The students returning to classrooms at Golden’s Bell Middle School and the Manning School of Academics & Arts on Aug. 17 and 18 had plenty to be excited about.

For one, it was the first time many of them have

set foot on campus in over a year — or at all in the case for all the sixth-graders and many of the seventh-graders.

For another, the first day of school also provided their first look at the new renovations and additions that have added to and transformed their schools with bells and whistles ranging from state-of-the-art tech walls to a garage door that

can be opened to flood a music room with natural light on sunny days.

Visitors to Golden may soon be able to check into a new “self-ser-

vice” hotel on West Colfax.

On Aug. 19, Maksim Avseev held a required public meeting to discuss a potential plan to construct a new mixed-use development on a vacant site he owns at 17200 West Colfax Avenue, just west of the retail area at Sixth Avenue and West Colfax.

“The goal is to actually develop this piece of land, which is a nice piece of land, but I think it would look a lot better with a nice building on it,” said Avseev, who has owned the property since 2019.

Avseev said the hotel will likely

not be a “standard hotel” with an around-the-clock front desk but rather more like a short-term rental type facility. However, it’s possible there would end up being a person on-site who would function as both a manager and maintenance person, he said.

Eyes up, phone down: road safety tips for the new school year Traffic cop shares common-sense reminders

Pay attention when behind the wheel.

It is basic information, but it bears repeating, especially now that most schools are back in session.

Ty Countryman is a Lakewood Police Department Traffic Agent who’s seen nearly everything that can happen when people don’t pay attention.

So doing just that, he says, is the most important thing people can do when they get behind the wheel.

“It goes for drivers, and for parents to tell their kids as well,” he said.

Pay attention. Pay attention to your surroundings. Pay attention to your speed. Be more cautious anytime you’re around schools.

Simple advice, Countryman says, but critical.

With in-person school attendance being higher than it’s been for nearly 18 months, drivers are likely to encounter more children, pedestrians, school buses and any number of other hazards — scooters, skateboards, road construction — than they have in quite some time.

“The biggest thing for drivers is slow down,” Countryman said.

the end result of a crash — especially if it involves a child.”

If you come across a school bus with their stop sign out and lights activated, you’re obligated to stop, whichever direction you’re traveling.

Countryman says when kids get off the bus and know they have to get across the street, often they will run across without looking to make sure traffic has stopped.

“They (younger children) have no awareness, and that’s where it becomes so important for drivers to 8/12/21 AM have that10:11 awareness,” he said.

Aside from saving a child’s life or your own peace of mind, paying close attention and watching your speed can save grief, points on your driver’s license, higher insurance rates and a whole lot of money.

Fines for speeding in school zones are doubled. Countryman says if you haven’t seen a Traffic Agent in a school zone yet this year, it’s only a matter of time until you do.

In Lakewood, police are assigned to school zone duty in city wards they patrol.

“On any given morning or afternoon, we could be there,” he said.

Other police agencies, including the Jefferson County Sheriff’s Department do likewise.

One important thing to watch for, Countryman said is paying extra attention in school zones and making sure you’re totally out of them before resuming a higher rate of speed. He said school zones are not randomly created.

“Traffic engineering has done a great study on those distances,” he said. “They’re widened out beyond the school for a reason. because those blocks can be flooded with kids and that buffer creates a safety zone.”

Finally — cell phones. Keep them in your pocket or purse while driving, he said.

DeAndrea Austin said those new science rooms are a huge deal for the school and its students because they will bring its science spaces into line with those offered at newer schools in the district.

“There’s a significant difference between the facility and even the experience the kids are having when you have an updated science room vs. one that’s 34 years old with trees growing through it as was the case with one of ours’” she said.

Also on the horizon is a renovation of the school’s neighboring robotics room and computer lab.

However, DeAndrea Austin said students will have to wait a little longer than expected to begin using those new spaces after workers discovered asbestos that is now being

removed from those rooms. She said she is now hoping that work will be completed by September.

“These rooms are going to be huge and they are going to allow us to do so much more,” she said.

Other changes include new paint in all the school’s classrooms, a new sprinkler system throughout the building and the addition of new partitions that have replaced the walls between some classrooms and can be raised and lowered to bring classrooms together for certain activities.

While most of the work was paid for with money from Jefferson County Public Schools’ 2018 bond, DeAndrea Austin said she was also able to dip into some of the school’s own funds to purchase new interactive projectors, which allow projected digital images to be manipulated, for every classroom.

“We still had projectors on carts,” said DeAndrea Austin of why she

sprung for the upgrades. “That’s so 1990s.”

Addition replaces modular structures at Manning Across town at the Manning School, an “options” school that attracts students from across Jeffco, students are also getting their first look at an addition that expanded the school by about 10,000 square feet and added several classrooms that replaced modular buildings that had been in use since the school added sixth-grade students.

“It’s always Jeffco’s view that we want kids in the building,” said Manning School Principal Christian Ramaker.

As part of the work of creating the addition, Ramaker said teachers were able to choose what type of furniture to outfit their rooms with. Some teachers opted for circular and high tables and other more progressive elements while others went with more

traditional single student desks.

Other changes include the addition of new landscaping elements on the exterior of the addition and new flooring for the auxiliary gym.

However, one of the most unique elements is the new music room, which contains garage doors that can open to the outside.

“The idea is to be able to open these up and have some our smaller ensembles play while the parents sit out there and we have like a concert in the park,” he said.

With the work now mostly complete (finishing touches are being put on a new more secure main entrance to the school), Ramaker and the Manning community can now turn their attention to the work of the school year.

“We’re excited to have kids back in the building,” he said. “We have all of our kids back and it’s awesome to have them here and we’ve started the year on a very positive light.”

Sellers Who Value Their Privacy & Security Can Make Their Home Visible Only to Agents

A recent email newsletter from our Denver MLS, REcolorado, to us agent members explained how sellers, through their listing agents, can literally sell their homes without their neighbors knowing about it — although your neighbors may ask why so many people are visiting your home, one after another!

To quote that newsletter article, “Whether they are a celebrity, in witness protection, or simply concerned for their safety, protecting the seller’s privacy is the primary concern.”

Although not mentioned in that article, it starts with the yard sign, of course. There’s no requirement that you have a real estate “for sale” sign in your front yard. I’ve sold many condos without any sign or brochure box.

As you probably know, Realtor.com, Zillow, Trulia, Redfin, NextDoor and virtually every real estate website downloads its listings from the MLS, but your listing agent can opt out of such syndication. In fact, your agent can even opt out of it appearing on REcolorado.com except to its logged-in members. However, the listing will still be emailed to buyers who have alerts set up by their agent.

There are lesser degrees of privacy available, too. For example, a seller may be okay with displaying their home on public-facing websites, but only allow logged-in agents to see their address.

That’s another option available to agents when they enter a listing on REcolorado.

