Evergreen Fire Rescue hosts live burn demonstration Event designed to educate residents about wildland fires and home mitigation techniques

Evergreen Fire Rescue sent a fiery message to district residents Jan. 28 when it hosted a live burn in the parking lot of its Bergen Parkway station. The event demonstrated how various materials respond to fire and talk about included tips for protecting houses and other structures.

About 75 area homeowners gathered to watch the demonstration.

Fire mitigation specialist Keenan Pouty lit four donated mini-structures, designed to imitate four types of decks and siding found on mountain homes, including redwood, fiber-cement siding, and a deck and siding coated with a class A-rated fire retardant. Firefighters had piled

pine needles and juniper branches around each structure.

All four burned rapidly, though with varying degrees of speed and intensity. As the flames grew and converged, and the structures began to crackle, EFR firefighters doused the fires.

Pouty said the live burn proved the point they’d hoped to make: Any material will burn, and fire mitigation is critical to preventing or minimizing a fire’s impact.

“Regardless of the material, one huge takeaway is how little fuel it takes to get a fire going, and how quickly it can spread,” Pouty said.

“We’re trying to show homeowners there are multiple things you can do to increase your home’s chances of surviving a fire.”

Firefighters urged homeowners to avoid using spaces under decks and along the sides of a house as storage areas.

“The big lesson we wanted to try to hammer home was how important it is to keep the area underneath your decks clean,” he said. “Fire that starts there can lead from the deck right

into the side of the house.”

“Your deck acts as wick to your house,” EFR wildland project coordinator Jess Moore added. “Don’t store scrap wood, firewood under your deck. Get the pine needles out from underneath it.”

Moore also encouraged residents to clear their property of juniper bushes — dense shrubs with such high potential to become fire fuel that firefighters call them “little green gas cans.”

“Get rid of your junipers,” Moore said. “All of you who have planted them ornamentally around your house are inviting fire.”

One of the small structures included a sample of composite decking, material used in Trex and other popular wood-alternative decking material. Like the other materials included in the demonstration, it went up in flames.

“There is a misconception that

Trex doesn’t burn,” EFR wildland project coordinator Jess Moore said.

“Trex absolutely will burn.”

Pouty said EFR was pleased with the burn and heard good feedback from residents who attended.

“I think it was really nice for us to be able to show the community what live fire can look like, and how small amounts of fuel can generate great amounts of radiant heat,” he said.

“We’ve already had homeowners ask when the next burn demonstration will be.”

Sunday’s event was the first of many such demonstrations, all aimed at helping keep the community safe. EFR is planning another presentation on fire-resilient landscaping. A date has not been set.

‘Empty Nest’ Baby Boomers Own Twice as Many Big Homes as Millennials With Kids A recent study by Redfin found that 28% of “empty nester” baby boomers owned homes with three or more bedrooms, while only 14% of millennials with children had homes with 3+ bedrooms. The study was based on 2022 census data, the most recent available.

Looked at another way, 45.5% of empty nester boomers own big homes. Only 27% of millennials with kids own a big home, and only 3% of Gen Z families with children own a big home. Those are national numbers. Here are the numbers for Denver and three other cities: Denver Los Angeles San Francisco New York City

Boomers Millennials 25.0% 15.1% 23.7% 9.4% 26.1% 10.9% 23.9% 11.8%

Gen Z parents with children are even worse off. The report states that almost none of them (0.3%) own homes with 3+ bedrooms. Remember, the key word here is “own.” Gen Z and many millennial families are more likely to be renters than homeowners.

(Adult Gen Zers are 19 to 25 years old, millennials are 26 to 41, Gen Xers are 42 to 57, and baby boomers are 58 to 76.)

Rita and I, as baby boomers, are part of a trend I expect to grow — selling our big home and becoming renters. As our fellow boomers get older, they are already wanting to downsize, not only because of the empty bedrooms in their oversized home. They want freedom from home maintenance, lawn care, and other household responsibilities.

Buying a condo or renting an apartment (as we did) has the additional advantage of creating a “lock and leave” situation, allowing seniors to go on vacation — to see their grandchildren or take a cruise.

What surprised me was that ten years earlier, the numbers were almost equal for those two groups, according to Redfin; “In 2012, empty nesters of the silent generation (who were 67 to 84 at the

time) took up 16% of homes with 3+ bedrooms. That’s a smaller share than Gen Xers (who were 32 to 47 at the time) with kids, who took up 19% of those large homes.”

I can think of several possible explanations for the most recent statistics. For starters, change is hard. It’s uncomfortable, especially if you are elderly. For the 54% of boomers who own their home free and clear, the cost of staying put is low, and the cost of moving is high. For boomers who have a mortgage, it is at a very low rate if, like the rest of us, they refinanced into loans around 3% or even lower. They can’t take that mortgage with them to a replacement home, and current rates (6 to 7 percent) seem really high given what they’re paying now.

The failure of boomers to put their large homes on the market has reduced the supply of bigger homes for millennials to purchase. Additionally, millennials who don’t currently own a home wouldn’t have any equity to help them with a down payment on a new home.

Affordability remains a big obstacle for millennials, and Redfin estimates that 19% of them don’t even want to purchase a new home. Also, many like to live “where the action is” in center cities, where big homes are scarce.

