Housing prices soar beyond income growth Denver metro area homes ‘overvalued,’ report says

rates and housing prices keep rising alongside each other, that will worsen affordability issues.”

A family looking to buy the same house today as a year ago would see its price up by 8 percent, Nothaft said, and its mortgage rate up a percentage point, translating to a 20 percent higher monthly payment than last year.

“But incomes sure aren’t up 20 percent from a year ago,” Nothaft said.

Housing prices in the Denver area are starting to stretch the limits of what the market can feasibly support, according to new research from CoreLogic, a California-based real estate analytics firm.

Denver’s housing stock is “generally overvalued,” CoreLogic found, meaning that the ratio of housing prices to income now exceeds 10 percent of the historical norm going back 40 years.

“Housing prices (in the Denver area) have risen 83 percent since their (low point) during the Great Recession,” said Frank Nothaft, CoreLogic’s chief economist.

The Denver metro area’s median household income, however, has grown roughly 12 percent in the same period, to around $71,000, according to Census data. In May, the median sales price of a single-family home in the area hit an all-time high of $455,000.

“Even in just the past year, the home price index is up 8 percent,” Nothaft said. “Incomes just aren’t following pace.”

Denver isn’t alone in watching home prices soar above income

Home prices in the Denver metro area are rising far faster than incomes, experts say.

“The average 30-year fixed rate is 4.7 percent, which is still low, but that’s up a percentage point from a year ago,” Nothaft said. “If mortgage

A neighborhood story The affordability situation is different depending on where you look, said Steve Danyliw, chair of the Denver Metro Association of Realtors’ Market Trends Committee.

“When you drill down into neighborhoods, you see significant variation,” Danyliw said. “All real estate is local.”

Median housing prices in the 80237 ZIP code, which surrounds the area of I-25 and I-225, near the Denver Tech Center, are up 39.9 percent yearover-year in the first four months of 2018, Danyliw said. In contrast, median prices are down 13.3 percent in the 80235 ZIP code, which straddles South Wadsworth Boulevard south of Hampden Avenue.

Overall, four Denver-area ZIP codes jumped more than 30 percent since last year, while two experienced a drop, Danyliw said.

Still, just because a housing market is considered “overvalued” doesn’t mean prices are in danger of crashing like they did in the Great Recession, Danyliw said.

“If you compare 2008 to now, it’s significantly different,” Danyliw said.

“It’s a supply-and-demand scenario.

In 2007 and 2008, our vacant housing inventory was at record highs, with almost 30,000 listings in the metro area. Right now we’re at 5,100. We just don’t have the inventory that would change that supply-and-demand piece.”

The higher-end market may begin to cool, Danyliw said, as the ratio of luxury units coming onto the market catches up with those going under contract.

“Instead of two or three ZIP codes with median price drops, we could potentially see 10 or 15,” he said.

Other factors may come to bear on the housing market: a steady increase in gas prices can redirect family incomes, Danyliw said.

High prices may be sending young people elsewhere to buy their first homes, he said.

“We’re getting to the point where home prices have gotten so high that they outweigh the desirability of living here,” Danyliw said.

The end result of the Denver area’s housing issues might be a general cooling of the market, Danyliw said, especially if condo construction picks up in the face of reforms to the state’s decade-old construction defects law and eases the first-time homebuyer bottleneck, Danyliw said.

“2018 will still be a banner year, but it might not be a record-breaking year,” Danyliw said.

Buyers utilizing first-time homebuyer grants or Federal Housing Administration loans may see themselves outmaneuvered by full-price cash buyers or traditional buyers, McCambridge said.

Buyers who can put 20 percent down on a house will find their bids far more attractive, McCambridge said, though 20 percent of a medianprice, single-family home in the Denver area is now more than $90,000.

Low inventory and high prices mean first-time buyers may need to make tough choices.

“One of the hardest things to do in this market is to be confident about the property you want to buy,” McCambridge said. “Is it in the part of town you want to be in? Does it have the features you want?”

Seeking out personal connections with sellers or finding sellers interested in maintaining a family atmosphere on their block can help, McCambridge said.

Still, some would-be buyers just won’t be able to pull it off here, McCambridge said.

“Some definitely end up just discouraged,” McCambridge said.

