Decorating your home for a broad audience is key implicity is key when tweaking your decor for potential buyers. While fancy, exotic, and even custom decorations are a wonderful personal investment in your home, keep in mind that your aesthetic choices may not appeal to those who are trying to envision themselves living there. Decorating your home for sale is about simplifying to create a clean

Here are a few tips to get your home decor in line for sale: Promote your home, not yourself: Photos of your charming family and

cute kids can actually seem intrusive to potential buyers. Opt to present the family-friendly aspects of the home subtly with tidy playrooms and an organized kitchen. De-clutter for impact: Take the “less is more” approach when it comes to your decorating choices. Remove furniture, clear shelf space and revamp closet organization to help each

room in your home look and feel bigger to potential buyers. This also allows those who tour your home to imagine what they could do with the space. Keep it functional: It may have been convenient for you to use the dining room as an office, but buyers may not appreciate your ingenuity. If you’ve dramatically altered the function of a room, consider re-

How to care for your outdoor wood furniture uestion: My outdoor wood furniture has weathered to a mottled gray, and there is mildew covering it. My wife has informed me that I must make it look like new. If I do a good enough job, I’ve been told I can then refinish the kid’s playset. What’s the best way to get the wood looking like new? How should I clean it? What’s the best sealer to use? If you were doing this job, what secret tips can you offer to get the best results in the shortest amount of time? –Steve P., Manassas, Va.

Q

nswer: It’s just as important to keep your better half happy as it is to clean and protect outdoor wood furniture. I urge you to maintain a positive attitude throughout this entire project. I’ve been married nearly 38 years to the same wonderful woman and have discovered that keeping her happy by completing projects is some of the glue that holds marriages together. Cleaning and sealing any outdoor wood is not much different from doing the same thing for a wood deck. Outdoor wood tables, chairs, fencing, wood play sets, arbors and so forth all take the same abuse from Mother Nature. If you fail to maintain outdoor wood, it will eventually rot and crack to pieces. Chemically treated lumber is able to resist rot for decades. Some wood, including redwood, cedar and teak, contain varying degrees of natural wood preservatives. But water that soaks into all these wood species will cause them to crack. The cracks start out as tiny checking cracks. Water entering the wood causes it to expand. As it dries, it contracts. This movement creates the tiny cracks. If water gets into the cracks, it soaks deeper into the wood, causing even greater expansion and contraction forces that cause the cracks to get deeper and wider.

A

Ask the Builder Tim Carter You can see why it’s important to treat all wood with a water repellent on a regular basis to prevent water from getting into the wood. Do this every other year or so and your outdoor furniture and playset will look fantastic instead of resembling a 50year-old fishing pier. I prefer to clean outdoor wood with oxygen bleach. However, do not use oxygen bleach on redwood, as it can darken this wood species. Use oxalic acid to clean redwood. Do not use a pressure washer to clean outdoor wood. It absolutely will damage the wood. The highpressure stream of water erodes the softer, lighter colored bands of spring wood that are found between the darker bands of summer wood grain. Allow the wood to dry well after it’s clean. The washing process almost always raises the grain of the wood. This means you’ll have to sand it to get it back to that smooth furniture finish. Don’t skip this important step. A palm sander works great for this project. Use a medium aluminum oxide sandpaper. This paper self sharpens itself as it’s being used. Once the wood is sanded, you should seal it with a pigmented synthetic resin water repellent. Do not use an oilbased product. Most oil-based sealers are food for mildew and algae. The manufacturers place mildewcides and algecides in the products to slow down the growth, but water and sun break down these chemicals. The pigmented or colored sealers will keep the furniture looking spectacular. Clear sealers will gray rapidly.

I urge you to work in the shade when applying the sealers. Some sealers require you to apply two coats within 15 minutes of each other to

get maximum protection. Working in direct sunlight can shorten this time dramatically, leading to ugly spotting and overlaps. Working in the shade is easier on you, the wood and the sealer. If you can move the furniture inside your garage or other covered work area, do so. I realize this is impossible for the playset, so choose to work on an overcast day if possible.

1240 BRITTANY LANE

Deft touch needed Staining and sealing outdoor furniture is quite different than sealing a deck. It requires a fine touch so your brush strokes are not seen and you don’t create any overlap marks. You have to maintain a wet edge with the sealer, which means that you stain each piece of wood completely so that you don’t stop working until you reach the

end of that piece of wood or it intersects with another piece of wood. Failure to do this can result in very unattractive overlaps where the color of the sealer seems darker at the overlap area. Options for space abound after children leave nest or parents, having their kids leave the nest can not only be a momentous event, but it can also be one sometimes tinged with a bit of sadness. After all, your little boy or little girl is all grown up now. However, looking at the bright side, this means you now have one or more rooms that can be turned from a kid’s bedroom into a space you can enjoy. You may have been making do with storing your personal effects in rooms in the house simply be-

The following are a few transformations that can take place: Craft center Many people enjoy making things with their hands, be it painting ceramics or knitting sweaters. A room that is set aside for different types of craft projects can keep work undisturbed and organized.

Walls filled with shelves and storage containers alongside bulletin boards will create a utilitarian feel to the room. sidered safe. Repellents, such as those that contain DEET, may prove more hazardous to human health than the insects themselves – even if a person has been bitten. To repel insects safely, experiment with these different methods: ■ Aloe vera, lavender, peppermint and clove are known to repel mosquitoes. ■ Grow herbs and flowers such as garlic,

rosemary, tansy, catmint, basil, pennyroyal and marigolds. These plants naturally repel many bugs. ■ Avoid lotions or perfumes with a floral scent, which attracts bugs. ■ Remove standing water around the house where pests may gravitate to and lay eggs. ■ Citronella candles and sprays may work for a few hours in relatively small areas.

collector cards, memorabilia and other sports-related items. Add a sofa or recliners in the room as well as a big-screen TV, and this spot can be the perfect place for watching the game undisturbed. Home office For those who have been doing bills at the kitchen table or trying to work from home amid the noise of the kitchen or the television in the family room, a home office

can be just the solution. If the room is large enough, place two desks face-to-face so it can be a his-andher work center. Use neutral paint colors so it will be more of a gender-neutral space. Private bedroom Although topics of the bedroom are often kept hush-hush among friends and family, many men and women aspire to one day have their own bedrooms. After time retreating from the master

bedroom because of a spouse snoring or simply because of being on opposite schedules, separate bedrooms enable you to create rooms that cater to you. Put in the amenities you desire and encourage your spouse to revamp the other bedroom according to his or her desires as well. Guest retreat Many times, guests are forced to sleep on a pull-out bed or sleeper sofa when staying over at a

loved one’s. Having an extra bedroom available can enable friends and family members to stay overnight with comfort and ease. Decorate the room in neutral colors and invest in comfortable, hotel-quality linens for the utmost in luxury. Library Some people simply enjoy the ability to curl up with a good book in a quiet space. Turn a vacated bedroom into a cozy nook complete with bookshelves, a plush chair and decora-

tive reading lamp. Fill the nook with favorite books, decorations and a side table to house a cup of tea or coffee. Regardless of how you feel when your

children leave home, redecorating empty rooms into new, functional spaces can help add a positive spin to your suddenly empty nest.