Whether or not they are waiting for the opportunity to buy a large home, millennials with kids already make up the largest age group that is renting homes with three or more bedrooms — 24.8%. Millennials without kids are the next biggest age group renting homes with 3+ bedrooms — 11.6%. The third largest age group renting such homes is us empty-nest baby boomers — 11.4%.

Older baby boomers might want to make the same calculation Rita and I made when we sold our big home. We realized that, because of the increase in market value of our home, we could net a substantial amount of cash by selling our home, even after paying capital gains above the $500,000 marital exclusion. Our home’s equity was not paying us any dividends sitting in our house, and it wouldn’t pay us dividends if we sequestered it in, say, a patio home.

Thanks to Medicare, we realized that by investing the net proceeds from the sale of our house we would generate a monthly income greater than the rent we would be paying, and that’s without dipping into the Social Security income that we were already earning. The big increase we were seeing in our property tax added to that calculation, as did my hunch that the surge in home values may have peaked and could decline in future years. It was a good time to sell.

If you’re a senior citizen sitting on substantial equity, you might reach the same conclusion we did — that selling and renting is, surprisingly, the smart

thing to do. (I never thought, especially as a Realtor, that renting would make more sense, but, at our age, it actually does.)

And consider this: If you sell your home and don’t buy another one, the “lock-in effect” of your current low-rate mortgage no longer applies.

EVs Could Drive Down Electric Costs

On my posting of this article online at RealEstateToday.substack.com, there is a link to a report about several studies which conclude that EVs will actually contribute to more efficient utilization of the electric grid and thereby drive down electric costs for all consumers.

One reason is that most EV charging is done overnight, creating a revenue stream for utilities during hours of low electric demand.

Work on a shooting range for hunter education certification in Staunton State Park has been put on hold while officials work to address neighborhood concerns about safety, noise and other issues.

That effort took a big step forward during a Jan. 29 public meeting about the range, hosted by park and district wildlife officials at the park’s visitors center.

The two-hour gathering ended with an agreement that the two agencies would draft a memorandum of understanding that further defines the use of the range, which will be presented at an as-yet unscheduled second public meeting.

Long-term management practices for the range will also be included in the upcoming master plan for Staunton State Park.

Colorado Parks and Wildlife, which manages the park, wants to open a firearms testing site at the park, specifically for use in hunter education certification. CPW

meeting, which started with a presentation from CPW and ended with a lengthy Q&A session.

District Wildlife Manager Scott Murdoch said the current arrangement is tough for students and hunter education class leaders.

“Historically, students have to drive to Denver or shoot on adjacent private properties,” he said. “This is logistically challenging, and it can be burdensome to private property owners.

“CPW district wildlife managers have proposed a 15- to 20-yard outdoor hunter education range to help fulfill our legal obligation for hunter education certification. The site was selected due to accessibility and security. There’s a steep hill with abundant trees and no homes or trails in line of sight.”

Murdoch said CPW hosts 3-5 classes a year, which end with a supervised firearms safety test. During the test, students are each required to shoot 10 rounds. In total, he said 750 to 1250 rounds would be fired at the range each year. The CPWprovided .22 rifles would use low-

The agency said it would also build an earthen berm.

“Any minor misses will be absorbed by the target backstop berm,” Murdoch said. “The supervision of shooters limits the likelihood of accidental discharges. The range will be shut down if firearms are not pointed in a safe direction.

“This range is not open to the public, and the risk to the public is exceedingly low.”

public before beginning work on the range, as it has with other projects.

“It just seems to me you jumped the gun,” she said. “There needs to be public input, impact studies, a needs assessment. It needs to be done properly.”

Taylor said those steps aren’t required for the proposed use, but said the agencies have stepped back and are taking that action now.

“This is not open to the public and it’s extremely restricted,” he said.

“Therefore we didn’t go through the public process.”

“I have no concerns for the safety of this,” said another neighboring homeowner. “I think you guys are competent instructors. But when Francis Staunton donated this land, she specifically said it should be a natural wilderness-type park. I appreciate you’re using the slower rounds that produce less noise. But I still think it will be a disruption to wildlife and just not an appropriate use for this park.”

“When we merged and became parks and wildlife, we had a merged mission,” he said. “So yes, while this may not technically suit the will of Francis Staunton, I believe it supports that concept. As we teach these hunter education safety classes, these folks aren’t going to just go off in the woods and start shooting.

They’‘ll have better practices and understanding of nature and wildlife.”

Murdoch noted that hikers, moun-

tain bikers, equestrians, cars and other park users have already had a significant impact on the park’s wildlife.

“Part of the reason we selected the site we did is because it’s near disturbed areas,” he said. “We try to cluster development where best we can, primarily to reduce wildlife impacts.”

Park leaders also agreed they could post a notice at the park entrance when hunter certification is ongo-

ing, to make visitors aware of any potential noise and further diminish the chances of someone walking into the shooting range while it’s in use. They said they would also let neighbors know when classes are scheduled.

Elk Falls Ranch Property Owners Association President Dan Mueller suggested limiting the use initially, then reassessing to see if it’s working as CPW says it will.

“There’s obviously some significant concern from neighbors,” he said. “Myself and I’m sure others would feel comfortable if we could … assess the impact. (To see) that there haven’t been incidents, complaints, that the lower-noise ammo has or has not been effective, that Sundays don’t become a shooting fest. “(If you do), you may get a resounding acknowledgement that everything you told us tonight is true,” he continued.

