Planning Commission recommends denial of Golden Overlook rezone

The Golden Overlook property is a difficult site.

It presents many challenges for development and it has a complicated history, said Golden’s Planning Manager Rick Muriby during his presentation to Planning Commission on May 1.

The 27-acre area is an undeveloped privately-owned property between the residential neighborhoods of Golden Heights and Golden Hills, and the C-470 and I-70 exit, on the east if travelling southbound on C-470 out of Golden. Though it is bordered on the south by the William F. Hayden Green Mountain Park which is owned by Lakewood, the land falls within Golden’s city limits.

On May 1, Golden’s Planning Commission was tasked with deciding what recommendation it would make to city council for a proposed zone change and Official Development Plan (ODP) for the property. The request would allow commercial uses rather than residential dwellings, which is what is currently allowed there.

With a vote of four-to-two, Planning Commission recom-

mended that city council deny the request. Patricia Evans, Fred Barta, John Caskey and Todd Collins voted yes; and Guthrie Alexander and Blake Mayberry voted no. Planning Commissioners Matt Burde and Don Cameron were not in attendance.

There is no proposed date as of press time for when the issue will go to Golden’s city council.

“Families in Golden Heights and Golden Hills are concerned over how this commercial/ industrial development would degrade the safety and security of their neighborhood and (how it) would negatively impact the Golden Heights Park and the soccer fields there,” said Jim Sims after the Planning Commission meeting. Sims has lived in his home in the adjacent neighborhood for 20 years.

A long history The Golden Overlook property has been zoned as Planned Unit Developments (PUD) since 1979.

Golden resident Jim Blumenthal purchased the property in 2000 with the intention to relocate his trailer/RV business there, and requested an amendment to the zoning to allow dealerships and outdoor storage.

However, this request was later withdrawn because of strong

neighborhood opposition. In 2002, a citizen petition drive tried to rezone the property as open space.

But this request was eventually withdrawn by the petition committee because of a compromise that the property be rezoned as residential, Sims said.

By 2005, a city-initiated rezone occurred and the property was rezoned from commercial to single family residential. In 2008, the final plat plan for 92 homes was approved. However, the property faces a number of challenges when it comes to residential development.

“I spent 14 years trying to get this (property) sold to a residential developer,” Blumenthal said to planning commissioners on May 1. He reiterated that he bought the site for his business, not because he wanted to develop the property for any other use. “Fourteen years tells me this is probably not a residential site.”

According to city documents, it has remained undeveloped as residential because each prospective buyer/builder chose to pass on the project because of additional costs associated with the project. These costs include the need to construct expensive SEE REZONE, P3

sound barriers to mitigate the traffic noise from the nearby I-70 and C-470 interchange. Additionally, the property has poor accessibility — it can only be accessed from West Fourth Avenue, which has to be accessed from Indiana Street via the West Sixth Avenue Frontage Road. This means the builder would incur the costs of extending West Fourth Avenue and would need to also implement traffic calming measures on the roadway.

Proposed development The proposal at hand would keep the zoning as PUD, but would allow

for lower-impact commercial uses — self-storage and personal warehouse, respectively — rather than residential.

With this, the applicant is proposing two “use areas” within the site.

Use Area A would be about 5.4 acres of “open space and landscape uses to provide a physical and visual buffer between Use Area B and the existing residential homes to the east of the site.”

Use Area B is about 22.4 acres. It is “proposed to allow two primary uses — self-storage facilities and light industrial/commercial flex space,” the documents state. This flex space is imagined to be “small, condominium units to be used for professional offices; small businesses with indoor warehousing; studios such as photographic, art and culinary; custom manufacturing; and similar.”

Here’s What You Need to Know About Appealing the Assessor’s Valuation of Your Home

By the time this column appears in print, all Colorado homeowners will have received in the mail a letter from their County Assessor declaring the “Actual Value” of their real estate holdings. I own both a commercial property (Golden Real Estate’s office) and my personal residence, so I received two letters — both with big value increases.

The letters give taxpayers until June 3rd to file an appeal of that valuation which, if successful, could lower the “Assessed Value” (explained below) against which taxes will be levied for 2019 and 2020.

Property taxes in Colorado are paid in arrears, which means that the property tax for this year isn’t payable until April 2020, and the property taxes for 2020 will be payable in 2021.

