practices, but there’s a concern it can be applied rather loosely, or worse still, as a bit of a front. But your launch of BEYOND back in 2021 feels like a genuine ‘money where your mouth is’ approach. Can you give us an overview of what the brand does and how and why it came about?
JW: BEYOND specialises in sustainable, resilient, and wellness-focused solutions for the built environment. With every project, we maximise value for clients, repair ecology, decarbonise, and improve occupant health and wellness. We know that sustainability is not always a one-size-fits-all solution. BEYOND uses custom sustainability frameworks, research-backed strategies, and scalable solutions. BEYOND came about because we recognised the deep need to have focused expertise on sustainability and wellness for the firm, as well as the opportunity to offer sustainability consulting services outside of HLW.
JB: I’m keen to hear about some of the projects you’ve worked on through BEYOND, not least in how you work with and communicate ideas to your prospective clients. How important is data in helping secure and maintain such projects?
JW: Buildings contribute a hefty 39% to global carbon emissions - both from operations and materials. By harnessing key data on embodied carbon and operational carbon, we can direct design choices towards carbonlean materials that are also healthy for the occupants. BEYOND is all about analysing this crucial data, ensuring the spaces we shape are kinder to our planet.
Recent project examples include Kingfisher, the company behind home improvement brands including B&Q and Screwfix, where we designed their new London HQ. We created a flexible and adaptable HQ for Kingfisher’s 25,000 sq ft office in Renzo Piano’s Paddington Square building. The brief was to create a space that aligns with the company’s ESG commitments, which has been achieved primarily through a significant reduction in embodied carbon and a design solution that prioritises flexibility and reuse. The HLW team worked closely with the client to create a welcoming and ‘honest’ destination with all amenities accessible to Kingfisher’s diverse workforce, where end-users choose how and where to work in an effective activity-based environment.
JB: Can you share some more insights into how you balanced your approach to reducing embodied carbon while maintaining a focus on aesthetics with this project?
JW: A primary objective of the new Kingfisher office was decarbonisation, specifically reducing embodied carbon emissions from the interior fit-out through careful consideration of raw material extraction, manufacturing and processing, transportation, installation of all building materials, replacement of materials, end of life, disposal and recycling. To achieve a 78% reduction from a baseline in embodied carbon, HLW worked with BEYOND to carefully examine every partition, ceiling system, carpet, and all other materials in the building, and measure their carbon footprint to ensure the most sustainable option was utilised in every case.
The adjustments adopted to achieve this impressive reduction include walls clad in FSC plywood to absorb CO2, reconditioned raised floors, and locally sourced or recycled furniture. In line with HLW’s recently launched Healthy Material Protocol, the furniture specification process was dictated by a questionnaire that each supplier had to complete, specifying the recycled content and environmental certifications of their products, amongst other requirements.
The design language celebrates honest physical expression of how sustainable and durable components are put together, with joyful colours framing activity. The fine balance of natural and man-made materials creates a strong, tactile, timeless, and 'domestic industrial' backdrop, with internal partitions featuring light timber and cork that contrast with corrugated steel to create a soft industrial aesthetic. JB: Are there any other recent projects that have prospered from this unique, double-pronged approach from HLW and BEYOND?
JW: Another example is for Grant Thornton UK, a leading global professional services network, who relocated to new London headquarters designed by HLW. The office sets the bar for reuse and sustainable design, reducing embodied carbon by 79%. HLW were appointed to design a sustainable and inclusive workplace for Grant

Thornton’s 90,000 sq ft office in 8 Finsbury Circus. BEYOND collaborated closely with the client to establish comprehensive sustainability guidelines. Anchored by three core themes – decarbonisation, reuse, and humancentred design – the framework integrates sustainability from inception to execution. As a result, the scheme reduced embodied carbon by 79%, with 38% alone from repurposed flooring.
JB: As well as reducing carbon, I was wondering what your stance may be on waste, or perhaps more appropriately, reuse?
JW: The project also reused over 1,700 pieces of furniture and a barista bar, which was dismantled, transported, and reassembled at the new headquarters – a testament to effective cooperation between construction and design. By prioritising reuse, HLW avoided 1,336 tons of CO2 from the atmosphere, equating to 2,265 flights from NYC to London.
Items that could not be reused or repurposed were donated to a local charity, Waste to Wonder, redistributing the redundant office furniture to community organisations. Through this partnership, HLW diverted 100% of construction and demolition waste from landfill. Where new materials were needed, HLW sourced materials that aligned with the scheme’s sustainability guidelines and had a low Global Warming Potential (GWP). This included renewable cork, coffee-groundbased furniture from sustainable manufacturer Mater and Foresso worktops, which are made from a minimum of 65% waste wood content sourced from the UK.
Cohesion between new and reused materials was a priority. By seamlessly blending the modern and the refurbished in the design, HLW created a space that is easy for employees to navigate and fosters a unified atmosphere.
JB: I’m conscious that HLW is a truly international brand, so I’m intrigued as to whether you find there is a variation in uptake of the BEYOND methodology, and any challenges that come when utilising it outside of the UK?
JW: BEYOND consults on projects in various locations, including EMEA, North America, and South America. So, while there are always differences in culture, climate zone, and client priorities, BEYOND leverages building science and ecological knowledge to ensure the most sustainable project possible, regardless of where the project is located. It’s never been an issue in the past, but one of the positives to come out of the Global Pandemic is the widespread understanding that we don’t all need to physically be in the same location to successfully collaborate, be that as a Global Team, and/ or with our clients.

