UA Area Chamber celebrates its 450member businesses Hop on the “business train” for the annual Upper Arlington Chamber of Business Awards Celebration March 2 at the University Plaza Hotel.

Uniquely planned, the event will welcome attendees with a train station experience as they arrive. Attendees will hear the prominent sound of train whistles and feel the wind in their faces as they cut through the steam to get on board.

After “boarding,” attendees will travel through the Upper Arlington area making various stops to visit with members and pick up the a ward winners along the way.

“We are thrilled to bring back our annual event with a fresh theme,” said Becky Hajost, president of the Upper Arlington Chamber of Commerce. “This year, we want to emphasize the business expo and social. We would love to see members from the UA community celebrating the success of their neighbors. The event will be one to remember.”

Not only is there the anxiously awaited annual awards presentation and dinner, but there is also the business expo and social that the public is encouraged to attend to network, visit with friends and neighbors and support the local commerce of Upper Arlington. Attendees can peruse the silent auction and w alk away with impressive prizes. Take Five Jazz Quintet will provide musical entertainment throughout the business expo and social. The business expo and social is free for the public to attend.

All attendees are encouraged to purchase a ticket to the awards presentation and dinner to celebrate the success of small business owners in Upper Arlington. Tickets for the annual chamber celebration dinner are available for $50 per person. The winners of the 2011 chamber awards will be announced as the train picks

them up along the way to the presentation and dinner. From a member’s perspective — National Church Residences is a ‘premier’ Chamber member

Member’s focus — Pilat-Ease of Arlington

National Church Residences is one of the largest employers in Upper Arlington, employing more than 650 people in the area.

Since 1961, National Church Residences has provided affordable housing, health care, assisted living and supportive services to modest-income seniors and families in 28 states in the United States and Puerto Rico.

In Upper Arlington, National Church Residences is well known for its UA area service lines such as First CommunityVillage, Heritage Day Health Centers, Traditions at Mill Run, InCare and its StayUA program. National Church Residences also is going through a rebranding that will be made public in the coming weeks.

National Church Residences is passionate about serving those for whom they care.

In that vein, they are upgrading and improving the facilities in which their residents live.

For example, First Community Village is undergoing an almost $10-million development project to include the construction of manor homes and upgrades and improvements to socialization and rehabilitation spaces. Plans include cosmetic upgrades to common areas and corridors to promote socialization and to make life as

Owner Greg Osborne has owned small businesses before, so he knew to join the Upper Arlington Area Chamber of Commerce when he and his partner opened Pilat-Ease.

“We want to take advantage of the chamber’s networking opportunities and resources and participate in the chamber’ s events,” he said. “As a small business owner, we need to network with other small businesses to discuss issues and topics relevant to the small business owner, and the chamber provides us with these opportunities.”

Osborne was introduced to Pilates after suffering with lower back pain and stiffness in his joints. He had tried every other medical approach to alleviate the back pain until someone happened to mention the Pilates method to him.

Although he was skeptical, he started working out on the Pilates Reformer and could feel his back pain easing with each exercise session. After just two months of taking Pilates, he felt pain-free and stronger than ever. Pilates also helped Osborne to lose about 32 pounds and drop 4 inches in his waist.

He and Norris decided to open Pilat-Ease to spread the word about the benefits of Pilates. Although he doesn’t promise the same results, he does offer prospective clients a free consultation and introductory workout.

Because the exercise is non-stressful and low impact, Pilates can be for everyone no matter what level of fitness they are. Osborne, Norris and two other instructors will work with clients to tailor a workout to their client’s fitness level.

“From a networking standpoint, it’s very important,” said Jeffrey Wolf, senior vice president of philanthropy and communications. “National Church Residences joined the chamber to network with fellow chamber members and to be seen as a resource in the community. We believe in Upper Arlington and have been here for 50 years.

It’s important for us to be a member of the chamber so that people in UA can see that we are investing in UA. We believe in UA as a place to live and as a place to do business.”

The chamber honored National Church Residences at the 2011 annual meeting celebration with its 2010 Business of theYear award. Wolf says that “there was a lot of pride when we won the award. We announced it to our board of directors. The award sits outside the president/CEO office. It was a real point of pride for that to be given to us as we were also celebrating our 50th anniversary and then being recognized by that award was very meaningful to us.”

“NCR is the nation’s largest not-for-profit developer and manager of affordable senior housing and services. NCR works in conjunction with the city of UpperArlington via the STAY UA program, which provides UA residents needed social services and health care in order to allow seniors to age in place in their own homes. Real estate trends

Local home sales, remodeling create economic ripple A strong local real estate market can spur a strong local economy. Historically, Upper Arlington has always had consistent demand for its housing stock.