Street fixes, Quincy Avenue widening on way Bottleneck near South Reservoir Road to be eased; repairs planned around city

The puzzling shift on East Quincy Avenue from six lanes down to two as drivers pass South Reservoir Road going east will soon be a headscratcher of the past, and several streets throughout Centennial will have cracks sealed and undergo other updates.

“Letters are sent to residents prior to the concrete-rehabilitation process,” said Michael Terry, Centennial’s street-rehabilitation manager. “Letters are also sent prior to the hot in-place recycling, surface treatment and mill (and) overlay treatment.”

Several kinds of street repair will be applied on streets mostly in the west and far northeast parts of the city, according to Centennial’s online maps. Those will include hot in-place recycling, where existing pavement is heated, remixed, placed in the same spot and topped with new asphalt; mill-and-overlay treatment, where the surface is removed and replaced with new asphalt; and slurry-seal surface treatment, where streets with less severe distress are sealed with a mixture of asphalt, water and other additives.

Streets receiving the hot in-place recycling and mill and overlay will also undergo concrete rehabilitation, which repairs broken curbs, gutters, sidewalks and other concrete structures. Curb ramps will be repaired and brought to current standards under the Americans with Disabilities Act, or ADA, according to the city’s website.

More widespread will be crack sealing — streets spread throughout the city that are still in good condition

The type of treatment that a street gets depends on what kind of road it is, citizen complaints, inspections, work completed in the area in previous years and the pavement-condition index, which is provided by a pavement survey done every three years since 2009, Terry said.

All work this year will move gradually from the west side of the city to the east. Some prominent roads scheduled for work include East Arapahoe Road near South Broadway, South Colorado Boulevard between East Arapahoe and Dry Creek roads, and East County Line Road from South Quebec Street to Interstate 25.

door, a social-media site for residents of a common area, is also used by the city to supply schedules of streets based on the three-week outlook provided by the contractor performing the repairs.

The crack-seal contractor began working in late May and planned to finish 60 miles of roadway in the following six weeks under a mobile operation that will flag traffic through the work areas, Terry said.

Farther east, Quincy Avenue will be widened at a bottleneck that sits mostly along a few blocks where Centennial’s border stretches north to reach that street.

The thin stretch between Reservoir Road and Himalaya Street will be widened to six lanes, with a sidewalk and street lights added. The work is intended to reduce congestion and improve safety through the area for cars

and pedestrians, the city’s website said. The City of Aurora, whose border also runs along the road, leads the project with involvement and support from Centennial. It began May 23.

Normal working hours will generally be 7:30 a.m.-4 p.m. Monday through Friday. Quincy Avenue will remain open to traffic during construction, but alternate routes are advised, the website said. Detours will be in place during the project, which is expected to run through November, said Kelsey Deckert, an engineer with the city.

The current detour involves a closure on South Flanders Street and a suggested route along Reservoir Road and Himalaya Street. The closure will move to South Genoa Street from late August through October, Deckert said.

Primary election open to unaffiliated voters Ballots must be received by county by 7 p.m. June 26

Unaffiliated voters can now participate in the June 26 primary election, which will choose which Republican and Democratic candidates move forward to the general election in November. That’s thanks to the passing of Proposition 108 in 2016.

But there’s one crucial point to remember: Unaffiliated voters may only participate in one primary, meaning they cannot vote in both parties’ races. The Colorado Secretary of State’s Office reminds voters to return only the Republican or the Democratic ballot — if they return both, neither will count.

Voting with the ballot of a political party does not affiliate a voter with either party, according to the office.

Ballots were to be mailed beginning June 4 to active registered voters. Arapahoe County must receive ballots by 7 p.m. June 26 to be counted, according to the county clerk and recorder’s office.

Postmarks do not count as received. It recommends returning the mail ballots by June 19 to ensure they arrive on time. Voters can also go to a ballot dropoff box — visit arapahoevotes.com/ballot-drop-offlocations to find locations. Those are open until 7 p.m. June 26.

From June 18-26, voters can visit a voter service and polling center, where they can register to vote in person, update voter registration, drop off or request a ballot, replace a damaged ballot, or vote on an electronic tablet.

