spacious area. The gas fireplace makes this a cozy spot for conversation with friends or to read a good book on a chilly winter evening. Shelves for displaying your favorite collectibles abound. On the other side of the entry, step down into the sunken, formal dining room. Vaulted, nine foot ceilings, shelves and a built-in hutch to exhibit Mom’s prized China, will make dining here a pleasure. One entire side of this floor design is given over to the sleeping area. This arrangement is ideal for parents with smaller children. Privacy is maintained, while still being near enough to respond to a child’s needs. The gracious master suite features large walk-in his and her closets, security system, private sky lit bathroom with twin basins and personal access to the extensive

back deck and spa. Conveniently separated from the master suite by a full bath, are two almost identical bedrooms, each with ample closet space. The sky-lit kitchen, with range, built-in dishwasher and central eating bar creates an unhurried atmosphere for the cook in the house. Meals may be served informally in the multi-windowed breakfast nook or at the eating bar. For more formal occasions, a hallway leads to the dining room. A huge walk-in pantry, with shelves for canned goods and a half bath line one side of the hall. The other wall consists of a handy utility room. The twocar garage is equipped with shop, built-in

How to achieve home ownership in the coming year The start of a new year means letting go of the past and wiping the slate clean for hopes of a brighter future. For many, thinking about the future often entails family, career and of course a home. If your goal for the New Year is to start the path to homeownership, don’t get discouraged by the dollar signs. Although you may think saving up for a down payment is easier said than done, it can achieved in as little as a

Real Estate Matters Jerry White year’s time if the right steps are taken. The secret to saving up for homeownership is simply evaluation, prioritization and selfdiscipline. ■ Evaluate what

you can realistically afford: Do the math and determine your appropriate price range based on the amount needed for a down payment. If you’re able to save

20 percent, lenders will not require you to purchase Private Mortgage Insurance, which will reduce your monthly expenses. ■ Prioritize, prioritize, prioritize: A home is an investment that appreciates over time. It’s important to keep that in mind so that short term benefits don’t overshadow the long term goal. Maybe this is the year to hold off on a big expensive vacation or luxury vehicle in order

to add more cash to the down payment fund. Even altering small dayto-day activities can really add up over a year’s time. ■ Have some selfdiscipline: If you can’t seem to help yourself when it comes to spending frivolously, there are options to enforce discipline. For one, open up a savings account solely dedicated for the down payment with an automatic transfer from each paycheck. Also,

check with your bank for special auto-savings programs that offer an easy way for consumers to accumulate modest savings. These three easy tasks can guide you towards your dream of becoming a first-time home buyer. Jerry White is executive vice president of operations for Coldwell Banker King Thompson and past Realtor of the Year for the Columbus Board of Realtors.