The Commercial Interiors UK Lifetime Achievement Award 2025, sponsored by Panaz, celebrates the extraordinary career of Amanda Rosa, founder of Amanda Rosa Interiors, and remembers her late husband, Ken McCulloch, hotelier and founder of the Malmaison Group.
Together, Amanda and Ken built experiences. They transformed the idea of a place to stay into something more human, more stylish, and far more memorable. Their work combined hospitality and design in a way that forever changed how we think about comfort, character, and atmosphere.
In 1986, they transformed a row of Glasgow townhouses into One Devonshire Gardens, a hotel that exuded warmth, elegance, and individuality, long before the term “boutique
hotel” had even entered common use. Then, in 1994, they launched Malmaison, converting a former church in Edinburgh into a hotel that brought design, atmosphere, and personality to the wider market. It was bold, stylish, and entirely original.
In 2004, they founded Dakota Hotels, a collection that continues to set the standard for understated luxury. Each property, from Glasgow to Manchester, carries Amanda’s design DNA: calm, confident interiors that don’t chase trends but create timeless mood and flow. Her work has always centred on making people feel at ease, spaces that breathe, balance, and endure.
Ken’s perfectionism and charisma defined him as a hotelier. He understood that hospitality was about creating a feeling people remember, and that belief, combined with Amanda’s intuitive design, shaped an enduring creative legacy. His passing in 2024 was deeply felt across the industry, but his influence, and Amanda’s, continues through the brands, standards, and experiences they built together.
Amanda, who studied interior design at art college in Dundee, began her graduate career working alongside Ken. “I thought I was joining a big design firm,” she laughs, “but it was literally just him and me.” That partnership became the foundation for an enduring creative journey that would shape an industry.
From their earliest projects, Amanda and Ken challenged convention, blending bold, intuitive design with an unshakeable belief that hotels should evoke emotion and atmosphere. Their work redefined expectations, proving that luxury could be achieved through creativity, character, and warmth rather than excess.
Their first hotel project, One Devonshire Gardens in Glasgow, introduced an entirely new sensibility to British hospitality, personal, characterful, and deeply considered. With Malmaison, they brought that boutique ethos to a wider audience, transforming empty city buildings into stylish, welcoming spaces full of personality.
The success of The Columbus Hotel in Monaco and the creation of the Dakota Hotels collection further cemented their legacy. Each project embodied Amanda’s belief in “simple ideas, brilliantly executed” design that feels effortless, human, and alive.
In conversation with Design Insider, Amanda reflected warmly on the dynamic that fuelled their creative partnership.
“Ken’s glass was always half full and mine half empty,” she smiled. “He’d bring me up when I was too cautious, and I’d steady him when he went too fast. We were on the same wavelength, he’d plant the seed of an idea, and I’d take it for a walk.”
Ken had foresight; he’d know when something had gone too far down the wrong road and take us back to that original spark.

Their working relationship was defined by trust and curiosity. “We had fun, it was joyful and a bit crazy at times,” she said. “Ken had foresight; he’d know when something had gone too far down the wrong road and take us back to that original spark.”
Amanda also recalled Ken’s courage during the conception of Malmaison:
“He said, ‘If we’re banging our heads against a brick wall, move the wall.’ That’s exactly what he did, creating style and value from what others overlooked.”
Reflecting on Ken’s legacy, Amanda shared: “He was brave and utterly committed. He gave people opportunities, built careers, and taught me not to be afraid of change.”
Today, Amanda continues their shared ethos through her Glasgow-based studio, designing with intuition and calm confidence. She reflects on how her career has been shaped by collaboration, saying she feels “lucky and grateful to have worked with so many talented designers on exciting projects with very special clients.”
“If you can do the simple thing brilliantly, you’re halfway there,” she concluded. “It’s not only design, it’s everything: the music, the service, the coffee, the atmosphere. When all those things feel right, you’ve done your job.”
Although Amanda was unable to be with CIUK for the Annual Luncheon, her Lifetime Achievement Award was warmly accepted on her behalf by her close friend Lesley Osborne, presented by Rollie Attard, CEO of Panaz.

