Preparing your home for sale is not a matter of taste, but of strategy! Making small but strategic decisions can result in selling your home for significantly more money. The reason for this is simple: buyers and agents often have little imagination. If a property looks appealing, they respond well. If it doesn’t, they simply walk away without even thinking of possible remedies. In fact, regardless of current market conditions, it has been shown time and time again that a wellprepared home will sell for a higher price and with fewer days on the market than unprepared properties. Yet reaping these returns does not have to be expensive.

Many fixes cost little and still dramatically enhance market response and value & anything that appears likely to bring a return on the investment is worth your consideration. An example of what I suggest for most properties are:

• A fresh interior paint job

• A good thorough deep clean

• Staging or Patrial Staging/Styling

• Updated light fixtures & cabinet hardware

• Refinishing wood floors and/or replacement of carpeting

I am always very cautious of your investment and will only suggest preparations that I believe will bring you the strongest returns! You would be surprised at how big of a difference these things can make! Our process involves assessing your home thoroughly, with you, prior to listing and we advise which preparation items we believe will maximize the presentation of the property. We compile that list into an easily digestible plan with a schedule that fits your timeline.