The primary election includes candidates for the United States House of Representatives; state races, including governor, attorney general, the state House and board of education; and county

races, such as assessor, sheriff and county commissioner.

Unaffiliated voters make up the largest group of registered voters in Arapahoe County, with about 162,700 registered. Democrats measure in at about 138,900, and about 113,800 are Republicans, according to the county clerk and recorder’s office’s website.

Voters affiliated with a minor political party — such as the American Constitution, Green or Libertarian parties — will not receive a mail ballot unless their party holds a primary election, according to the Secretary of State’s Office. About 7,200 voters are registered to minor parties, according to the clerk and recorder’s office.

COURTESY IMAGE Coming fast “The timeline is to break ground in early summer and to be open late in 2018,” said Ross, who established his first location, the Randy Ross Tennis Center, at the Hilton Denver Inverness hotel just a few minutes west of the new location.

The cost to build the Randy Ross Tennis Center at Dove Valley is $6.2 million, and the square footage will be 58,580.

An ‘underserved’ area The Denver metro area is underserved in terms of indoor-tennis facilities, Ross said.

“Given the population combined with the popularity of tennis here, there is a need for more indoor courts,” Ross said. “The City of Arvada just opened a four-court facility. There is a six-court club under construction in Parker. The University of Denver partnered with (Denver Public Schools) to build a seven-court

indoor and six-court outdoor facility that will open this fall. And that won’t be enough to satisfy the need.”

Pulling out all the stops The facility will bring six tennis courts and what Ross calls the “best playing and viewing environment” in the Denver area, complete with a 49-foot ceiling, air conditioning, locker rooms and a 2,880-square-foot mezzanine viewing area with a kitchen.

That area in the center of the building will overlook three tennis courts on each side and include seating for social gatherings after matches and to watch the action on the courts.

The workout facility will be managed by Jason Brown and his business, Core Kinetics, and will feature cardio, weights, cable machines, Pilates, indoor turf and a 50-yard outdoor-fitness track. Massage therapy, physical therapy and personal trainers will service members’ training needs, Ross said.

Long time coming For the longtime coach, it’s a personal endeavor.

“In my tennis travels around the country, I have seen numerous facilities and would note what was good or bad about their design. I have designed many clubs over the years on a notepad while returning home on a plane,” Ross said. “Then, the time came when I decided I was going to go for it. With the help of a great group of investors, my dream is very close to becoming a reality.”

An indoor-tennis center with a $6 million price tag is coming soon to the Dove Valley area near Centennial, boasting six courts, a retail pro shop, workout facility, personal trainers, and a kitchen and social space for post-match celebrations and events.

The facility at 7760 S. Wheeling Court, near East Broncos Parkway and South Potomac Street, will sit in a wide-open area of undeveloped land next to Centennial Airport and Dove Valley Regional Park.

Randy Ross, the head boys tennis coach at Kent Denver School and the former varsity boys tennis coach at Cherry Creek High School, has led the Kent team to 10 state titles in the 4A league and won the Colorado High School Activities Association 4A Coach of the Year award twice.

He said he has always dreamed of owning a tennis club, and now that dream will bring a tennis facility to a metro area that puts tennis in high demand.

Here’s a few highlights to know about the upcoming facility.

Not the average Most other indoor-tennis facilities in the Denver area are part of an athletic club, Ross said.

“Therefore, the tennis member pays dues for facilities they may not wish to use. The Randy Ross Tennis Center is a tennis-only club that will emphasize an elite, professionally run tennis environment,” Ross said. The “facility design has a strong emphasis in social and viewing space — much more so than any other facility in Denver.

The club is aimed at tennis players of all ages and abilities, and staff will help members have a professional experience playing or getting better at the game, Ross said.

“It will be a fun place to be because tennis is a game, and games are meant to be fun,” Ross said. “But it will be serious fun — not recreation department-level fun.”

Lone Tree and South Metro Denver chambers align Consolidation means membership will grow to more than 800

The Lone Tree Chamber of Commerce will merge with the South Metro Denver Chamber effective in July.

According to a recent email to Lone Tree residents sent by Linda Kolstad, chair of the Lone Tree chamber’s board of directors, the South Metro chamber will retain its name. The “Lone Tree Business Coalition” will be seen as a Lone Tree-specific advisory board to the South Metro chamber.