IMPORTANT: The valuation you just received in the mail is not a statement of your home’s current value. Rather, it is a statement of your home’s value as of June 30, 2018, but based on its condition as of January 1, 2019.

In other words, if your house was significantly improved between last June

30th and January 1st, the assigned value should be what your home in its new condition would have been able to sell for on June 30, 2018, based on what comparable homes did sell for prior to that date. (You may want to read these two paragraphs a few times!)

The good news is that even though your home’s value has increased since last June and will probably continue to rise for the next year or two, you will pay property taxes for both this year and next based on what it might have sold for in June 2018.

Nevertheless, many of us will be shocked at how much the assessor claims that our homes have increased in value.

Additional good news for homeowners is that, because of both TABOR and the Gallagher Amendment — too complicated for me to explain here — the percentage of “Actual Value” against which your local mill levy will be applied, keeps going down—from 21% of actual value in 1982 to 7.15% today. That percentage creates the “Assessed Value.”

To keep it simple, here’s an example

using round numbers. If the assessor said the market value of your home back in 2016 was $500,000, your “Assessed Value” was 7.96% of that, which equaled $39,800. If your mill levy was 100, then your tax bill was $3,980 (100 x 39.8).

Let’s say your home’s “Actual Value” as of last June 30 rose to $600,000, a 20% increase. Your new “Assessed Value” is 7.15% of that, or $42,900. Thus, your tax bill, at 100 mills, will be $4,290, a 7.8% increase in your property taxes despite a 20% increase in market value. That’s only $90 more than if your home was worth $200,000 in 1982 when the assessment rate was 21%!

And it gets even better, thanks to the Taxpayer Bill of Rights (TABOR). Unless your tax district voted to “de-Bruce,” it must lower its mill levy as much as necessary to keep its revenue from increasing beyond TABOR limits which are based on population growth plus any increase in the cost of living.

Since your property taxes are the sum of many different mill levies from many jurisdictions, only some of which may have de-Bruced, that hypothetical rate of 100 mills that I used above might actually be lower this year, further reducing your property tax bill.

To guide Jeffco homeowners through the appeal process, I created a website which I hope you will find helpful, www.

HowtoAppealValuations.info. For now, let me offer you some basic advice.

1) You can appeal the assessor’s valuation only by citing eligible sales of comparable homes during the 24 months prior to June 30, 2018. Unless your home was mischaracterized (such as wrong neighborhood or style), all eligible comps are listed under the “Sales” tab on the assessor’s web page for your home, so don’t bother looking on the MLS or elsewhere.

2) You can’t use the actual sale price of a comp, because it must be “aged” based on inflation to what it would have sold for on June 30, 2018. This year, for the first time, the assessor’s website provides that calculation for every eligible sale.

To find your home on the assessor’s website, visit http://assessor.jeffco.us and click on “Property Records Search” in the lower middle of the screen, then click on “Address” on the left of the screen. “Sales” is on the top center. This is all explained on that website that I created (HowtoAppealValuations.info).

Kendrick Lakes Elementary awaits for new school building Planning is underway for a $23 million project with bond funds

At Kendrick Lakes Elementary school in Lakewood, parents will rave about the school’s community. Last fall, the school was bestowed with the National Blue Ribbon award by the U.S. Department of Education, an award that recognizes schools for academic excellence, or for making improvements in closing the achievement gaps for student subgroups.

Around the same time the school celebrated its new award, it received other good news from Jeffco voters. The $567 million bond for Jeffco Public Schools passed — and with the new bond comes a new building for Kendrick Lakes Elementary.

The design process for the new $23 million school building is underway.

While the planning continues, construction is expected to start this December with a move-in date sometime in December of 2020. The school building will be built east of the current Kendrick Lakes Elementary. The district is planning to tear down the existing building.

“We’re designing it for teachers and

staff who will be using it in 25, or 40 years. I think that’s where this is heading,” said Bruce Larson, the principal for Larson Incitti Architects, the architect company in charge of the new school building.

The new building will include an interactive learning courtyard, two pre-K classrooms, three classrooms each for first through fifth graders, a new playground and more. School officials are particularly excited about having windows in each classroom as the current school building has none.

