Lot 48 moves closer to permanent protection

By Steve Hubrecht Pioneer Staff Lot 48 on the east side of Columbia Lake moved a step closer to permanent preservation after the Regional District of East Kootenay board of directors officially rescinded two bylaws that would have altered the zoning on the 300-acre parcel of land.

“The board will proceed with zoning that matches what the current owner wants to do with the land, which is conservation and parkland in a nutshell,” said regional district area F director Wendy Booth.

With a high-profile fundraising drive that involved local residents and businesses, The Nature Conservancy of Canada purchased Lot 48 last summer from the Fairmont Hot Springs Resort, creating an unique area of waterfront wildlife habitat within the region.

In 2005, the board introduced bylaws 1880 and 1881, which would have downzoned Lot 48 from the resort development zoning it held then to rural resource zoning, which still would have allowed for some resource use of the land, such as gathering of firewood. But the board kept those bylaws pending for the better part of eight years.

In 2006, the board was set to hold a second public hearing on the bylaws, which if adopted would have formally rezoned the land.

The board postponed consideration of the bylaws to allow more time for the parties involved to negotiate a settlement for long-term protection of the land, as ownership of the property changed and efforts to secure the preservation of the property continued.

That course of action was finally abandoned at the Friday, May 3rd meeting, a move board chair Rob Gay said was the correct one.

Abattoir advances with zoning text amendment

Invermere’s proposed mini-abattoir is close to getting the go-ahead after receiving the support of most members on the regional district’s board of directors.

The majority of directors at their meeting on Friday, May 3rd voted to make a text amendment to a zoning bylaw allowing a small-scale slaughterhouse to be built on a lot near the Invermere crossroads.

The text amendment does, however, impose limitations on the size and scope of the abattoir as well as regulating its distance from Highway 93/95.

“I honestly believe most of the opposition (to the abattoir) was overstated. It was a knee-jerk reaction. It was an emotional reaction based on partial information,” said Invermere mayor Gerry Taft.

“There is a strong element in the community that recognizes the need for economic diversification,” said

regional district area G director Gerry Wilkie, adding the abattoir not only fits that bill, but is a great way to tap into the growing trend of local food production.

“It’s economically important and with appropriate screening it will simply not be visible,” said Mr. Wilkie.

The limitations are that buildings on the lot, owned by the Windermere District Farmers Institute, must be 1700 square feet (160 square metres) or smaller.

• On Friday, May 3rd, the Columbia Valley RCMP detachment received a complaint of a hit-and-run at the Sobeys parking lot in Invermere. The crime was observed by an alert citizen. The suspect vehicle is described as a blue GMC Sierra. The witness was able to jot down the licence plate number and provide it to the police. The investigation is in progress.

• On Friday, May 3rd, a 1992 Dodge Dakota with Alberta plates was checked in the area of Sub Division Road in Windermere after receiving complaints.

Based on information provided by the registered owner, the 39-year-old male driver from Invermere was not given permission to be using the vehicle. The vehicle was found to be uninsured. The driver was charged with driving without insurance and the vehicle was towed.

Due to the circumstances surrounding the driver having the vehicle, no further charges are contemplated.

• At 11:40 p.m. on Friday, May 3rd, members were called to a disturbance complaint at the Fairmont Hot Springs Resort. The complaint involved loud music and an ongoing party. When police arrived the music had been turned down and many of the people had departed.

• On Sunday, May 5th, the detachment responded to a single vehicle accident on Westside Road near the Castle Rock entrance. Upon arrival, a 2006 Pontiac was off the road with minor damage. The driver was not on the scene but advised there were no injuries. As the vehicle was partially on the road, it was towed.

• At 5:50 a.m. on Sunday, May 5th, a detachment member was called to a disturbance in the 5000 block of Macauley Road in Edgewater. It was determined that the disturbance was mostly a verbal argument as no assault had taken place. One adult male was spoken to and subsequently agreed to depart the area.

differently, this is called “cram” the cruiser. Anyone that “rams” the cruiser, will be paying for the damage. I would like to have this going for the Radium Days parade in June.

Often I’ve heard that many of our Alberta friends cannot volunteer on committees to support their second community, but still wish to contribute. Cram the Cruiser will certainly allow everyone to contribute to the Food Bank in the Valley.

However, there are some advantages. One of the advantages and pleasures I had in Golden was my relationship with the youths in the community. My son started Grade 1 in Golden and completed Grade 12 there. As a result of being involved with his activities, the interactions and relationships I established during those 13 years with the youth was the best experience of my career to date.

During my son’s partying days (still ongoing), he happened to be part of a large group of youths at a house party. Unfortunately for the kids, it was just a few houses from me and interfering with my sleep. I requested the officers attend the house and tell them to keep it quiet. The response I got back from the officers was that the young man holding the party was not co-operating. So, it was time for sheriff of Mayberry to kick in. I phoned the house in question and requested they put my son on the phone. My instructions to him were pretty brief: “You have ten minutes to decide who your best friends are and leave the house.”

To my surprise there was no returning argument. My son turned to his friends and told them it was time to leave.

When they asked why, he responded, “Hell is about to descend and he’s bringing friends.”

No uniform was required. I walked over to the house where uniformed police officers were waiting. I simply followed some party goers into the house. Everyone was happy to see me and asked me how the hockey team was doing. I told them hockey was great and announced that the party was over. As I walked through the house and cleared it out, I stood at the door as they were leaving. I felt like a steward as people were getting off a plane. “Thanks for coming, bye, bye,” I was repeating. “Thanks for coming bye, bye.”

Some kid who was obviously new to town or visiting from the big city stopped and questioned, “Don’t you need a warrant to do this?” My response: “Not in Golden, thanks for coming bye, bye.” I love small town policing. The moral of the story is, if you develop a positive relationship with the kids, in turn they will cut you some slack when you’re in the thick of things.

Build-off to use saws for a cause

By Steve Hubrecht Pioneer Staff A local businesswoman is launching a creative fundraiser that will pit some of the valley’s best homebuilders, professional and amateur, against each other, in an effort to help support Invermere’s gymnastics center.

Crossroads Collective owner Jessie Blakley is holding a playhouse build-off on July 5th and July 6th this summer.

The event, which is free to enter, will feature four teams competing to build children’s playhouses over eight hours at the North Star Hardware / RONA location in Athalmer. The team will be made of local contractors or local handymen and handywomen.

Each team will come up with a material list and draw designs beforehand. RONA will pitch in $5,000 worth of materials and then the teams will show up and build the playhouse in one shot on the day of the build-off.

Judges will rank the playhouses and the winning one will be sold at a live auction. The second, third and fourthplace house will be won through a raffle ticket draw.

Ms. Blakley is hopping to raise $10,000 through the auction and sales of raffle tickets (which will cost $15

before the event and $20 during the event). The money raised will stay in the valley, going either to the Glacier Peaks Gymnastic Centre or to Kidsport, a charity that helps kids participate in sports they otherwise couldn’t afford.

