REAL ESTATE

CMC GROUP’S VITA AT GROVE ISLE TOPS OFF CONSTRUCTION IN MIAMI’S COCONUT GROVE NEIGHBORHOOD

Rising on the exclusive private island of Grove Isle, the seven-story ultra-luxury waterfront condominium is expected to be completed by late 2025.

Grove Isle’s first new residential development in decades is one step closer to completion. Renowned real estate developer Ugo Colombo’s CMC Group has topped off construction of Vita at Grove Isle, a 65-unit ultra-luxury condominium on the 20acre private island of Grove Isle, situated just offshore of Miami’s Coconut Grove neighborhood. The seven-story boutique waterfront development, located at 5 Grove Isle Drive, is comprised of three interlinked buildings, artfully forming one unified structure. Vita at Grove Isle is slated for delivery in late 2025.

Vita at Grove Isle is seeing strong sales, with nearly 80 percent of its residences already presold and under hard contract. The majority of

the development’s buyers hail from the United States, showing strong domestic demand for newly built product as a primary residence in Coconut Grove, which has become one of Miami’s most desirable neighborhoods in the recent years.

“Seeing Vita at Grove Isle take shape is a fulfillment of our vision for future residents and the future of Grove Isle itself,” said Ugo Colombo, Founder of CMC Group. “This development will offer an exclusive privateisland lifestyle, combining the unparalleled water views and unique location with the comfort and luxury of homes, all within the convenience of a condo. It truly redefines luxury living in one of Miami’s most soughtafter residential enclaves.”

Residences at Vita at Grove Isle will feature unobstructed panoramic bay views, exquisite detailing, and the highest quality materials and craftsmanship. Units include three-, four-, and four-plus-den-bedroom layouts, along with a collection of twelve exclusive penthouses each boasting private rooftop pools, measuring up to 6,600 square feet in size. Residences are priced from about $6 million, with penthouses priced from about $19.5 million.

Vita at Grove Isle’s construction progress brings the island closer to much-needed significant upgrades, including roadway enhancements, updated signage, and guardhouse improvements, as well as the completion of the ‘Vita at Grove Isle Club.’ Club members will have access to a Club

pool and adjacent bar, as well as additional amenities including night-lit tennis, padel ball and pickleball courts. Vita residents will also have exclusive access to a range of indoor wellness facilities, including a private bayfront pool, bar, lounge, and fitness center and spa. Additional amenities include a children’s playground, along with a gourmet restaurant and bar, open to the public, which will serve lunch, dinner, and cocktails, along with access to the island’s marina.

CMC Group’s exceptional track record of sought after, sold out, high-quality residential buildings has established the firm’s strong and long-lasting relationships with top lenders. In early 2024, CMC Group secured a $239 million construction loan from Bank OZK for the building.

Ugo Colombo has tapped global architecture and design firm CallisonRTKL, local architectural firm S & E Architects, and Italian designers Carlo and Paolo Colombo of A++ Architecture to create one-of-akind interior and amenity spaces at Vita at Grove Isle. Composed to showcase a single architectural structure, the three buildings –Mare, Luce, and Sole – will offer a boutique living experience enveloped by lush, native landscaping. The building’s design mirrors its unique Grove Isle location, inspired by the natural contours of the island in its elegant, curved shape while maximizing views of the sparkling Biscayne Bay. Meticulous detail was paid to the design

of Vita at Grove Isle. Every residence will include private elevators with a private foyer; contemporary Italian-designed open concept kitchens with concealed top-of-the-line appliances; elegant bathrooms with custom Italian cabinetry, European designer fixtures, hand-selected book matched marble, and masterfully crafted Italian stonework; at least 10-foot-high ceilings; pre-installed smart home technology including lighting, climate control and water/air filtration systems; highperformance interior wall soundproofing for ultimate relaxation and privacy; and large 13-foot-deep waterfront terraces – and up to 6,000 square feet of private rooftop space in penthouses – allowing for year-round outdoor dining, lounging and entertaining.

