Zillow Predicts More Homes for Sale and Improved Affordability Next Year
Zillow’s prediction for the housing market in 2024 rings true for me, as an active real estate broker. Early expectations that mortgage interest rates would fall back below 5% kept some would-be buyers from pulling the trigger, but now it’s beginning to sink in that interest rates will stay high, probably in the 7% range. Home prices are also moderating a little, so buyers who can tolerate higher interest rates are coming off the fence, just as sellers are noticing that homes are selling well in the current environment, albeit for slightly less than they might have received last year. Meanwhile, would-be home sellers who locked in 3% or lower interest rates on their current home have been described as “rate locked,” unwilling to give up their low mortgage rate and move up (or down) to another home with a higher interest rate. But Zillow feels that a growing number of such would-be sellers have grown weary of waiting for rates to drop and are ready to bite that bullet. Another option not mentioned by Zillow in their article is that of selling and moving into a rental, especially if they are seniors who will have a big capital gain (after taxes) that will outlive them, or if they want to keep their options open for
buying in the future or moving to another city, state or country. Another strategy suggested by Zillow is to hold onto one’s current home as an investment property, generating more than enough rental income to pay for a rental elsewhere. The article assumes that you’ll maintain your current low interest rate on your home, although that rate was for owner-occupied property, not an investment property. If your home has a reverse mortgage, you must pay it off if you move out, which likely means you’d have to sell your home, not put it on the rental market. Here’s their prediction of the national market for next year: “Zillow’s latest forecast calls for home values to hold steady in 2024, falling 0.2%. Predicting how mortgage rates will move is a nearly impossible task, but recent inflation news gives the impression that rates are likely to hold fairly steady as well in the coming months. Taken together, the cost of buying a home looks to be on track to level off next year, with the possibility of costs falling if mortgage rates do.”
Meanwhile, as we approach the holidays, look at the market statistics in this chart of last week’s MLS activity on REcolorado within 18 miles of downtown Denver. It’s no surprise to me that the biggest number is that of price reductions, yet we are still seeing a healthy number of new listings, listings that went under contract and listings that closed last week. In other words, this is a market that is not stagnating. It is just waiting for more right-priced listings to satisfy pent-up demand by buyers, not all of whom are off the fence — yet. I’m often asked whether winter is a good time to sell a home. Well, I just listed a $1.5 million home in Golden, and in the first 24 hours of it being “coming soon” on the MLS, over 10 agents with buyers set a showing for it. It drew multiple offers — the first one before showings began — and sold above it’s asking price
in 4 days. I have another listing going on the market in mid-January, and I wouldn’t be surprised if it gets the same reception. It’s all about knowing the right price in that listing’s neighborhood. These two listings just happen to be in highly desirable subdivisions and in excellent condition. A listing elsewhere might get fewer showings and end up becoming one of the “price reduced” statistics. Winter, I’ve found, is a great time to list a home because there are still lots of buyers getting automated email alerts of new listings, and there are fewer listings competing for their attention.
The amount of new construction in the Denver metro area, especially of apartment buildings, has been dazzling. All year, for example, I’ve been following the construction of a 340-unit apartment building across from my 2-bed-room rental at Solana Lakewood, and last week Rita and I moved into a 3-bedroom rental in GW Apartments, a brand new building on South Golden Road. A block away on the other side of South Golden Road, there’s a yellow rezoning sign stating that a 353unit mixed-use project is planned on what is currently vacant land. Yes, new single-family homes are still being built, but they are far outnumbered by rental apartment buildings, and it’s not slowing down. About a decade ago, the construction of condos stalled because of a surge in construction defect litigation by lawyers representing condo associations the way personal injury lawyers operate. Legislation was eventually passed to reduce the incidence of such lawsuits, but it didn’t bring
back the construction of condos as many observers had expected. Developers accelerated the building of rental units as condo development stalled, and it just kept accelerating after that construction defect issue was mitigated. The completion of the FasTracks’ light rail and commuter rail project created a boom in TOD — transit-oriented development, almost entirely rental apartment buildings — within blocks of virtually every light rail and commuter rail station. Now, with the cost of mortgage lending so much higher — more than doubled in the past 20 months — the boom in apartment construction and demand remains unabated. Meanwhile, we’re seeing a slowdown in single-family construction, with the emphasis on higher-density multi-unit construction. There is also a new emphasis on local governments allowing single-family lots to add ADUs — accessory dwelling units — which is further increasing housing density across the metro area.