“The gymnastics center is a great facility,” said Ms. Blakley, adding it’s one of the few spots in the valley where kids can do gynmastics.

“The heating cost are astronomical,” she said, partly because most gymnastics centres requires so much large, open space — the Glacier Peaks centre, for one, has 18 foot ceilings.

Ms. Blakley has been involved in the contracting business and her husband is a timber framer, so she speaks with some experience when she says that a show down between local builders will probably not only stoke some competitive fires, but also be entertaining to watch.

The builders of the winning playhouse will get $500 in gift certificates and a Makita tool kit.

The build-off will coincide with RONA’s customer appreciation day.

Eagle drowns in buoy mishap

By Dan Walton Pioneer Staff The tragic death of a juvenile bald eagle in Lake Windermere recently is serving as a grim reminder to waterfront property owners to replace unsafe buoys.

In mid-April, Lake Windermere Ambassadors program co-ordinator Kirsten Harma was informed of a bird that appeared to have been caught on something in the water. A closer look revealed that a juvenile bald eagle was floating dead in front of the caller’s house.

After a call to various volunteers, the Canadian Columbia River Inter-tribal Fisheries Commission attended the scene where the carcass was discovered. On the east side of the lake, close to the shoreline, it appeared as though the wiring from an old buoy attached itself to a newer buoy, which inadvertently created a snare.

“The old buoy line was floating with the eagle feathers lingering,” Ms. Harma told The Pioneer. “If there’s a partially submerged buoy, it could look like

prey to many animals.”

Ms. Harma joined Regional District of East Kootenay staff on a lake trip last summer, in which the group surveyed existing buoys in order to grandfather them in before setting new regulations to more strictly control the presence of buoys on the lake surface. In February, regional district Bylaws 2417 and 2418 ushered in six new lake surface zones that regulate the size and location of structures on the surface of Lake Windermere.

“If it’s a big, well-marked orange buoy, working properly, it won’t pose a threat to wildlife,” she said.

Anybody considering replacing an older buoy is encouraged to replace their floating markers with one that will adhere to the new lake surface zoning regulations.

While she agrees with the regulation, Ms. Harma said that the Lake Windermere Ambassadors don’t enforce, as they are an outreach branch.

“We softly remind people that those regulations exist, and they should check with the regional district when installing a buoy,” she said.

An abattoir in our backyard

Heading into the home stretch of its rezoning application, the proposal for a small-scale abattoir near the Invermere crossroads has been greeted by resistance by many who feel queasy at the thought of a slaughterhouse so close to home, despite assurances by the Windermere Farmers’ Institute that noise, smell and visibility will not be an issue.

Now that the Regional District of East Kootenay has given the project an overwhelming thumbs up (12 votes in favour versus three opposed), the home run is guaranteed and it’s only a matter of time — and funding, of course — before farmers in the Columbia Valley can begin to provide locally grown and produced meat to its residents and visitors.

With the popularity of local food on the rise, what this will do for local food security as well as tourism and the local economy in general isn’t complicated math.

Many local ranchers went out of business after the “mad cow disease” scare of 2004. New regulations stipulating that animals had to be slaughtered in a provincially inspected abattoir in order to be sold to the public meant valley farmers had to haul cattle to the nearest one in Cranbrook at a huge expense. The Farmers’ Institute has worked extremely hard on the abattoir proposal as a means to resuscitate the valley’s cattle and farming industry; and, undoubtedly, when local, grass-fed, hormonefree beef becomes available with Invermere’s well-loved European butcher shop/delicatessen, the Koenig Meat & Sausage Company, at its helm as the operator, the microabattoir will start to see the same wave of community support that Kicking Horse Coffee Company and Arrowhead Brewing Company have experienced.

What’s in store is not just another tasty menu item for local restaurants and local food connoisseur, but economic diversification and an increase in local jobs and career opportunities. The valley’s farmers, residents and guests deserve a local meat industry. Thankfully, the Regional District of East Kootenay board thought so too.

Conservative MLAs not whipped Dear Editor: I read your editorial (“Candidates face a tough test,” from the April 26th edition of The Pioneer) on the tough test we face as candidates, and felt it important to address the issue you raise over “party” politics versus constituent needs.

Article 1.1.4 of the BC Conservative Policy states, “MLAs should be empowered to best represent the interests of their constituents”. Party leader John Cummins provided further support of that concept in the television debate, where he reaffirmed that a BC Conservative MLA would always be required to

and expected to put the constituents interests first.

That is a very significant break from the policies of other parties where the concept of party line/ platform first, conscience second is controlled with party whips. This definitely restricts open and honest discussions and voting something that the BC Conservatives strongly believe is core to forming an open, transparent and responsible government.

Choose your airline wisely Dear Editor: Imagine an airline that attracts customers by plying you with a bag of cash as soon as you board the airplane. The whole cabin is first class, the best of everything: lavish meals, premium cocktails, in-flight entertainment and much more, all at coach rates!

Everything is going swimmingly until about an hour into your flight when you hear the announcement,“Thank you for choosing NDP airlines, we regret to inform you that we do not have enough fuel to get to our destination.” Nobody really cares. The man next to you motions for another complimentary mimosa.

Twenty minutes later the flight attendant returns and announces, “We will be crashing sooner than anticipated — our coach fares and promotional cash incentives have left no money for regular service on the engines and the wings are falling off.”

The last thing you hear before slamdown is “Thank you for choosing NDP Airlines — we will be back in four years.

If you survive, please choose us again.”

A strong economy is the only way we can maintain our engines, fill our fuel tanks and ensure our wings don’t fall off.

The provincial government can promote policies that make it easier to do business: this strengthens our economy and attracts new investors. It is the only model that will ensure we keep our families working with good wages and ensure money is available to train new workers. We deserve the best schools and health care in the world. We have to balance our demand

for resources and recreation with respect for our environment. We need solid infrastructure and smooth delivery of government services and social programs. All of these priorities take public sector spending — lots of it! Every single cent that is spent in the public sector must be earned first in the private sector. In contrast, according to Christy Clark “The NDP plan would rob Peter to pay Paul, hoping that Paul will vote for the NDP.” Fantastic!

Unless you’re Peter and when he’s out of money they both starve anyways!

Many exaggerations and lies are being told to entice new flyers on the Big Orange Hindenburg. All of the sudden Adrian Dix claims to be a yes man, in favour of many new resource projects. But many NDP candidates stand firmly shoulder to shoulder with special interest groups that vow to stop oil from being transported, resorts from being built, liquefied natural gas from being extracted and mines from being mined with NDP help.

Jobs will be lost, new opportunities abandoned and hundreds of billions of dollars of economic contribution disappears. It almost seemed like the NDP Airlines would again rule the skies but the tides have shifted and folks realize we need investment for the future, not bags of cash now! BC Liberal Air is the only way to fly!

Their plan will make it easier for all of us to afford first class in safe and secure planes that will actually arrive at their destination!

