CodeNext is an e ort to update Englewood’s development code, called the Uni ed Development Code. is code details what types of development and property uses are permitted in certain sections, or zone districts, of the city.

ere are a variety of di erent changes under consideration through CodeNext, though it appears the most controversial consideration is the possibility of allowing two-to-four-unit buildings in R-1 zone districts.

R-1 zone districts represent areas that have residential one-dwelling units, also known as single-family homes. According to the city’s code of ordinances, there are three types of R-1 zone districts: R-1-A, which means the properties typically have a larger lot size. R-1-B, which typically represents a medium lot size. R-1-C, which typically represents a smaller lot size.

One of the ideas the council has been considering as part of CodeNext is allowing for two-tofour-unit buildings — also referred to as duplexes, triplexes and fourplexes — to be built on some residential lots that exist within the city’s R-1 zone districts, as long as at least one of the units is more a ordable.

In addition to the attempted murder charges, Whitworth has been charged with criminal mischief, menacing and interference with educational institutions. Whitworth was jailed on $75,000 bond with a preliminary hearing set for May 5 in Elbert County District Court.

Sierra proposed that the R-1 zoning discussion be separated from the rest of the CodeNext considerations and discussion.

“And in conjunction with the state bill that’s currently occurring, I think we further pause any further conversations regarding the R-1 zoning until a decision is made at the state level, which should be occurring within the next month,” Sierra said.

“Just wanted to make the public aware of that — that any further discussions on R-1 are gonna be on pause until anything happens at the state level,” he added.