“Right now, I don’t know if we’re equipped for the modern technology.

We don’t even have enough outlets, there have been some gross leaks and just wear and tear on this building,” said Kendrick Lakes Elementary School Principal Sarah Roberts.

Joe Marshall has a child who is in first grade at the school. He said he has met people who live near Kendrick Lakes Elementary, but opt out of enrollment, because of the school’s current condition. He believes that the new building will enhance each student’s educational experience.

“Before we came here, we researched, and we met some parents on the playground, and they just raved about Kendrick Lakes’ community.

(The building) is what it is, but the Kendrick Lake’s community is something they talked about a lot,” said Marshall. “(The new school) is going to be a magnet.”

To qualify for a government insured reverse mortgage, at least one homeowner must be 62. The home must be your primary residence and you should have between 40 – 60 % equity.

Yours may be a single-family home, an FHA approved condo, a townhome, manufactured home, modular home, or a hobby farm up to 25-acres.

It is a non-recourse loan, so you will never owe more than the home is

worth, and no debt is passed on to your heirs or estate.

As the end of the school year quickly approaches, some families face the fear of how they will feed their children.

Often times, children receive two meals a day from school, but once the school year ends so too do those meals.

Enter Jeffco Eats, a nonprofit organization that feeds 400 children a week. It also won a Lakewood Mayor’s Inspiration Award for the work it has done in the community. The nonprofit organization, which serves Lakewood, Wheat Ridge, Edgewater and Arvada, is participating in Jeffco Public School’s Summer Food Service Program (SFSP), a program that provides free nutritious meals to children 18 years and younger during the summer.

Jeffco Eats will provide weekend food to those who participate in the program, and it is asking for a helping hand from the community.

“These people go to work one, or two jobs a week, and they just don’t have enough to support their families.

They just don’t make enough money to cover rent, food and insurance,” said Barbara Moore, executive director for Jeffco Eats.

resident, has two children who are in first and sixth grade, and she gets paid once a month. The time in between paychecks can make things difficult, but Jeffco Eats has

helped her before.

“Who doesn’t need help nowadays? If I can’t afford a dinner for my family, I know I can count on the food bag (from Jeffco Eats),” said Dinnell.

According to Jefferson County Public Health, 26,441 students enrolled in Jeffco Public Schools grades preschool through 12th are eligible for free and reduce lunch.

“When our students are no longer in school, they are lacking the option of two meals a day. It’s really important that (Jeffco Eats) is concerned about the food needs that our students have,” said Andrea Syko, Emory Elementary School’s family engagement liaison. Emory Elementary School is located in Lakewood.

CCM journalists shine in multi-state contest Three reporters each won at least two first-place awards in SPJ event STAFF REPORT

Colorado Community Media journalists won 10 awards in a contest for daily and weekly newspapers in a four-state region.

Seven of CCM’s awards were first-place honors in the Society of Professional Journalists’ annual Top of the Rockies contest. The awards, which recognized work published in 2018, were presented May 3 at Steadman the Denver Press Club.

CCM reporters Alex DeWind, Jessica Gibbs and David Gilbert each won multiple first-place awards.

Entries came from Colorado, Utah, New Mexico and Wyoming. Weekly and daily publications were grouped together, based on the size of the newspapers’ circulation, meaning the number of papers distributed. CCM’s winning entries were from the Elbert County News, the Golden Transcript, the Littleton Independent — each of which competed in the less-than-10,000 circulation classification — and the

Highlands Ranch Herald in the 10,00029,999 class.

The awards were presented on the heels of CCM’s 50 honors in the Colorado Press Association’s annual contest in April. The family-owned company, which publishes 18 weekly and three monthly newspapers in the Denver metro area, has won more than 150 awards over the past three years.

The Society of Professional Journalists, based in Indianapolis, is a national organization that was founded in 1909. The not-for-profit group works to “improve and protect” journalism and promote “high standards of ethical behavior,” its website states.

Trucker faces 40 charges in deadly I-70 crash

Rogel Lazaro Aguilera-Mederos, 23, the truck driver accused of causing the deadly I-70 crash last month, was charged with 40 criminal counts on May 3, including four counts of vehicular homicide, six counts of first-degree assault and 24 counts of attempted firstdegree assault.