2013 Provincial Election Candidates Questionaire The Pioneer and The Valley Echo have posed five questions to each of the candidates in Columbia River-Revelstoke riding, selected to address issues not covered in depth during the April 10th all-candidates debate. Candidates have been given 300 words to answer the following questions: 1 • What do you see as the best approach to bring year-round economic activity to the Columbia Valley?

2 • What provincial approach do you advocate on the urban deer issue in the Columbia Valley?

(1) I believe we will build a balanced economy here in the Columbia Valley. Our forest industry is becoming stronger, our tourism industry is rebounding and there are real opportunities in our agricultural sector. One of the things business needs in order to thrive is a predictable tax structure —no HST surprises. We need policies that support local food production and the use of those local food products in our hospitals, seniors’ homes and schools. It is also important that we have the ability to make decisions, within our community, about the public land that surrounds us.

(2) The provincial government must provide resources and regulatory support for the plans that are developed by communities. As always, I believe local communities should have a say in decisions that affect them most. I believe that hazing could play a part in Invermere’s plan, just as it does in jurisdictions outside of B.C. (3) A BC NDP government will not change the carbon tax in the Columbia Valley. The BC NDP has committed to expanding the tax to include venting emissions from oil and gas operations.

(4) I have been clear that I respect the wishes of the vast majority of people in the Columbia Valley. A BC NDP government will dismantle this fake resort municipality, which has given control over 6,000 hectares of public land to a small group of BC Liberal Party supporters.

(5) I support investments that will provide students with the classroom support they need. This means hiring new teachers, education assistants, librarians and counselors. It is important that we stop playing political games with teachers in this province. We need to respect our educators. Lastly, a BC NDP government will take steps to make post-secondary education and trades training both more available and more affordable.

(1) A strong economy and a secure tomorrow require effective communication and planning processes. One of the first actions I will take as your MLA will be the establishment of Community Advisory Boards in each of our major centres in the riding. Working directly with me, these boards comprised of a diverse demographic of people including chamber members and economic development officers, will set specific local economic goals and targets accompanied by key performance indicators.

(2) As the MLA, I will work with municipal councils seeking whatever provincial supports are available. I support the District of Invermere’s 2011 recommendations that included a trap and cull program and a relocation program that would reduce the deer population to 50 by 2014.

(3) British Columbians are proud of the fact that our government has implemented the world’s first broad-based carbon tax on greenhouse emissions. The tax is anticipated to have the equivalent of taking 80,000 cars off our roads. The tax has been supported by 70 leading economists. We have committed to suspend carbon tax rates for five years enabling other political jurisdictions to catch up with B.C. (4) Key to a strong economy is the creation of jobs and as the MLA, I will work closely with the duly and legally appointed Resort Municipality officials to ensure that all conditions of Jumbo Glacier Resorts Master Development Agreement are implemented and adhered to.

(5) A strong economy and secure tomorrow begins with an effective public education system and that begins with Early Child Care. We have invested $34.8 million in our Success By 6 program and will be allocating an additional $32 million over three years to support the creation of 2,000 new licensed child care spaces that will make child care easier to find. (1) As tourism will always be a seasonal opportunity, we have to encourage other small business growth and development. In conjunction, we should be developing our resources, lumber, mining and encouraging business to develop secondary manufacturing and processing technologies.

(2) The decision to control urban deer should be made at the local government level. The manner of control should be humane and inflict no unnecessary trauma or injury to the animals. Hazing with dogs or trapping are barbaric. Provincial wildlife officers should be utilized to ensure that the reduction or removal follows approved guidelines and restrictions.

(3) The BC Conservatives will eliminate the carbon tax over a four-year period, starting in rural ridings. The tax is a regressive tax on individuals, businesses, and agriculture. We have few options to replace the use of cars and trucks to cover the distances we have to travel or to heat our homes. Without options of mass transit, the Carbon Tax and Carbon Trust penalizes rural and northern areas.

(4) Jumbo has met the approval requirements established by the government. At this time future costs have to be borne by the developer. Eliminating the annual deficit or critical priorities such as twinning the Trans Canada Highway are a greater need. Limited public funds should not be utilized for this type of project in these economic times.

(5) Young people are our most critical resource. Educators need to concentrate on educating them, rather than trying to determine what impact the next round of cuts, program funding reductions or school infrastructure needs will have on their teaching efforts. The Conservative party firmly believes that we have to take a leadership role in education, providing multi-year funding to allow schools and teachers to focus on the education. (1) The Columbia Valley, and the East Kootenays as a whole, has a tremendous amount to offer in terms of natural resources and ecology, arts and heritage, and education. We also have an amazing wealth of innovative and creative people throughout the region. I think there are great opportunities here for research and development, through the college and affiliated universities – in agriculture, green building, and sports medicine, for example – and creative industries, from fine arts, to media, to architecture and industrial design.

(2) Because I think it’s very important that regions and municipalities be quite autonomous when dealing with urban deer and other wildlife issues, I see the role of the province as one of support – providing relevant, accurate research into solutions and best practices, equipment when available, expertise and advice from appropriate ministries, and possibly some degree of funding.

(3) B.C.’s carbon tax is a step in the right direction in dealing with fossil fuels, and I support the Green Party’s position that the tax be increased and applied to all greenhouse gas-emitting industries, and that this measure be supplemented with incentives and support for retrofits, among others, for an approach that is not strictly punitive.

(4) I am wholeheartedly opposed to the Jumbo Glacier Resort proposal and was disappointed, frustrated, and frankly incredulous over the Province’s decision to create a municipality – in spite of strong, longstanding local opposition and ample evidence of potential environmental damage.

My next step regarding this issue would be to research, in depth, the policies and laws that now apply to the municipality, and work towards halting the project.

(5) Our public education system should foster critical thinking, curiosity, creative problem-solving, compassion, positive selfexpression, and lifelong learning skills in students of all abilities. I would review curricula and funding, and support innovative educational approaches and techniques.

Hoodstock takes a breather this summer

By Dan Walton Pioneer Staff In what would have been it’s sixth year, the annual Hoodstock music festival in Fairmont is taking a time-out this summer.

Beginning in 2008, the family-friendly music festival offered a wide collection of entertainers and vendors from throughout the valley, and some out-oftown talent.

The festival originally started when ambitious organizers from the Hoodoo Mountain Resort and Hoodoo Grill had the opportunity to hire Wide Mouth Mason to play a concert, “and we jumped on that,” said Rory Sinclair, one of the founding organizers.

“Once it became too popular for the original location, the field beside the restaurant and gas station, the Coy family was gracious enough to offer their driving range for us to use in 2011 and 2012.”

The festival has grown every year since it was established, Mr. Sinclair said.

As it grew, the Fairmont Business Association took over the reigns of Hoodstock in 2011.