Bob Golden, president and CEO of the South Metro chamber, referred to it as a “finger on the pulse” of the South Metro chamber workings.

“There is power in numbers,” Kolstad wrote in the email. “More members mean more opportunities to network, greater exposure for Chamber members and the ability to offer exceptional speakers (and) programming and business training.”

The South Metro chamber, which is based at the Streets at SouthGlenn shopping center in Centennial, will grow to about 835 members with the addition of the Lone Tree chamber’s roughly 135. The consolidation would allow for a wider range of networking opportunities and an expanded level of services to current Lone Tree chamber members. Those services include meetings and conferences with high-profile speakers and events like South Metro’s “The Tank,” a competition similar to the TV series “Shark Tank” in which nonprofits compete for a $20,000 prize.

Golden said despite relative size, the deal would not impede on the desires of any Lone Tree members.

“We have a responsibility to stay out in front of that and, I think, be sensitive to the type of things they may want and need that we may not be aware of,” Golden said. “It’d be very hard to find a scenario where it isn’t beneficial to do.”

The South Metro chamber is active in state legislation and has taken a collective position on more than 100 issues, from business-specific policies to transportation, according to Golden.

Lone Tree’s population of about 15,000 typically reaches nearly 30,000 during work days due to a large number of commuters and shoppers. The annexation of Park Meadows mall in 2006 and the growth of the Charles Schwab campus near I-25 on Lincoln

Avenue have allowed Lone Tree to develop into a metro-area economic powerhouse. The location and rapid expansion of the two areas, Golden said, makes for a fitting relationship.

“The most exciting part of all of this is Lone Tree,” Golden said.

“We’re sitting in such a vibrant, growing area.”

Jeff Howell, economic development director for the City of Lone Tree, said the Lone Tree Chamber of Commerce has not had a full staff for nearly a year. The process has been in the works for about the same amount of time. The enlarged chamber will have one staff and one membership system. “(It’s) beneficial to have a singular voice representing the business community,” Howell said.

Kolstad pointed to better representation in the South Metro chamber as a major benefit of the merger. She said special events and ribbon cuttings will continue and events will be hosted at the Lone Tree Arts Center and CU South Denver campus.

Colorado Community Media is the new owner of the popular monthly newspapers Life on Capitol Hill and The Washington Park Profile. By adding the two newspapers, as of May 25, CCM now owns 20 community publications across the Denver metro area.

The U.S. Supreme Court has ruled in favor of Lakewood’s Masterpiece Cakeshop in a case that LGBTQ advocates and religious freedom advocates alike have been eyeing closely.

Masterpiece owner Jack Phillips has been part of the passionate debate over religious freedom and equal rights since 2012, when he declined to make a custom wedding cake for same-sex couple Charlie Craig and David Mullins, citing his religious beliefs.

However, those looking for a sweeping decision on these larger issues may come away disappointed. In its 7-2 decicsion in the Masterpiece Cakeshop v. Colorado Civil Rights Commission case, the Supreme Court decided that the commission’s actions violated the Free Exercise Clause.

Justices Ginsburg and Sotomayor were the two dissenting voices in the ruling, which was issued on June 4, and Justice Anthony Kennedy wrote

Doctor says, “Stop hitting your hand with a hammer.”

That’s one of the oldest jokes I’ve ever stolen, but there is some wisdom in it, and I think it might have a contemporary application that would solve a number of problems.

I think we could do away with the national anthem, played or performed, before all athletic events, and not miss it.

What’s wrong with, “Play ball”?

Would it be traitorous?

I don’t think so. It’s simply a tradition. Not a mandate.

The anthem has been in the news ever since quarterback Colin Kaepernick took a knee. It’s in the news right now, because the National Football League has decided players must stand for it.

Good luck with that.

However, players can remain in the locker room.

ne of my favorite quotes is this, “The fruit we eat on the mountaintop was grown in the valley.” I have heard this quote many times and it is usually attributed to WINNING either Fred Smith WORDS or Billy Graham, and either way I would consider those very credible sources of information and inspiration.

