A Message from the President We are pleased to offer our 2011 edition of Renovations, the National Association of the Remodeling Industry (NARI) of Central Ohio’s Resource Guide. This publication serves as a consumer remodeling project guide as well as a resource for our NARI members.

Whether you are a homeowner looking for a professional remodeler or an industry professional looking to build your business network, this publication will introduce you to the most qualified professionals in the remodeling and home-improvement industry in the central Ohio area.

As a homeowner, you will find professional, NARIqualified firms to guide you through your remodeling project. Also in this issue are several outstanding examples of

the high-quality workmanship typical of our NARI members, as well as articles written to help you understand the remodeling process.

NARI represents professional remodeling and renovation contractors, product manufacturers, distributors, wholesalers, lending institutions and related service providers. NARI serves as the voice for the industry and as an ally for our nation’s homeowners.

Our local chapter in central Ohio continues to grow and is serving the community for its 26th year. any homeowners want to remodel their outdated, distressed kitchen, but do not know how to reconcile great style with a small budget.

Today’s economic climate and the fear of “over improving” have many homeowners hesitant to invest a large amount of money into a kitchen remodel.

Many people mistakenly think they have to sacrifice style and sophistication to keep their kitchen project within budget. However, there are many ways to save money on material costs and achieve the desired results.

Cabinets typically are the largest expense in any kitchen remodel and can make or break a budget. There are several different quality and

price levels available, and companies now offer a wider selection of entry-level cabinet finishes, styles and accessories.

Most clients shy away from dark cabinetry because they think their space will appear smaller. But by using proper lighting any homeowner can pull off dark stained cabinetry, which creates a more luxurious looking space.

Cherry is often utilized

in higher-end remodels and is absolutely beautiful when stained dark. You can achieve this refined look by choosing maple cabinets, which are more economical, simply by using darker stains. Medallion Silverline Cabinetry, for example, offers a beautiful dark stain called Gingersnap as an option for its maple door styles.

When selecting cabinets don’t forego the mouldings.

Many custom kitchens feature stacked crown mouldings, decorative baseboards and other detailed mouldings.

Crown moulding alone can make the least expensive cabinetry appear custom.

A basic crown moulding offered by most entry-level cabinet manufacturers would be sufficient. Another way to add pizzazz is to install a small moulding, called a lite rail, to line the bottom of the wall cabinets.

Creativity is definitely necessary when designing a kitchen utilizing a stock cabinetry company. Many times, homeowners want something very specific in their new kitchens, and the cabinet manufacturer doesn’t offer what they want. This is where an industry professional can

be very handy.

An industry professional can offer suggestions on how to best utilize cabinets, such as stacking cabinets or using a wall cabinet as a base cabinet, to create the space the client wants. These tricks, plus some variations in cabinet heights and depths, can turn a basic kitchen into an exceptional kitchen.

In addition, decorative hardware is a simple and inexpensive way to make basic cabinetry appear high end.

There are thousands of knobs and handles available for cabinets. Most hardware collections offer an array of sizes and finishes, so don’t be afraid to mix and match. You can emphasize certain cabinets by using larger sized decorative pulls in a complimentary finish or style. Not only does the addition of decorative hard-

ware look good, it also functions to keep your cabinets free of wear from opening and closing the cabinet doors.

Provide further relief to your budget by skipping the retail stores. A business that supplies materials to contractors typically offers the best pricing as well as the best customer service.

Even though budget is sometimes perceived as syn-

onymous with compromise, having an open mind about the design and being selective when choosing upgrades will result in a kitchen design that is stylish as well as budget friendly.

What you should know and why you should be concerned

Lead is a toxic metal that was used for many years in products found in and around our homes. Over 80 percent of all housing in the U.S. built before 1978 contains some lead-based paint on the interior or exterior.

If managed properly, leadbased paint that is in good condition is usually not a hazard. If allowed to deteriorate, however, lead from the paint or lead dust can create serious health hazards. Similarly, without proper precautions, renovations of surfaces with lead-based paint release lead dust.