“I think that’s very reasonable,” Murdoch said.

“We’ll definitely take what you said into consideration, determine the use of the range, provide you with some of the information you’ve asked for and go from there,” Taylor added. “And we can certainly do another meeting like this.”

West Jefferson Elementary School hosts Explore Day

A buzz of excitement grew louder as West Jefferson Elementary students and teachers gathered in the gym early on Jan. 26 to watch a group of Polynesian dancers from the City of Aurora Cultural Division kick off Explore Day. The dancers are part of an annual event hosted by the Conifer school that brings professionals, volunteers and enthusiastic parents from around the community to teach kids about ways to explore their passions, whether as a career or hobby.

After learning to hula, the students returned to their classrooms to participate in activities and hear lessons about everything from fabric arts to veterinary medicine. In one classroom, students studied photos of local wildlife and then created their own art with watercolors.

“I wanted to share the way that these kids can find inspiration through our beautiful Colorado wilderness,” said Emily Dwan, a local fine artist and parent of a student at West Jefferson.

Down the hall, a line of enthusiastic first and second-graders step up to a miniature hand brake device to bend a small sheet of steel into something “super cool,” like a tablet or notebook holder.

ents, says she’s helping kids understand there’s more than one path to a fun and exciting career.

“Today, we’re giving them an idea about the skilled trades and alternative career paths,” said Hubbard.

“We think early education is important to get them thinking about different things they can do with their life.”

In other rooms, students learn basic code-breaking skills from a national security expert, how to create a podcast, administer first aid to teddy bears and how Denver Water

“gets the yuck out” of what we drink.

Not all presentations had to do with future careers. Many adults came to speak about their hobbies and what they do for fun. Heath Geuke brought a child-sized dirt bike to discuss how riding can instill independence and competence in young kids.

“You’re gonna crash, but you’re gonna find that you can get back up, get back on it, and you can overcome, become better than what you were,” said Gueke.

Harrison wouldn’t have it any other way.

“We love seeing the excitement on the kids’ faces and giving them a chance to learn about the ways they can become a part of this amazing community,” she said.

The Conifer Rotary will host a free mental wellness and health fair Feb. 17. MindFest-Living Your Best Life is planned from 9 a.m. to 2 p.m. at Our Lady of Pines Church. And it has clearly struck a chord — drawing more prospective organizations than planners can accommodate.

“We have 100% of our tables full,” said Yvonne Lipson, secretary of the Conifer Rotary. “We’ve had to turn away a number of vendors at this point because we have no more space.”

The Rotary is responding to a great and often unvoiced need. In the U.S., a recent Gallup poll shows depression rates have reached an all-time recorded high, and loneliness is considered a national epidemic. Other studies show suicide is the leading cause of death in Coloradans aged 10-18. In rural areas, studies show higher rates of both depression and anxiety, with typically fewer options for care.

MindFest aims to help bridge that gap, as well as educate and even entertain participants — all at no cost.

“In doing the research, we found the biggest reason people don’t get the help they need is access to care,” said Lipson, a retired family physician. “That can be geographical or financial. A lot of the organizations that will be represented at MindFest offer low- and reduced-cost therapy.

“Our goal is to equip our communities with information and tools they can use immediately to promote their own mental wellbeing. We also want to reduce stigma and normalize the mental health conversation. You do not have to have a mental health issue to benefit from this.”

The day is designed to be a mix of activities and information, including some just for fun. Representatives from 30 organizations offering traditional and nontraditional mental health therapies will be on hand, including Resilience1220, Robbie’s

While Conifer Rotary is leading the event, volunteers from multiple area Rotary clubs, Conifer Newcomers and Neighbors, the National Charity League and Jefferson Unitarian Church will also lend a hand. The Conifer Rotary also received a $3,000 grant to help put on MindFest.

MindFest is intended to be an annual affair, Lipson said.

A slice of ’War and Peace’ comes to the Arvada Center

eo Tolstoy’s 1869 novel “War and Peace” is one of those towering cultural touchstones that almost everyone has heard of, even if they haven’t fully engaged with it. In the case of something this complex, there are ways to break it apart and make it more manageable.

A perfect example is “Natasha, Pierre & the Great Comet of 1812,” which is making its regional premiere at the Arvada Center. The show’s simplified approach involves focusing on just one portion of the novel. And adding the occasional sprinkling of club music.

“The show is an about 70-page chunk of the novel, set to what the composer would call electropop music, played by a band of actor instrumentalists,” said David Otto, who plays the role of Andrey in the production. “There are these rich, historical characters engaged in very intense human pursuits, and you have the interesting layers of very contemporary music played by the actors.”

The music direction is led by David Nehls and for performers like Otto, who have to create their characters while playing live music, the show presents a thoroughly unique challenge.

“It’s always such an amazing and fulfilling thing to be an actor and musician in the same show because you’re interacting with the audience in two different ways,” he said.

“It’s just a spectacularly fun layering of artistic elements.”

Coloradans for Metro District Reform is a volunteer group researching metro district abuse and advocating for protective reform. CMDR has been covering and responding to the Task Force’s

The task force was created last year and has 11 members chosen by the legislators and the governor.

Although labeled a “homeowners rights” task force, CMDR believes its membership is heavily skewed toward the developer industry. CMDR stated that three of the 11 task force members express positions reflecting resident interests. Two legisla-

tors serve on the Task Force (Representative Jennifer Parenti and Senator Julie Gonzales) as well as a county commissioner, five attorneys and a developer.

ing transparency, foreclosures, and interaction with HOAs. Future sessions will encompass governance and finances.