“It brought more of a community sense to it,” he said, before explaining how the association gave Hoodstock the ability to apply for funding through

Movie Review: Jack Reacher Reviewed by Dean Midyette “Get Jack Reacher”. And so begins the saga of mass killer James Barr (Joseph Sikora), a sniper trained by the army and accused murderer of five innocent people shot while walking along the Pittsburgh’s Allegheny River from a parking garage more than 700 yards away. The case is a slam dunk, until the arrival of Reacher. Based on the 2005 novel One Shot by Lee Child and starring the ubiquitous piece of man-candy known as Tom Cruise, Reacher drags us through an anti-hero potpourri of corruption, violence and classic one-liners.

Reacher, a former member of the Army’s Criminal Investigation Division, shows up to prove Barr is guilty but finds too many inconsistencies in the open-and-shut case and as he starts turning over stones, the beetles come scuttling out. He singlehandedly takes out a gang of

five thugs, one with a wellaimed knee to the “Don Draper”, then is forced to track the mastermind behind the nefarious plot after he is framed for the murder of a young woman.

While some may find that the action moves slowly and the fight and chase scenes are too short and without the typical over-the-top Hollywood choreography and explosions, those who have read a Lee Childs novel will find that the movie stays true to the style. Mr. Childs describes the character of Jack Reacher as “that very ancient hero, a knight errant, a mysterious loner” which the cadence and atmosphere of the film manage

to capture honestly.

The performance of Robert Duvall is fantastic as Reacher’s reluctant accomplice, but his lawyerly love interest Helen (Rosamund Pike) fails to inspire, playing a character that is clichéd and predictable. Unfortunately this is also true of the villain, played by Werner Herzog, who relies too heavily on Siberian history and too little on sociopathic unpredictability to instill fear in both the movie’s characters and the audience alike.

Ultimately, it is Cruise and the edgy prose that make this motion picture work, and for the honest fans of Lee Child’s novels, this movie will not disappoint.

Collective celebrates a year in business

By Steve Hubrecht Pioneer Staff A local business will celebrate its one-year anniversary with First Nations drummers, dancers and carvers amidst a backdrop of wooden carvings and art on Saturday, May 18th.

Jessie Blakley started Cross Roads Collective, which features locally produced wood-based art from more than 25 Kootenay artists and carvers, a bit more than a year ago, and said she is “super excited that we

have made it to one year.”

“The appreciation for art forms in the gallery has been overwhelming,” she said. “It’s good to know that people are willing to pay a higher dollar for stuff that is made locally.”

The gallery has already had many returning customers, both local and Albertan, said Ms. Blakley.

The drummers, dancers and carvers are from the Akisqnuk First Nation and are a great way for a locally focused business to mark its birthday, according to Ms. Blakley.

“I’m just trying to make a career of my passion,” she said. “That’s what we’re all trying to do here in Invermere. My goals is to do something I enjoy so that I actually want to go to work everyday.”

The birthday bash will start at 10 a.m. and run all day.

The idea for a wood-based art gallery came because woodworking is a gentle art and often gets lost among other types of art, said Ms. Blakley. The Cross Roads Collective also does custom woodworking.

Valley real estate opportunities returning

By Greg Amos Pioneer Staff With property values in the region showing signs of hitting the floor after years of decline, real estate investors in the Columbia Valley are beginning to see light at the end of the tunnel.

In the meantime, those looking at buying a place to live are benefitting from a market tilted decidely in favour of buyers.

An abundance of unsold condominiums from north of Radium Hot Springs through to Canal Flats is “creating a lot of choice for people, and I think that’s a good thing for buyers,” said local realtor Geoff Hill with MaxWell Realty in Invermere. “You can pretty much pick and choose what you want, in terms of floor plan and location.”

“The oversupply of condos has made it tougher to sell enough of them to get rid of what’s out there,” he added. “There are so many, and the prices reflect that.”

A new condominium in Radium Hot Springs, for example, would have listed for more than $200,000 five years ago but will now sell for $150,000 or less, he said.

The most recent numbers available from the national Multiple Listings Service shows the Columbia Valley had 161 sales in 2012, including single family detached homes, attached housing, and multifamily housing. That’s an increase from the 151 units sold in 2011.

The area that saw the biggest jump was Invermere, which saw 47 homes sold last year, up from 36 homes sold in the previous year. Windermere also saw a notable uptick, with 35 homes sold last year compared to 28 the year before.

“Everybody’s busy right now; all the realtors are doing showings, but no buyers are in a big hurry,” explained realtor Scott Wallace, also with MaxWell. “Everybody’s still being cautious, but there are definitely signs that more people are looking.”

“The last two years, people have been just waiting for the bottom to hit, and I think we’re there — I hope we’re there,” he said, with a laugh.

Homes in Invermere are typically taking one and a half years to sell, explained Ken Becker with Rockies West Realty. The tough market is reflected in the fact the valley has gone from 40 realtors in the valley five years ago to 24 now, including at least six who are working in team situations.

It’s been about four years, most realtors agree, since there was a strong market for homes in the Columbia Valley, but with the recent sale of a multi-million dollar lakefront home on Baltac Road near Windermere, a buzz appears to be building. The valley saw no single sale as large as that in 2012.

The April 1st demise of the harmonized sales tax (HST) is expected to encourage more buyers to come forward. For some developers, the implementation of HST in July 2010 was seen as the final straw, said Mr. Becker.

“It’s been challenging; a lot of developers have gone bust,” he said. “Some are just hanging by a thread, working with their bankers.”

“I could have been for the HST; there just wasn’t enough thought given on how to introduce it,” he added, noting it was a bitter pill for Albertan buyers, who already saw B.C.’s property transfer tax — which does not exist in Alberta — as a barrier. “Where the PST wasn’t applicable on real estate before, all of the sudden, the HST was introduced. Somebody did not have any common sense in Victoria to see how this would impact things.”

With the HST now history, there are savings to be found, explained Mr. Hill.

“If you’re buying anything new, or something that is in a short-term rental pool, you’re going into a deal that will be a little bit simpler and a little less expensive,” he said.

Developers are also learning lessons from the past five years, with a focus shifting to developing single family homes on smaller lots, creating more affordable opportunities amidst economic uncertainty.

By Steph Van de Kemp Pioneer Columnist For most people, a vehicle is the number two family expense after housing. According to David Suzuki’s Green Guide, owning and operating a car in Canada costs between $8,000 and $13,000 annually, and these estimates only include direct expenses such as gas, repairs, insurance and car payments.

From a financial standpoint, driving a second-hand car is a smart way to save some money. I know, I know, they don’t come complete with “new car smell”, but I think you are old enough to know the truth about new car smell. You might want to sit down for this. Although that elusive smell has become a great marketing tool for auto manufacturers, what you smell when you get behind the wheel of a new car is actually volatile organic compounds, in other words, toxic pollutants off-gassing. If you already own a brand new car, don’t fret; you can just drive around with your head out the window from now on.

For those of you opting for a second-hand ride (previously loved and offgassed), here are a few things to consider: Aged to perfection The number one cost of car ownership is depreciation. When thinking about what year of vehicle to search for, it might be helpful to know that depreciation is heavily weighted in the first four years of ownership. So buying something that is at least four years old will be better value for your money.