Lead may cause a range of health effects, from behavioral problems and learning disabilities to seizures and death.

Children six years old and under are most at risk.

which you can see, and lead dust, which you can’t always see, can be serious hazards.

• Peeling, chipping, chalking or cracking lead-based paint is a hazard and needs immediate attention.

• Lead-based paint may also be a hazard when found on surfaces that children can chew or that get a lot of wearand-tear. These areas include windows and window sills, doors and door frames, stairs, railings, banisters porches and fences.

Lead dust can form when lead-based paint is dry scraped, dry sanded or heated. Dust also forms when painted surfaces bump or rub together.

Lead chips and dust can get on surfaces and objects that people touch. Settled lead dust can re-enter the air when people vacuum, sweep or walk through it.

Lead in soil can be a hazard when children play in bare

soil or when people bring soil into the house on their shoes.

Contact the National Lead Information Center (NLIC) to find out about testing soil for lead.

Facts about lead: • Lead exposure can harm young children and babies even before they are born.

• Even children who seem healthy can have high levels of lead in their bodies.

• You can get lead in your body by breathing or swallowing lead dust, or by eating soil or paint chips containing lead.

• You have many options for reducing lead hazards. In most cases, lead-based paint that is in good condition is not a hazard.

• Removing lead-based paint improperly can increase the danger to your family.

Are you renovating, repairing or painting a home, childcare facility or school built

before 1978?

Federal law requires that contractors performing renovation, repair and painting projects that disturb more than six square feet of paint in homes, childcare facilities or schools built before 1978 must be certified and trained to follow specific work practices to prevent lead contamination.

Protect your family and make sure you hire only a contractor that is in a LeadSafe Certified Firm. You can locate EPA certified firms on the EPA’s Website at EPA.org/ lead.

F

inding the perfect remodeling contractor can be a challenge if you are not sure how to go about it.

Web sites and advertisements may help narrow your focus, but it is sometimes difficult to tell one contractor from another by simply looking at attractive photos of their projects.

For some, looking at pictures helps get the ball rolling. For others, this just isn’t enough. Consumers are inundated with information on design trends, new innovative products and a multitude of methods in which they can be installed. Television programs have glamorized the remodeling process and at the same time paralyzed a segment of the market from taking action on their own homes. As such, consumers are wary about the quality, length of time a project takes and who they can trust.

Now take a deep breath, sit back and exhale. There is

hope. One of the best ways to gain a level of comfort with a remodeling contractor is to see his or her work – first hand.

NARI hosts an annual Tour of Remodeled Homes in September that features some of the finest examples of home remodeling in central Ohio.

NARI’s goal is to help consumers who need a more hands-on approach to their remodeling research. On Sept. 17 & 18, tour guests will be able to visit between 12 to 18 homes and see a wide variety of project types.

If quality is your hot button, this is the best way to inspect the quality of the craftsmanship and materials used on a project. You will be able to identify perfections or imperfections of the project that Photoshop removes in a photograph. Take time to ask questions about the materials used and the reasons behind the specific design solution for that project.

In some cases, the homeowner will be available to answer your questions and offer their perspective. You can find out how reliable the contractor was, how long the project took, how involved the homeowner had to be, how clean the home was kept and how communication was handled during the project. Speaking directly with the client is the best way to find out what you should expect if you chose the same contractor for your project.

In all cases, the contractor who performed the work will be available at the project home to introduce you to their work and explain their process.

There is no doubt the work will be impressive, but this is the most important part of your research.

Listen carefully to the processes of each contractor as they can vary considerably.

Some will have design services available, while others will work from plans you provide to

them. Some will use subcontractors, while others have carpenters and skilled professionals on their staff. Some provide estimates, while others provide quotes.