Spanning 20-acres, Grove Isle is considered one of Miami’s most exclusive private islands, located in Coconut Grove, just minutes away from mainland Miami via the scenic Grove Isle Drive bridge. The secluded community is highly prized by residents as a peaceful haven with panoramic bay views. The island is in close proximity to Miami’s best shopping, most elite schools, chef-driven restaurants, and entertainment destinations in areas such as Brickell, Miami Beach, and Coral Gables and has been described as one of the most affluent neighborhoods in the United States.

Ugo Colombo’s commitment to timeless style, breathtaking luxury and meticulous detail has been a constant in the sea of change that has come to define Miami real

estate over the past three decades. In 1993, the Italian developer’s CMC Group began building Bristol Tower, the condo that ignited the luxury residential boom in Miami. Bristol Tower’s success was followed by the launch of Santa Maria in 1996, the 52-story tower whose ‘mansions in the sky’ reshaped the Brickell skyline and put the district on the map as one of the world’s top-tier luxury markets.

Since then, CMC Group has focused on developing only a handful of condominium developments – Porto Vita, Grovenor House, EPIC Hotel & Residences and Brickell Flatiron – all of which enhanced their respective communities and retained value by competing with pricing of new product on the market today. The firm recently delivered Onda Residences in Miami’s Bay Harbor Islands, a luxury boutique condominium in partnership with Morabito Properties, and launched sales for the Four Seasons Private Residences Coconut Grove, the hotel flag’s first standalone residential project in Florida.

For more information about Vita at Grove Isle, including preconstruction sales opportunities, please contact the sales team at (305) 400-7400 or info@vitagroveisle.com. A visit to the project’s sales gallery is made by appointment only and is located at 3357 Pan American Drive, Coconut Grove, FL 33133. Learn more at www.vitagroveisle.com.

REAL ESTATE INSIDER TOP ADVISOR ANGEL NICOLAS

Angel Nicolas, the Miami-born founder of The Nicolas Group at Compass, has emerged as a powerhouse in the real estate industry. With a background as a former professional baseball shortstop, Nicolas brings a unique blend of discipline, strategy, and relentless drive to his role as a top-producing advisor. His billiondollar career sales volume speaks to his unmatched expertise in market analysis, trend forecasting, and luxury lifestyle real estate.

Nicolas has built a reputation for delivering impeccable results for his high-profile clients, including athletes, hedge fund executives, and fashion designers. His ability to negotiate with discretion and finesse has made him a trusted advisor in Miami’s competitive real estate market. Having witnessed Miami’s meteoric rise firsthand, Nicolas’s deep understanding of the area’s dynamics makes him an invaluable resource for those navigating the city’s ever-evolving landscape.

Angel Nicolas of The Nicolas Group

A Shift from the Diamond to Real Estate

Angel Nicolas’s journey into real estate was anything but conventional. Born in Miami and raised in the Dominican Republic, Nicolas returned to South Florida with dreams of a career in professional sports. Drafted by the San Francisco Giants in 2005, his trajectory took an unexpected turn when an injury sidelined him just three years later. “That injury forced me to re-strategize my life plans,” Nicolas reflects. Determined to succeed, he launched a personal training business in Miami, which led to his interest in real estate.

“I was looking for a location to open a gym and became intrigued by the real estate market,” Nicolas says. “I was confident that if I combined my unrelenting work ethic and drive to succeed, I could create a business doing something I truly enjoy.”

Today, he’s among the top 1% of agents at Compass nationwide, and leads a topproducing team.

Current Market Trends: A New Era of Buyer Behavior

The real estate market in Miami is experiencing significant shifts, particularly in buyer behavior. “Today’s buyers are more discerning than ever,” Nicolas notes. “They are meticulously analyzing comparable sales, scrutinizing every detail of a home, and considering the total cost—including rising expenses of borrowing and construction.” Quality has become paramount, with buyers placing high importance on the finishes and the precision of installation.

Despite this rigorous scrutiny, demand for luxury real estate continues to outpace the available inventory. “Miami remains one of the most sought-after cities globally, with new records being set in many luxury markets,” Nicolas explains. The city’s appeal is stronger than ever, drawing interest from around the world.