And then there is another common philosophy Michael Norton about going after the low-hanging fruit in life and in business. Basically, that means that we look for those things that we can accomplish quickly and easily without too much effort or resistance.

And although I subscribe to the philosophy of tackling the most difficult tasks first, I am also a huge proponent of going after the low-hanging fruit as it builds confidence, momentum and success that can propel us forward towards the achievement of other goals and dreams.

A selling professional may have

some prospects and customers that are immediate candidates for their products and services. The fit is perfect for both the salesperson and the prospect or customer. The product or service solves a problem and is available within the budget.

Still takes effort, but typically the low-hanging fruit opportunities are a much easier climb than other more complicated and prolonged sales cycles.

When recruiting for a new position or a replacement position, and if we have been keeping an active recruiting funnel going, we can typically backfill a position or hire a new person relatively easily — more low-hanging fruit. Again, some effort will be required, but not quite as hard as if we started with zero candidates to choose from.

I have mentioned the word “effort” a few times now. Effort is important even when grabbing the low-hanging fruit because it is said that, “Talent without effort breeds mediocrity.” So, whether or not we are going after a big deal, hiring a new team member, or working on a large project or task, the amount of effort will determine our level of success.

Here’s to you, teachers, for everything you do

s the graduation tassels are turned and the celebratory cakes cut, a special thank-you to the teachers who make it all possible. Both of my daughters attended Littleton public schools since preschool. Our youngest, Sophie, graduated with thousands of young people comprising the class of 2018. I can’t imagine a better education than the one they received right here in our own neighborhood over the past 16 years.

Through preschool, elementary, middle and high school, teachers have quietly and heroically helped to expand our children’s understanding, improve their learning habits, create wonderful educational experiences and touch their lives in lasting and important ways.

There were times when we as parents had to do our part too.

Like the time our oldest, Grace, was in second grade and the principal canceled afternoon recess.

During our meeting, I explained how unstructured play is directly correlated to cognitive development in every evidenced based research study. It wasn’t until I threatened to organize a protest that he promised to reinstate the second recess for 8-year-olds.

My daughters learned to advocate for themselves and their own learning too. They participated in student walkouts, attended vigils for fallen classmates, and exercised

their voices both publicly and diplomatically. Exercising democracy remains the most significant purpose of public education.

While many parents may have been preoccupied with grades and test scores, we held a different wish Angela Engel for our children’s education. We firmly believed that the best preparation for a successful life is a beautiful childhood. That’s not an easy task as our world grows increasingly more complicated and divided.

On Dec. 13, 2013, I was parked across from Arapahoe High School waiting to pick up my daughter, when children in their bathing suits fled from the gymnasium and SWAT teams arrived in bulletproof vests scurrying out of unmarked vans. In the past eight years, eleven children in our Arapahoe High School community have been lost to gun violence, suicide, car accidents or cancer. As a community, there is no greater loss than the life of a child.

We collectively grieve the too-early passing of the ones who did not wear graduation robes and walk across the stage to receive a high school diploma.

I realize my suggestion won’t be taken seriously. With traditions come obstinacy, and a general unwillingness to change. In this case, over a nearly-impossible-to-sing song, that is a symbol, albeit a good symbol, of something that has nothing to do with what ensues. A game.

If the song doesn’t rise, the game will go on just as it would have, and there would be no recriminations.

Many times, I will hear people talk about the successes of other folks or businesses. They seem to think that magically these people and companies have just risen to the top out of pure luck or happenstance.

Margaret “Peggy” Louise Wyllie Green, 95, of Greenfield, Iowa died Thursday, April 26, 2018 in Greenfield. Margaret was born May 29, 1922, in Fontanelle, Iowa, married Forrest Green in 1938, and they moved to Denver in 1955.

Margaret is preceded in death by her husband, Forrest Green, her daughter, Sharon Craighead and her granddaughter Margo Green. She is survived by her sister, Leona Winslow of Milford, Iowa,

her daughter, Sandra Yeatts (George) of Montrose, Colorado, and her sons, Charles Green (Ginger) of Greenfield, Iowa, and Kevin Green (Jackie) of Littleton, Colorado. She leaves behind 12 grandchildren and 21 great-grandchildren.