It is important to understand what these differences mean, so take your time collecting information and thinking it through. While none of these comparisons are necessarily better than the other for the end result, it is what is most important and comfortable to you that counts.

So if you are ready to embark on a remodeling journey and don’t know how to get started, a home tour may be just what you need. After all, a picture may be worth a thousand words, but experiencing the real thing is worth a life with peace of mind.

Selecting a professional contractor

The most important decision you will make in a remodeling project is selecting a professional contractor.

Look for your contractor to be a member of NARI – The National Association of the Remodeling Industry. The NARI logo is the mark of a professional.

Employ a contractor with an established business in your local area. Local firms 16 RENOVATIONS • 2011

can be checked through past customers. They are tax-paying members of your community and are compelled to perform satisfactory work for local homeowners in order for their businesses to survive.

Ask for local homeowner references and follow up on them. Call the references.

Ask if they were satisfied with all aspects of the contractor’s performance. Ask to see the

finished projects.

Check the remodeling contractor with the Better Business Bureau to see if there is an adverse file on record.

Interview contractors until you find one you feel comfortable working with, and do not blindly accept the lowest bid.

Ask why the bid is so low or so high. Sometimes a higher price may be worth the cost of better quality materials or better

service. Make sure you have a thorough understanding of all materials to be used.

Finding a qualified, professional remodeling contractor need not be a difficult or unpleasant task. By following the basic guidelines, you will not only make the selection process easier, but you will also be more prepared to make an informed decision that best suits your needs.

interviewing a remodeler Preparation is key when it comes to any homeremodeling project. Finding the right contractor for your particular project must be approached with consideration to the project and the necessary skills needed to make the job a success.

Depending on your needs and the size and complexity of your project, you have several options to explore before finalizing your plans. The complexity of the remodeling project determines whether you need a general contractor, designbuild contractor or even architectural services.

Here are some key questions to ask before signing any contracts.

How long have you been in business?

Find a contractor who has been in business for several years. This will show if the company has both the craft skill and good business practices. business name and address?

Ask the contractor for the address of his or her business location and business telephone number, and then verify them. A contractor who operates a business out of the back of a pickup truck with a cellular telephone may be difficult to find to complete a job or fix something that has gone wrong after the last bill is paid.

Can you furnish several references?

A successful business will have many clients who will be willing to give a reference. Ask for names, addresses and phone numbers and be certain to check with them and view several completed jobs.

Building codes are established by most cities, towns and counties and vary considerably from one jurisdiction to another.

A building permit generally is required whenever structural work is involved or when the

basic living area of a home is to be changed.

For example, if you have a home with an unfinished basement and would like to finish off a portion of it for a family room, you would need a building permit in most jurisdictions because you have changed the basic amount of living space in your house from storage space to livable space.

The Written Contract One of the best ways to stop problems before the job begins is with your contract. The contract binds you and the contractor to the project.

Never sign a blank or partially blank contract. Get a copy of the contract as soon as you sign it, and keep it for your records.

Be sure the financial terms of the contract are clear. The contract should include the total price, when payments will be made and whether there is a cancellation penalty.

The contract should specify all materials to be used, such as the quality, quantity, weight, color, size, or brand name as it may apply.

The law requires a contractor to give you written notice of your right to cancel a contract within three business days of signing it, provided that it was solicited at someplace other than the contractor’s place of business (your home, for instance).

Although you might assume that a “contract” should look like a contract, anything you sign could be used by a contractor as authorization to go forward with a project.

This means that any bid you sign may become the contract.

Do not sign anything until you completely understand what you are signing, and agree to all the terms.

If it is a limited warranty, this indicates all replacements and refunds of damaged products are limited in some regard.

The name and address of the party who will honor the warranty (contractor, distributor or manufacturer) must be identified.

Make sure the time period is clearly specified for which the warranty is offered.

Codes and restrictions should be followed. Be certain that your contract with a professional remodeler spells out any code or permit restrictions, as well as any fees involved in the work on your home.