Speakers in each of the first three sessions have represented the developer industry. In the latest session, two task force members and Rep. Parenti observed that homeowner perspectives and interests had not yet been presented to the Task Force.

Though CMDR has not presented to the Task Force, it has published responses here: https://metrodistrictreform.org/metro-district-taskforce-1 Development industry interests have emphasized that metro districts make housing more affordable.

CMDR noted that no evidence has been presented to substantiate this claim. CMDR posits that metro districts make housing less affordable in practice and, they explain, that there is evidence many residents are actually paying twice for the cost of infrastructure in metro districts, that the cost of housing is actually higher in metro districts, and that the amount of debt and extended interest payments increase the cost of metro district housing even more.

CMDR does agree with the development industry’s position that there needs to be more transparency in metro districts. They observe however, that every effort CMDR has made to advance legislation requiring meaningful transparency has been opposed by the industry.

CMDR sent the Task Force a onepage disclosure of financial information; similar disclosures have been proposed to legislators and state agencies during the past three years. No action has been taken on CMDR’s proposal. CMDR has also recommended including disclo-

sures with the MLS listing and other points of contact when residents first start looking at homes in metro districts.

Instead, CMDR reports, the industry has advanced extremely weak transparency measures which are superficial and pay lip service to the effort. For example, CMDR explained, two recent transparency measures enacted by the legislature (at the request of the developer industry) included disclosing the metro district website in closing documents (the 11th hour of the transaction) and having a meeting once a year to answer questions about metro districts.

During the session on foreclosures and interaction with HOAs, one industry presenter acknowledged that metro districts have the power to initiate foreclosure proceedings against homeowners who fail to pay district fees and taxes. CMDR pointed out in their response that metro district bond investors also have these foreclosure-initiating powers.

CMDR further explained that bond prospectuses explain in detail how metro district bond investors can protect their investment by foreclosing on homes. CMDR noted this is a significant concession by the industry since one of the benefits the industry mistakenly claims for metro districts is that the investors, not the homeowners, bear the risk of failure.

When discussing metro districts serving HOA functions, one task force member noted that HOA homeowner protections do not apply to metro districts. CMDR agreed, noting developers should not be able to bypass HOA checks and balances by having metro districts perform HOA functions.

How local tattoo shops are shifting the culture in the Denver-area tattoo scene

rmed with steady hands and lamps strapped to their craniums, many female, non-binary and queer tattoo artists utilize their passion, personalities and perseverance to bring art to life, all the while shifting the culture of the Denver-area tattoo scene.

‘If you build it, they will come’

Owner of the Wolf Den Custom Tattoo Studio Ryane Rose said they built their shop, located at 6640 E Colfax Ave. in Denver, about seven years ago.

“It kind of came about by working at shop after shop that just kind of created an environment that didn’t feel as welcoming by default,” Rose said.

Rose said the culture was “masculine-driven” which isn’t a bad thing, but can leave “little room for other people to be expressive or exist.”

“So I think that’s where the toxic part of the culture came in. It was more suffocating than inviting,” Rose said.

They said they kept trying to find a studio that would support a welcoming and accepting mentality but couldn’t.

Thus the Wolf Den was born. The 37-year-old thought it would be difficult to find a complete staff of queer, non-binary or female tattoo artists. However, “if you build it they will come right,” Rose said.

“This entire seven years my inbox has been flooded with women and non-binary humans that have constantly reached out to work here with the same exact story,” Rose said.

The wolf pack

One woman was artist Meghan Donohue, who works with Rose as their apprentice.

Originally from Massachusetts, Donohue moved to Denver about a year and a half ago to

become a tattoo artist. She said she found the Wolf Den online.

Donohue’s favorite aspect of the Den is the experience it provides both artists and clients.

“It’s a place where we all really can emphasize our own strengths,” Donohue said. “The artists that work here all share a common strength of people skills which is something a lot of tattoo artists lack in the industry.”

The 25-year-old said she is still determining her style as a tattoo artist but she is versatile in that she does illustrative, realistic and fine line pieces.

Rose describes their style as a wide range because they love creating watercolor, fine line, geometric and abstract pieces. They also love the one-to-one connection with their clients.

“You get to take this concept that represents something that they value and then you get to give it a heartbeat collectively,” Rose said.

For Rose, the best aspect of the Wolf Den is the energy they’ve curated with their staff.

“We all genuinely care about each other and that’s a hard one in shops too because the culture really does drive in ‘You need to care for yourself,”’ Rose said. “If another artist takes art from you they’re taking food from you essentially.”

The name for their tattoo shop was inspired by an animal where females are the alphas and the group acts as a family.

“I wanted a wolf pack,” Rose said. “I wanted people who took care of each other. We’re all stronger together and we can all eat together.”

Macy Zerbe, 26, became a member of the pack in June 2023 and they said they love the “chill vibe” at the Den. “I feel everybody is pretty about community and making a welcoming space that tattoo shops don’t always have,” Zerbe said.

Rose runs their business with their wife Jess Rose, who handles the day-to-day operation of the shop and elevates the business.

“When you’re in love and that person is your partner and your soul mate they’re going to enrich your life in every single aspect,” Rose said. “So the Den is no exception. She brings a perspective from a stylistic point of view.”