Q1. What makes CIUK unique as a trade association?
A. Everything we do links back to our members and how we can assist their businesses to thrive. Our work is built on three pillars: advocacy, networking and events, and industry-specific publishing.
Every membership fee, ticket sale, or sponsorship is reinvested into activities that deliver value. Whether it’s opening new markets, providing key insights, or fostering meaningful connections, our focus is always on supporting our members’ success.
Q2. How does CIUK advocate for its accredited members?
A. Advocacy is at the heart of our role. We ensure our members’ collective interests are represented in key industry conversations and at government level.
For 2026 we rejoined the British Furniture Confederation to support our members through their work at government level. A NEW GLOBAL MODEL FOR ACTIVE, LOW-CARBON TOURISM
Designed by Broadway Malyan for TUI Hotels & Resorts , the project introduces China’s first Robinson Club within a fully integrated waterfront ecosystem.
Over the past three decades, China has undergone one of the most significant social and spatial transformations of any modern nation. In the early 1990s, more than 70 per cent of the population lived in rural areas, with livelihoods tied closely to agriculture. Today, nearly 70% of China’s 1.4 billion people live in cities, supported by advanced manufacturing, technology, research and global trade. This shift has reshaped skylines and fundamentally altered expectations of lifestyle, leisure and wellbeing. (It is estimated that over 640 million people have transitioned from rural areas to cities in China between 1990 and 2025.).
Broadway Malyan’s approach was to minimise intervention, elevating buildings, preserving ground conditions and allowing nature to continue uninterrupted beneath the architecture.
As Sean Li, Principal at Broadway Malyan , explains, China has moved beyond a phase of rapid expansion and is now firmly focused on quality. “China has come through the quantity stage,” he says. “Now it’s chasing the quality of lifestyle.” For a growing middle class, the emphasis is no longer simply on housing and infrastructure, but on how time is spent, how health is maintained and how experiences are shared.
This transition is particularly visible in regions shaped by technology-led growth. Companies such as Huawei have established major research and development campuses across the Yangtze River Delta, attracting tens of thousands of highly paid employees. In the district surrounding Shanghai Meifan Sailing Port alone, Huawei’s R&D centre is planned to support up to 100,000 workers over time, with population forecasts reaching 300,000 as families settle nearby. Such growth brings with it demand for education, sport, culture and meaningful leisure environments, the broader context in which Meifan has been conceived.

BY WATER, ECOLOGY AND HERITAGE
Located around 50 kilometres from central Shanghai, Meifan sits within the Yangtze River Delta Green Demonstration Zone, anchored by Dianshan Lake. This vast freshwater body supplies drinking water to the region and is subject to stringent environmental protections. Fishing is prohibited, development tightly controlled and biodiversity actively safeguarded. More than 400 species of birds inhabit the surrounding wetlands, making the lake both an ecological asset and a responsibility.
For Li, the site’s power lies in its restraint. “When we first saw the site, it was absolutely amazing,” he recalls. “Quiet forest, wetland and beautiful water.” Rather than imposing density, Broadway Malyan’s approach was to minimise intervention, elevating buildings, preserving ground conditions and allowing nature to continue uninterrupted beneath the architecture.
Culturally, water is inseparable from Shanghai’s identity. The city’s origins as a trading port are rooted in sailing and river transport, with maritime imagery long embedded in its symbolism. Dianshan Lake itself has supported a sailing community for decades, including Meifan - a club with around 3,000 members drawn largely from Shanghai’s professional classes. This existing sporting culture became a critical foundation for the project.