“The charges that are filed reflect individual victims that were put at risk as a result of the actions of (AguileraMederos). So, there’s a relationship between each count and a separate individual that either died, was seri-

ously hurt or was placed in extraordinary risk of serious bodily injury, or death,” said Peter Weir, district attorney for the First Judicial District, which covers Jefferson and Gilpin counties.

Aguilera-Mederos appeared in court via video from the Jefferson County jail as he was advised of his charges. Some of his Aguilerafamily members were in Mederos attendance and left the courtroom crying and holding each other. He’s being held on a $400,000 bond and is facing “decades” in prison, ac-

Aguilera-Mederos is scheduled to appear in court July 11 for his preliminary hearing.

Lakewood Police were notified of a multiple-vehicle crash in the eastbound lanes of I-70 at Denver West Parkway on April 25. According to an affidavit, police located a large fire engulfing around 28 vehicles. Aguilera-Mederos was allegedly driving a tractor-trailer eastbound on I-70 and lost control. Police believe he was driving 85 mph when he crashed into stopped vehicles near Colorado Mills Parkway after passing “runaway truck ramp” signs.

The crash resulted in the deaths of Miguel Angel Lamas Arellano, 24, of Denver; Doyle Harrison, 61, of Denver; Stanley Politano, 69, of Arvada; and William Bailey, 67, of Arvada. Four others were seriously injured in the crash according to the DA’s office.

“I do not think we have ever investigated an accident like this in my almost three and a half decades in law enforcement. I’ve never seen anything like this,” said Lakewood Chief of Police Dan McCasky. “I’ve never seen an impact that an accident has had on a community as well. It really devastated our community.”

A history of brake failure Aguilera-Mederos was employed by Castellano 03 Trucking, a Houstonbased trucking company. According to safety records, the company has had two of its five trucks taken out of ser-

vice due to brake-related issues this past year. An out of service violation takes a driver and vehicle off the road. Castellano 03 Trucking’s out-of-service rate is 23.1 percent, compared to a national average of 20.7 percent.

Aguilera-Mederos told Lakewood police investigators that he tried to brake, but the brakes were not functioning, according to the affidavit. “(Aguilera-Mederos’ truck) was completely destroyed, so it’s not in a position to have a mechanical inspection done. There will be other means by which hopefully we can determine whether or not the brakes were the cause of the accident,” said Weir.

Safety records also revealed that the trucking company has had two driver violations for not being able to read or speak English enough to respond to official inquires and for not being able to understand highway traffic signs and signals.

The trucking company did not respond to numerous requests for comment.

It is uncertain whether AguileraMederos was one of the drivers cited for not knowing English well enough to read highway signs, or if his truck had been one of those with a recent brake problem.

Weir confirmed that a translator was present during interviews with Aguilera-Mederos. A translator was also sitting with Aguilera-Mederos while he was being advised of his charges.

Jeffco honors 10 unsung heroes Good News Breakfast highlights those that make a positive impact

Jefferson County sought out the unsung heroes that don’t wear capes for this year’s Good News Breakfast.

This year, there were 42 nominations and 10 honorees that were recognized at the 29th annual Good News Breakfast, which took place on April 30 at the Jefferson County Fairgrounds.

The Good News Breakfast got its start back in 1989 to highlight the do-gooders in the community during a time when too much negative news took over the headlines. Since then, the annual breakfast event honors those who make a positive impact on the greater Jefferson County community.

Entering the Good News Breakfast Hall of Fame this year is Felix Cook.

Following a career as director of the U.S. Bureau of Reclamation Technical Service Center, the now retired Cook has served on numerous state boards and currently serves on the Court Appointed Special Advocates (CASA) Advisory Board, as well as other community organizations.

Real-life wisdom from fantastic sources

I

find that there are two kinds of people in the world…

Doesn’t it seem like that’s always a prelude to some smarmy theory some person who has a very high opinion of their own intellect wants to put HITTING forward?

HOME That said, I don’t think it’s a big stretch to say there are people in the world who hold a deep dislike — even contempt — for fantasy and science fiction. You know the type: they’re the ones who joyfully post on Facebook that Michael Alcorn they’ve never seen a single episode of Game of Thrones.

