Ingenious way to fill gaps between driveway slabs uestion: My concrete driveway has eight large slabs. The driveway slopes down from my garage to the street. The straight-line gaps between the slabs has enlarged, and some cracks are as wide as 2 inches now. I patch them and they open up again. Is there a guaranteed way to repair these cracks so I don’t have to do it every other year? –Ed S., Steator, Ill.

ernist homes that were popular in that period. I’ve inspected houses with this combination, and the redwood appeared to have lasted for well over 25 years. Because of the natural water repellents that are in redwood, it would last for decades, even though it was exposed to moisture in a slab on the ground. Using some new water repellents and drainage aids, I believe you can get strips of wood to last at least 30 or 40 years, if not more. The first thing you need to do is clean out the gaps between the slabs to the thickness of the slabs. Scrape off any old patching tar with a stiff putty knife and remove residual tar or asphalt compounds with mineral spirits and gentle scrubbing with a wire brush. Dig a 4-inch wide trench along the sides of the slabs from the crack or gap closest to the house all the way down to the street or sidewalk. This trench

Q

Ask the Builder Tim Carter

nswer: Concrete cracks of any type are the bane of many a homeowner. They can be in flat slabs, retaining walls, foundation walls and steps. Concrete has fantastic compressive strength, but usually only 10 percent of that in tension when you try to pull or stretch it apart. This lack of tensile strength explains, for the most part, why concrete cracks. It’s impossible to cover this topic completely in this tiny column. Entire books have been written

A

about concrete crack repair. I’ll just focus on your situation and give you an interesting option. First, your driveway looks to be in great shape, other than the gaps between the slabs. That makes a repair job much easier and more likely to be aesthetically pleasing. It’s important that the repair be functional while not detracting from the overall look of your driveway. If you try to fill the cracks with a hard material, such as more concrete that contains small aggregate like pea gravel or very coarse sand, it will eventually crack as well. The gaps you have are far too wide for most institutional and commercial

caulks designed for filling concrete cracks. Doing a specialized and exhaustive search on the Internet, you may discover some product used by airports, state departments of transportation or other owners of massive amounts of concrete pavement that will fill those massive cracks. But the look of the repair may not be in your best interest. I recommend that you repair the cracks with wood. I know that may sound nonsensical, but wood and concrete have been used for years together. It was a fad in the 1950s and 1960s to install redwood slats in between concrete slabs and sidewalks in the mod-

should be a deep as the slabs are thick. Fill the trenches on either side of the driveway with small, rounded pea gravel (the size of marbles or peas). Do the same for the gaps between the concrete slabs, but stop filling the gaps about 2 inches from the top of the slabs. Buy some redwood or other fine-grained lumber, like teak, that is naturally resistant to rot. Cut the strips of wood to fit each of the gaps, making sure the shape of the strips is wider at the top than at the bottom. This tapered shape will allow you to tap the pieces of wood into the gaps between the slabs with little effort. Each strip should be cut so that it’s 1 3/4 inches from top to bottom. This dimension allows the wood to be recessed below the top of the slabs about 1/4 inch. Before you install the wood, completely coat all the sides, edges and ends with

three coats of a highquality synthetic resin water repellent. It’s very important that the ends are well coated. In fact, I would dip the end of each piece of wood into the can of the sealant for at least two minutes allowing the water repellent to be drawn deeply into the end grain. Once the wood strips are in place, fill any small gaps between the wood and the concrete slabs with medium sand. The sand will be natural looking and it will finish off the job nicely. The pea gravel under the wood strips and on the sides of the driveway acts as an interconnected series of drainage channels that will remove any standing water from around the wood. This will significantly extend the life of the wood strips. Visit AsktheBuilder.com for more free home repair advice. Tribune Media Services

Maximize garage as selling point for your home hen selling your home, your garage can be an attractive part of the overall package you offer buyers. Too often, however, the space is not marketed to its fullest potential. As kitchen, laundry and mudrooms become the new activity centers, homebuyers making their list of “must haves” are searching for more space for storage and hobbies. Now is the time to

W

Jerry White Real Estate Matters add a bit of sparkle to that garage. While the garage usually is not a dealbreaking element in a home-buying decision, it can be a tipping point for the

buyer who is vacillating between a few different homes. When organized correctly, the garage can add to your home’s ‘wow’ factor. Gloss over the

gritty: Certain household chemicals, while necessary for maintenance, are better left concealed while showing your home. Bleach, paint stripper, etc., should be stored away. Tuck them in a cabinet or storage box. Steer clear of clutter: Do not let the garage become your dumping ground. Take advantage of the many attractive and functional storage

options available to you, and solicit your Realtor’s feedback on the aesthetics of each. Additionally, storage shelves should be hung against the corner walls of the garage, and shelving units should not exceed three to four in number. Also, arranging items according to category will create a neat, orderly portrait for even the pickiest buyers. Take it to the

floor: Some buyers don’t like a badly stained garage floor. Tackle this problem with a thorough cleaning, do-it-yourself epoxy coating, or garage floor tiles that snap together to form a grid.

