I Bought Some Jeffco Property Tax Liens at Auction; Here’s What I Learned

In Colorado, if you haven’t paid your property taxes by June, your county sells the resulting tax lien at auction a few months later. In Jefferson County, that auction was held online over Nov. 6 and 7, and I decided to buy a few in Golden, where I live, to learn about the process so I could share it with you, my readers.

This year, 85 other buyers and I purchased a total of 1,130 tax liens totaling $6.4 million, paying a premium of $400,415 or 6.25% more overall than what was actually owed in property taxes plus accrued interest and fees by the property owners. The county treasurer received the $6.4 million on behalf of the properties’ respective tax districts, and the $400,415 went to the county’s general fund.

The reason people purchase tax liens is to pocket the 15% interest that is added to the taxes owed. When the property owner “redeems” his property, he basically pays the lien holder the amount of the lien plus interest from the date of the sale through the date of redemption.

Thus, if the taxpayer takes a year to pay it, I earn 15% interest minus the premium which I paid. If he redeems it soon after I have purchased the lien, I

lose money depending on how much I bid up the lien amount.

I chatted with a fellow lien buyer and learned his technique for making money on tax liens. He researches each property owner to determine whether he’s likely to pay quickly, slowly, or not at all. For example, was he delinquent in prior years?

I didn’t do any of that research, so I have no idea whether a year or two from now I will be counting my profits or my losses on the four liens I purchased. I’ll chalk up any losses to the cost of publishing this column!

Statistically, 7% of tax liens are redeemed within a month of the sale, 22% within 3 months, and 38% within 6 months. It’s been two months since the sale, and none of my four tax liens have been redeemed. All but 4% of purchased tax liens are redeemed within 4 years.

In the next column is a chart showing how many tax liens were sold at auction since 2001, so you can see that this year’s numbers are not much different than in prior years. The $6.4 million figure is higher than last year, but can be attributed in part to the increase in assessed valuation of Jeffco properties.

Until 2004, tax liens were sold at the county treasurer’s office in a live auction, but since then it has been conducted online by a vendor in a very streamlined manner.

I was impressed at how easy it was for buyers to participate.

With that philosophy in mind, Bear Mountain BBQ ambassador Jennifer Danella is sharing two BBQ winning recipes. Both incorporate the brand’s premium pellets to bring unbeatable flavor to the table.

Sweet Heat Barbeque Wild Turkey Bites Ingredients: • 1 boneless, skinless turkey or chicken breast, approximately 2 pounds, cut into 1-inch pieces • 1 tablespoon chili powder • 1 teaspoon paprika • 1 teaspoon cayenne pepper • 1/2 teaspoon garlic salt • 1/2 teaspoon black pepper • 1 tablespoon loosely-packed light brown sugar • 1 package center-cut bacon, cut in half • Sliced green onions • Ranch dressing • Chef’s Choice or Butcher’s Blend Bear Mountain BBQ Pellets • 1/2 cup sweet barbecue sauce • 2 tablespoons buffalo sauce • 1 tablespoon minced garlic Directions: 1. Preheat grill to 400 degrees F. 2. Line a large baking sheet with parchment paper.

3. Place 1-inch turkey pieces into a medium size bowl. Sprinkle chili powder, paprika, cayenne, garlic salt, black pepper and brown sugar over top. Mix well.

4. Wrap half a slice of bacon around each turkey piece. Secure with a toothpick and place them onto the parchment paper.

5. Place the baking sheet into your

preheated grill and bake for 25 minutes.

Meanwhile, combine the barbecue sauce, buffalo sauce and garlic in a small bowl.

Brush the turkey pieces halfway through cooking. Brush another layer of sauce five minutes before the cook time is over.

Cook until the turkey pieces reach 165 degrees F. 6. Garnish with sliced green onions and serve with ranch dressing for dipping.

Beer Cheese Dip Ingredients: • 1 1/2 cups cheddar cheese grated • 1/2 cup gruyere cheese grated • 8 ounces cream cheese softened • 1 tablespoon Dijon mustard • 1/2 of a 1-ounce Hidden Valley Ranch Packet • 2 tablespoons green onions chopped.

• 1/4 cup German lager beer • 2 tablespoons baking soda

• 1 can biscuits • 1 large egg, mixed with 1 tablespoon water, for brushing biscuits • 12-inch cast iron skillet • Bear Mountain BBQ’s Chef’s Choice Blend pellets Directions: 1. Preheat pellet grill to 350 degrees F. 2. In large bowl, combine 1 cup cheddar, gruyere, cream cheese, Dijon mustard, Hidden Valley Ranch seasoning, beer and 1 tablespoon green onions.

Mix evenly.

3. Cut biscuits in half. Roll each half into a ball, then slice an X across top.

4. Boil 2 cups water in medium saucepan. Once boiling, add baking soda and mix immediately.

5. Add biscuits to grill in batches and cook until puffy, approximately 1 minute.

Remove and transfer to skillet, forming ring along inside edge.

6. Brush biscuits with egg wash.

Sprinkle with salt.

7. Transfer dip to center of skillet.

Sprinkle with remaining cheddar.

8. Smoke until biscuits are golden and dip is bubbly, 30-35 minutes.

9. Garnish with remaining green onions. Serve!

Requirements: High School diploma and associate degree or similar certification in business administration, finance, human resources, or office management. A bachelor’s degree in accounting, public or business administration, finance, or related field is preferred. This position requires two (2) years of progressively responsible work experience in business administration, finance, human resources, or office management, and a minimum of two (2) years of related administrative support experience for a high-ranking official in any office setting OR an equivalent combination of education, training, and experience.

Under administrative direction, the administrative assistant performs a variety of working level, para-professional duties as needed to expedite various day-to-day functions of the Finance/HR department, including customer service, handling correspondence, maintaining records while adhering to the City’s records retention policy, and assisting with procurement of supplies. This position will assist with other department duties, such as accounts payable, cash receipting, utility billing, and coordination of meetings, trainings, interviews, etc. The City provides a comprehensive benefit package that includes medical, dental and vision insurance coverage; 100% of the employee’s premiums are paid by the City and approximately 98% of dependent premiums are paid by the City. Paid vacation and sick leave, 401(a) and 457b employer retirement contributions; fifteen (15) paid holidays annually. City paid Long-Term Disability and Life Insurance.