Jess is a leather artist and along with her own business, she said her role in the pack is the “lady behind the scenes making things happen.”

“When I met Ryane, I saw their vision and I knew where they wanted to take it,” Jess said. “I definitely feel like I am always here to see those visions through.”

Jess said there are various ways the Wolf Den is shifting the industry from its representation to its atmosphere and products.

“Already (Ryane was) changing the industry by creating a space where there was an owner that was far different than a heterosexual white male owning a shop,” Jess said.

Mele Lucero is another member and tattoo artist in the pack and she said she loves making “weird trippy” pieces.

Lucero said the Den is unique in that she is supported as a female tattoo artist by her peers and mentors.

“They just want you to grow,” Lucero said. “I felt like with my old (shop) it was like a debt to be owed to them and then coming to the Wolf Den they just continue to push me and grow my style and (to) just be me.”

Jess said the Den provides eco-friendly products which isn’t common in other shops. Ryane said the shop is 90% plastic-free, but there’s a goal to up that another 5%.

Going forward, Rose said they hope to both maintain the stability of the Den and continue to grow its presence.

Bird’s Nest

Striving to also provide a different atmosphere for their clients and fellow creators is tattoo artist Lora Bird.

Bird created the Nest Art Collective, located at 7460 W 38th Ave. in Wheat Ridge, which is a space for queer, femme, nonbinary or neurodivergent artists and clients alike.

“I would describe it as a haven for people who need a little bit more accommodation during their appointment,” Bird said.

“We do our best to make sure everybody has the right lighting, the right sound level, the right privacy to feel as comfortable as possible during a pretty uncomfortable procedure.”

Bird was searching for a space that would support them as an artist and accommodate their needs as a neurodivergent person.

“The shop that I learned in was a very open space, which there is nothing wrong with that and some people thrive in that environment, but with me having ADHD and newly diagnosed autism, it ended up being a little bit harder for me to focus on the art and my client,” Bird said.

The tattoo artist of six years said the chaos of the shop was overwhelming.

“I wanted to work in a space where I was able to control the environment a little more and after searching around through some studios and keeping my eyes peeled for someplace I wanted to work I realized that doesn’t really exist,” Bird said.

Therefore, Bird built the Nest from the ground up.

Bird was inspired to model their shop after a “salon suite” which they worked in for about a year.

Bird explained a salon suite is a rented amount of space with pods of individual businesses such as a hair salon, a nail salon and makeup artist.

The Nest opened its doors in 2021 and Bird said at the moment, the shop is full of artists who all have their own space.

Additionally, Bird said while artists technically work for them, the artists are in charge of their own booking, scheduling, pricing and setting up

“They are all individual business owners and they really do find and work with people that want to work with them which is just such a wonderful thing in tattooing,” Bird said. “They curate the space to be comfortable for them and by proxy it’s comfortable for their clients.”

“We all have more than enough clients to go around and because we’re not competing with each other and because we all do care about each other and our community there’s a lot of helping each other and lifting each other up,” Bump said.

Bird describes their art style as illustrative woodcut which is similar to “old medieval etchings.”

Bird said they feel like they’re flipping the “traditional idea of tattooing” with the Nest and shifting the industry from sole artist control to clientfriendly.

Tattoo artist and 29-year-old Mikayla Riley said there are so many aspects that she loves about the Nest, the biggest being the sense of community.

“I think it’s very unique in that tattooing, like so many industries, is traditionally so male-dominated and lots of people have not been welcomed in this industry in the past, and here we’re so far in the opposite direction,” Riley said. “Anyone is welcome here to get a tattoo.”

Bird said all 13 people in the Nest “gel well” together regardless of their different personalities and styles.

“The overarching take here is in my mind this newer generation of tattoo artists is just more kind,” Bird said.

Going forward, Bird hopes to “ride out this thing” they built and just see what happens next.

“It really is currently my life’s work and I would rather just maybe not push for more and just enjoy what I have,” Bird said.

SOUTH JEFFCO – Although visibly undamaged, the complainant told deputies his neighbor pushed him down the stairs. The deputies offered to summon medical assistance, but he shrugged them off. The complainant said his upstairs neighbor is forever raising a ruckus, and he went upstairs and told his neighbor to pipe down or he’d call the cops.

“What would the cops get us for?” his neighbor scoffed. “Disturbing the peace,” the complainant said.

“I’ll show you disturbing the peace!” his neighbor growled and allegedly pushed him down the stairs. Again, the officers suggested medical evaluation, but the complainant would have none of it. Deputies spoke to several other residents, many who recalled hearing a brief exchange of words near the stairs, but none who remembered specific dialogue or seeing bodies tumbling down stairways. For his part, the complainant’s neighbor told deputies the complainant had pushed his way in the door and poked his chest, and that he’d merely pushed the complainant out again and closed the door behind him. Unable to verify either account, deputies had no choice but to close the case. “It’s gonna’ escalate,” the complainant warned them. “I’m telling ya’.” The officers explained that he was free to seek a restraining order against his neighbor, but that they could find no evidence of a crime. “I’m gonna’ have to seek medical treatment for my hand now,” the complainant sighed, sadly, but bravely. One last time, the officers volunteered to whistle up an EMT. The complainant declined the offer.