And there’s really nothing wrong or

unusual about those people; in fact, I’m married to one of them. Me? I share C.S. Lewis’ opinion that the realm of fantasy is the perfect venue to examine the wonders and foibles of humanity.

To that end, I’m going to use this week’s column to share my 10 favorite pieces of wisdom that come from science fiction and fantasy.

10. Black Widow: “You better sit this one out, Captain. These guys come from legend. They’re basically gods.”

Captain America: “There’s only one God, ma’am. And I’m pretty sure he doesn’t dress like that.” From ‘The Avengers.’

It’s not that it’s necessarily Solomonesque, but it’s funny, and I appreciate anything that comes from Hollywood these days that has a character with a fairly clear idea about the world.

O LETTER TO THE EDITOR Taking some of the scare out of med bills Halloween 2017 was a scary time for me and not just for the usual spooky reasons. I went to the ER with an ovarian cyst 5cm wide. The cyst had me writhing in pain that was only mildly dulled by painkillers, and--after multiple ultrasounds and a battery of tests--I was told there was nothing more they could do for me. I would have to wait for the cyst to burst, twist, or shrink before taking any action.

This, and a three-day prescription for Percocet, cost me $5,000 with insurance.

I had no idea that such little information would quickly add up to an amount I couldn’t pay on my own. I had no choice but to put the full amount on my credit card and watch in horror as it gained interest, despite my diligent ontime payments and even overpayments.

It is only now, 18 months later, that this costly hospital visit is paid off.

My state senator, Jessie Danielson, co-sponsored HB 19-1001, which makes hospital pricing more transparent to patients seeking to make informed choices about their healthcare. Had I known the pricing of each procedure upfront, I might have made different decisions. Thankfully, this bill passed with bi-partisan support, and Governor Polis signed it into law in March, ensuring others like me will have more choice and information.

Knowledge is power when it comes to your health, and I’m proud to be represented by someone who understands that. Thanks for your hard work, Senator Danielson!

Complacency. There is a huge difference between being comfortable and in cruise-control mode versus being stuck in our comfort zones and becoming complacent. Complacency rarely if ever leads to success; as a matter of fact, complacency has been identified as an absolute killer of success.

When I speak with others about complacency, I hear words like “settled,” “tolerant” and “tired.”

Complacency has crept in because they feel like they have given up the fight or have lost their passion, settling for where they are and what they have instead of pushing through and pursuing their dreams.

Complacency grabs hold of us as we become tolerant of the unacceptable actions and the underachievement of ourselves and others around us.

When we tolerate mediocrity in others, pretty soon we begin to tolerate our own mediocrity. And lastly, as we fight the good fight, do everything right, getting caught up in the rush and crush of life, we get tired, lose our energy, and our passions and zest for life are replaced with complacent behaviors, or actually non-behaviors.

So, what’s the fix? How do we break through our comfort zones to get back in the game?

New laws affect voting in Jeffco

hen I was sworn in as Jefferson County’s Clerk and Recorder four months ago, I outlined a vision of a 21st century office that delivers accessible, efficient, and transparent service for you – our constituents. We’ve been working every day across all of our divisions – from the DMV to real estate filings – to deliver GUEST on that promise, and we’ll be sharing COLUMN updates in the coming months. But in the meantime, since Colorado’s legislative session wrapped up last Friday, I want to highlight several bills that are about to become laws, and that I am George Stern very excited about because they will help us achieve our ambitious vision in the elections division of our office.

First up is the Colorado Votes Act. I am proud to have worked with the sponsors and proponents of Colorado’s House Bill 1278 to help shape a measure that will enhance election accessibility and efficiency statewide, while benefiting Jeffco more than any other county in Colorado. In addition to several other improvements, the bill provides funding for us to expand the use of

Voter Service and Polling Centers (VSPCs) and 24-hour drop boxes.

Our team has rigorously analyzed elections data to determine where additional voting sites and drop boxes are needed, and thanks to this bill, we will be able to add six new VSPCs and 16 new drop boxes by next year’s presidential election.

That last change will more than double the number of 24-hour locations where Jeffco voters can drop off their ballots during the threeweek election period.