SHAPED
SAILING, SPORT AND TUI’S STRATEGIC COMMITMENT
It was this convergence of ecology, sport and lifestyle that attracted TUI Hotels & Resorts to Meifan. As the only non-Chinese tourism company admitted to the Yangtze River Delta Green Demonstration Zone Developers Alliance, TUI has taken a cautious and long-term view of development in China.
The opportunity at Meifan was to introduce Robinson, TUI’s premium, sports-led hospitality brand, to the Chinese market in a way that aligned with both environmental ambition and cultural change. As Bernd Mäser, Co-CEO of TUI Hotels & Resorts, noted in the project announcement: “With the first Robinson in the Yangtze Delta, we are bringing our premium club concept to a region committed to sustainable tourism.”
Unlike conventional resort models focused on passive luxury, Robinson is built around participation. Guests are encouraged to sail, train, perform, socialise and actively engage with their surroundings. “Robinson is quite different,” Li explains. “They’re not selling a night in a room. They’re selling an experience, one that helps you explore your talents and feel stronger when you leave.”
Broadway Malyan won the commission for Shanghai Meifan Sailing Port following an international design competition, with a masterplan inspired by maritime navigation. The sextant, a traditional instrument used to chart journeys by the stars, became the organising principle for the entire scheme.
The result is a circular composition that structures buildings, public space and waterfront movement with precision. Terraced forms maximise lake views, daylight and natural ventilation, while responding to strict height limits and ecological constraints. “We wanted to create a landmark,” says Li, “when you arrive on site and on the map of Shanghai itself.”
Sustainability is embedded at every scale. High-performance building envelopes, passive design strategies, renewable energy systems and water-sensitive landscapes support the project’s zero-carbon ambition. Electric boats replace conventional vessels on the lake, protecting water quality while enabling new forms of movement and tourism.
Crucially, the masterplan is not conceived as a single-use resort. It integrates hospitality, sport, research, work, education and community life, positioning Meifan as a prototype for future waterfront development in China and beyond. A MASTERPLAN GUIDED BY EXPLORATION
PHASE 1:
ANCHORING THE DESTINATION
At the heart of Phase 1 is China’s first zero-carbon Robinson Club, developed by TUI Hotels & Resorts. Scheduled to open by the end of 2028, ahead of the wider 2029 completion, the 250+ room hotel is conceived as a circular, terraced structure elevated above the landscape. This approach reduces ground disturbance while allowing biodiversity to thrive beneath. Sailing culture is woven throughout the hotel’s planning and programming, ensuring the sport is not an add-on, but the DNA of the experience.
A defining feature is the floating central stage, set within the lake itself. Each evening, staff and guests perform together, reinforcing Robinson’s emphasis on shared experience. “That will be the perfect stage to show people what Robinson hospitality really is,” Li says.
Alongside the hotel sits the Tui Blue Service Apartment Residences designed for longer stays. These cater to families, professionals and visiting specialists seeking immersion rather than short-term tourism, while maintaining full access to the destination’s facilities.
The Sailing Club is both a continuation and an elevation of what already exists at Meifan. Long constrained by temporary structures due to planning restrictions, the club is now being upgraded to international standards. New facilities support training, competition and youth development, positioning Meifan alongside leading sailing destinations in Europe.
For Li, this authenticity is critical: “This is not a resort imposed on a place. It’s an evolution of something that’s been here for decades.”
Completing Phase 1 is the Science and Innovation Centre, focused on new-energy and electric vessels. With Dianshan Lake’s environmental sensitivity ruling out traditional fuel-powered boats, the site has become a testing ground for clean water transport, linking tourism, research and future mobility.
PHASE 2:
BROADENING COMMUNITY AND CULTURE
Phase 2 expands the destination’s social and cultural offer. A Tent Hotel and Drum Cabins introduce lightweight, low-impact accommodation aimed at younger, adventure-focused guests. Floating and seasonal in nature, these structures prioritise minimal environmental impact and strong social interaction.
Floating workplaces offer an alternative model of working, where entrepreneurs and researchers can operate directly on the water, combining productivity with lifestyle. A retail village replaces conventional high-street retail with a community-led mix of food, sailing culture and events, incorporating preserved courtyard buildings as cultural anchors.
Retail at Meifan is conceived as a community-led village rather than a conventional high-street offer. The focus is on food, sailing-related retail and cultural uses that support daily life and events, rather than destination shopping. Several existing traditional Chinese courtyard buildings will be retained and carefully integrated, allowing heritage structures to become active social spaces. Designed to host both everyday activity and larger community gatherings, the retail village reinforces Meifan’s ambition to function as a lived-in waterfront neighbourhood, not a seasonal resort.
A planned Well-being & Sports Performance Centre sits at the southern corner of the site, forming a key anchor for health, training and recovery within the masterplan, responding to the growing population driven by nearby technology campuses. Integrated with sport and innovation, it reflects a holistic view of lifestyle aligned with the project’s wider values.
A NEW BENCHMARK FOR WATERFRONT DEVELOPMENT
Scheduled for completion in 2029, Shanghai Meifan Sailing Port represents a pivotal moment in China’s tourism and urban development. It demonstrates how architecture can respond to cultural change, ecological responsibility and lifestyle ambition simultaneously.
As Li reflects, “People want to explore. They want to live differently.” At Meifan, that desire has been translated into a destination that redefines how people live, learn, work and play alongside water, setting a new benchmark not only for the Yangtze River Delta, but for waterfront development globally.

Sean Li, Principal at Broadway Malyan, has spent more than two decades working at the intersection of international design and the Chinese market. Born in China and educated in the UK, Li has played a central role in establishing and leading Broadway Malyan’s presence across Asia, acting as a critical bridge between global design thinking and local delivery.
With studios spanning London, Singapore, Shanghai and across Europe and the Middle East, Broadway Malyan operates as a deeply collaborative global practice. The studio’s work spans masterplanning, hospitality, education, residential and mixed-use developments, with specialist expertise distributed across regions, from hospitality design in the UK to masterplanning and large-scale urban projects in Asia. As Li explains, this structure allows the practice to assemble bespoke, cross-border teams for complex projects, drawing on international experience while responding sensitively to local context.