It’s only funny if they get it

CONIFER – It’s not often that deputies get called out to document a document, but that’s pretty much what happened when a self-described “process server” knocked on Rex’s door and handed him a onepage surprise. It was a “PROTECTIVE ORDER” issued by the “712th Nonjudicial Court” which strictly forbade Rex from engaging in “accessive comunnication” with his exgirlfriend, Roxy. Rex was surprised, first because he and Roxy still got along quite well and spoke together frequently, and second because the “712th Nonjudicial Court” apparently employs illiterate howler monkeys to prepare its legal documents. Rex called Roxy, who assured him she hadn’t commissioned the obvious

fraud, and then called JCSO for a deputy’s opinion of it. After examining the page, the officer asked Rex if he knew of anyone who might want to curtail “excessive communication” between himself and Roxy. Rex didn’t, and suspected the order was somebody’s idea of a prank. The deputy suspected the prankster might have found the template LegalFakes. com, and in any case assured Rex that it carried no legal weight. Rex promised the officer he would remain in assiduous noncompliance with the order’s instructions.

Stone-washed and stone-cold

EVERGREEN – Stepmom called JCSO to report a pair of blue jeans stolen. Six weeks before, Stepmom told deputies, her stepdaughter had accused her of stealing a pair of her jeans, which charge Stepmom did and does deny. Six weeks later, Stepmom came home to discover a pair of her prized Miss Me jeans missing from the laundry hamper in the master bedroom and concluded that Stepdaughter had filched them in unjust retaliation. Questioned by officers, Stepdaughter denied taking the jeans and freely permitted a search of her effects, which came up empty. Stepmom suggested they question her step-niece as a possible accomplice, but that lead didn’t pan out, either, leaving Stepmom’s case looking a bit threadbare.

Indecorously dumped décor

EVERGREEN – The late news broadcast was just wrapping up on the night of Dec. 28 when the Meadow Drive site manager called JCSO about indecorously dumped décor.

About an hour earlier, he told deputies, a black Dodge Ram pulled up behind the thrift store and three men “very quickly” off-loaded a passel of pre-owned household appointments, despite several large and somewhat strident signs forbidding thrift store deposits “after hours.”

The manager didn’t recognize the dastardly donors, and surveillance cameras couldn’t capture their license plate number, so the furtive furniture foisters remain free.

Sheriff ’s Calls is intended as a humorous take on some of the incident call records of the Jefferson County Sheriff ’s Office for the mountain communities. Names and identifying details have been changed, including the writer’s name, which is a pseudonym. All individuals are innocent until proven guilty.

and locations for them in the park.

Once it’s drafted, the EPRD board will bring that conceptual plan back to the public.

“We’ll have another community checkpoint, probably in May,” Cohen said. “Our concept is to have it outside in the park where you can visit stations that show what we might envision there.”

Thanks to district voters, EPRD has the money to make those visions a reality. In November 2023, voters approved a property tax extension that will generate about $1.3 million a year in additional revenue for the district. The funds will be used for Buchanan Park improvements, as well as district maintenance and expanding services.

Buchanan Park is particularly significant because it represents more than half the 78 acres EPRD owns.

“We know it’s super important to

the community, and not just from an acreage standpoint,” Cohen said. “It’s really the only place we own and control that we can activate for the community.

“It’s already an activity center with a bustling recreation center, heavily used walking trail and it hosts a good deal of community events,” she continued. “It’s also accessible to several neighborhoods and different age groups. It’s an ideal location for a community park.”

Efforts to create the park began in 1994, and voters approved three bond issues over the years to help acquire park land and to build the rec center. With the November vote, Cohen said residents want to bring the long-held dream of a community gathering place to life.

“A lot of solid planning precedes this effort,” she said. “But the approval of the ballot measure showed us people are ready for action.”

Meeting on the court Wednesday night for a league matchup were the Wheat Ridge Farmers and the Evergreen Cougars. The Cougars showed dominance over

the Farmers with a 58-44 victory on the road.

The Cougars increased their season record to 7-11 overall with a 4-3 league record. Consequently, the Farmers fell to 4-15 with a 2-6 league record.

Evergreen is currently in 6th place in the 5A/4A Jeffco league standings.

“We’re pretty young and lost a lot of really close games in the first half (of the season),” Evergreen Coach Hal Farmwald said. “I feel like we are kind of putting it to-

gether right now, getting better every day. I feel like the future is bright.”

Wheat Ridge is now in eighth place in the 5A/4A Jeffco league standings.

“We’re just trying to put four quarters together right now,” Farmers Coach Vince Dowd said.

“We’re young; we only have one senior. We’re finding continuity on offense and figuring out who’s going to be our players next year.”

That senior is Nick Dalton.

“I’m kind of like a lone cowboy

out there,” Dalton joked after the match.

In the first quarter of the match, the Cougars came out strong offensively and scored 22 points to the Farmers’ nine points. But the Farmers were able to enter the bonus towards the end of the quarter.

The second quarter was mostly the same, making it difficult for the Farmers to overcome the Cougars’ attacks. Although the pace of SEE BASKETBALL, P19

the scoring spread was slowed, the Cougars were able to maintain the higher score at halftime (33-19).

Throughout the third quarter, the Farmers found a renewed sense of energy on offense and continued to slow down the Cougars as they sped up their scoring. This quarter was the Farmers’ highest point production; they scored 19 points to the Cougars’ 12 points.

Still, the Cougars remained the leader with a score of 45-38. Both teams were able to enter the bonus in the third.