Sellers also, of course, can dictate what interior pictures are shown of their home — or ask their agent to have no interior pictures at all.

As you probably know, it is recommended that sellers leave their home during showings and inspections, but I’ve had sellers who insisted on staying home when strangers walk through their home.

One recent example for me was a mobili-

ty-challenged senior citizen.

Recently, I had a husband and wife who insisted on being present for my open house. That’s okay, although unusual. The husband worked from home and insisted on keeping his home office locked to all visitors. We had a picture of his office on the MLS, and it was included in my video tour, but during showings a picture of the room’s interior was posted on the locked door to his office.

If you have video cameras installed inside and outside your home, that’s okay, too. To comply with privacy laws, you only need to post a sign visible to all visitors warning them that video and audio surveillance is in use at this property. Adding that fact to the “broker remarks” on the MLS provides proof that you did notify all visitors, through their agent, of the video and audio monitoring present in your home.

(The MLS system keeps a record of each and every change to the MLS listing, allowing you to prove that the warning was there from the beginning and not added later.)

If you don’t want your agent to install a lockbox containing the key to your home, that can be arranged. Just have the showing instructions say, “Seller will let you in and then step outside during the showing.”

Speaking of lockboxes, I recommend against the kind of lockboxes with dials, because anyone can look at the lockbox while it is open and see what the code is.

We use only the kind of lockbox with pushbuttons for that reason.

Electronic lockboxes are becoming more common in our market. The most common brand is SentriLock. The advantage of electronic lockboxes is that they record the time when each agent enters and leaves the home, and showing

agents can only use their access code for the approved date, not come back a second time without asking for a second showing.

Normally, we don’t tell the seller the code to the lockbox, because we don’t want to allow for the possibility that the seller will give that code to a friend or cleaning person without our knowledge.

However, I have on occasion given that code to a seller who wants to remove the key overnight, getting their reassurance that they won’t share that code with anyone else. Another security strategy when there’s a lockable security door or screen door on a house is to mount the lockbox inside that security or screen door, which the seller can then lock overnight or when no showings are expected.

I don’t want readers to get the impression that security is a big problem in our market. In two decades of listing homes, I have never had an incident where a visitor (including at open houses) stole something from one of my listings. Please know that every licensed real estate agent has been fingerprinted and had a criminal background check done on them when they were licensed. They could lose their license and livelihood if they were later convicted of a felony. They would also

put their license in jeopardy if they were to give a lockbox code to a buyer.

It should be noted that our showing service, ShowingTime, is responsible for making sure that no unlicensed person is able to get showing instructions for our listings. When an agent calls to set a showing using their own phone, ShowingTime knows from Caller ID which agent it is so they don’t have to check if they’re licensed. (They greet me by name when answering my calls.)

ShowingTime offers several options for allowing showings of your home. You can specify what hours you want to block showings, and these rule can vary by date or day of the week. For example, “no showings before 10 a.m. or after 6 p.m.”

One seller, who did home schooling, asked to block all showings on school days before 3 p.m. Her home still sold quickly for above its listing price.

You can also specify lead time for showing requests. One hour is a common lead time requirement, but some listings require prior day notice. In other words, your listing agent can pretty much set any rule you want regarding showings, and that rule is computer enforced, meaning the rules will not be violated due to human error.

Most Agents Are in Sales, Primarily of Themselves

Some real estate professionals may take offense at that statement, but I don’t say it to demean them in any way! I myself once had a “real estate coach” and I’ve been to a couple “superstar summits,” and the focus was always on prospecting and marketing and getting clients to hire you, not someone else.

In fact, I owe my facial appearance to one such coach, Tom Ferry, who said at his Palm Springs superstar event in 2003 that “people don’t trust agents with facial hair.” I didn’t believe him, but the next week I asked a seller why he chose another agent to list his home, and he said, “Frankly, I didn’t trust you!” My mustache was gone that evening!

It makes absolute sense that agents, especially new ones, need to be coached on how to sell themselves as the “right” agent for buyers and sellers. I don’t disagree. But that’s

90% of their selling effort. Once hired, they really don’t “sell” real estate, they advise, consult and coach clients on the relative merits of the homes they choose to see.

The buyer counts on us to share our expertise, to identify features or defects that they might not notice, and to construct a winning offer, coach them on inspection issues, and guide them through to a successful closing.

The agents at Golden Real Estate don’t expend their time or money on prospecting.

Yes, we network when we’re at the gym or elsewhere, but we don’t do mailings, cold calling and such because most of our clients have been reading this column for a decade or longer and are pre-sold on hiring us. It’s a luxury we relish to spend the bulk of our time on developing expertise instead of on selling ourselves to people who haven’t heard of us.

New Golden shop aims to be a mecca for the curious Golden native opens the Golden Curiosity Shop

While Golden has plenty of interesting shops, those looking for fossilized dinosaur poop, a piece of Independence Hall or 48-million-year-old mosquitos would likely have needed to look elsewhere. Until just recently, that is.

In June, sixth generation Goldenite Luke Maas opened Golden Curiosity Shop in the strip mall at the intersection of South Golden Road and Johnson Road in Golden.

Billed on its website as a place to “embrace your curiosity,” the shop stocks everything from animal skulls and bones to an apparatus that makes your hair stand up on end when you touch it. However, some of the biggest sellers are the terrariums that can be made with butterflies, scorpions and other preserved animals.

But while the shop is now the place in Golden to pick up something that will create a stir — or at least a conversation — next time you have people over, Maas said his shop is about much more than shock value.

sell home décor kind of but like scientifically-themed,” he said.

“The goal is to abolish the mancave and bring back the study because it seems like too many people are afraid to be smart and proud to be stupid.”

And if the store’s busy first few days are any indication, there seems to be a market for a business that caters to people who share that outlook. Maas, who has been running the store by himself, said that he hadn’t been planning to add an employee for the first year but decided to do so after being open just three weeks because of the high customer volume the store was seeing.

“I get a lot of people that come in here and say ‘I think a lot of people would be weirded out by this but I think it is interesting,’” said Maas. “But like everybody says that and everybody is interested in this stuff, they just don’t express it.”

Maas is among those who has never had a problem expressing his affinity for artifacts of the scientific world. He says he had been collecting such artifacts for about six years when he realized they would make an awesome storefront.

While Maas said he does not like to reveal his sources, he says everything in the store (with a couple of very obvious and intentional exceptions) is real and

The ethical part is important, he said, because the industry is filled proferring illegal or mislabeled specimens. But so is the

authentic part.

“Walmart and Amazon can’t mass produce me out of existence because there is only so many Rhino beetles and Walrus teeth,” he said.

The shop is also home to a workshop (glass windows allow customers to look in) where Maas and his new employee, Shelby Leigh Walton, put together much of what is in the store, including the wet specimens and framed bugs.

His cousin, Stacey Maas, meanwhile makes the terrariums.