Another victory for accessibility and efficiency is Senate Bill 235 – Automatic Voter Registration. This bill automatically registers to vote every eligible citizen when they interact with a number of different government offices. Say you move to Lakewood, you’ve worried about finding a home, unpacking, registering the kids for school, figuring out where the closest grocery store is, and you even made it to the driver’s license office to get a new ID. You might have assumed – as many do – that that last step would also register you to vote so you wouldn’t have to reach out to yet another government entity to make sure your ballot arrives where it’s supposed to – and on time. Unfortunately, that wasn’t true before. But it is now: No need to stress about another item; you’ll be registered automatically, and your ballot will show up in the mail!

There are two other bills that will improve accessibility for specific populations in our county. Senate Bill 202, which was sponsored by my fellow Jeffco elected officials state Senators Jessie Danielson and Rachel Zenzinger, uses technology to improve the voting process for people with disabilities. It passed both legislative chambers unanimously. House Bill 1266, which also passed with bi-partisan support in both chambers, restores the right to vote for citizens who are on parole, re-enfranchising thousands of Jeffco voters.

Finally, helping us achieve the transparency part of our vision, House Bill 1318 improves our state’s campaign finance system by rooting out dark money and foreign interference in our elections and lifting the veil on corporate spending. Right now, Super PACs aren’t

even required to put “Paid For By” disclosures on digital ads, and as voters in the state’s largest swing county, Jeffco residents see a lot of those third-party ads and mail pieces each cycle. This bill strengthens our laws so voters know who is trying to influence them.

Each of these bills will help us achieve our vision of an even more accessible, efficient, and transparent election system in Jefferson County. And I am honored to serve as your Clerk and Recorder as I work to implement these legislative changes – and continue making other improvements in our office – so we can ensure that Colorado remains the best state to vote.

Gray, Jeannine Claudette LaPerriere 05/10/1931 – 04/20/2019

Colorado artist Jeannine Gray, the youngest of seven children was born in Denver to Romeo Andre LaPerriere and Juliette Marie Dangeau LaPerriere. A graduate of East High School, she married Milton A. Gray May 11, 1951, and they resided in Lakewood together for 44 years. She was preceded in death by spouse Milton and daughter Suzanne. She is survived by daughters Denise Gray Hosler, Jacqueline Tice (Tom), and Nina Gray, eleven grandchildren and seven great grandchildren.

Jeannine was an active member of the community, working as a teacher’s assistant in Jeffco elementary

schools, belonging to the Mountainside Art Guild, and very active parishioner of St. Jude Catholic Church. She enjoyed music, the arts, and opera, attending many of these events, including the Central City and Santé Fe Operas.

Jackie Greene balances creative impulses at Denver shows

yard may not be easy or inexpensive. Using a phased-in approach, Denwood said, is the easiest way to work toward a waterwise yard. That begins by replacing certain plants with water-conserving ones, identifying which spots of the yard rarely get foot traffic and developing a plan for what you want your lawn to look like.

“It can be costly, but it depends on how you go about and do it,” Denwood said. “I recommend folks start with a plan and then they can implement their plan in phases over several years and that works really well for folks who are unable to make that upfront cost for the whole thing.”

To many new Front Range residents coming from places with more average rainfall than Colorado, having anything but a green lawn can seem strange. In Denver, the average rainfall is about 15.4 inches, which is almost half the national average.

Ruth Quade, a water conservation coordinator in Greeley, said Kentucky bluegrass is a common choice for contractors because it is droughtresilient and easy to put down and maintain. Water, meanwhile, is used in excess to keep it green.

Quade said one square foot of turf requires about 18 to 20 gallons of water per year. Xeriscaping yards, Quade said, can reduce that by almost half.

“Adapting your landscape to mimic more of nature, you’re going to use less water and you’re not going to have to supply from above,” Quade said.

here’s no exact science to making a live show or album great. But as California’s Jackie Greene has been performing a blend of folk, rock and Americana since he was a teenager, he’s figured out the answer for himself.

“Spirit and intensity — that’s what I like,” Greene explained over the phone from a studio in Oakland. “They COMING be abstract ATTRACTIONS might ideas, but people can feel them. It’s not about the notes, it’s never about the notes.”