If you’re feeling savvy, take it a step further and select a vehicle with a lower depreciation rate. Canadian Black Book is a great resource to calculate depreciation on various makes and models (www. canadianblackbook.com).

Small is smart In general, a small ride will cost you less. The obvious reason for this is reduced fuel consumption, but less apparent is the fact that a smaller vehicle usually requires smaller (and therefore less costly) parts, and less oil and fluids. This means smaller

bills at the mechanic shop. If you purchase a large vehicle because you might need it on rare occasion — like that time you went to Ikea for some little meatballs and left with a couch — consider swapping with a friend when duty calls for a big vehicle or buy a Thule box for the roof.

Do your research Sadly, not all previously owned vehicles come from a loving home. Regular maintenance has a direct impact on the performance and lifespan of a vehicle. As the buyer, it is up to you to determine if the car has indeed been loved and cared for.

You can start by running a CarProof report (www.carproof.com) to get some details about the history of the vehicle, including whether it has been in any accidents, lien status and how many times it has changed hands. To run the report, you just need the Vehicle Identification Number (VIN), which is located on the dash (you can see it through the windshield, on the driver’s side). The results might surprise you.

Neat and tidy We often observe a correlation between cleanliness and maintenance. There are exceptions to the rule, but generally a neat and tidy interior reflects the owner’s standard of care overall. If the door hinges squeak and the seats and floor mats are shabby, then in what condition are components you can’t see with your naked eye?

As you do your visual inspection, take a look at the tires. Are they wearing evenly? Uneven tire wear could be the result of worn suspension parts. These simple visual cues can be quite telling.

Behind the wheel and under the hood Now it’s time to get your hands dirty.

You can start by taking a look at the oil. If it’s low, perhaps the vehicle is burning oil.

We also recommend checking the transmission fluid. Is it clean? Does it smell burnt? If the fluid is in poor condition, it is not lubricating effectively.

When you sit in the driver’s seat, take a look at the odometer and the oil change sticker. Is the car overdue for a service?

Why does Warren Buffet dislike bonds?

The Berkshire Hathaway Annual General Meeting was held last weekend. As its primary shareholder, chairman and chief executive officer, Warren Buffett addressed the audience of about 35,000 attendees. One of the most notable things to come out of the meeting was his feelings about bonds, in particular, that people should own fewer of them.

One might expect this opinion of Warren Buffett.

After all, he made his fortune in the stock market. This aside, his reasoning is sound and should encourage people to take a closer look at their investment portfolios.

What is his reasoning?

With interest rates in North America remaining so bitterly low, bonds have become very expensive.

Mr. Buffet doesn’t think we should hold many bonds right now, especially long-dated bonds for long-term investing. According to Buffett, the Federal Reserve has amassed a bond portfolio of $3.4 trillion by purchasing U.S. government treasury bonds to keep the prices high and interest rates low.

The investment guru has stated that when the Federal Reserve one day announces that it will discontinue its bond buying program and starts selling the $3.4 trillion of bonds that they own, it will definitely be a shot heard around the world. The world won’t end and the markets will survive, but he predicts that many investors will re-

evaluate their holdings including those who own longterm government bonds yielding less than 2.5 per cent.

How will this affect bonds?

Bonds come to market in $100 denominations and mature one day at $100. This is referred to as the par value of bonds. Bonds also carry an interest coupon that is paid to the holder of the bond each year. Bonds can be bought and sold between investors during their lifetime and the price that people are willing to pay is often different than the $100 par value.

For example, if a 30-year bond was issued 10 years ago with a 6 per cent interest coupon attached to it, that bond will pay $6 of interest every year for the next 20 years. No one in their right mind would give the bond up in today’s low interest rate environment at a $100 par value, so the market price of the bond rises until bond holders feel it would be worthwhile to sell them. In today’s low interest environment a bond like this may trade as high as $150 to $160.

This increase in market price means that today’s investors would be willing to invest $150 to $160 dollars to buy a bond that will mature at $100 in 20 years in order to receive $6 per year of interest. If the Federal Reserve in the United States were to suddenly start selling their $3.4 trillion of bonds, market prices of bonds could surely start to fall. These $3.4 trillion of bonds represent more U.S. Treasury bonds than are owned by China and Japan and the

next 5 foreign holders of U.S. government debt combined.

How could investors lose money?

When bond market prices fall faster in a year than the interest received through the annual interest coupon payments, bond holders lose money. For example, if a bond dropped from $120 to $110 in market price and paid $6 of interest, the net return for bond holders for the year will be a loss of $4. This is the scenario that Mr. Buffett is warning investors to be careful of.

Bonds most affected Obviously, the bonds that will be most affected by the Federal Reserve’s switch from buyers to sellers will be U.S. Treasury bonds. However, all other government bonds such as Canadian Government bonds will also be affected as they are all benchmarked to the U.S. Treasury bonds in some way. Long-term bonds are always at greater risk for fluctuating in price than are short-term bonds.

What to do?

First off, investors should not panic. Unless bonds go into default, no one has ever lost money by buying a bond and holding it to maturity. Second, even Mr. Buffett has no idea when or how this switch in the Federal Reserve might occur. In the meantime, investors would be wise to speak with their financial advisors about any concerns that they should have about their bond holdings.

Biggest Loser #2 wraps up Editor’s note: This is the final column in a series about Invermere’s Biggest Loser Competition at theCopper Point Golf Club and Resort written by Pioneer associate editor Nicole Trigg.

It was with great anticipation that the participants in the Fitness 4 Life Biggest Loser Competition gathered one last time at Copper Point Golf Club on Thursday, May 2nd to learn who won the 12-week fitness- and weight-loss challenge. It came as no surprise to the group when Eagle Ranch Resort restaurant manager and Invermere Killer Rollbots team member Carla Schneider was announced as the competition’s Biggest Loser, having lost an astonishing 23.25 inches and 19.8 pounds over the course of just three months — and it shows.

“I’ve tried to lose weight and get in shape for years but just needed something like this to make it happen,” said Carla, who credits her husband Danny and her friends for their great support during her transformation.

“They adapted so well to Clean Eating and didn’t try to make me eat something I shouldn’t,” she said.

The total weight lost

by the two teams — Spitfire and WTF — was 225 pounds, with WTF losing 143 and Spitfire 82.

The individual winner was determined by a combination of weight and inches lost, based on percentage.

Carla came out in front by losing 12.48 percent of her body weight, and 12.69 of her total inches, for a total percentage lost of 21.83.

A close second was Colleen O’Connor, who lost a combination of 20.65 percent of her total weight and inches, followed by Shelley Chaney at 17.63 per cent.

As the Biggest Loser,

Carla took home a first-place prize consisting of a oneyear membership at Copper Point Gold Resort Gym, a golf lesson, 8 rounds of golf, a range pass, a makeover at Scizzor Sisters, 8 hours of private personal training, and a Nike package.