After years of working in tech, Maas said he is thankful to have found a job where he can use his hands.

“When you’re working on computers all day you don’t get to see anything form because it’s all abstract,” he said. “This is real.”

Masks in preschools draws mixed reviews Comstock said uptick in cases led to school-setting mandate

Jefferson County Public Health interjected a bit of a bombshell into the first week of school across the county when it announced less than 24 hours before the first day of school that all students and staff over the age of 2 would now need to be masked regardless of vaccination status.

But while much of the focus has been placed on the impact of the new public health order on the roughly 80,000 students who attend Jeffco Public Schools, this order is reverberating beyond the district in private schools and day care facilities alike, which are also subject to the new order.

Particularly surprising — and sometimes frustrating — to many staff and parents affiliated with the latter is that the order applies to everyone two and over, meaning kids as young as two and three will now need to mask up to attend day care.

Mindy Goldstein, who operates the Applewood School in Lakewood, said she was among the operators frustrated not only the timing of the order but also the requirements imposed by it.

Goldstein said much of her frustration comes from her feeling that the Applewood School has been “very successful” for the last 18 months, with the school able to stay open and none of its teachers testing positive, despite masks not being required for such young kids.

However, she also identified several practical concerns about the policy in an email to Colorado Community Media.

“It is difficult for two- and threeyear olds to wear the mask all day,” she said. “Facial expressions and language are important to preschool and masks make it difficult.”

On the day after the order was announced, Goldstein said she also visited several Target and Walmart stores in the area and found they

“The previous Colorado mandate prior never included children this young and for all the months during all these spikes above 5% positivity rate were never advised to mask the kids,” Goldstein said. “We will mask up since it is a mandate, but getting the younger kids to keep the mask on is a bit of a joke.”

But Megan Broughton, the executive director of the Lakewood United Methodist Preschool, takes the opposite view. She said her school completely supports the order and intended to require masks even before it was announced.

“I think that it is a necessary safety measure until all of our students are eligible to receive the vaccine and case counts are not rising,” she said in an email to Colorado Community Media. “This helps us keep our doors open and supports our staff and families in feeling safe in our building.”

Broughton said there is also no reason to be particularly concerned about young kids wear masks. She said most of her school’s three, four and five year olds have no problem doing so.

“They just want to play with their friends and if they need a mask on to do it then so be it,” she said. “We give occasional reminders, but overall, the kids are better at masking than many adults I know.”

Comstock was asked about her rationale for the last-minute masking

change, and she pointed to a COVID-19 Q&A released by Children’s Hospital of Colorado stating that it is the organization’s refuting the often-stated claim that mask wearing is harmful to children’s mental health, stating that there is no scientific evidence to support it.

“Kids are resilient and are able to tolerate and wear mask without negative consequences to their mental health,” said Jenna Glover, PhD, MS, a child and adolescent psychologist, quoted in the Q&A. “Emphasizing the importance of helping others by wearing a mask is a great way to reinforce this safe behavior with kids.”

Comstock said the decision in Jefferson County to require masks even for vaccinated students was made in response to several issues that have persisted since JCPH issued its initial school masking guidance, which required masks only for the unvaccinated, in June.

Those issues included too few schools and child care centers adopting Jeffco’s optional mask guidance, rising COVID-19 case counts in Jeffco and large-scale closures and quarantines playing out at schools in Georgia and Kentucky, which opened last week.

“Given trends across the country, we do not need to wait to see severe illness and death among schoolchildren in Jefferson County when we have proven tools to prevent it,” Comstock said.

With the school mask mandate now in place, Goldstein said she is now worried about he possibility of a vaccine mandate for schools.

She said that her school’s staff is currently 83% vaccinated but that if a vaccine mandate is implemented, it will likely escalate an existing preschool teacher shortage.

Comstock, meanwhile, said that while there are no orders requiring either mask wearing or vaccination for the general public, the situation is an evolving one.

“As vaccinations continue to stall and cases continue to increase rapidly, we will continue to male decisions based on the best interest of the health and safety of our residents,” she said.

Golden Civic Foundation seeking resident ideas for grant projects Ideas sought for community projects that city is unlikely to pursue STAFF REPORT

The Golden Civic Foundation wants your advice. What community projects and programs would you like to see supported?

The foundation has announced the creation of a new program that will provide grants for projects that will make what the organization describes as ”a BIG and lasting impact on the Golden community.” The program is called B.I.G. (Big Ideas in Golden) grants.

The foundation is seeking this input as part of its advisory committee’s annual project review.

acquisition and re-purposing for the community’s benefit (like the American Mountaineering Center).

Critical Needs Support: Infrastructure to give residents of all ages equitable access to opportunities for healthy living (such as social service facilities or amenities).

Environment: Projects that sustain a healthy local community and provide opportunities for outdoor entertainment and recreation (things like gardens, trails, parks and land preservation).

Other: The Foundation will consider all ideas, but preference will be placed on physical projects that will have a long-lasting impact on the quality of life for the community of Golden.

Shepler presented designs that she said involve using a lot of stone and stucco in the front hotel part of the structure to try to blend in with the shopping area to the east.

The residential building is then designed to echo the architecture of the existing Table Mountain Townhomes that neighbor the property to the west.

While the majority of the parking would be located in the garage, additional resident parking spots would be located behind the struc-

ture. There would also be some a few guest parking spots located in front of the hotel. Avseev said there would be one parking spot allocated per hotel room and 1.5 per residential unit.

“We didn’t want to have a huge parking lot in the front,” she said.

Residents will also have the option of paying to use a shared car that will be stored on the site through a car share service.

Quarry proposed along Central City Parkway Idaho Springs expresses environmental concerns

A Golden-based company has applied to operate a quarry on a 470acre property along the Central City Parkway.

The property straddles the Clear Creek and Gilpin county line, and according to Idaho Springs city officials, the applicant Young Ranch Resource LLC wants the property to be annexed into Central City.

The application was filed with the Colorado Division of Mining, Reclamation and Safety in May, and a decision date is scheduled for Oct. 14.

Public comment closed on July 21, and 40 objections have been recorded against the application, including ones from SOLVE Clear Creek County, EMERGE and Douglas Mountain Resident’s Association.

“We do not need another quarry in Gilpin County. The Frei Quarry is more than capable of handling future development,” DMRA President Tom Ripley stated in his objection. “The traffic and congestion on U.S. 6 is already at a dangerous level.”

Residents from Evergreen, Georgetown, Empire, Golden and Black Hawk also submitted objections to the project, expressing their concerns about its impacts on tourism, the viewshed, water supply and air quality.

“A new rock quarry would seriously degrade the air quality from dust and particulates and raise the noise level of the area,” Evergreen-based citizens group EMERGE wrote in its objection. “What will be the visual impact, especially from the highways and view corridors? Because Clear Creek County has significant

tourist use, we wonder how would a new quarry with the accompanying dust, noise and degradation of the views impact tourists wanting to recreate in the area.”