The valuations have remained steady which in turn has supported the remodeling market as well. In 2010, the residential construction in UA was just shy of $23 million in total volume. The total value of home sales in 2011 approached $136 million.

The National Association of Realtors (NAR) and the National Association of Home Builders (NAHB) have analyzed the economic impact of existing home sales and remodeling for several years. Both organizations agree that the impact is significant at the national and local level. It is also believed that the ripple effects at the local level are felt

more directly.

The ripple concept accounts for the fact that income earned in other sectors of the DOUG economy, as a result of a RYAN home sale for example, is then re-circulated into the economy. Those areas that have a strong sense of community with a shop local commitment may benefit the most.

The real estate perspective: The NAR has established that up to 9 percent of the median home price is spent on each transaction for real estate related expenses (commissions, fees, moving expenses, or income to real estate industries). In addition,

the Harvard Joint Center for Housing Studies states there is an additional $5,235 spent on updates and furniture. The NAR’s model suggests that at least 5 percent is recirculated over the first two years after the sale. Job creation from existing home sales is estimated at one job for every two home sales.

The remodeling perspective: Outside of the real estate transactional environment there are two categories; additions/alterations and maintenance/repairs.

The NAHB states that for a typical metropolitan area, $100,000 spent on additions and remodeling generates 1.01 jobs, $40,090 in wages and local business owner income of $14,060.

The same dollar amount for maintenance and repairs generates 0.73 jobs, $29,231 in wages

and local business owner income of $11,127. These estimates already include the recirculation calculations but for the local economy only.

Upper Arlington’s median home price in 2011 w as $255,000 and we had 458 completed transactions. Ripple in still water?

The Markets

Fine financial minds disagree Who should you believe, Warren Buffett or Bill Gross?

Buffett and Gross are generally recognized as two of the world’s greatest investors. Buffett made his name in equities while Gross made his name in bonds as the head of Pimco, a trillion-dollar money management company. Both have outstanding multi-decade track records and both are billionaires.

Yet, today, they disagree on the merits of investing in “currencybased investments” such as money-market funds, bonds, mortgages, bank deposits, and other instruments.

Buffett says these investments “are among the most dangerous of assets. Their beta may be zero, but their risk is huge.” Further, he says, “Right now bonds should come with a warning label,” according to a Feb. 9 Fortune magazine article.

His beef with currency-based investments is they do not protect you from the risk of inflation. You may get your principal back plus interest, but, in times of high inflation, your “real” return may not keep up with inflation and you could lose purchasing power.

Gross, on the other hand, has piled into bonds in a big way.

After dumping all of his U.S. government debt securities in early 2010, Gross has steadily built it back up according to Bloomberg.

Gross favors government securities in the 5- to 7-year maturity range because of the Federal Reserve’s pledge to keep shortterm rates low.

Okay, how do you reconcile

the divergent views of two outstanding investors? Quite likely it’s a matter of timing. Buffett is probably looking at a 7- to Jim Hyre 10-year time horizon and, in that scenario, bonds might lose purchasing power and could experience capital losses if interest rates rise and bond prices decline.

Gross, though, is probably thinking shorter term. With the Fed’s pledge to keep interest rates low for the next couple years and the economy still stuck in slow motion, the risk of bond prices declining and inflation rising rapidly in the short term may be manageable.

WHAT IF the keepers of the Dow Jones Industrial Average added Apple to the index in 2009 instead of Cisco Systems? This is not just a hypothetical exercise; rather, it makes an important point about using indexed investment to measure overall market performance.

In June 2009, General Motors and Citigroup were removed from the Dow 30 average and replaced

by Cisco and Travelers Cos, according to Bloomberg. At the time, Cisco was trading at about $19.50 per share. Last week, Cisco traded at about $20 per share – essentially no change in nearly three years. By contrast, Apple was trading at about $143 per share in June 2009 and closed last week near $500 per share.

Average is a “price weighted” index, which means stocks with a higher price (e.g., Apple) have greater impact than lower-priced stocks (e.g., Cisco).

So, taking a look at the woulda, shoulda, coulda, Bespoke Investment Group recalculated where the Dow would be if Apple was added to the index in 2009 instead of Cisco. They discovered that instead of the Dow being in the 12,800 range last week, it hypothetically would have been near 14,600 — an all-time record high.

Notice how one stock could have made nearly a 2,000-point difference in the Dow index in less than three years. Of course, the reverse is also true. A stock could have been added to the Dow in 2009 and gone down the last couple years and taken the Dow down with it.

Here’s the point. We tend to think of indexes are representing “the market,” but, in reality, they represent the keepers of the indexes representation of the market. There’s human intervention in some of these indexes and that could greatly influence their performance.

In the end, the only index that matters is your index — the one that measures your progress toward reaching your goals. That’s the index we try to beat.