In lieu of flowers, donations can be made to the American Lung Association. Graveside services will be Saturday, June 16 at 3 pm at Chapel Hill Cemetery in Centennial, Colorado.

ttend many festivals and large parties around the metro area, and there’s usually a dance component to them — everything from cultural and traditional to more modern styles.

But that is just a taste of Denver’s growing dance scene, so Meredith Hutson, executive director of Presenting Denver, wanted to find a way to showcase the many facets of the form.

t is easy to get swept up in all the glitz and celebrity when attending Denver Comic Con, but it’s the writers and artists who are responsible for creating the worlds we love to get lost in.

One of my favorite parts about the COMING is visiting AuATTRACTIONS con thors Alley, where writers are friendly and eager to discuss what exciting things they’ve been working on.

“I love meeting fans and finding new ones who are shopping around for their next favorite Clarke Reader author or series,” said local author Sue Duff. “I love doing giveaways and watching attendees get excited about magic props/tricks, disappearing ink and other magicrelated or super hero items I’ve found throughout the year.”

Duff recently completed her series, “The Weir Chronicles,” with the release of fifth book “Dim the Lights” this past February.

Fans can also participate in educating and enlightening panels, where their favorite authors will discuss everything from publishing tips to story origins. They’re usually game to answer questions from attendees as well.

“My favorite thing is the panels,” said local author Liv Hadden, who recently released the third edition of her thriller sci-fi novel, “In the Mind of Revenge.” “I love talking about books and craft with great writers and fans.”

Lone Tree announces eighth season The Lone Tree Arts Center is going beyond the theatrical with the announcement of its 2018-2019 season. This is the eighth season for the center, 10075 Commons St., which has grown in stature and draw in less than a decade.

For fans of the stage, the season kicks off in October with “Low Down Dirty Blues,” which features favorite blues tunes from the likes of Muddy Waters, Mae West, and Howlin’ Wolf. In December, audience favorite “Home for the Holidays” is back by popular demand.

And the final theatrical offering is “Beehive: The ‘60s Musical” in April.

The show is a tribute to female pop stars of the era, including Lesley Gore, Janis Joplin and Aretha Franklin.

Presenting Denver partnered with The Robert and Judi Newman Center for the Performing Arts to host the first Presenting Denver Dance Festival, which will be held on June 23 and 24. Performances will be held at the Newman Center, 2344 E. Iliff Ave. in Denver.

Festival Artists were selected by a pool of jurors, including Darrell r Anderson, visual artist; Laurence Anthony Curry, actor, dancer and choreographer; Mary Louise Lee, First Lady of Denver and accomplished performer; and Stephen W. Seifert, former Executive Director of the Newman Center for the Performing Arts.

The Main Stage concert, “New and Now,” will take place on both days in the Byron Flex Theatre. “New and Now” will be a concert of world premieres by Colorado artists Chadash Contemporary Dance Movement, Edgar L. Page, Gregory Gonzales, Hannah Kahn Dance Company, Helanius J. Wilkins, Kristen Demaree, Moraporvida Contemporary Dance, and The Schiff Dance Collective.

“It’s been a really great process for me, especially since I am also writing my own music and doing the costumes,” said Demaree. “This kind of project is one I’ve always wanted to do, but never had the opportunity before.”

For her world premiere piece, Demaree is taking ballet back to its roots by incorporating older dance forms like the tarantella and medieval dancing mania.

June 14. Guests are welcome to see remarkable paintings achieved by artists who have had a stroke. The exhibit will be at the Rocky Mountain Stroke Center, 5666 S. Bannock St., Littleton. Kahn said the chance to premiere a completely new work is rare and thrilling opportunity — and more than a little nerve-wracking.

“My work is usually pretty abstract, and this one is as well, but I would say it’s not a typical piece for me,” she said. “We don’t know if our pieces will be effective, but it’s an interesting challenge.”

In addition to “New and Now,” there will be a performance of “No Walls” at the Boettcher Center Lawn at 4:30 p.m. on June 23. This free, family friendly, outdoor concert will feature new and previously created works by additional local artists David Taylor’s Zikr Dance Ensemble, Mary Lynn Lewark, Maureen Breeze Dance Theater, Nile H. Russell, NuWorld Contemporary Danse Theatre, Parasol Arts, and Thomas Dance Project.

