NEW HOMES Your Guide to New Housing Developments in the Columbia Valley

Bighorn Meadows Resort Business Feature by Sandra Kelly At a world-class resort you naturally expect fine accommodations, nice views, brisk service and plenty of fun things to do. At Bighorn Meadows Resort in Radium Hot Springs, these are merely the basics. With its five-star rating and beautiful setting on the platinum-rated Springs Golf Course, this nineacre resort ranks among the best vacation retreats anywhere. Every suite is stunning and the amenities are first-rate. As for those views, imagine evergreen forests and pristine lakes framed by ancient mountains. It’s not unusual to see deer strolling past your windows, and bald eagles soaring overhead. “Our setting is spectacularly beautiful,” says sales representative Kathy Degenhardt. “And we have all the luxuries you could possibly want in a vacation retreat.” When the resort is complete, about three years from now, it will contain ten condominium-style buildings surrounded on three sides by the golf course. The first seven phases of the complex are sold out. Only a few suites are still available in Phase 8, and sales are in effect for Phase 9, with occupancy in summer 2008. The amenities complex in Phase 10 will have spaces for exercise, meetings and banquets, and an indoor water park with two pools, a hot tub and a 45-foot water slide. There are five options for ownership: one-and-ahalf-week fractional title, three-week fractional title, eighth-share title, quarter-share title and whole ownership (four quarter shares). Prices start at $17,900. Because all the suites are deeded and titled, you own your share while earning equity on your investment.

Sit on your deck and enjoy views of The Springs Golf Course and the mountains.

Forecast: BC housing markets to moderate By Brian Geis Pioneer Staff Folks looking for the bubble in B.C.’s real estate market are pointing to a new report showing home sales are down and inventory is up. According to the British Columbia Real Estate Association’s spring Housing Forecast, B.C. home sales are retreating from historically high levels. The report analyzes the British Columbia economy and housing markets, including detailed forecasts by home type in each of the province’s 12 real estate board areas. “Some weakness on the export side of the economy and eroding affordability will have an impact on housing demand over the next two years,” said Cameron Muir, the association’s Chief Economist. Residential sales on the Multiple Listing Service are expected to decline nine percent to 93,800 units in the province in 2008, and a further two percent to 92,000 units in 2009. “Most housing markets in the province are exhibiting balance between

demand and supply,” added Mr. Muir. Home sales were down 14 percent in the first quarter of 2008, while active listings were up 24 percent. “More balance between demand and supply means less upward pressure on home prices. It also reduces the chance of multiple bids on the same home, giving homebuyers more time to investigate properties thoroughly before purchasing.” The average MLS residential price in the province climbed 12 percent to $438,975 in 2007. This year, the average MLS residential price is forecast to increase 9 percent to $479,000, and a more modest 4 percent to $499,000 in 2009. “While a weak US economy is negatively impacting the forest industry and tourism, the BC economy is forecast to grow 2.5 percent this year and 2.7 percent in 2009, a higher rate of growth than most other provinces,” he noted. “Consumer spending, employment growth and net migration in the province are expected to remain robust and will continue to underpin housing demand through 2009.

The Kootenay Numbers: April 2008 Apr-08 Apr-07 Change Average Price $285,944 $252,236 +13.4% Active Listings 2124 1339 +58.6% Sales to Active 10.7 % 25.5% -58% Listings Dollar Volume $64,909 $86,012 -24.5% (000s) Units 227 341 -33.4% YTD Dollar Vol- $198,845 $240,193 -17.2% ume (000s) YTD Unit Sales 699 1,002 -30.2% YTD Average $284,471 239,714 +18.7% Price Source: British Columbia Real Estate Association Editor’s note: Although prices in the Kootenays continue to increase, some analysts say prices in forestry towns are beginning to soften. The Northern Lights Real Estate Board, which is centered on the Pine Beetle-stricken Dawson Creek timber supply area, was the first of the province’s 12 real estate boards to report a drop in prices. In April, the average price in Northern Lights dropped by almost eight percent from a year ago, from $195,155 last April to $179,729 last month. However, the Columbia Valley’s proximity to, and economic dependence upon, the Calgary market tends to mitigate for swings in the resource industries.