A LANDMARK REIMAGINED THROUGH HOSPITALITY, HERITAGE AND HOLISTIC LIVING
The Whiteley:
Occupying an entire city block on Queensway, moments from Hyde Park, The Whiteley represents one of London’s most ambitious heritage-led regeneration projects. The transformation of the former Whiteleys department store offers a rare opportunity to rethink not only a landmark building, but its role within the wider neighbourhood of Bayswater, contributing to the vitality, diversity and long-term sustainability of the area.
REFRAMING A HISTORIC LANDMARK AT THE HEART OF WEST LONDON
Originally designed by John Belcher and John James Joass, with the first phase completed in 1911 and a later phase delivered by William Curtis Green in 1925, the Grade II listed building underwent decades of incremental alterations that obscured the clarity of its early 20th-century architecture. Led by Foster + Partners, the current scheme restores and builds upon the original intent of the building, re-establishing its civic presence while adapting it for contemporary life.
The architectural approach is both restorative and forward-looking. The Queensway façade has been carefully reinstated, with glazing infills designed to match the original proportions, a remodelled cupola rebalancing the composition of the elevation, and a new retail arcade that reconnects the building to the street. Retail and leisure uses are deliberately outwardfacing, animating the public realm and ensuring the building engages directly with its surroundings rather than turning inward.
At ground level, a new public courtyard introduces daylight deep into the plan while creating a generous
piece of public realm that draws people into the building. This space underpins The Whiteley’s ambition to function as the heart of the local neighbourhood, supporting everyday use as well as destination activity. The development includes Six Senses London and Six Senses Place, as well as 14 Six Senses Residences which have been introduced into the upper floors, completing a vibrant mixed-use composition that includes retail, restaurants, leisure, hospitality and homes.
Spanning approximately 1.1 million sq ft, the development targets a BREEAM ‘Excellent’ rating, reflecting its retrofit-first approach and commitment to sustainable, inclusive urban design. Delivered by development manager Valouran, with joint venture investment partners MARK and C C Land, The Whiteley stands as a long-term investment in placemaking, heritage and community-led regeneration.
SIX SENSES LONDON: A DIFFERENT RHYTHM FOR URBAN HOSPITALITY
At the heart of The Whiteley sits Six Senses London, marking the luxury lifestyle brand’s first destination in the United Kingdom. Opening in 2026, the 109-key hotel brings Six Senses’ wellbeing-led philosophy into a dense urban context, setting a different rhythm for London, one that prioritises restoration, balance and human connection within the city.
Designed by AvroKO in collaboration with EPR Architects, the hotel comprises guest rooms. Interiors fuse contemporary influences with subtle references to classical detailing and Art Deco, ensuring the hotel feels rooted in its historic setting while delivering a distinctly modern experience. A defining interior feature is the retained iron staircase, modelled on Milan’s La Scala opera house, which acts as a dramatic vertical connector between public, social and wellness spaces.
Food and drink play a central role in shaping the hotel’s relationship with its neighbourhood. Whiteley’s Kitchen, Bar and Café brings a spirited, modern approach to neighbourhood dining, celebrating maverick British cuisine with a strong sense of West
London character. Menus champion local producers and seasonal flavours, while the café and bar offer relaxed, all-day settings designed to feel as welcoming to locals as they are to guests.
Wellness is integral to the Six Senses experience. Six Senses Spa London spans 2,300 sq m on a single floor, combining movement and stillness through a blend of pioneering recovery methods and ancient healing practices. Facilities include a 20-metre indoor swimming pool, movement studios, steam room, sauna and relaxation spaces, alongside London’s first magnesium pool within a hotel, a flotation pod and cryotherapy chamber. An Alchemy Bar and longevity clinic support personalised programmes designed to restore balance and vitality.
The hotel also introduces Six Senses Place London, the brand’s first private members’ club. Conceived as a sanctuary for connection, purpose and wellbeing, it offers a new way for people to come together in an urban setting, with membership available by application.

2025 has been a year defined by growth, collaboration, and community. Across the UK and beyond, we’ve welcomed over 1,400 attendees to our events - each designed to bring together the people shaping the future of commercial interiors while raising the bar for quality and experience.
We began the year in Glasgow with our sold-out Spring Networking social event, setting the tone for a programme of engaging discussion and relaxed networking. From there, our signature Next Generation Awards in Manchester celebrated rising stars at the stunning Hallé St Peter’s, while our Summer Party at The Gherkin redefined what our members can expect from Commercial Interiors UK (CIUK) events - a truly memorable experience with exceptional food, drinks, and atmosphere.
Throughout 2025, we’ve focused on the details, curating menus, refining drinks packages, and selecting inspiring venues that reflect the sophistication and creativity of our community. Every event has been shaped by your feedback, helping us to enhance not just the experience, but the fairness and inclusivity of our gatherings.
This year we introduced a token system to ensure equal opportunities for all event attendees, and we strengthened our client-to-supplier ratio to maintain a dynamic, productive networking environment. Our members asked for more northern events, and we delivered it with Autumn Networking Manchester, hosted at the vibrant Treehouse Hotel - an evening that perfectly captured our industry’s innovative spirit.
Internationally, our INDEX Saudi Arabia Trade Mission showcased the strength of UK design on a global stage, while we rebranded and refreshed our Commercial Interiors: Supplier Finder Show, reflecting the continued evolution of our event portfolio.
Beyond our own calendar, we strengthened partnerships with leading design exhibitions including Workspace Design Show, Surface Design Show, Cruise Ship Interiors, and Hotel Interiors Experience. Through these collaborations, we’ve negotiated exclusive opportunities for our members to meet and network - from breakfast gatherings to hosted lunches - deepening relationships and amplifying visibility across the design community.
As the year concluded with our flagship Annual Luncheon at the Royal Lancaster London and our final webinar on creating kinder workplace cultures, we look back with pride on a year that’s seen us elevate every detail, from venues and hospitality to fairness and inclusivity.