“This is something that anyone can achieve; it changed my life for the better,” Carla said. “I feel great, overall and it doesn’t take away all the yummy things we like.”

Christmas begins in May for valley musicians Submitted by Columbia Valley Musicians Who Care Local musicians Bill Cropper and Kurt Reichel are realizing their long-held goal of producing a Christmas CD using Columbia Valley musicians, and the first recording sessions are already booked.

The Windermere Valley Musicians Who Care — a new volunteer-run, non-profit organization, plan to release the CD in time for this Christmas, with album proceeds to be distributed equally to the Columbia Valley Food Bank and to the valley’s musical community through scholarships, grants, and other donations.

“This project represents an opportunity to contribute over the long term through album sales year after year,” said Mr. Cropper. “Musicians Who Care will also create a means of fostering music in the valley.”

Valley Musicians have been volunteering to raise money for the Food Bank for many years by playing at the Annual Food Bank Benefit night in mid-December, an event that usually raises around $3,000. It’s an event the group hopes to give a boost to with additional revenue from Christmas CD sales.

“The timeline is quite tight to have an album ready for December release, with a lot of organization required to co-ordinate this many musicians and musical numbers,”

added Mr. Cropper, who’s joined on the founding committee by Mr. Reichel, Ben Cameron, Bruce Childs, Fraser Smith, and Mike Smith.

Funds raised through CD sales could also go towards supplying or repairing instruments or equipment for those less fortunate and to assist with recording or touring for up-and-coming artists.

The project’s initial budget to produce a professional quality album is $9,700, which will pay for studio time, mastering, royalty fees and CD reproduction.

All musicians are volunteering their time and talent.

By Eloise Berry, Friends of the Invermere Library Special to The Pioneer Once again, the Friends of the Invermere Library are looking for donations of books to sell at the Big Book Sale on Saturday, July 13th at the Invermere Community Hall. This is your chance to go through your collection of books and donate them to this fundraiser for our library. We are looking for your fiction, non-fiction, travel, cookbooks, children’s books, biography, history, science, home improvement, selfhelp, all in good condition.

This is a wonderful way to recycle something you enjoyed and know some-

one else will treasure a book you have read.

The library benefits because the money raised by the Big Book Sale is used to buy more new books that you, the reader, can borrow from your library. The money also goes towards library programs that are offered to children and adults alike.

Friends of the Library sort through thousands of books from the public and divide them into genres you will be free to peruse on July 13th. Cuban blockade doc to screen at local church Submitted by Ruth Caspell Special to The Pioneer People to People, a 45-minute documentary film about 20 years of humanitarian aid and peace efforts towards Cuba, will be shown on Monday, May 13th at Christ Church Trinity in Invermere.

It tells the story of epic journeys by courageous women and men from all walks of life and beliefs and countries. They travelled with the Caravan for Peace carrying medical, educational and construction supplies to Cuba to oppose the blockade imposed by the U.S. government and to give their support to the Cuban people.

After the film, you can ask questions and hear about this years’ efforts from Ruth Caspell, a Caravanista who travelled with the 2010 Caravan.

After Hurricane Sandy devastated

eastern Cuba last November — over 130,000 homes were lost and crops were totally destroyed — Pastors for Peace/IFCO (Inter-religious Foundation for Community Organization) and its Cuban partners agreed to organize a re-construction brigade this summer. This year, dozens of Caravanistas will travel to Cuba with construction, medical, school and other supplies.

The American participants refuse to obtain U.S. travel licenses, as a collective challenge to the U.S. government’s cruel and immoral economic blockade of Cuba.

Don’t delay: plant your garden now!

to 72 plants. It is still the best value for your money if you plan to plant a large quantity of tomatoes, peppers, and the like. The cell pack has been replaced by the 3 ½ inch (or 4 inch) pot at a much greater cost per plant.

There was a time when we had two distinct springplanting seasons. The early “bare root” season ran from early April through early May. Readers who are under 50 years old will not likely remember any of this. I was in my early teens, cutting my teeth in the business at my father’s garden centre. My first job was to dig young privet, forsythia, lilacs, and small trees out of the mud in the back 40 of the store and wrap them up in copious quantities of clean, wet straw and craft wrapping paper.

The second spring planting season was the “annual” bedding plant season which began officially on the May 24th long weekend and ran until retail stock ran out or summer heat knocked the stuffing out of Canadian gardeners. My, how things have changed.

No one sells nursery stock bare root anymore and most annuals are available before May 24th, remaining in reasonably plentiful supply right through the summer. All but gone are the trays of small-celled packs that hold up

Containers revolutionize the business There will be readers who are counting the days until the May 24th long weekend when they can safely plant out of doors. Not so fast, I say: you can be planting this weekend, if you choose.

Early May provides a great opportunity for anyone interested in sprucing up their yard with, well, a spruce.

Or a maple or a forsythia. All of the winter hardy nursery stock that we sold a generation ago “bare root” or was dug fresh from the field with roots firmly wrapped in burlap (called balled and burlap or “b and b”) are now grown in nursery pots.

The majority of this stock was potted up a year or more ago, grown above the ground on aggregate and wintered over in plastic covered hoop houses on the nursery farm. As soon as the sun provides enough strength to thaw the frozen roots and soil, those plants are instantly ready for sale. They have been arriving at retailers for the last few weeks.

This time of year affords the home gardener the very best selection of hardy plant material. A full service garden

centre will have their full complement of fruit trees, berry bushes, roses, shade trees and, well, you name it.

What if I don’t want to plant yet?

If you purchase now to take advantage of the wide selection but do not have the soil prepared for planting, no worries. Hold your new plants on the north or east side of your home where they are protected from excess wind and sun and keep well watered. It is preferable to let the soil dry about two centimetres down between water applications. They will be fine there for up to a month.

For the very best value for your plant-buying dollar do not overlook the opportunities found on the seed rack.

For $1.89 you can grow about 40 zinnias from seed. Even in the old cell packs that compares to about $15 for the transplants.

While some gardeners will yearn for the glory days from years ago, I am thrilled that this generation of gardeners has the opportunity to choose from a much broader pallet of plants and a much longer planting season thanks to the benefits of science and innovation down on the farm.

Commercial Skiing on Slippery Slopes of Farnham?

The Jumbo Creek Conservation Society (JCCS) wishes to expose the farcical manner in which the appointed members of the Jumbo Glacier Mountain Resort Municipality (JGMRM) are driving forward a ski resort that lacks public support.

The purpose of the meeting, masquerading as a public hearing, is to initiate a land use change that would grant Glacier Resorts Ltd (GRL) far-reaching powers to commence operations in the Farnham Creek drainage.

But how will GRL manage a full-fledged ski resort when they have failed to meet even the most basic requirements for environmental stewardship in the Farnham area, based on their 2007 License of Occupation, No. 343545?