COCONUT GROVE: A LUXURY BUYER’S PARADISE

Coconut Grove remains one of the most prestigious and in-demand neighborhoods for luxury buyers. “The area’s unique blend of lifestyle and location has always been attractive,” Nicolas shares. Coconut Grove offers a rare combination of walkability, family-friendly amenities, and a vibrant cultural scene. “With its upscale shopping, dining options, and beautiful natural surroundings, it’s an unmatched living experience,” he adds. The neighborhood’s proximity to top-rated schools makes it particularly appealing to families.

Real estate in the area is booming, with recordsetting transactions becoming more common, including Nicolas’ sale of a penthouse for $19.25 million in the iconic Grove at Grand Bay building. He recently rented out the same penthouse for $100,000 a month, marking the priciest rental in all of Coconut Grove.

The Evolution of South Florida’s Real Estate Landscape

Reflecting on the changes since he first entered the real estate industry, Nicolas describes the evolution as remarkable. “The growth has been unprecedented,” he says. The changes were especially pronounced during the “unicorn years” of the COVID-19 pandemic. “While I always believed Miami would reach its current status as a world-class city, the pace of the evolution has been incredible.”

Miami is no longer just a playground for the ultrawealthy; it’s now fully embraced as a place to live and do business year-round. “Our business-friendly practices are highly attractive to business owners, fueling Miami’s rise as a competitive destination for corporate hubs and headquarters,” he says.

As Miami continues to evolve, Angel Nicolas remains at the forefront, guiding his clients through the city’s dynamic and ever-changing real estate landscape.

Many original design elements remain, including tiling in the dining and living rooms, restored crown moldings, soft archways, and ornate fireplaces. Many of the rooms have vaulted and beamed ceilings, oversized windows that flood spaces with natural light, and direct access to the outdoors.

Spread over two levels, the main floor features an oversized living room with colorful light fixtures and built-in shelving; modern kitchen; a dining room with a pastel blue vaulted ceiling and a curved, built-in fireplace; family room with patterned wallpaper and terrace access; an office; and a few bedrooms.

KARLA ORTEZ COLINDRES

FOUNDER & HEAD DESIGNER OF LANDSTUDIO

Rediscovering Nature with LandStudio: Crafting Outdoor Living Spaces

In today’s world, where technology often dominates our attention, stepping outside and reconnecting with nature can feel like a breath of fresh air. That’s where LandStudio comes in. Known for their transformative approach to outdoor design, LandStudio is on a mission to turn outdoor spaces into true extensions of the home. In a recent conversation with the team, we explored their passion for creating functional, beautiful environments that inspire connection to the natural world.

More Than Just Gardens

“We don’t just design gardens; we create experiences,” shares Karla Ortez Colindres, founder and Head Designer of LandStudio. “Our goal is to craft outdoor living spaces that people actually use and enjoy. Whether it’s a small urban balcony or a sprawling backyard, we believe everyone deserves a space where they can unwind, connect, and recharge.”

Karla’s journey into landscape design is an inspiring one. Originally from Honduras, she fell in love with the craft when she returned to college in her early 30s. By 2009, she had founded LandStudio with a vision of bringing children back to nature. “Honduras’s incredible biodiversity has always been a source of inspiration for me,” Karla shares. “The natural world offers so much, and I wanted to create spaces where people, especially children, could coexist with it.”

For LandStudio, size isn’t a limitation. “We love working with all kinds of outdoor spaces, big or small. A cozy courtyard can be just as impactful as a large terrace when

it’s thoughtfully designed,” Karla adds. “It’s about making the most of what’s available and tailoring the design to fit each client’s lifestyle.”

Outdoor Living, Redefined

The team at LandStudio takes pride in pushing the boundaries of what outdoor spaces can offer. From intimate family retreats to vibrant entertaining areas, every project is a reflection of their belief that the outdoors should feel like an extension of the home.

“Imagine walking outside and finding everything you need to work, cook, and relax,” Karla says. “We’ve designed outdoor offices surrounded by lush greenery, kitchens equipped with pizza ovens and grills, and spaces that transition effortlessly from day tonight.”

Sustainability and Native Design

A key pillar of LandStudio’s approach is sustainability. “Working with native plants and locally sourced materials is at the heart of what we do,” Karla explains. “Native plants thrive in their natural environment, require less water and maintenance, and support local ecosystems. When we design with these elements, we’re not just creating beautiful spaces—we’re building something that lasts and respects the environment.”