“As a choreographer, it’s a luxury to be able to just focus on the word side of things, instead of marketing and all that,” said Lewark. “It can be really daunting to put on together a show on your own, and it can be a leap of faith for the dancers.”

As the owner of Between the Bones dance studio, Lewark has recently been looking for ways to blend the forms of ballet and gaga, an Israel style of dance. The performance she’s doing is called “Bone House North,” and is inspired by words and images from Seamus Heaney’s poem “Bone Dreams.”

Kevin Gaël Thomas, artistic director and choreographer of Thomas Dance Project, has firsthand experience with Denver’s festival circuit, since he created the Thomas Dance Project to perform at these events.

But he’s also performed as a soloist with the Colorado Ballet.

“I want to create choreography that can inspire the community and serve a greater purpose,” Thomas explained. “I’m not a politician or a doctor, but I think using art to create humanitarian works can serve that

larger purpose.”

For his contribution to “No Walls,” Thomas will be performing “Requiem,” which uses the music of French jazz guitarist Django Reinhardt to express the sorrow and loss of the Holocaust.

For all the choreographers and dancers, the festival isn’t just an opportunity to perform — it is also

a chance to connect with peers and new audiences alike, and further along the goal of making Denver a dance hub.

“This is a great opportunity for all kinds of dancers to come together,” Demaree said. “I hope audiences will want to investigate and celebrate Denver’s dance world after seeing all we have.”

Summer music fest returns for 13th year STAFF REPORT

Music lovers again will converge on Civic Green Park for the 13th annual Highlands Ranch Music and Arts Festival.

The free, two-day family event features music groups performing jazz, swing, patriotic music, show tunes, movie music and classics. The event takes place June 23 and 24 at Civic Green Park and Amphitheater, 9370 Ridgeline Blvd., Highlands Ranch.

Festivities get under way at 11 a.m. both days, with the fun winding down at 7 p.m. Saturday and 6 p.m. Sunday.

Keepsake watch back with owner after mix-up Woman had turned to news media in attempt to track down sentimental piece from father

More than four months after a mix-up at a Highlands Ranch shop, a Centennial woman has gotten her keepsake watch back.

serviced — an employee said the other woman was getting a new battery for her father’s watch too — and Melchior saw what looked like her watch being given to the other customer.

Two employees tried to walk outside and catch the other woman to correct the mix-up, but she had already pulled away, Melchior said. The store couldn’t give Melchior her name or phone number because she had paid with a punch card that offers a reward system for repeat customers.

The watch is an old gift from Melchior’s father, who died in 1991 at age 61 after a three-month fight with brain cancer. It’s the only possession Melchior has left from her dad, aside from his wedding ring. Her grandson was to have the watch through her son, Melchior said.

After a long wait, Melchior got an email from the shop — it was a heart-

pounding moment that made her cry, she said. She picked up the watch May 31.

“The employee behind the counter was there the day it all happened,” Melchior said. “She asked if she could give me a hug. Of course, we both hugged a couple of times, and I had tears in my eyes. Overjoyed!”

Monica Barrett, manager at Right Time, announced that the other customer brought the watch back.

“The gal doesn’t use social media or pay attention to the local news,” Barrett said. “But, as we had hoped, when they went to put the watch on, they noticed it wasn’t the right one. She came back in and we traded it out for hers!”

Right Time had been helpful and offered to give Melchior a replacement watch, and Barrett checked in with her periodically after the mix-up, Melchior said. Melchior was hopeful that getting the word out would get the watch to turn up, and she still felt positive about the shop.

“It’s amazingly awesome that I have it back,” Melchior said.

Heritage went into the final two days of the Class 5A state baseball tournament at Denver’s All-City Stadium as the unbeaten team in the double-elimination tournament.

Heritage coach Ty Munro called it a good season and the Eagles were looking toward winning the ultimate after shutting out Mountain Range 7-0, whipping Pine Creek 12-2 and edging Arapahoe 7-4 in the first three games of the tournament to assure the chance to play for the state championship.

Continental League rival Mountain Vista blanked the Eagles 5-0 on May 26 but Heritage still was guaranteed a spot in the championship game on May 27. In the title game, Mountain Vista topped the Eagles 7-2 as the Eagles finished the season with a 19-7 record.