One agency comment was recorded from History Colorado, the State Historic Preservation Office, which said that state records show no identified cultural resources in the area.

Earlier in the summer, when the Division of Mining, Reclamation and Safety asked for comment or objection from parties within a certain radius of the property, Idaho Springs didn’t receive proper notification.

City Planner Jerad Chipman explained that division staff didn’t realize Idaho Springs city limits extend to Hidden Valley, which is less than a mile away from the proposedquarry.

Councilman Bob Bowland said he didn’t want to object to the proposal, but simply wanted more information.

“We’re not necessarily against the operation; we just need to make sure they do it right,” Bowland said.

Chipman, who was collecting comments to submit on the city’s behalf, said the applicant had submitted a wildlife mitigation plan, but it didn’t seem very thorough.

“It just outlines some areas that they would have to mitigation corridors located in,” Chipman continued. “There’s not a lot of data there.”

A goal to build 100 affordable housing units by 2026 Golden Home Fund says it can build affordable housing if city provides land

With the average Golden home price closing in on $800,000 after increasing nearly 23.9% over the past year according to Zillow, Golden’s housing affordability crisis is showing no signs of slowing.

Now, a group of citizens are working to form a 501c3 they hope will take a bite out of that growing problem by building 100 units of affordable housing for people that work in the city over the next five years.

On Aug. 16, two of the leaders of that group, which is calling itself the Golden Home Fund, met with Golden’s Downtown Development Authority to discuss the group’s plan for how it could partner with the city to begin building those housing units.

They also discussed a specific

piece of property that the city recently purchased because it is adjacent to property the city is eying for redevelopment through the project termed Heart of Golden.

They say they could build around eight housing units on that property.

Preston Evans, one of the Golden residents leading the group, said the group’s pitch to the city is this: The home fund would pay for housing and then look to the city to provide land to build it. That housing would be priced at what is considered to be fair market rent for people making 70-80% of American Median Income. That would see the units priced at around $200-$250,000.

“Workers within Golden would be able to come in and apply and be able to buy a house or condo and start to build net worth instead of getting onto the rental ladder and being pushed into further and further locations and having to commute into work,” Evans said.

Evans said the Golden Home Fund is currently exploring approaches that would involve use “higher-end modular housing units” that would be constructed

That property is located across from the street from the former Coors office building site the city is planning to redevelop over the next few years through the Heart of Golden project. The Golden Home Fund showed multiple concepts for how sixteen housing units could be constructed on the site.

“We’ve run some numbers on these and we’ve talked about pricing, and we think that we could get for sale units that would meet the 70% area median income,” said Cameron. “Granted, it is predicated on interest rates staying low because interest rates do affect your ability to borrow and also on the free land.” in a factory and assembled on-site.

Another goal would be for the units to be “zero energy,” which means the building produces enough affordable energy to meet its own energy requirements.

“The goal is to make it as affordable but as nice as possible,” said Golden Home Fund leader Don Cameron.

During the discussion, members

of the DDA brought up many desires and concerns for the project, including the need to ensure that the units go to people who work in Golden and prevent the owner from turning around and renting them at a profit.

“I agree with everything you said but there’s got to be a mechanism where that plays out,” said DDA member Dean Valdez. “Because to me you’ve got to make sure you accomplish what the community objectives are for this.”

Another topic of discussion was the degree to which owners of the properties would be restricted in who they could sell them to - and for how much - to ensure the properties continue to be workforce housing.

Evans said one option would likely be for the city to continue to own the land the units are built on but lease it to the property owners, who would agree to sell the home for a price that would be determined by a formula to someone that is eligible for workforce housing.

The Golden Home Fund will make a similar presentation to the city council later this year.

Achieving success starts with defining success

T

he children laughed at one another as each took a turn playing the game. With each passing turn, the children laughed harder, cheering on their friends. The game WINNING they were playing was “pin the tail WORDS on the donkey.” As each attempt found its way somewhere other than the donkey, the farther away the tail landed, the greater the laughter.

A blindfold makes it hard to hit a Michael Norton target that cannot be seen, especially after being spun around a few times before walking dizzily toward our destination. Although this is a game, with the players being blindfolded, there is still an intended target. It’s one thing to try and hit a target we cannot see, but something else altogether to hit a target we don’t have.

I have found that whatever it is that we are trying to achieve can be found in one of these four categories: increase, improve, expand, and/or reduce.

It is also helpful to make a distinction between increase and improve.

As an example, a business looking to define success and align key performance goals may identify the need to increase revenue while at the same time improving their margins.

Individuals I have worked out with may look to increase strength while improving stamina. And when we separate the two words, increase and improve, we are defining very clear goals and targets for each.

Some of us look to expand our capabilities in an area of our life or business. We may want to expand our knowledge or skill. Some of us may look to expand our thinking to gain a better understanding of the people in our lives and events happening around the world. We can look for opportunities to open more stores or locations, expanding our market share, or expand our offerings and customer base.

When it comes to defining success by reducing something, we look at things like reducing costs, reducing

One of the primary reasons people and companies never settle on true goals or the definition of success is that we get caught up in the gray areas of what success looks like.

We know that we want to get better in some way, but struggle with where to start. And how one person or business defines success can be vastly different from person to person and business to business.

While working on performance development, I started focusing on those four words in my questions to help bring clarity to the conversation and direction around productivity goals. I will ask you the same thing I ask others, “What is it in your life or business that you are hoping to increase, improve, expand, and/or reduce?”

One company that I worked with took this concept and created their sales plan that would lead them to having the best year ever. They used quantifiable metrics to measure themselves against: an increase in

customer knowledge and intimacy, improved relationships that deepened trust, expanded their thinking to focus on bundled solutions rather than single offerings, and to reduce the non-selling activities that took them away from customer interactions and communications.

Elizabeth R. sent me a message after adopting this concept: “Thank you for helping me to take off the blindfold as I can clearly see my targets now. My goal is to increase my family time after work, improve my relationships with my husband, expand our family’s commitment to the community, and reduce the stresses of life by not spreading myself so thin.”

Critiquing this killjoy column

hat we have here ... is a failure … to communicate.”

Sometimes it feels like that is our entire HITTING existence. And never more so than in the last HOME 18 months. But, from personal experience, let me give you a glimpse into the extent of the problem.

Two months ago I wrote a column about the sudden, and, to me, inexplicable, presence of a Professional Pickleball League, complete Michael Alcorn with television contracts and sideline reporters. In this column, I lamented the fact that we, as a nation, have taken what was intended as nothing more than a fun and aerobic activity and turned it into something professionally competitive. It reminds me of how American Ninja Warrior was so cool at first, but then became overrun by professionals. But, at the same time, at three different places in the column I extolled the virtues of the sport — I have nothing against pickleball, and I thought I made that clear.