The violations, documented by JCCS on the site of the unviable, previous Olympic ski training site at Farnham Glacier, are inexcusable: • glacier modification using heavy equipment • improper disposal of contaminated soil from fuel spills • roads bulldozed to nowhere above the camp, causing significant erosion of alpine streambeds • ineffective access-control of the road, allowing motorized access to fragile alpine terrain.

Accompanying the vaguely worded bylaw is a hand-drawn map that erroneously places Mt Farnham at the top corner of Farnham Glacier. The map designates an area for development far larger than the glacier itself, and fails to indicate where ski lodge, retail, employee housing and roads will be permitted as per safety and environmental guidelines.

Due to the inherently undemocratic nature of the JGMRM and of the upcoming public hearing, JCCS is not encouraging people to participate in the process for this rezoning application.

Jumbo Glacier road will cost a load Dear Editor: The Hon. Bill Bennett proffered some constructive criticism of my research on the proposed Jumbo Glacier Resort when I wrote about the economics of it several weeks ago. So I must thank him for the inspiration to do better. There has been far too much written and revealed on the multitude of wrongs connected with this proposal to be condensed into a standard letter to the editor.

However, it starts with a 1998 LYNX Newsletter exposing who is behind the resort, including water privatizers with national and international connections. The Environmental Assessment Office’s report notes the resort’s ultimate water extraction rate could be 1.7 million litres per day. Like glaciers all over the planet, Jumbo, Commander, Farnham and Glacier Dome are melting. That opens up crevasses and fills Horsethief Creek with water.

A feasibility assessment of the Jumbo Glacier Resort proposal prepared by Sno Engineering and IRIS Environmental Services dated March 1999 concluded the “economic feasibility section of the Jumbo Glacier Alpine Resort Proposal does not provide sufficient information and data to assess the financial feasibility of the resort’s development.”

It also states that “it appears doubtful that the resort can achieve economic break-even given the financial structure proposed … in the 1995 submittal.” In 66 pages, this assessment criticizes every aspect of the Jumbo Glacier proposal. Copies of the complete feasability assessment are available from the Environmental Assessment Office (www.eao.gov.bc.ca).

A 1999 letter from then-Minister of Transportation and Highways Harry Lali tells us that although a comprehensive route study has not been done, a two-

lane paved road from Panorama would be required with construction costs up to $2.4 million per kilometre, avalanche control to $150,000 annually and maintenance up to $10,000 per kilometre. That was 14 years ago. It is about 35 kilometres from Panorama to the resort site.

A 2006 letter from then-Minister of Transportation and Highways Kevin Falcon told us $1.5 million would be spent to improve the road to Panorama, with more to be done in the next few years. The Ministry will assume responsibility for maintenance and avalanche management of the road from Panorama to Jumbo.

Ski resorts are like golf courses: the big money comes from the sale of the private lots connected to the resort.

Golf courses and ski resorts are lucky to break even.

When you have private lots, a municipality, and a mayor and council, the government becomes responsible and the developer can walk away with whatever he has in pocket, leaving a full-fledged self-sufficient community at the end of a road depending on attracting customers from a market that was struggling to survive before Jumbo started looking for a share.

It was thoughtful of the BC Liberals to create the Jumbo Resort Municipality before the sale of lots began, and considerate of Bill Bennett to promote the resort, but with all the out-sourcing, off-shoring, intra-company transfers of under-qualified foreign workers and union-busting through legislation, the skiing market is not the only market to be undermined. The right-wing governments in Canada don’t seem to realize that in a free market economy, you actually need a market that has enough money to buy what is being produced.

Anyone who knows me and my business would not say I am a socialist, yet I feel I can put my record up for anyone to look at and they would say I have a social conscience. History has shown that the best social program is a well-paying job and a sense of being productive.

I know I am not the only businessman in this town who feels that for some reason we are the enemy.

It is an irony that those who think you can tax the producers of wealth so as to advance the needs of those less fortunate, are in fact, the very ones who shrink the economy that is required to provide needed assistance.

All political parties in Canada support social policies, but not all approaches are sustainable.

I was in business in the 1990s and saw the direct result of this type of policy. Without job creation and the growth of opportunity, social programs soon become unaffordable. I clearly remember the day the BC Liberals were voted into power and how investors came back.

I look to government to create an environment for investors to feel confident that there will be good government management. Do you think that any secondary investment will come to our area if investors feel that money will be spent on social programs and not on infrastructure such as our highways? These investors create jobs that directly pay for social programs.

Bulk mailing privilege being abused by Prime Minister Editor’s note: this letter was sent to Kootenay-Columbia MP David Wilks and copied to The Pioneer.

Dear Mr. Wilks: I am writing this letter as a constituent who is very concerned about the request by the Prime Minister for MPs to use their bulk mailing privileges to denigrate the leader of the Liberal Party of Canada to their constituents. Although I understand that you can do this under the current rules, I sincerely hope that you will choose not to do it.

I believe that this type of advertising is anathema to the majority of Canadians — this is not something that we . . . ‘Social program’ letter continued The question always arises, is help helpful? Of course it is to the truly down-and-out, but only an opportunity for good employment and management allows a province the capital required to truly sustain assistance those in need.

In this election I support the BC Liberals and Doug Clovechok who

have done in the past, and I believe it is a departure from the civilized discourse that Canadians expect from their leaders. Although this type of advertising is effective, research has shown that its effect is not to change voters’ minds, but rather their behaviour. Electors who are subjected to this sort of advertising are less likely to exercise their franchise — in other words, they quite often decide not to vote at all.

This is a direct attack on the democracy that citizens and our politicians pay much lip service to. As you are aware, voter turnout in Canada is already low and dropping; this is not a positive situation and one that should not be encouraged in any way.

As noted in an editorial in The Globe and Mail on April

26th, “Parliament should abolish politicians’ bulk mailing privileges,” because it is an outdated and still costly waste of taxpayers’ money. In these days of digital communication, it would be my hope that you would continue to use it to ensure your constituents are kept informed of your beliefs and activities, and that those messages would take the high road.

I hope that you and other MPs will inform Mr. Harper that your constituents are opposed to this behaviour. I, as a resident of the riding of Kootenay-Columbia, will find it very difficult to support any candidate who uses this kind of advertising in any way.

Dear Editor:

In its financial platform, the Provincial NDP has announced its intention to apply a capital tax to all BC Credit Unions with capital in excess of $20 million should they be elected. If this policy is implemented, it will have a significant impact on our organization and the people and organizations associated with us.

This tax will be applied regardless of how profitable the credit union is. While other provinces in Canada apply a capital tax on business, co-operative enterprises such as credit unions, are exempted from the tax.

As we understand this proposal, the cost to

Kootenay Savings will be roughly $780,000 per year and will continue to increase annually as our capital base increases. This is a significant cost that will ultimately be borne by our members, our communities and our employees, as it will have to be paid from income that would otherwise be shared with our members, contributed to community organizations or paid in salaries and benefits.