Sophomore Lukas McCanna was a force for Evergreen. McCanna has the highest shooting percentage for his team, which, as he says, “has become what I am supposed to do out there.”

Looking forward, he forecasts

that the upcoming years will be strong years for the team.

“I think in the upcoming years we’re going to be really good and very hard to stop,” McCanna said.

In the final quarter, the Farmers were unable to keep up the pace that they had found in the second and third and scored only six points against the Cougars, who scored 13.

Both teams were in the bonus, and due to the close score, each team was paying close attention not to commit fouls. Evergreen held on.

The Cougars are enjoying a fouryear dominance over the Farmers.

Wheat Ridge will travel to play against the 1-14 Alameda Pirates on Saturday, Feb 3. Evergreen will be at home for their match against the 9-8 Green Mountain Rams on the same day.

CHARADES IN THE GARDEN

A playful way to edit your garden in winter

ow is the time to make plans for your garden before the frenzy of spring arrives.

Bundle up and take a walk outside to view your garden while it is stripped down to its bare bones.

This time of year, most of the leaves and blossoms have fallen away and you can clearly see the structural elements that hold the garden together. There are two things to look for when ‘winter editing’ your garden: mass and void.

Mass in the garden is something more solid and permanent, such as a boulder or dense shrub. Consider structures as well, such as trellises, planters, walls, pergolas, sculptures, etc. These are the framework of your garden. Ensure they fit together nicely in a balanced composition. Do you have too many garden gnomes crowding your view, or too few shrubs anchoring your planting?

How does the spacing feel? If these masses don’t look right together in the dead of winter, you probably can’t fix them with pretty flowers. If you are unsure what sort of structure your garden would benefit from, have a child or playful friend step into the garden and open their arms wide, like a tree, or crouch low, like a small shrub or stone. Play around with it and have fun. You could even use buckets, ladders, or outdoor fur-

niture as placeholders for rocks or trees.

Perhaps on a snowy day, you can make snow sculptures.

If you prefer pen and paper to charades, you can sketch out different shapes. This can apply to plants, particularly trees and shrubs, as well as built structures, such as arbors, pillars, etc.

Embrace void in the garden. Void is simply emptiness. It’s critical to have a balance of mass and void for a garden to feel right. Too many things in a garden can feel crowded, so make room for empty space. This could be a swathe of low planting, a flat surface cutting through plants, such as a path or water. It can also just be air.

Leave room to breathe. If you enjoy this sort of garden staging, you could use a tarp to represent a pond or a sunken gravel seating area, or patio cushions as steppingstones. Use whatever you have around the house — get creative!

After all this garden play, you should have a better understanding of what elements will complete your garden space. Take the time now to make good decisions before spring fever hits. If you can get the balance of mass and void, and good structural elements designed to look appropriate in winter, your garden

300 college dropouts to get associate degrees

The Bureau of Labor Statistics shows that students who have completed some college, but did not earn a degree make about $935 a week on average. Meanwhile, an associate degree increases weekly pay by about $70 more a week.

The governor’s office said the program also increases the number of Coloradans with a degree or certificate and helps them secure employment in higher paying careers. The program also may entice former students to return to college, the release says.

Lawmakers and school officials across the state have applauded the impact of the program.

“I heard one graduate tell her mother that her coursework wasn’t for nothing,” Meyers said in the news release. “It was worth the investment.”

Colorado state leaders are celebrating the first 300 students to receive an associate degree through a program meant to award students who earned at least 70 college credits but never finished their four-year degree.

Colorado is believed to be one of the first states in the country to offer this type of program, which was launched in 2021 through $1 million in pandemic relief funds.

The state estimates that more than 25,000 former college students statewide may be eligible for an associate degree under the Colorado ReEngaged Initiative, or CORE. Several thousand students are also expected to become eligible to take part in the program each year, according to a news release from Gov. Jared Polis’ office.

“CORE is a great opportunity for Coloradans to get a degree and advance their careers,” Polis said in the release. “So many Coloradans who are forced by their circumstances to step away from education have invested so much time and money, yet don’t have the degree to reflect their hard work. I am proud that Colorado is providing students and institutions with the tools they need to help Coloradans get degrees and

Forest Service seeking comments on old-growth logging restrictions

The timber industry is pushing back against the Biden administration’s proposal to limit commercial logging in the nation’s last old-growth forests.

The move announced last month would put restrictions on harvesting within a small fraction of lands managed by the U.S. Forest Service.

Josh Hicks, conservation director for The Wilderness Society, sees the proposal as an important step to conserve the remaining 8% of old-growth forests so they can do what they do best: store carbon and stabilize ecosystems.

“After centuries of logging, and now

more recently climate-driven impacts from severe wildfire and drought, there’s not a lot of old growth left in the country or in Colorado,” Hicks pointed out. “It’s just a fraction of what it used to be.”

Forests absorb carbon pollution directly from the air, and are seen as an important tool for mitigating climate change. But industry groups worry the proposal will prompt lawsuits aiming to block logging projects, including those seen as necessary to reduce the scale of wildfires. Some environmental groups say protections should be extended to mature forests currently managed for timber production.

Hicks acknowledged the new pro-

posal, which is open to public comment through Feb. 2, will need industry to help clear out heavy fuel loads which can lead to bigger and more powerful wildfires. But he noted economics will no longer be the driving factor in some forest management decisions.