Then, just about a month ago, I wrote a column in which I quoted Chief Engineer Montgomery Scott from “Star Trek.” In said quote, I credited Scotty, with a tongue-in-cheek nod towards the idea that the quote was probably from somewhere else and owes nothing of its etymology to Gene Roddenberry. I know the quote is an old Scottish proverb — I just think it’s funny to credit it to a futuristic source.

Well, you might be able to imagine what happened with those two columns: I was, apparently, neither clear nor funny.

On the first, I received a response via Letter to the Editor calling me a killjoy (for the record, my wife and daughters totally agree — nothing to do with pickleball, they just agree); on the second, another Letter giving a detailed account of the history and usages of the old Scottish proverb. Now, keep in mind that I love to engage and to elicit a response from my audience — all seven of you (yes, even the one of you out there who called me a “narcissistic blowhard” — great insult!). And I (think) I know both of the authors of those responses, and they are both intelligent men with basically good natures. So for my verbiage to fall so flat with them puts a

Let me put it this way: if my intent, using 8-ish column-inches and roughly 650 words, was so badly misconstrued, how often do we completely misunderstand that which is attempted to be communicated via 180-character Tweet, 3-line Facebook post, or emoji-laden text message.

LOL. And, if we, as “grown ups,” have such difficulty deciphering intent from limited linguistic input, how much harder do you suppose it is for a 16-year old, 80% of whose communication is via these means of input?

This, parents, is why I continue to strongly encourage having telephone conversations with your children as much as is feasible, rather than conversing by text. If for no other reason than that it exposes them to the act of using the language and hearing the nuance in the delivery.

And, tangentially, I would be watching for an uptick of Autism diagnoses in five to seven years, as all these babies who are toddling in a world hidden behind masks become members of their

Since children under the age of 12 years are not presently eligible for vaccinations and they are more susceptible to the COVID 19 Delta variant, masking is a prudent and compassionate way to minimize their risk. In addition, we strongly support the recommendation that students 12+ wear masks when indoors at school.

Health officials have been educated to look at the statistics and probabilities and have come to a logical conclusion. Let’s rely on their expertise and stop the divisive behavior that is confusing to our children.

This is a time when adults need to act as one caring and cooperative community and support practical, common-sense decisions. Dan Shier, Golden Our forgotten history We must not panic over Critical Race Theory, a legitimate idea worthy of discussion at the college graduate level. Its six tenets, as stated by Michael Alcorn, seem reasonable topics for debate.

When did public schools stop teaching history? Even in the 1960s, I learned about slavery, the conflict between HIspanics of the Southwest and the Americans moving west, and the dreadful consequences on indigenous Americans of Manifest Destiny. Later on, I learned about discrimination against the starving Irish and Germans fleeing the Potato Famine, the immigration quotas placed on the Chinese, discrimination against Italian and German Americans during World War One, and the Japanese Internment of WW II. Racism is probably as old as bipedalism, and people of many cultures have practiced slavery. And in our rush to achieve equity, we mustn’t go too far the other way and let “anti-racist” movements bludgeon the innocent for what they did not do. We can teach history without going into horrible details children are not capable of understanding. It will take knowledge of history to do that, and somewhere along the line, it seems that we lost a lot of curricula that used to be taught in order to make time for pushing buttons.

There is political effort underway to teach more history and civics and we should support it. Contact your representatives to the State Legislature and to Congress to get behind this movement so that we all understand what has happened and how to avoid it in the future.

David G “Dave” Richards 02/24/1935 - 06/24/2021

David George Richards of Golden passed away June 24, 2021. Dave was born on February 24, 1935 to Albert Daniel II and Margaret E Richards in Florence, CO. Dave was 15 minutes younger than his identical twin brother, Albert Daniel III. Dave graduated in 1953 from Golden High School where he was a decorated wrestler and football player. He proudly served our country, first in the United States Navy for three years, then the United States Army for another two years.

Dave enjoyed volunteering for his community from his early childhood years through his retirement. He was instrumental in the founding of the Fairmount Fire Protection District, and was a loving husband and father, and a proud grandfather and great-grandfather.

Following his return from military service, he married Mary Ann Stanczyk on December 26, 1959.

In 1962, they welcomed their only daughter Linda to the world, and moved north of Golden, Colorado

Dave is survived by his wife Mary, daughter Linda (Tom), grandson Matt (Krystle), granddaughter Michelle, and great-granddaughters Madison and Hadley.

Robert A. Nelson

February 7, 1934 - July 28, 2021 On Wednesday, July 28, 2021, Robert (Bob) A. Nelson, loving husband, father of two adult children, and grandfather to four, passed away at the age of 87.

Bob was born on February 7, 1934, in Chicago, Illinois, to Ruth (Nee Jensen) and Nels Nelson. Bob grew up in Southern California, graduated from high school in 1952, and attended UCLA. Bob served in the United States Army for two years, and eventually settled in Golden, Colorado. A mechanical engineer, he worked for Coors for 27 years, and retired in 1996 as Coors’ first Safety Engineer, a position that relied heavily on his vast experience as a first responder and his safety and fire expertise.

In the Spring of 1991, Bob met the love of his life, Joyce Pierce Wikoff, on a group snowshoeing expedition. Bob and Joyce presided over their wedding on May 14, 1994, at the Hiwan Homestead Museum in Evergreen, and made their home in Golden.

Generous with his time and passionate for service, Bob volunteered as a ski patroller at Geneva Basin Ski Area in Park County from 1969 -1983, where he taught his children how to ski. A volunteer firefighter with Golden Fire Department from 1972 to 1992, he also worked as a Jefferson County coroner

investigator for 20 years. After retiring from Coors, Bob volunteered at the Golden Police Department and Golden Visitor’s Center.

Elected to stand for Ward 3 on the Golden City Council in 2002, Bob upheld his promise to serve one term only.

Bob loved classic jazz music, citing Chick Corea as his favorite player. Bob and Joyce reveled in hiking the Colorado mountains and travelling the states. Their trip to Alaska in 2007 was a favorite, as was their honeymoon in Hawaii.

Bob was preceded in death by his mother (July 1976) and his brother Jim (April 2016). He is survived by his wife, Joyce, his two children, Matthew, and Lara (Shea), and his four grandchildren, Elliott and Sierra Nelson, and Tyler and Tristan Shea.