We sincerely hope that the NDP will reconsider this proposed tax on Credit Unions should they form the next Provincial Government.

Funds committee meets with local groups

By Steve Hubrecht, Pioneer Staff Valley residents will soon find out more about who will get some of the money from the Columbia Valley Community Directed Funds Committee.

The committee will dish out $200,000 a year for three straight years at projects aimed at curbing the seasonality of the valley’s economy. The next meeting will be on Monday, May 13th.

The whole process is in the final draft stage, said Wendy Booth, Regional District of the East Kootenay Area F director, adding the committee hopes to adopt a plan soon.

“It still needs some dressing up,” said Ms. Booth.

The next step is figuring out where to allocate the

funds and the committee has invited several groups to the Monday, May 13th meeting. Of those groups, the Columbia River Greenways Alliance and the Columbia Cultural Tourism Association have confirmed they will attend.

The Columbia River Greenways Alliance is a locally based non-profit organization that has been working for the last 13 years to develop a network of trails connecting communities from Donald to Canal Flats. One of their major objectives is to build what the organization calls a spine trail running the length of the Columbia Valley. Other groups that may be there, but which have not yet confirmed their attendance, include the Invermere Family Resource Centre and the Windermere Valley Food Corridor Project.

It is with profound sadness that we announce the death of Wendy, only one month after being diagnosed with liver cancer. She will be forever missed by her husband of 49 years, Jimmie and her children, the triplets, Scott (Gina), Craig and Sue. She leaves to mourn her brothers Barry (Loraine) and Brian (Sharon) and her sister Nancy (Larry) Ballard . Wendy had 7 wonderful grandchildren and many long-time friends up and down the valley. Recipe Of The Week CABBAGE ROLL CASSEROLE

1 ½ pounds Ground Beef 2 medium Onions, diced 1 Garlic Clove, minced 1 teaspoon Salt ¼ teaspoon Black Pepper

1 - 14oz can Tomato Sauce 1 - 14oz can Water ½ cup Long Grain Rice, uncooked 4 cups Cabbage, shredded Sour Cream

Brown beef, onions, garlic, salt, pepper, tomato sauce and water.

Bring to a boil and stir in rice.

Cover and simmer for 20 minutes.

Place ½ of the cabbage in a greased baking dish, cover with ½ the rice mixture and repeat layers.

Cover and bake at 350F for one hour.

“The market is changing a bit, and developers are adjusting their tack,” said Mr. Hill. “If you look at Panorama, developers are selling off lots in a new development called Trapper’s Ridge, and (Panorama owner) Rick Jensen’s whole goal with that is to have an affordable ski hill; they’re not the biggest lots and not the biggest houses, but you can buy and build a single family detached home for under half a million dollars at a ski resort.”

But a robust supply of foreclosed homes and an oversupply of condominiums remain thorns in the side of a healthy local real estate market, with all three realtors estimating there are about 300 unsold condominiums awaiting buyers.

“It’s going to be a long time until we see all of those condominiums sold, and that’s going to keep prices down,” said Mr. Wallace, noting various developments in Panorama, Radium Hot Springs, Windermere and Copper Point have many unsold units resulting from the mid-2000s building boom.

Foreclosed properties continue to sell well in the valley, to the detriment of the standard housing market.

“Likely we haven’t seen the end of foreclosures, though that supply could decrease by the end of the year,” said Mr. Wallace. “There are about 20 foreclosures now on the market, all of which must sell within six months. As those sell, we’ll probably see more coming on the market that will probably keep it at about that twenty level.”

Despite the downsides, Lake Windermere continues to be an attractive oasis in what’s been at times a desert of real estate oversupply.

As a tourism destination, the valley is competing against many hard-hit U.S. destinations in terms of the second homeowner market, but the lake offers a unique asset.

“Anything with lakeshore is going to sell nicely because that’s a recreational possibility that you can’t get in Phoenix or elsewhere, and its close by,” said Mr. Wallace.

Several people at the April 24th public hearing suggested a land swap, but Mr. Taft said he wasn’t convinced that was a good idea.

“I’m not sure it’s our role to tell the Farmers Institute they should do a land swap,” he said. “It’s easy to say but the reality is different.”

Most directors from other parts of the East Kootenay also were supportive of the abattoir.

“There’s many reasons for the abattoir to move forward; I wish it was in my area,” said regional district area A director Mike Sosnowski.

Mr. Sosnowski said he used to work in a slaughterhouse and can attest that although the smell inside can be terrible, the smell outside is not so bad.

“Having an abattoir in Invermere is really important and we need to do whatever we can to support agriculture in the valley,” said Cranbrook mayor Wayne Stetski.

A mother’s love, a father’s love

By Pastor Wayne Frater Radium Christian Fellowship Church I would like to talk about my mom. Sunday is Mother’s Day, and three years ago, Friday, May 7th, 2010 — two days before Mother’s Day — we laid my mom to rest, alongside dad, at the Windermere cemetery.

Mothers day each year brings back good memories. At that time I shared a poem, on the Faith page in The Pioneer, and I would like to share it with you again.

Like all moms, my mom was very special and, as I was preparing for her funeral, I found it. It kind of expresses how I feel about her. No words can ever really express the love we feel, but I thought it was pretty good.

It is called, “My Mother Kept a Garden,” and the author is unknown.

My mother kept a garden A garden of the heart.

She planted all the good things that gave my life it’s start.

She turned me to the sunshine and encouraged me to dream, Fostering and nurturing the seeds of self-esteem...

And when the winds and rain came, she protected me enough — But not too much because she knew

I’d need to stand up strong and tough.

Her constant good example always taught me right from wrong — Markers for my pathway that will last a lifetime long.

I am my Mother’s garden I am her legacy — And I hope today she feels the love reflected back from me As I read this, I pondered on the love my mom had for me. I also ponder on God’s love: as important as a mother’s love is, so much more important is God’s love for us, a love so huge that words can not describe it; in fact the Bible tells us we can’t measure it.

In a couple of days it will be Mother’s Day, and I hope that you will take the time to remember and to show those that are near and dear to you, how much you care for and love them. I also hope you take time to show God, and I think this is something we should do each day, how much you love and appreciate Him. God has given us so much to be thankful for. When we spend time with Him, and think about His goodness, faithfulness and blessings in our life, it will change us on the inside; when we spend time, and tell Him how much we love Him, when we focus on the fact that He saved us, and set us free, the challenges and obstacles of day to day life will begin to fade away.

In Romans 8:39, it is written: No power in the sky above or in the earth below— indeed, nothing in all creation will ever be able to separate us from the love of God that is revealed in Christ Jesus our Lord.

Artists awarded On Wednesday, April 24th, four Grade 3 students from Martin Morigeau Elementary School were awarded for their entries into the Legion’s Remembrance Day Poster Contest. Ken and Elizabeth Carlow from the Windermere District Legion were there to award the students for their wonderful artwork. Congratulations to the winners and all the students who participated in the Remembrance Day poster contest.