Commercial Interiors UK kicked off its 2025 events calendar with a sold-out Spring Networking evening in Glasgow, bringing together designers, architects, manufacturers, and senior decisionmakers from across Scotland. Held at The Exchange in the heart of the city, the event set a relaxed and friendly tone from the moment guests arrived, creating the ideal setting for meaningful networking and conversation.
The atmosphere throughout the evening was warm and naturally engaging, with attendees reconnecting with familiar faces and forming new professional relationships across Scotland’s design community. This was matched by the vibrant backdrop of Royal Exchange Square, which added to the energy in the room as people gathered for drinks and discussion.
Guests then came together for the CPDaccredited talk, offering a concise behind-the-scenes look at Port of Leith Distillery - Scotland’s first vertical distillery and one of the country’s most innovative additions to its architectural and visitor landscape. Speakers Robin Ellis (Graven), Stefano Faiella (360Architecture) and Ian Stirling (Muckle Brig & Port of Leith Distillery) shared the story of the project’s vision, its unique vertical format, and its role in shaping the regeneration of Leith’s waterfront.
The conversation struck the perfect balance between insightful and accessible, inviting audience questions and maintaining the informal, conversational feel that defines our social Spring Networking series. Attendees also benefited from CPD accreditation, with certificates available following the event.
As conversations continued well into the evening, it was clear that Glasgow’s design community thrives on opportunities to connect, collaborate, and share knowledge in settings just like this.

On the evening of the 24th April, the commercial interiors community gathered at the stunning Hallé St Peter's in Manchester for a truly unforgettable event - the 2025 Next Generation Awards, hosted by Commercial Interiors UK. As organisers, we are proud to say the night was filled with energy, and an overwhelming sense of celebration for the outstanding talent that is shaping the future of our sector.
From the moment the doors opened for the drinks reception, there was an electric buzz throughout the venue. The room quickly filled with laughter, lively conversation, and excited reunions, setting the tone for what would become a fantastic night. It was wonderful to see so many accredited members, guests, designers, and industry friends reconnecting and building new relationships over a glass of fizz.
As guests were called to dinner, the evening was formally opened with a warm and inspiring speech from Carolyn Mitchell, Chair of Commercial Interiors UK. Carolyn captured the spirit of the evening perfectly, describing it as "a celebration not just of talent, but of excellence, dedication, resilience, and commitment." She warmly welcomed our accredited members and guests, emphasising how crucial collaboration is within our industry. Carolyn also extended heartfelt thanks to our event sponsor, Silentnight Contract, whose generous support helped make the evening possible
and whose commitment to the future of commercial interiors was evident throughout the night.
Her speech reminded everyone why events like these matter - not just to recognise achievement, but to strengthen the powerful connections that underpin our sector. "We are all part of the same team," she said, as she urged the audience to take a moment to celebrate the incredible work happening behind the scenes: the designers, manufacturers, suppliers, and makers who bring creative visions to life with quality, service, and innovation. Carolyn’s final rallying cry - to celebrate the next generation and meet her on the dance floor later - perfectly set the tone for the evening ahead.
Following Carolyn’s words, guests enjoyed a delicious three-course dinner, a welcome chance to relax, share ideas, and savour the hospitality in the stunning surroundings of Hallé St Peters.
Then came the highlight of the night - the awards ceremony. As nominees were announced on screen, it was great to see each company proudly cheering for their colleagues. The supportive atmosphere was undeniable, with cheers, applause, and heartfelt celebrations filling the room for every nominee. There was a genuine buzz of excitement as we recognised some of the incredible individuals making their mark

Sean Moss of Amtico Flooring was named winner of Rising Apprentice; Matt Hall of Balsan received the Senior Leader Award; Helen Owen of Humanscale was crowned Outstanding Marketeer; and Ashley Garside of Hypnos Contract Beds took home the Production Leader Award. In addition, we celebrated Julia Gdula of Sheffield Hallam University, who won the Next Generation Student Award for her outstanding Cotton Bloom Residences project, inspired by colour psychology and Manchester’s rich industrial heritage.
Throughout the ceremony, the room was filled with huge cheers, applause, and standing ovations - a true reflection of the pride and support within our community. It was an emotional and joyous reminder that the future of the commercial interiors sector is in safe, ambitious hands.
Of course, no Commercial Interiors UK celebration would be complete without a proper party. As the awards wrapped up, the lights dimmed, the music turned up, and the dance floor came alive. Guests, winners, and organisers alike danced, laughed, and let their hair down well into the night. It was the perfect way to close a night that was not just about awards but about community, resilience, and the joy of being part of something so dynamic and purposeful.

A SUMMER PARTY REIMAGINED: CIUK TAKES OVER THE GHERKIN
On 3rd July 2025, Commercial Interiors UK (CIUK) took its summer celebration to new heightsquite literally - swapping the traditional BBQ for a sold-out summer party at one of London’s most iconic venues, The Gherkin. Against a backdrop of sweeping 360° skyline views, over 250 designers, suppliers, and industry insiders gathered for an evening filled with music, connection, and the unmistakable energy that defines the commercial interiors community.
The event delivered on its promise of a fresh, reimagined summer gathering, welcoming guests with signature cocktails ranging from Hugo Spritz to Espresso Martinis, setting the tone for a vibrant evening ahead. As the live DJ curated the soundtrack, conversations buzzed across the glass-wrapped venue, with attendees soaking in a beautiful sunset over London that bathed the city in golden hues, adding an unforgettable touch of magic to the evening.
Reflecting the atmosphere of the evening, an accredited member shared: 'We had a great time last week in the Gherkin, amazing views!'