An honor guard celebration will be held at Fort Logan National Cemetery, Wednesday, September 1, 2021, at 1:30 p.m at Staging Area B on Wyoming St. A reception will follow at the Golden Visitors Center, 1010 Washington Ave., Golden, Colorado, from 4:00 to 6:00 p.m. All of Bob’s friends and family are invited to attend. Jan. 6, 1944 - Aug. 4, 2021 Longtime Golden Attorney William (Bill) Jack Stiner, 77, died Aug. 4, 2021 at St. Anthony Hospital, Lakewood. Burial will be in the Stiner family plot at Lyon Lake Cemetery, Marshall, MI. Bill was born Jan. 6, 1944 in Marshall to Hazel and Kenneth Stiner. He attended a one-room country school house, then Marshall Middle School and graduated from Marshall High School in 1961. Bill attended the University of Michigan in Ann Arbor, graduated from its Business School in 1965 and earned his Juris Doctor cum laude from the University of Michigan Law School in 1967.

Then he became general manager of the Ace Baking Co., eventually returning to practicing law with the Jefferson County Public Defenders Office. He later built his own successful law firm in Golden. Bill was a volunteer with the Elk Creek Fire Department.

Bill returned to Marshall, pursuing politics and civil rights issues, running Presidential Candidate Eugene McCarthy’s county campaign and later becoming a Michigan Democratic Party Convention Delegate for George McGovern.

Bill was preceded in death by his parents and his sister Judy Stiner Cohen. Survivors include his wife, Ellen; son, Rob; daughter-in-law Karen (Osmundsen); grandsons, Sam and David; numerous sisters- and brothers-in-law, cousins, nieces, nephews, grandnieces and grandnephews.

He was sworn in to the U.S. Army Reserve Military Police Detachment on Dec. 24, 1968. Bill became assistant prosecutor and then chief assistant prosecutor for Calhoun County and headed up the Citizens Grand Jury. Later he went into private practice. He was active in the county Democratic

Fashion and the arts combine at Factory Five Five

O

ne of the many things people learned during the heart of the COVID-19 pandemic is COMING the importance of the arts. So many ATTRACTIONS turned to them, regardless of the medium or mode, for a sense of relief or a feeling of connection. Which means it shouldn’t be entirely surprising that people of all ages looked Clarke Reader to expand their own artistic interests during the pandemic.

That was the experience of Skye Barker Maa, who started a theater company called Factory Five Five at Stanley Marketplace, 2501 Dallas St. in Aurora, in January of 2020.

So much so that she’s expanding it into an arts collective to provide a

place for artists interested in fashion, film, theater and photography to learn.

“This [growth] arose out of the explosion of our theater program during COVID, which happened because when things were reopening, we were one of the few offering programs in person,” Barker Maa said. “Part of what happened is we had all this space, and so we were able to roll all these other things into it.”

The new situation finds the fashion academy portion of Factory Five Five opening in Stanley Marketplace, and a black box theater located at 10255 E. 25th Ave. A full line-up of classes for children, teens and adults will begin on Monday, Sept. 13, and the theater will be kicking off an experiential production of “Daisy’s Day Speakeasy” on Friday, Sept. 10. Presented by Bizarre Café, the show runs through Saturday, Sept. 25, and features live

music, performances by jk-co dance and cocktails from Factory Five Five’s Velvet Underground Coffee Shop and Bar. On the Factory Fashion Academy side of things, there will be classes for children, teens and adults. But they won’t be the kinds of classes where students sew pillows or something like that.

“We’ve really assembled the fashion avengers - a dream team of fashion designers in different areas,” Barker Maa said. “It’s been taking things to a really wonderful and unexpected level. And at the end of the session, we do a full fashion show, with lights, tech and everything.”

No matter how people want to create, Factory Five Five aims to be a place where they can spread their wings and work with others.

“What I love about the Factory is we have so much running, and students of all ages can get hands-

on experience. I love that circular energy of everyone being in the same space,” Barker Maa said.

“With such a diverse amount of classes running and enough space to work together, people are welcome to come and hang out with us and create.”

— he has chronicled the scene both in print and on the radio since his high school days — has channeled his professional life toward preserving and cataloging the state’s pop-music legacy.

“My gift — the luck — was that I was writing for a major daily newspaper, when that meant something,” says Brown, whose work appeared for 26 years in the pages of The Denver Post from 1977 to 2003. It was a period when a few major record labels ruled pop music, and a vinyl album release — and the attendant buzz over cover art and liner notes — fueled much-anticipated tours and fed a music writer’s hunger for the big interview.

“It’s really hard to think of just how many generations don’t even know about the hard goods, just that idea of someone’s records coming out and caring about the liner notes and all that,” Brown says. “But that was my life. And I got to see everything.”

Brown’s late-career passion project pours the contents of all those basement boxes, and all that he saw and heard, into a digital platform that didn’t even exist when many of the artists performed at the height of their talents.

In his two-year-old nonprofit, the Colorado Music Experience, he’s building what he envisions as a highly inclusive online historical archive at colomusic.org.

The site features profiles, podcasts, videos and photos of artists whose connection to the state ranged from memorable performances to visits to deep-rooted institutions like the legendary Caribou Ranch in west Boulder County, where many performers sought high-altitude inspiration and round-the-clock access to a recording studio.

CinemaQ tells the world’s stories through film Denver Film’s annual CinemaQ Film Festival returns to highlight LGBTQ+ stories from the world over. The festival begins on Thursday, Aug. 26 and runs through Sunday, Aug. 29. The program will be available through Denver Film’s virtual platform. The platform allows for viewers to stream their selected films on Roku, AppleTV or their computer or mobile device.

The festival started in 2009 and has grown in the ensuing decade to international submissions from

Wind & Fire’s Philip Bailey, a Denver East High alum and one of the many who recorded at Caribou. Videos celebrate acts like country-rock group Poco, whose musical family tree flourished far and wide. There’s even an extended nod to early 20th-century artists like Elizabeth Spencer, Colorado icon Glenn Miller and others.

More than two dozen (and counting) podcasts feature superstars like Graham Nash sitting down in a local studio. Overall, the podcasts trace the arc of Brown’s experience writing about not only classic pop performers, but also newer Colorado-centered artists like The Fray and the Lumineers.

The exploration of Brown’s personal archives also gave birth to another, more conventional historical project. He’s already three volumes into an ambitious 21-book series called “On Record,” which eventually will tell the year-by-year story of pop music in America from 1978 to 1998.

Each book features roughly 350 pages of bite-sized historical perspective gleaned from his archival interviews and photos. Though not a Colorado-centric undertaking, proceeds from the books’ sales go back to the nonprofit Colorado Music Experience.

“I’ve got a passion for this stuff,” Brown says. “I did not start it out of spite, or to compete with anyone. But no one’s doing this work, OK? So it’s on me and that’s what I should be doing.”

The gig that catapulted him to prominence and allowed him to accrue decades of pop music history ended abruptly in 2003, when he resigned from the Post in the wake of the discovery that one of his concert previews contained sentences lifted from another article. That triggered an investigation of his previous year’s work that found 12 more passages from other publications.

Brown maintains his mistakes were unintentional but that he filmmakers. Some highlights from the festival include “Building A Bridge,” and “No Straight Line.” Get details and passes at www.denverfilm.org.