Outdoor living room may be the ‘addition’ you need ave you ever considered adding on another room but figured it was just too costly? Possibly a big family room, a den or sunroom was what you had in mind. A place to relax and enjoy life. Actually, you do have that room available to you, but probably never realized it. Your property can be transformed into an outdoors living room with a little bit of imagination and ingenuity. It doesn’t cost nearly as much as a building project, and you won’t have to live with the noise and dirt of construction. In most of Ohio you

H

can spend at least five months of the year, if not seven in your outdoor living room. You can visually enjoy this room for all twelve months, even if from indoors in the winter. Your outdoor living room can have all the amenities of an interior room, and you can perform virtually any activity outside which you can inside. If you create a secluded spot at the back or in the side yard, you will have just as much privacy as well. The walls of your outdoor living room can come in many shapes, sizes and colors, providing the same effect as wallpaper, paint or paneling

would in an interior design. Perimeter type plants such as juniper or spruce, rows of shrubbery like lilac or viburnum, small trees such as crab apples and service berries, or fences of all kinds provide excellent “walls” for your outside living room. The “floor” can be a luscious green lawn, a brick patio, or a treated wood deck. The broad branches of a maple, oak or ash will be your ceiling. Flowers and flowering shrubs function as decorating accents. An individual tree with distinct characteristics, like a “weeping” flowering crab,

can be a focal point, as could a bird bath, statue, wading pool or fountain. Although a television may not be the main attraction (however, many good portable televisions are available), the view from your outdoor living room is live and in color. Birds and small animals provide the action, or perhaps a wind chime or waterfall for the sound. Many different kinds of furniture are available. Wicker, wrought iron, wood and synthetic tables, chaises and chairs can create inviting and comfortable seating. Almost any style or

taste can be met in high fashion. Many activities can take place in an outdoor living room, from sleeping in a hammock to relaxing in a Jacuzzi or hot tub. By adding a portable or permanent grill or fire pit, exceptional meals can be prepared outside, and with a picnic table or built in deck bar they are enjoyed outdoors as well. You can also perform a number of activities you would never dream of doing indoors, like practicing a golf swing, croquette, or flying model planes. You can enjoy your pets outside without the fear of them soiling the

carpet or shedding on the couch. You can also accommodate more people outside. If you have dreamed of throwing a big party, or having several friends over for dinner, now you can entertain with room to breathe. You may even consider hosting an outdoor wedding or reception in your new outdoor living room. Your house doesn’t visually or physically stop at the door. Just beyond it is an entire other room - the outdoor living room waiting to be discovered. –Ohio Nursery & Landscape Association

Selling your house: Which ‘fixes’ are worth it? kay, don’t panic. If you’re one of those homeowners who’s been moaning about how hard it’s been trying to sell your house, your bargaining power – you remember that con-

O

cept, right? – hasn’t been completely devastated just because a flood of new foreclosures is expected to hit the market as a result of the recent $25 billion “robo-signing” mortgage settlement.

In fact, while studies have shown your own property value could take up to another 4 percent hit if you’re within a quarter mile of a foreclosure ultimately snapped up at auction or taken back by the lender, the thing to remember is this: Most buyers today are only interested in homes that are “move-in-ready,” so if yours isn’t ... well, there’s your problem. “Buyers generally look at ‘as-is’ properties that need work, and say ‘I’ll pass,’” says Patsy O’Neill, a sales associate with

Sotheby’s. “That’s why I tell clients it’s worth making certain strategic fixes if they’re looking for quicker and more profitable sales.” So, which “fixes” are worth it, and which aren’t? Read on: Worth it: Addressing major maintenance and safety issues. Would you buy a house with faulty electrical wiring? Enough said. Not worth it: Major bath renovations. “Whatever you do might not suit the buyer,” says O’Neill, “and meanwhile,

you’d have spent as much as tens of thousands of dollars.” Meaning, stick to things like repairing cracked shower doors, and save your visions of a modernday spa for your own new abode. Worth it: Ripping up old carpeting. Whether you replace it with new carpets or refinish the underlying wood floor is less important than getting rid of an eyesore. Not worth it: Major kitchen renovations. Same “taste” issue as above. Worth it: Anything that enhances “curb

appeal.” If the first thing prospective buyers notice even before exiting their cars is that your roof looks like it’s been whipped by a tornado, say, chances are you’ve already lost the sale. “It’s a huge turn-off,” says O’Neill, “and makes buyers predisposed to find even more things they don’t like.” Not worth it: Anything that screams clutter. The less of “you” there is, the more likely prospective buyers are to imagine themselves happily living there. –NewsUSA

Take precautions to keep insects at bay t just wouldn’t be summer without the buzz of summer insects. However, in addition to being a nuisance and invading outdoor activities, these summer bummers can cause severe allergic reactions. According to the National Pest Management Association, stinging insects send more than half a million people to the emergency room every year. Stinging insects are especially active during the second half of summer, when the colonies forage for food that will sustain their queens during the winter. “Stinging insects

pose a major health concern for families around the country, and summer to late fall are the months when people are at the greatest risk,” says Missy Henriksen, vice president of public affairs for NPMA. “It is important to take certain precautions to ensure that you can avoid painful stings and a possible allergic reaction.” Since stinging insects emerged from their hideouts earlier than expected this year, now is the time to start preventing trouble. Here’s what the experts at NPMA suggest: ■ Always wear shoes when outdoors,

especially in grassy areas. ■ Do not swat at stinging insects. ■ Keep windows and doors screened. ■ Keep garbage in sealed receptacles. ■ Do not leave sweet drinks or meats in accessible areas. Keep food covered in outdoor areas, and be sure to remove food and trash after picnics and outdoor events. ■ Thoroughly rinse soda cans and other containers before placing them in recycling or garbage receptacles. ■ Overseed grassy areas to get better coverage, as this will deter ground-nesting

insects. ■ If stung and experiencing signs of illness, seek immediate medical attention as allergic reactions can be severe. ■ If at risk of an attack by a colony of stinging insects, run as fast as possible, and seek shelter inside a car or a house. ■ Call a pest professional if you find a nest on your property or suspect an infestation, as the removal of any stinging insect nest can be dangerous.