Using sustainable materials and methods also ensures that each project aligns with the natural character of the area. “Every landscape has its unique personality,” Karla says. “By working with what’s already there, we enhance the space rather than overpowering it.”

Designing for Connection

For LandStudio, outdoor spaces are more

than just visually pleasing. “We want people to feel something when they step outside,” Karla emphasizes. “Whether it’s hosting a lively dinner party, meditating by a fountain, or enjoying a morning coffee, these spaces are designed to bring people closer to nature and to each other.”

Their approach is deeply personal, rooted in the belief that outdoor spaces can be transformative. “A well-designed space can improve your quality of life. It becomes a place where memories are made, where you can escape the chaos of everyday life, and where you feel most at peace,” Karla shares.

Everyone Deserves an Outdoor Oasis

One of LandStudio’s core values is accessibility. “We truly believe that everyone deserves an outdoor space they can enjoy, no matter their budget or the size of their property,” Karla says. “It’s about creating something meaningful for every client.”

Ready to Transform Your Space?

At LandStudio, the outdoors is more than just a place—it’s a lifestyle. Whether you’re dreaming of a luxurious backyard retreat or a simple space to enjoy the sunshine, LandStudio is ready to bring your vision to life.

“Our goal is to make nature an integral part of your daily life,” Karla concludes. “We’re here to help you rediscover the joy of outdoor living.”

RECOGNIZED AS RUNNER-UP IN FLEURS DE VILLES CONTEST AT BAL HARBOUR SHOPS

Bal Harbour Shops recently hosted the worldwide launch of Fleurs de Villes ARTISTE, a fresh floral celebration inspired by remarkable female artists in honor of Women’s History Month. This 10-day event featured stunning floral installations, including two floral mannequins at Bal Harbour Shops inspired by fashion designer Elsa Schiaparelli and artist Yayoi Kusama. The event showcased the creative talents of South Florida florists and provided a unique cultural experience for visitors.

The Fleurs de Villes ARTISTE event at Bal Harbour Shops was not just about admiring beautiful floral displays; it also included a series of floral fêtes that added an extra layer of excitement to the festivities. Guests were treated to cocktail celebrations, special brand activations, a floral-inspired high tea, and even a mixology demonstration. These events allowed attendees to

immerse themselves in the world of flowers and connect with the artistry behind each installation.

One of the standout installations at the event was created by Svetlana Milev of Formaneta, inspired by Mexican painter Maria Izquierdo. Izquierdo was a pioneering artist known for her vibrant and expressive artworks depicting everyday life in Mexico. Her unique style combined folk art with modernist techniques, leaving a lasting impact on Mexican art and inspiring future generations of female artists. Formaneta’s interpretation of Izquierdo’s work captured the essence of her artistic vision and paid homage to her legacy as a trailblazing artist.

“A little bit more about my installation at the Artiste @Fleurs de Villes at Bal Harbour Shops. My artist was Maria Izquuierdo and I could not be more excited about it. I not only admire the Mexican cultural revolution after the WWII, but having one of not many female artists of that time was a tremendous honor. Maria Izquierdo was celebrated as an artist with a genuine understanding of native and rural traditions, and her altar paintings were recognized at the time for “their delightful indigenous ingenuousness”. The design was intended to be rustic, surrealistic and dreamlike. The materials were to be traditional Mexican staples - corn and hot chilies. The white horse, often represented in her paintings, was made of palm sheath, husk and grass. The scarf or the Mexican rebozo is created with Izquierdo’s color pallet and is also inspired by the traditional home altars. The dress was created by a dear friend and talented dress designer Snejana Jivkova using corn husk. Special thanks to @jetfreshflowers for putting up with me and the beautiful professional photography by @silviopadillaphotography I hope you enjoy!” - Svetla Milev

ROMANCE IN THE GROVE Ada & Mike

© Kristy & Vic Photography

The Perfect Marriage Proposal

Ada and Mike’s love story began like a scene written for the movies. They met at a dinner party hosted by a mutual friend, and from the moment their eyes met, the conversation flowed effortlessly. There was a spark neither could deny. What started with laughter and shared stories quickly turned into dates filled with adventures, deep talks, and a bond that grew stronger with each passing moment.