Clarke’s Concert of the Week — Colin Hay at the Arvada Center Stepping away from a popular band and starting something under your own name must be a daunting prospect. Scotland’s Colin Hay no doubt understands that better than most. When Australian band Men at Work (of which he was the frontman) dissolved, Hay went on to build a solid solo career for himself.

Just this summer Hay released a covers album, “I Just Don’t Know What to Do With Myself,” that features some of his favorite tracks (and honestly, some of mine) “Wichita Lineman,” “Ooh La La” and “Can’t Find My Way Home.”

In support of the record, he’ll be performing at the Arvada Center, 6901 Wadsworth Blvd., at 7:30 p.m. on Wednesday, Sept. 1.

should have been more careful in his writing. He calls the episode “the worst time of my professional life.”

“I read voraciously, everything I could, to be well-informed,” he says.

“It bit me in the ass and I got sloppy.

I’ll definitely cop to that. But I don’t think that the people who disparaged my work get to define my legacy. I worked too hard for that to happen.”

Brown immediately moved to a radio job at KCUV, a Denver-area progressive rock station where he helped build a small but loyal following. But ownership pulled the plug five years later, citing low ratings and the faltering economy.

Brown shifted his focus to helping launch the Colorado Music Hall of Fame — he served seven years as a founding director — and also drew on his vast inventory of music history to tackle multiple book projects.

All paths ultimately led him toward the Colorado Music Experience.

Initially, Brown imagined the wide-ranging historical reach of the Colorado Music Experience not as a website, but as a bricks-and-mortar, physical space where patrons could eat and drink while immersed in Colorado music artifacts. He imagined a partnership with a brewery or dispensary or even a coffee shop.

“But bottom line, I didn’t want to get into the bar and restaurant business.”

Then a friend asked Brown if he knew how to podcast. For someone who had extensive experience in radio, worked as a tuxedoed ring announcer for pro wrestling in the late 1980s and once hosted a Saturday

morning cartoon show as “Uncle G,” podcasts weren’t a big leap.

“So, instead of the bricks and mortar,” he says, “we focused on building that archive of people in Colorado music history who have a story to tell. And it was very liberating to be inclusive instead of exclusive — which is what a Hall of Fame entails. That’s all political — who goes in, who goes out. I want to do things on merit.”

In addition to the site’s catalog of podcasts, there’s a robust selection of videos. Brown earlier had worked on what were essentially mini-documentaries that served as tribute videos for Hall of Fame inductions.

He expanded on that model to add visuals to dozens of other artist profiles.

“I spent the last two and a half years just building it up to where I think it’s a pretty compelling, and entertaining, repository for Colorado music history,” Brown says.

“The Colorado Music Experience is one of those passion projects,” says Jon Rizzi, editor of Colorado Avid Golfer and a collaborator with Brown. “And it’s kind of a cliché, but G.’s enthusiasm is totally contagious. Not only is he a very good student of the genres that he covers but he’s also just a fan. He loves music. And you have to love something to really be a connoisseur.”

Bloody Reunion: Classic rock act headed back to town

B

ack in about 1977-78, when I was just starting college as a music major, I was going to school at the University of Wyoming up in Laramie. How I ended up there is an entire story by itself for another day, but there AVENUE I was.

FLASHES In every music department of every college and university in the world, there are students there with totally different musical tastes and directions. Some are really into clas- John Akal sical music, others like jazz, some are looking for a career on a Broadway stage but back in the 1970’s there really wasn’t any kind of program anywhere for aspiring rockers. I was one of the jazz guys who was also really into playing with rock bands too. There was kind of an underground scene of people who studied what was offered, then applied it to the rock bands we were all playing in at the time.

Up there in Laramie, all the dormitories are kind of in a row along one main street bordering the south side of the campus.

Across that street was a little shopping complex with a pizza joint and a few other things, but one of the main attractions was

this cool little record shop. It was actually kind of a combo record and head shop like a lot of them were in that era. Posters, tie dye wall hangings, psychedelic dodads and magazines like Heavy Metal and National Lampoon. So, this was the place to go to check out every new record that hit the market. Most of us in the music department hung out there a lot, especially the rockers.

Of course, this was back when vinyl was king and records were called “albums” and the cover art was pretty spectacular. One day, I went in there, started looking at the new releases and there was this album by a band I’d never heard of. It had this really cool picture of an strange barbarian looking knight in armor, sitting on a huge black draft horse on a ridge overlooking some kind of devastation below. And he had this nasty looking battle ax in his hand. It definitely caught your eye. The name of the band was scrolled above him and it said Molly Hatchet. It was their first album.

So I asked the guy working there who they were and he said it was a new Southern Rock band out of Jacksonville, Florida. There was another band out of Florida I was getting into at the time called the Dixie Dregs, so that caught my attention. The guy at the store said “check it out, I’ll play it for you”

(they used to do that in real record stores back then) and he slapped it on the turntable. Holy cow! These guys rocked pretty damn hard! It had that Lynyrd Skynyrd, Allman Brothers kind of vibe, but was a lot more edgy. So, of course I bought the album. Then I bought the next one, and the next one and started playing some of their bigger hits in bands of my own.

Flirtin’ with Disaster is still one of my favorite songs to play.

Now, that band has been around for 50 years. It was actually started in 1971. It’s had a lot of personnel changes in five decades, but they still rock as hard as ever.

Yes, Molly Hatchet is out there and on tour.

Luckily for us here in Golden, their next stop this summer will be right here in town at Dirty Dogs Roadhouse this coming Saturday, August 28. They’ll be playing on the big outdoor Rider Justice stage.

They were actually the first big national act to play on that stage when it opened two years ago, so this is a return engagement. Since then the stage has been upgraded

Columbine boys soccer works OT to defeat Green Mountain

LAKEWOOD — The Fall 2021 boys soccer season started in familiar fashion that the COVID Season C ended for Columbine and Green Mountain last spring.

The Rebels and Rams tied in a late-season game in mid-April.

Nearly four months later Columbine and Green Mountain opened up Lakewood Memorial Field with a non-conference — Class 5A Jeffco versus Class 4A Jeffco — on Aug. 19.

“It was a good battle last spring,” Columbine coach Brian Todd said of the Rebels’ tie against the Rams back on April 17.

Columbine took the season-opening victory Thursday night with a hard-fought 2-1 overtime victory.

Three is a magic number Triple Bypass bike ride rolls again

For a cyclist, few things in life are more enjoyable than an epic ride over great terrain.

But an epic ride over great terrain with ample support staff, feed stations and 4,999 riding buddies would probably qualify.

That was certainly the case according to Ken Reardon of Fort Collins, who said he’d done the Triple Bypass before, “but not in a long time.”

“I ride competitively, but with organized races being weird the last two years ... I just wanted a nice, fun ride.”

Though, he admitted that he

would still be checking his road times.