Managers would prioritize ecological concerns involving old growth conservation.

“The younger trees that come out of the forest to reduce the fuel loads, the companies that pick up these contracts can still find economic value for this,” Hicks contended. “This is not to remove industry, and in fact I feel like industry is part of the solution here.”

Old-growth forests are home to an

abundance of diverse plant and animal species, and Hicks argued keeping the ecosystems intact can help preserve biodiversity as the fallout from climate change takes hold. He added the new policy would not only conserve the last stands of old growth, it will also foster the creation of more old-growth forests for future generations.

“We are facing an extinction crisis,” Hicks stressed. “Given that these oldgrowth forests are more resilient to these climate stressors, they will become increasingly important for the survival of many species. “ This story comes via The Associated Press’ Storyshare, of which Colorado Community Media is a member.

Restoring local history a sign of the times

“Booger Red,” Lakewood’s antique fire truck needed a make-over before going on public view as part of the permanent exhibit at Heritage Lakewood Belmar Park’s 20th century museum. The wording on the side of the truck’s red doors had faded and needed to be restored according to the time period and font style of the 1930s, when it was first commissioned.

Prior to Lakewood being incorporated as a City (in 1969) Lakewood’s first fire station was originally located on West Colfax Avenue near Wadsworth and was built in 1938.

Booger Red was the first firetruck purchased from local business support and an annual Fireman’s Ball.

From their home garage in the suburbs, the Polzin family–father Larry and daughters Jess and Sarah– who produce and restore iconic, vintage signs from around Colorado, stepped in. Their business, Stargazer Creations, is one of the few to use hand-drawn painting methods that were most recently put to use restoring the truck’s antique fire doors.

“When we first talked with the City of Lakewood about their firetruck I envisioned a turn of the century beauty with pinstripes and gold leaf and ‘fadoozles’ all over its shiny red paint job,” said Larry Polzin.

“When we actually saw the truck, we were brought back to reality, as

this wasn’t a ‘classic showboat’ but a work horse that had been driven hard and probably had some amazing tales attached to it,” he said.

Restoring the truck meant removing the doors and taking them to the garage workshop, matching the specific hue of the antique red and imitating the original font’s dropshadow lettering.

“This font was not in our vast library, so we had to rely on the tiniest hints of its existence still left on the door and replicate it based on what remained,” said Jess Polzin of restoring the truck.

The District Board of Directors anticipates meeting February 21, 2024 during which the Board will consider a short list of one or more, but no more than five, qualified firms which the District believes to be the most qualified pursuant C.R.S. Section 32-1-1805(2). Step Two: The short list selections will receive a Request for Proposal and will submit a detailed Proposal for the CM/ GC Contract for the Owner’s consideration. The Owner, at its discretion, may elect to conduct Interviews after receiving Proposals. Points previously awarded during step one and step two of the selection process may be adjusted based on information obtained during the Interview. Selection criteria and scoring included in the Request for Qualifications will be used to determine the final rankings of Proposers for award of the CM/

GC Contract. The Owner will evaluate these rankings, along with other information, to select the most highly qualified Proposer.

A longtime sign maker and artist, Polzin launched the business with his two daughters in 2007 in honor of his son, John, who passed away that year.

“He was enigmatic, and had an incredible passion for life,” Jess Polzin said of her brother.

Through their work focusing on the handcrafting of signs, rather than through mass-production, the Polzins hope to bring art into the every day.

As for Booger–so called because it was “a ‘booger’ to drive,” according to Betsy Bowers, who commissioned the truck’s restoration for Lakewood–it will make special appearances at Heritage Lakewood Belmar, and will next be on display at the Annual Rockin’ Block party in June.

Visitors can also request to see the truck be viewed as requested at the museum’s private tours.

Building trends to blame for Marshall fire, experts say

Wildland-urban fire disasters, including the Marshall Fire in Boulder County that killed two people and destroyed over a thousand homes, are not actually a wildfire problem, according to new analysis published in the journal Proceedings of the National Academy of Sciences.

Report co-author Dave Calkin said these events are actually urban fires that just happened to be sparked by wildfire. To prevent future disasters, communities need to address what makes buildings

vulnerable to ignition.

“It becomes a matter of how the community is designed, and how the structures are built, and their immediate surroundings that really define survivability,” said Calkin.

A series of large-scale fires - including the Camp Fire in Paradise, California that killed 85, the fire in Lahaina, Hawaii that killed 98, and others - may have started where human development borders on wilderness areas. But under dry and windy conditions, homes and other structures quickly became fuel that helped fire spread rapidly and consume more buildings.

overwhelmed firefighting efforts, Calkin said the work to make neighborhoods less vulnerable needs to be an all hands on deck effort.

Insurance companies, which have started denying coverage after facing significant losses, also need to be at the table.

“It’s going to take support from all levels of government,” said Calkin.

“And it’s going to take engagement from the insurance industry, and most importantly, the homeowners themselves.”

Calkin said reducing fire risk in a changing climate will require a better understanding of wildfire behavior, and the materials and

vegetation that make buildings tinder-boxes. Better evacuation planning is also critical.

Calkin added what makes resilience work in Southern California or Montana may be very different from what will work in Colorado.

“Creating resilient communities both to wildfire and to climate change is going to require local solutions,” said Calkin. “But it’s going to require state and national level commitments to supporting those local solutions.”