Greene has been crafting that very spirit and intensity on countless stages with musicians ranging from the Clarke Reader Grateful Dead’s Phil Lesh and Bob Weir to the Black Crowes and more over the years. He recently released his first proper live album, “Live from Town Hall,” after nine studio releases and will be stopping at Ophelia’s Electric Soapbox, 1215 20th St. in Denver, at 9 p.m. on Friday and Saturday, May 10 and 11. He’ll also be opening for Blues Traveler at their annual Fourth of July show at Red Rocks Amphitheatre, 18300 W. Alameda Parkway.

The Ophelia’s performances will be an acoustic outing with guitarist Nathan Dale, providing a needed balance to the full band shows he’s done during his most recent tour.

“These are a different kind of show — almost like VH1 Storytellers. It’s more laid back and provides me an opportunity to dig deep … it’s almost a campfire vibe,” Green said. “It’s about finding a healthy balance of being a sideman versus being an acoustic singer/songwriter. I don’t think I could be happy if I could only do one.”

A lot has changed for Greene, both musically and as a songwriter, since he released his first album in 2002. Recording at home and on the road has become easier and technology has drastically altered the way music is shared and distributed. Most importantly, he’s now the father of a 14-month-old daughter, and that’s changed the way he sees, well, everything.

“If that’s not a miracle, I don’t know what is. My entire perspective is different now,” Greene said.

Why xeriscaping is crucial to Coloradans, and how to start

ndie Wommack, a horticulture agent for the Colorado State University Extension office in Douglas County, said the most fundamental misconception people have with waterconserving landscaping is in the wording.

“Xeriscaping does not mean ‘zeroscaping.’ There’s a misconception or tag with xeriscaping that it needs to be all rocks and cactus,” Wommack said, “and that’s not really what xeriscaping is.”

For a word coined in Colorado, many residents are still unclear what it means to xeriscape (ze-ri-scape) a yard.

Dianna Denwood, a senior water conservation specialist with Colorado WaterWise, a water conservation resource group, said the state introduced the term “waterwise” to rethink what it means to be conscientious about water use in a landscape.

According to Colorado WaterWise, 50 percent of a Western United States residents’ water usage goes toward landscaping. Xeriscaping a yard, Colorado WaterWise reported, can reduce water usage by up to 60 percent and, if done right, increase home values by up to 15 percent.

“I basically am asking folks to change their understanding of what their yard should look like and put

aside their current notions of what xeriscaping is. A lot of people have this misconception that it is rocks and cactus, but it doesn’t have to be,” Denwood said. “You can have a green, lush landscape with not a single blade of Kentucky bluegrass. It’s changing the mindset and knowing what’s possible.”

Xeriscaping is a style of landscaping that significantly reduces water usage. The style is popular in particularly dry regions, like Colorado, Arizona, Utah and Nevada. Some xeriscaped yards go all the way to zero water usage, while others limit the amount of water needed. Common features of xeriscaped yards include native plants or plants that require little water, various rock formations and creative use of space to eliminate the need for a costly, green yard.

Kentucky bluegrass, the most commonly used grass in Colorado lawns, has one of the lowest water-needs of any grass. It’s managing the irrigation based on location, timing and use that can make all the difference.

“We never want to tell someone they can’t have Kentucky bluegrass.

We do encourage them to think about keeping their bluegrass only where they really need it,” Denwood said.

“We love Kentucky bluegrass because it’s green most of the year and it can handle high foot traffic … If there’s an area you’re not using grass that heavily, that’s the perfect area to transition to waterwise landscaping.”

“We encourage people to use rocks as accents in pathways, and in order to have an attractive landscape, try not to use more than 25 percent rock mulch. Natives, rock gardens and pea gravel are great, too.”

Wommack said you can have plants that require high water use in a xeriscaped yard, so long as they’re close together to conserve water. Grouping native plants and low-water-use plants together can help, but managing the irrigation system, Wommack said, is also key.

“The goal of xeriscaping is to group plants together in ‘hydro zones’ — plants with the same water needs in the same areas,” Wommack said. “That way you’re watering each area appropriately.”

“We have had some pretty bad droughts here in the last couple of years, which is hard for people to wrap their minds around with the winters we’ve had,” Wommack said.

Colorado is the only headwater state in the continental United States, meaning the state supplies water to many surrounding states.

“If Colorado runs out of water, it’s not just us that are going to be suffering. There are a lot of people down the line that are depending on Colorado for their water,” Wommack said.

Xeriscaping, Wommack said, is a good first step.