The Triple Bypass —a classic “bucket list” item for many cyclists and a bragging point for its veterans — is named for the three passes along the course, which winds from Buchanan Park in Evergreen over Juniper Pass (11,140 feet elevation), down through Idaho Springs and then up along the banks of Clear Creek and eventually over Loveland Pass (11,990 feet), wending past Keystone and Frisco before heading over Vail Pass (10,560 feet) and then down to the finish line in the town of Vail.

This year’s race featured a “double bypass” option, starting in Georgetown and just going over Loveland and Vail passes. Most of the course is either on closed roads or on multiuse pathways. The event is capped at SEE BYPASS, P19

5,000 participants. This year, it sold out two months ahead of time.

“We commonly sell out but not that quickly,” said race Operations Director Natalie Raborn.

“I think everyone’s eager to get back to normal life, and this kind of outdoor ride is a relatively safe way to have fun doing it,” she said.

New this year was the Gran Fondo competition.The 750 participants were given timing chips and were specifically timed on the climbing segments over all three of the passes, with prizes and glory awaiting the riders with the top times.

The charitable cycling organization Team Evergreen puts on the annual ride, which was canceled last year. Other community organizations help supply the roughly 500 volunteers needed to make the ride happen. In return, Team Evergreen donates part of the proceeds to the participating organizations.

“Blue Spruce Kiwanis volunteers spent the night on Juniper Pass, so they could open the aid stations at 6:30 a.m.,” Raborn said.

Dawn’s early glow illuminated an upbeat vibe at the Evergreen start line. A “wall of donuts” and coffee awaited riders as they picked up their registration packets and commemorative jerseys. A young man with a drum kit provided a rhythmic soundtrack to riders passing through the start gate. Higher up, a bagpiper performed at the first pass.

Riders really do come from across the country to participate A member of the event staff confirmed that retired NFL quarterback Brett Favre was participating.

Another out-of-stater was Steve Olson from Tucson, Arizona.

‘I’m meeting my nephew and two brothers to do this,” he said.

The Fort Worth cycling team Health’s Angels, six riders strong, participated this year. The team usually participates in the Ride MS fundraising events and actually brags about being a top-fundraising team for its area.

For other riders, the Triple Bypass is closer to home. Rider Kyle Griffith said he’s done the ride four times before. He said the ride is fun, just a good ride for some and competitive for others.

“I kind of love Loveland Pass because it’s pretty much halfway and not that tough.”

His least favorite part?

“On the Double Triple (the unsanctioned add-on to the Triple Bypass where riders do the whole course in reverse the following day), going back over Squaw (Juniper) Pass. ... I’m not doing that this year. I’ve smartened up over the years.”

“We wanted a goal and we wanted to get out of here quick,” Gerrasch said of what was said during the 5-minute break before the start of overtime.

Columbine clearly didn’t want to settle for tie. The Rebels are coming off a tough season last school year where Columbine finished with a 1-6-2 record.

“We put some good four minutes of soccer in overtime and was able to capitalize,” Todd said.

Gerrasch scored the lone goal in the opening half. The Rebels were able to score a transition goal with Gerrasch beating Dove in the 29th minute.

“I think we just stepped up and realized we had to move the ball better,” Gerrasch said. “We

started playing in our triangles and one thing led to another. We had a great ball through and a great goal.”

Green Mountain had a prime opportunity to tie the game late in the first half, but a penalty kick

by Ben Krajewski sailed high.

However, the Rams got another penalty kick chance in the second half.

Junior Kuba Betlinski didn’t miss the mark with his penalty kick shot in the 57th minute. Columbine junior goalie Chase Heck wasn’t able to make the save as the Rams knotted the game up at 1-1.

The Rams are trying to bounce back after also having a tough Season C season last spring. Green Mountain went 1-5-3 during the shortened season that was delayed until the spring because of the pandemic.

The City of Arvada is preparing its proposed 2022 Annual Action Plan and is encouraging citizen participation in the preparation of the 2022 Annual Action Plan. The 2022 Annual Action Plan will outline the proposed use of an estimated $450,000 in 2022 Community Development Block Grant Funds (CDBG).

Public Notices The Secretary of Housing and Urban Development will bid the lesser amount of the loan balance or the appraised value obtained by the Secretary prior to sale.

There will be no proration of taxes, rents or other income or liabilities, except that the purchaser will pay, at or before closing, his prorated share of any real estate taxes that have been paid by the Secretary to the date of the foreclosure sale.

When making their bids, all bidders except the Secretary must submit a deposit totaling 10% of the Secretary’s bid in the form of a certified check or cashier’s check made out to the Secretary of HUD. A deposit need not be accompany each oral bid. If the successful bid is oral, a deposit of 10% of the Secretary’s bid must be presented before the bidding is closed. The deposit is nonrefundable.

The remainder of the purchase price must be delivered within 30 days of the sale or at such other time as the Secretary may determine for good cause shown, time being of the essence. This amount, like the bid deposits, must be delivered in the form of a certified or cashier’s check. If the Secretary is the highest bidder, he need not pay the bid amount in cash. The successful bidder will pay all conveying fees, all real estate and other taxes that are due on or after the delivery date of the remainder of the payment and all other costs associated with the transfer of title. At the conclusion of the sale, the deposits of the unsuccessful bidders will be returned to them.

The Secretary may grant an extension of time within which to deliver the remainder of the payment. All extension will be for 15-day increments for a fee of $500.00, paid in advance. The extension fee shall be in the form of certified or cashier’s check made payable to the Secretary of HUD. If the high bidder closes the sale prior to the expiration of any extension period, the unused portion of the extension fee shall be applied toward the amount due.

If the high bidder is unable to close the sale within the required period, or within any extensions of time granted by the Secretary, the high bidder may be required to forfeit the cash deposit, or at the election of the foreclosure commissioner after consultation with the HUD representative, will be liable to HUD for any costs incurred as a result of such failure. The Commissioner may, at the direction of the HUD representative, offer the property to the second highest bidder for an amount equal to the highest price offered by that bidder.

There is no right of redemption, or right of possession based upon a right of redemption, in the mortgagor or others subsequent to a foreclosure completed pursuant to the Act. Therefore, the Foreclosure Commissioner will issue a Deed to the purchaser(s) upon receipt of the entire purchase price in accordance with the terms of the sale as provided herein, HUD does not guarantee that the property will be vacant.

The scheduled foreclosure sale shall be cancelled or adjourned if it is established, by documented written application of the mortgagor to the Foreclosure Commissioner no less than three (3) days before the date of sale, or otherwise, that the default or defaults upon which the foreclosure is based did not exist at the time of service of this notice of default and foreclosure sale, or all amounts due under the mortgage agreement are tendered to the Foreclosure Commissioner, in the form of a certified cashier’s check payable to the Secretary of HUD, before the public auction of the property is completed.