Expansion begins at Center for the Arts Evergreen
This fall a woman walked into the gallery at Center for the Arts Evergreen (CAE). She brought her own stool because sitting during the long car ride from Highlands Ranch to CAE bothered her back. She wrapped herself in a blanket because she’s “always cold.” The woman sat quietly in front of an acrylic painting filled with movement—tall grasses blowing in the wind and wildflowers dotting the fields. Tears filled her eyes and she spoke in a whisper. “This reminds me of the summer I met my husband. My childhood in the Midwest.” Other residents from her assisted living facility joined her in the gallery, and she eagerly drew them to the painting, a painting that brought to life her days as a young newlywed. Soon, they were all sharing their stories. Later that afternoon, a group from Vertical Skills
FEATURE
OF THE MONTH Academy, a charter school in Evergreen supporting the needs of dyslexic children, visited CAE. When asked about his favorite artwork, one student pointed to a sculpture of a crumpled woman with her head in her hands. “This one makes me feel sad.” As the middle schoolers created artwork inspired by what they’d seen in the gallery, the boy painted a figure. The boy’s figure, in the same pose as the sculpture, had its face raised. She was smiling and surrounded by children reaching out to her. “In my painting she’s happy because her friends are helping her.”
Every day, Center for the Arts Evergreen staff and visitors are reminded of the power of art in building community and uniting us. Art brings us together physically—at gallery exhibitions, at concerts, and at classes and workshops. It also brings us together culturally—telling our community’s shared stories and inspiring us to think about others, create connections, and engage in a meaningful life. Thanks to the generous support of the greater mountain community, CAE is in the midst of an exciting (and long-awaited) expansion. What does this mean for our community? It means that the legacy of CAE will not only endure, it will also be able to serve so many more Please see CENTER FOR THE ARTS, Page 2

CENTER FOR THE ARTS From Page 1 people, from Evergreen locals to those beyond the boundaries of our foothills’ mountain towns. CAE’s expansion is not just in its physical footprint, but also in its programming and outreach capabilities. From Vision Boards to UnLearning: Leading Change Without Resistance to finding Balance in your life, BoardCertified Executive and Health & Wellness Coach Christine Kahane, owner of Kahane Coaching (28186 Highway 74, Suite 5 on the creek in downtown Evergreen) is welcoming the 2024 New Year by offering motivating workshops that can lead you to the success you seek in both your business and personal life. Workshops (10:00am-12:30pm) are $125.00/per person. “With 2024 right around the corner, it’s time to stop problem solving and start focusing on solutions,” said Christine Kahane, “so I encourage everyone to join me for ‘Workshop Saturdays’ at my office.” Kahane described her January 20 Vision Board Workshop as an uplifting and powerful session that offers you a visual representation of your dreams, longings and goals that serve as a visual reminder of your intentions. “It’s a source of inspiration and motivation to ‘believe
and achieve,’” she said. Christine’s February 17 workshop, UNLearning: Leading Change Without Resistance is less about doing, and more about being willing to replace beliefs systems that no longer serve us, yet we keep using them because they are familiar. This workshop ($150/person) is based upon Christine Kahane’s new book, UNLearning: Leading Change Without Resistance, a copy of which each attendee will receive when they attend this session. Balance is the topic of the March 16 workshop. At this session you will explore extremes in your life and discover tools for bringing them into harmony. Using a number of techniques that integrate your communication styles, behavior patterns, and preferences Christine Kahane builds working relationships standing alongside her clients on a one-on-one basis or in small groups. Contact Christine Kahane at (303589-5456) for appointments; visit her website (www.kahanecoaching.com) for workshop information/reservations, Emotional Resilience Group (ERG) chat details, resuming in January—and more.

A Rude Awakening! Well, it is suddenly wintertime! How is your fireplace doing? Does your fireplace live up to your expectations? You don’t have to live with an ugly, outdated, dirty, drafty fireplace! Whether you want to burn wood or gas, there are so many attractive AND efficient fireplace options available. We are your expert resource in high efficiency and high-quality appliances that will keep you warm for many winters to come! Any room in your home can become cozier and warmer. Imagine getting ready for the day on a chilly morning, but you’re perfectly comfortable because you have a beautiful and efficient gas fireplace burning in your bedroom or bathroom. When it’s time to go, you can easily turn it off with the press of a button or set the fireplace to thermostat-mode to keep your room consistently warm. You can even add a fireplace to a blank wall! We can help you put in
a fireplace almost anywhere in your home. Your new zero-clearance gas or woodburning fireplace can be installed into framing that creates a bump-in structure into any room, like the picture below. Adding a vertical design element for the fireplace within a room can create a focal point for a television, built-in bookshelves, or even the classic look of floor-to-ceiling stone. You can complement the existing style of your home with other design elements around your new fireplace such as a hearth extension, mantle, stonework, or sleek modern tile. Today’s fireplaces have revolutionized what we expect out of our hearth appliances. There are so many sizes, shapes, and styles to fit in any home. There are many new trends in fireplaces too, such as the new landscape shape which is not quite a traditional square, nor a modern linear. Some new gas fireplaces even have burners integrated into the logs, for the most ultra-realistic
flame appearance to date. There is also a huge increase in the popularity of fireplaces where you may not expect, such as your kitchen or bedroom. Your home doesn’t have to be brand new or custom-built to have a fireplace anywhere you want one. Gas fireplaces are the most popular choice because they are easy to operate with a thermostatic remote control and can integrate into any room. For gas fireplaces and stoves, the venting can even be as simple as straight out through the wall, minimizing disturbance to your home while safely exhausting outside. Did you know you can get a new woodburning fireplace? EPA-Certified woodburning fireplaces, stoves, and inserts are not only allowed, but encouraged with a new tax credit that is up to $2000 back! All of our woodburning appliances are EPA-Certified, and most qualify for this tax credit. We consider
high-efficiency woodburning another one of our specialties. If you already have a fireplace in your home, we can improve it. It’s not as complicated as it may seem to remove an old, inefficient factory-built fireplace and replace it with a new, beautiful and powerful heater; such as our project in the picture below. If you wish to update your old masonry fireplace, there are many design options for putting an insert into the old firebox that will take your fireplace from outdated and ugly to efficient and elegant. Visit our website at www.MtnHP. com to see our products and portfolio of work. Or, come see them in person! We have a huge variety of beautiful and efficient fireplaces in our showroom at 7001 Highway 73 in Marshdale. Come visit us from 9am-5pm Monday through Friday, and 8am-4pm Saturdays. You can also reach us by phone at 303-6791601, or email at Office@MtnHP.com.
Once upon a time, there was an ugly, inefficient, outdated, and drafty fireplace here. Our Certified Installation teams replaced it with this new contemporary linear gas fireplace. This room is now is the heart of their home! Start your project with us today! 303-679-1601 www.mtnhp.com 7001 Highway 73 Gas Fireplace Installation by Mountain Hearth & Patio