Guests were warmly welcomed by Sean Holt, Managing Director of Commercial Interiors UK, to the organisation’s Autumn Networking event at Treehouse Hotel Manchester. With more than 90 designers and suppliers gathered, the evening set the perfect stage for connection, inspiration, and conversation.
The headline session featured Alys Bryan, Editorial Director of Design Insider, CIUK’s proud media partner, in a lively 30-minute one-to-one conversation with Franky Rousell, Founder & CEO of JOLIE.
The talk began with a fast-paced quickfire round that set the tone for the evening, light-hearted, personal, and full of energy. We learnt that Franky is fuelled by tea in the morning, that no colour will ever be off the table, that if she wasn't a designer she might have been a paramedic, and that she’s not one to get pinned down on overrated trends. This blend of humour and openness carried through the entire conversation.
Moving into more reflective territory, Franky spoke about founding JOLIE in Manchester with a bold global outlook. Launching a studio so young was undeniably risky, but she described how the constraints of northern budgets sharpened her team’s creativity and built a culture of innovation, resilience, and supplier collaboration. Nearly three years ago, she recognised the need for “feet on the ground” in London, leading to JOLIE’s second
studio, one that thrives on scale, complexity, high expectations, and the challenges that come with an increased budget.
The conversation then leapt across the Atlantic to JOLIE’s newest chapter: a third studio in New York, launched just two weeks earlier. Franky shared her personal love of the city and its blend of opportunity, ambition and competition. Despite the difficulty of breaking into a market built on long-standing allegiances, she sees enormous opportunity: “Once the doors open, collaboration flows.” For JOLIE, she said, New York represents a place where UK-quality design delivery meets American creative daring.
Franky’s fearless ambition, generosity, and sharp humour made her an audience favourite, earning glowing feedback from attendees.
The evening continued with drinks, food, and socialising, a night that celebrated risk-taking, connection, and the expanding reach of UK design.

UK DESIGN BRANDS TAP INTO SAUDI ARABIA’S BOOMING MARKET
Saudi Arabia’s Vision 2030 is driving massive urban development projects, creating increased demand for innovative interior design solutions across the commercial, residential, and hospitality sectors.
Commercial Interiors UK (CIUK), in partnership with the UK Department for Business and Trade (DBT), proudly facilitated and led a UK Creative Industries Trade Mission to Riyadh, KSA, in September 2025.
The mission was centered around Index Saudi Arabia, the Kingdom’s premier three-day trade show for interior design, furniture and furnishings, and fitout, which has established itself as a dynamic hub bringing together global interior brands showcasing the latest trends and solutions shaping Saudi Arabia’s thriving design industry.
A specially designed DBT/CIUK meeting area was the focal point for promoting UK companies’ expertise and provided a base for attending delegates to make contacts and conduct B2B meetings with key decision-makers.
The companies who attended the mission were very optimistic of the real business opportunities resulting from their presence at the show and welcomed the assistance from the DBT/CIUK team.
Commercial Interiors UK's media partner, Design Insider, joined the mission and published a comprehensive Event Report, exploring the scale, energy, and enormity of opportunity in KSA, a market where investment and innovation are rapidly reshaping the design and hospitality landscape. Through exclusive interviews, on-the-ground observations, and supplier spotlights, this report uncovers the real potential for UK and international businesses looking to engage with this dynamic region.

SHOW DUBLIN 2025 - A NEW INDUSTRY CHAPTER BEGINS
Commercial Interiors: Supplier Finder ShowDublin 2025 made its debut at The Alex Hotel on 13th November, bringing together designers, specifiers, suppliers, and operators from across the commercial interiors community for a focused day of conversation, product discovery, and shared insight.
The one-day event was designed around quality interactions, creating space for purposeful dialogue between visitors and the 20 exhibiting commercial furnishing brands representing hospitality, care, workplace, and cruise interiors. Exhibitors shared that the show prompted a number of unexpected and valuable conversations including reconnecting with clients they hadn’t spoken to in some time, and meeting new contacts they might not have encountered elsewhere.
Sector Report Launch: Setting the Tone for the Day
The event opened with the launch of the Senior Living Sector Report, hosted by Commercial Interiors UK. Over coffee and informal conversation, attendees were introduced to a comprehensive overview of current developments and opportunities within later living, integrated retirement communities, and care homes.
With contributions from respected industry figures including James Potter (WGP Architects), Jen Bernard (Bernard Interiors) and Roger Black (PegasusLife), the session provided a valuable grounding for the discussions that followed throughout the day.