On a warm, breezy evening in Coconut Grove at Regatta Park, Mike made their love story official. Under the golden hues of the setting sun, with the marina as their backdrop, Mike dropped to one knee and asked Ada to spend forever with him. Her answer was a joyful, tearful “yes,” and the park was filled with cheers from unsuspecting onlookers.

Fast forward to just a few months later, and their engagement session took us back to the Grove, where their love truly shined.

Spoiled with the charm of lush greenery, the picturesque marina, and a sprinkle of rain that couldn’t put a damper on their joy, Ada and Mike radiated a connection that was impossible to miss. Between their shared laughter and the way they looked at each other, it was clear they were meant to be.

After the photo session at the park, we moved towards the marina, a place close to their hearts as they often spend weekends on their boat. When the sun broke through the clouds, everything seemed to align perfectly, as it always does for Ada and Mike.

They tied the knot, and we’re still reveling in the beauty of witnessing their big day. Ada and Mike, your love story is as vibrant and real as the laughter that filled every moment we spent with you. We couldn’t be happier to have captured this incredible chapter in your lives! - Kristy & Vic

Amazon Pharmacy now offers Same-Day Delivery in Miami

AI, high-tech fulfillment centers, and expert pharmacists are helping Amazon deliver medication faster than ever before.

Customers in the Miami area, including Kendall and Coconut Grove, who need medications to manage allergies, high blood pressure, diabetes, and other common conditions can now get their medications delivered to their door within hours.

Why choose delivery for your medications?

Amazon is modernizing the home-delivery experience by reducing delivery speeds from weeks or days to hours. Research suggests that patients are more likely to take their medicine when it’s delivered to their door, making Amazon Pharmacy about more than just convenience—it’s about helping you feel better, faster.

“The current pharmacy experience is broken, with patients facing long pharmacy lines and unexpected prices at the counter,” said Dr. Vin Gupta, chief medical officer for Amazon Pharmacy. “Amazon Pharmacy is tapping its world-class logistics network, along with a variety of cutting-edge technologies, to change that.”

Speeding up prescription medication management so clinicians can focus on care

The advanced technology powering Amazon Pharmacy’s Same-Day Delivery service uses generative artificial intelligence (AI) and machine learning to help pharmacists fill prescriptions more quickly and accurately. For example, when handwritten or online prescriptions come in, Amazon’s AI models undertake a series of factchecking tasks that help ensure pharmacists receive clear and accurate information.

“AI doesn’t replace the role of the pharmacist,” says Kelvin Downes. director of fulfillment for Amazon Pharmacy. “Rather than doing duplicative work, pharmacists can use the skills they went to school for to deliver better patient experiences.”

At Amazon Pharmacy, no prescription leaves a fulfillment center without a pharmacist having verified that it includes the right medicine, strength, dosage, quantity, and address.

Robots, drones, and custom delivery methods are driving the pharmacy of the future

In local Amazon Pharmacy fulfillment centers, robotic arms assist in filling, labeling, and sending prescriptions for pharmacist inspection in as few as 30 seconds, compared to three minutes traditionally.

Each city experiences Same-Day Delivery of prescription medications a little differently. In traffic-jammed Manhattan, for example, delivery workers riding eco-friendly e-bikes may drop off medications at a customer’s door. In College Station, home to Texas A&M University, drones may be used to fly medications to a customer in less than an hour. In greater Los Angeles and other suburban areas, Rivian all-electric vans or other commercial vehicles may make their way to customers’ doors. Amazon Pharmacy selects the best delivery method for each location to get prescriptions to customers when they need them most.

Faster delivery means customers spend less time managing care

As Amazon Pharmacy continues to integrate AI and new technologies to speed care, one goal remains front and center: helping customers save time and money so they can focus on their lives.

“I lead a busy life between my business and family,” said Zack Streit, a partner in a bustling commercial real estate firm and a father of two. “I thought, ‘If I never have to set foot in another pharmacy again, that would be awesome.’ I’ve been using Amazon Pharmacy for about four months now, and it’s been a very pleasant, efficient experience. Amazon Pharmacy helps by giving me one less thing to think about.”