Upgrade Their Kitchen With These Holiday Gift Ideas (StatePoint) The holiday season is the perfect time of year to upgrade the kitchens of home chefs with the latest tech and tools. Here are three cool holiday gift ideas that will elevate the way your loved ones cook, host and clean up. Smarter Composting According to a recent report, the United States discards more food than any other country in the world, equating to 325 pounds of waste per person annually, with nearly half this waste generated in home kitchens. Whether you’re shopping for someone living in a region with mandatory composting or simply someone striving to be more sustainable at home, you can now gift them an effective solution to this issue. While many people are aware of the environmental benefits of composting, such as reducing food waste, diverting trash from landfills and enriching garden
soil, composting has also garnered a reputation for being time-consuming, messy and emitting unpleasant odors. Fortunately, new technology is addressing these challenges, making composting a convenient, clean and odor-free process for any household kitchen. The THINKWARE BLUEVENT MUMU is the world’s first AI-powered smart food composter to use a new cutting-edge Metal Organic Framework (MOF) to block and inhibit the propagation of fungi to ensure clean and harmless use. Smart technology automatically measures food waste by weight then automates the disposal process accordingly. Additionally, AI storage automatically monitors food temperature and humidity to prevent spoilage. In summary, it eliminates the need for guesswork, leading to more successful composting. With a powerful, triple-activated carbon
eco filter, this 4-liter capacity composter is odorless and whisper-quiet at just 20 decibels. It is now available at Amazon. com, Walmart.com, eBay.com, Newegg. com and Thinkwarestore.com. Sparkling Water on Demand One million plastic bottles are purchased every minute, according to Giving Compass. Unfortunately, the majority of them never get recycled. Help your loved one reduce their own contribution to this growing problem and bestow upon them an endless supply of carbonated beverages with a sparkling water maker. With a slim countertop profile, they’ll be able to transform tap water into seltzer in just few easy steps. This gift is great for mixologists who love to make and batch fizzy mocktails and cocktails for parties, as well as anyone with a thirst for reducing plastic waste.
Precision Cooking Today’s kitchen scales don’t just simply weigh ingredients for precision cooking and baking, they also connect to smartphone apps for real-time nutritional analysis, recipe inspiration and instruction, and more. The best models ping the user’s device when they’ve added the correct amount of a given ingredient, easily toggle between different units of measurement, and allow users to save and share recipes via the app. This makes for a great gift for beginner cooks who want to get a feel for measurements, expert bakers looking for better results, those focused on portion control in the New Year, and anyone looking to optimize food prep. By putting game-changing smart kitchen appliances at the top of your holiday shopping list, you can brighten the season for home chefs.

NOW HERE’S A TIP * My personal holiday rule is simple: When in doubt, leave it out. There is so much to do, and we want to cover it all, but my best memories of holidays involve the people who I spend time with, not the place setting or the exact perfect gift. Happy Holidays, JoAnn * Commit to spending one or two unscheduled nights per week during holiday break, just hanging out with your kids. You can enjoy the toys they might have gotten for Christmas, read, play games or just relax in each other’s company. They will return to school (and you to work) less stressed. -- E.G. in Massachusetts * Try this chef’s trick for a juicy bird: After seasoning, cover the bird with cheesecloth or muslin secured with string. In the last 20 minutes, remove the cloth so that the skin can crisp. * P.S.G. from South Carolina writes: Delegate table tasks that are age-appropriate to your children for any holiday gatherings that