A Supportive Setting for Genuine Connection
A key intention for this year’s edition was to broaden engagement from the nursing home and hotel sectors. It was encouraging to see increased attendance from both, with visitors spending meaningful time speaking to exhibitors and exploring opportunities relevant to upcoming interiors projects. The atmosphere remained relaxed and welcoming, supported by complimentary hospitality including lunch, afternoon tea, and an early evening drinks reception.
Attendees took advantage of the opportunity to connect with peers, suppliers, and industry partners in a setting designed to encourage authentic engagement.
A First Step in Building a Dublin Community
As a first edition, the Supplier Finder Show in Dublin established a foundation for what is intended to become a regular meeting point for Ireland’s commercial interiors professionals.
Commercial Interiors UK, along with supporters Design Insider, UK Department of Business and Trade and The Interiors Association Ireland, will continue to develop the format in response to participant feedback, with the aim of supporting the region’s growing design and commercial interiors ecosystem.

BUILDING A STRONGER INDUSTRY TOGETHER
The Commercial Interiors UK Annual Luncheon 2025 brought together more than 540 accredited members and guests at London’s prestigious Royal Lancaster Hotel for an afternoon of connection, celebration, and reflection on the strength of the commercial interiors community.
As guests gathered for welcome drinks, the sound of AC/DC’s “Thunderstruck” signalled the start of the afternoon, inviting attendees into the grand ballroom for a day that perfectly balanced formality with warmth, and business with camaraderie.
Once seated, guests enjoyed a three-course menu featuring dishes such as twice-baked cheese soufflé and slow-braised beef bourguignon, paired with Italian wines, while conversation and laughter filled the room.
A Warm Welcome and a Poignant Farewell
The afternoon began with a warm welcome from Carolyn Mitchell, who delivered her final address as Chairwoman in a heartfelt and inspiring speech.
Speaking to a full house, Carolyn reflected on the values that unite the Commercial Interiors UK community - collaboration, creativity, and care - and the vital role the industry plays in shaping spaces that bring people together. She reminded attendees that true success is never built alone, but through
teamwork and integrity, ensuring that everyone we work with feels their lives are enriched by what we do.
Her address was met with admiration and emotion, capturing both the legacy of her leadership and the collective ambition of the association’s future.
To honour Carolyn’s 35 years of service and her remarkable contribution to CIUK, Tony Attard OBE DL, Chairman of Panaz Group, took to the stage to present her with flowers and a farewell gift on behalf of the industry - a touching moment.
Before lunch was served, Alys Bryan, CIUK’s Marketing and Editorial Director, offered a reflective moment by reading “The Orange” by Wendy Cope in place of grace.
Honouring Visionary Design: The Lifetime Achievement Award
The Commercial Interiors UK Lifetime Achievement Award, sponsored by Panaz, was presented to Amanda Rosa, recognising her extraordinary career and the creative partnership she shared with her late husband, Ken McCulloch.
Together, Amanda and Ken transformed the landscape of modern hospitality with projects such as One Devonshire Gardens, Malmaison, The Columbus Hotel in Monaco, and the Dakota Hotels collection - all defined by Amanda’s philosophy of “simple ideas, brilliantly executed.”

Bespoke Craftsmanship by Aquarius Interiors
At Brownsover Hall, a Grade II listed Victorian Gothic mansion set within landscaped grounds in Rugby, Aquarius Interiors demonstrates its expertise in transforming heritage spaces through bespoke design, technical precision and exceptional craftsmanship. Renowned for its dramatic architecture, soaring ceilings and distinctive turrets, the building required a sensitive yet ambitious refurbishment approach — one perfectly aligned with Aquarius Interiors’ specialist capabilities.
Working alongside in-house Interior Designer Farhan, Aquarius Interiors was entrusted with interpreting and delivering the design vision across the mansion. The company supplied, manufactured and installed a full suite of bespoke curtains, sheers and soft furnishings, ensuring each element complemented the building’s historic character while introducing contemporary comfort and refinement.
Brownsover Hall Hotel Bridal Suite
“Brownsover Hall perfectly reflects Aquarius Interiors’ ability to deliver bespoke craftsmanship and refined solutions within complex heritage environments.”
Throughout the Brasserie and Reception areas, Aquarius Interiors elevated the interiors through carefully selected fabrics and tailored window treatments, enhancing architectural features and adding warmth and depth. The scope extended into 12 individually designed bedrooms, each requiring a bespoke response to scale, proportion and atmosphere. Particular expertise was demonstrated in the two circular turret spaces — the Turret Reading Room and Turret Bathroom — where Aquarius Interiors applied technical skill and meticulous detailing to achieve seamless, elegant finishes within complex architectural forms.
The project’s defining moment is the Bridal Suite. With ceilings approaching four metres and a striking Gothic bay window, the space demanded a bold yet refined solution. Aquarius Interiors designed, manufactured and installed full-height curtains that frame the architecture with dramatic effect, alongside a bespoke bed canopy created exclusively for the suite. The result is a luxurious focal point that enhances the room’s grandeur while maintaining balance and elegance.
Brownsover Hall is a clear expression of Aquarius Interiors’ ethos: collaborative working, tailored solutions and uncompromising attention to detail. By combining design sensitivity with manufacturing expertise, Aquarius Interiors delivered a cohesive, high-end interior that respects the building’s heritage while redefining it for modern luxury hospitality.