Wommack said the CSU Extension office in Castle Rock offers a tool to tell you how much you should water your lawn based on the weather for

First, we always need to keep our goals and dreams right in front of us and review them often. Create vision boards and visual reminds of what we are most passionate about directly in our line of sight. Second, follow the advice we see on T-shirts, coffee mugs, and plastered all over social media, “Never Settle.” We need to know what it is we want and why we want it. And then never ever settle for less.

Then its time to become intolerant of being tolerant. We need to define and establish our boundaries of what we will continue to tolerate in our lives that might be leading to our complacency and away from our biggest goals and dreams. We can make a list of the things we realize we are tolerating and then make a conscious decision to just stop. We can make the choice to not accept anything less than we expect of ourselves, and we will not make, accept, or tolerate excuses.

If the biggest contributor to our complacency is just being flat-out tired and exhausted, we need to do what is in our own best interest and get the rest we need. Proper rest and proper sleep can immediately reignite our fire and desire as we feel better and healthier. When we feel tired, we need to eliminate or minimize all the things we are doing that drain us of energy and focus our

We need to know what it is we want and why we want it. And then never ever settle for less. time on the tasks and projects and people that light us up, fire us up, and give us energy.

Green Mountain claims first boys lacrosse conference title

LAKEWOOD — The first conference title in Green Mountain boys lacrosse history was just a stepping stone for what the Rams want to accomplish this week.

“For the past two years that is all we’ve talked about,” said Green Mountain coach Nate Hallahan about the Rams aiming for a Class 4A state playoff win.

The Rams (13-2, 5-0 in Class 4A Foothills League) closed out the regular season May 3 at Trailblazer Stadium with a 16-2 non-league win against Summit. They now turn their attention to accomplishing another first — a playoff victory. Green Mountain has had a varsity boys lacrosse program for just more than a decade.

“At the beginning of the year we set a goal of getting a playoff win,” Green Mountain senior attacker Karson Bell said. “We are definitely coming out fast and strong to get that win.”

Bell helped the Rams come out fast against Summit. Green Mountain raced out to an 8-0 lead in the first quarter and never looked back. Bell finished with a team-high six goals to move his tally to over 50 goals on the season. Junior Trey Towndrow added fives goals in the win.

Junior Tanner Sark finished with a pair of goals while seniors Brandon Jacob, Tanner Wagner and Gavin Forrest had a goal each.

“It’s not only me. It’s definitely our defense too,” Burdi said. “Quinn Meinert has been holding the stud scorers to just one goal. Trey Corkin and Garren West have been doing awesome. It’s not only me.”

Burdi was instrumental in overtime victories against Evergreen and Golden to go undefeated in conference play.

“He (Burdi) wins games before they start because guys know him,” Hallahan said. “The next looks really small with him standing in there even if he isn’t a big guy. That kind of messes with teams. It mentally gets after guys.”

Success is nothing new for Green

Mountain. Hallahan as guided the Rams to three straight winning seasons. Green Mountain has amassed a 37-8 record over the three-year stretch.

Now it’s time for a postseason win.

“The heart we have with this team is just amazing,” Burdi said about heading into the playoffs next week. “I’m excited for sure.”

Last year, the Rams were shutout by Valor Christian in the first round. In 2017, Thompson Valley ended Green Mountain’s season in the first round.

The only losses during the regular season this year came to 5A’s Lakewood and 4A’s No. 3 Thompson Valley.

“That was for sure humbling,” Bell said of the 13-5 loss earlier this week against Thompson Valley. “Seeing what we’ll be going against (in playoffs) really helps us out. We know were we have to compete at.”

The Rams celebrated Senior Night at halftime against Summit. Green Mountain principal Colleen Owens was also on hand to present the 4A Foothills League trophy.

“It’s something I really wanted for our seniors,” Hallahan said of the league title. “The majority of those ten guys played varsity for four years.”

JEFFERSON COUNTY — The latest National Letter of Intent signing period has pushed the number of Jeffco student-athletes continuing at the next level to well over 200.

Several Jeffco high schools across the district has had signing celebrations since the final signing date period of the coming 2019-2020 academic school year began on April 17. The final signing date for Division I basketball programs wraps up May 15 and the last signing day for Division II football programs is August 1.