Heritage had 13 underclass players, including five freshman and sophomores, on its state tournament roster.

Munro, in his first season as the Eagles’ coach after coming from Rock Canyon, where he guided the Jaguars to the 2015 state crown, hinted this season could be a preview of things to come.

“It was my first year here and we’re trying to build something great and we played a ton of young kids,” he said. “We got better as the season went on. It was just a really good overall season. We tried to get as many kids as much experience and the seniors bought in. Next year we will be really good.”

The title game matched Mountain Vista’s pitching standout, senior left-hander Jack Liffrig, against Heritage senior ace Riley Egloff.

Egloff lasted four innings, giving up seven hits and seven runs as Vista scored six times in fourth inning.

First baseman Jon Zakhem had three hits and two runs batted in to spark the Golden Eagles’ offense in the title game, while Drew Stahl had a pair of singles and two RBIs. Liffrig allowed five hits and surrendered one earned run as Vista completed the season with a 27-1 record.

“Liffrig is tough and once you get behind it is tough,” said Munro. “All the wheels fell off for us in one inning. The fact of the matter is they

beat us three times. It’s really hard not to argue that they were the best team in the state. They were No.1 and we were No. 2 and it came down to that and the better team won.”

Liffrig induced 12 ground ball outs and three of the Eagles’ hits were ground balls just out of the reach of Vista infielders.

Junior Eric McNight and sophomore Connor Cummiskey each had a hit and a run batted in for Heritage in the championship game.

Mountain Vista, which suffered its only loss of the season in the first game of the tournament, won five straight games in the loser’s bracket as the top-seeded Golden Eagles claimed the school’s first baseball title.

“We did everything a baseball team could do to get here,” said Mountain Vista coach Ron Quintana. “This was a pretty talented team. That Arapahoe loss was bad timing but obviously it could have been worse timing to get that first loss.

“We got humbled a little bit and it fired the team up. We didn’t want to be here (championship game) just to be here. We want to be here to win. You get a piece of humble pie and everybody says you are not the favorite.”

fter five days of scrutinizing the state baseball tournaments at All-City Field, I have a few observations: • The facility is one of the best for high school baseball and it sure has changed since I played on the field decades ago.

There used to be bleachers around the field, which didn’t have grass on the infield surrounding the pitcher’s mound.

All-City is well groomed, well maintained and an excellent venue OVERTIME to host the most important games of the season.

A heavy rain fell the evening of May 28 after the 5A finals. Puddles were all around the perimeter of the stadium on Jim Benton May 29 prior to the start of one of the 4A Final Four games but the All-City ground crew arrived at 5:30 a.m. and the field was playable for the start of the 9 a.m. game.

The scoreboard didn’t work for the first 4A game between Valor Christian and Cheyenne Mountain on May 30 but Xcel came out, found the problem and the scoreboard was working for the second game.

One problem this spring has been finding a place to park and still allow enough time to walk to the field to see the first pitch.

The University of Denver purchased the land that used to be the west parking lot from the Denver Public School and is building a tennis facility. Fans, players, coaches, parents, media and well-wishers have to find places to park east of the field.

For years, I have parked in the lot near the softball field east of the field, but now people have discovered my spot.

• Crowds for the 5A Final Four games were good and some people watched standing on the concrete barriers just down the left-field line and other fans sat on cars parked beyond the outfield fence.

There were even people watching the games while standing on the piles of dirt located around the field.

Instead of Rockpile tickets like the Colorado Rockies sell, the CHSAA should have sold Dirtpile tickets.

• One thing that was evident in the four 5A games I saw and three 4A games is that pitchers were not shy about pitching inside to move back batters who tend to crowd the plate.

There were 16 batters hit by pitches in four 5A games and nine more in three 4A contests.

Some of the hit batters occurred because pitchers have to throw inside to get batters off the plate, lack of control results in hit batters, and the fact that in a double-elimination tournament you oftentimes have fourth- and fifth-line players on the mound is a factor.

• Valor Christian senior Luke Ziegler was the Eagles’ top pitcher last season with six wins and also hit .328, but he’s only played as a designated hitter this season.
