Santa Pops In to the Picnic

T

he community picnic hosted by the Coatesville Residents and Ratepayers Association on 1 November had an early visit from the man in red. Santa arrived in style, by vintage fire engine (shown right), and handed out goodies to the children who didn't seem confused that it was only a day after Halloween.

Families brought along takeaways and picnic rugs and enjoyed the evening, chatting with friends and neighbours while the kids had a run around. One practical picnicker came with a bean bag and furry jacket, ideal because there was a definite chill in the air.

The CRRA event was just for fun and gave people the chance to mingle. Every resident and ratepayer living in Coatesville is a member of the CRRA. On page 13 you can read what they've busy been working on over the past few months.

Last week's Coatesville Market pulled a huge crowd. There were loads of stalls and a vast crowd of visitors came out to enjoy the sunshine in Coatesville. The whole reserve was needed to park the cars, which also lined the C-R Hway. It was a massive day for Coatesville Market's Leanne Holder and her team of helpers who did an incredible job setting up and clearing up. By late afternoon, every piece of litter was gone! The next market is on Sunday, 1 December, and the final market for the year is on Sunday, 15 December, 2pm till 7pm.

few weeks ago, I was walking through the reserve with my dog − editorial assistant, Suki (above) − when I bumped into another local dog walker and we got talking, as you do. It turned out she was Chrissy Dunn, a well-known long time resident and a loyal Coatesville Chronicle reader.

I mentioned to Chrissy that readers often tell me they miss the recipes, but I haven't come across anyone who wants to take up the reins. So, Chrissy who's a keen home baker, has kindly sent me one. It's ginger crunch on a grand scale − large enough to feed a team, so it's perfect for holiday get togethers. I hope you'll try it. And since the next issue is the DecemberJanuary issue, I'm looking for 'go to' festive classics to include. There will be a prize for any recipe that gets printed. I mentioned to Gary that although I put out a Timms trap, I hadn't caught any possums. He told me to bait the trap with a quarter of an apple sprinkled with cinnamon. Long story short, he's right.

This issue is full of local stories starting with the photos from Coatesville Primary's Ag Day. It's a great day that's borne out of hard work by many people including the kids who make a huge effort with their projects. The photos on pages 8 and 9 tell the story better than any words.

accolades. Rebecca's business is called Purpose Swimwear and seems poised for great things when she launches in the summer.

Louise Johnston has been delving into why Coatesville missed out on ultra-fast broadband in the rural roll out. Her news on page 11 suggests the information used by the powers that be to make this decision was flawed.

Ingredients • 300g butter • 1¼ cups sugar • 3 cups flour • 4 tsp ginger • 2 tsp baking powder Icing ingredients • 240 g butter • 4 Tbsp golden syrup • 3 cups icing sugar • 3 Tbsp ginger • Chopped nuts: pistachios, chashews, almonds or walnuts Method Line a lamington tin with baking paper then cream the butter and sugar. Add in the sifted flour and baking powder and squash into the tin. Bake at 180°C for 20−25 minutes.

Melt butter and golden syrup together then add ginger and icing sugar (I added more!) Spread over base while it's still warm and top with chopped nuts.

New Crossing for Oteha Valley Rd

A new pedestrian crossing with traffic lights is set for Oteha Valley Road, near Mitre 10 MEGA Albany, as part of several plans to improve road safety in the area.

Auckland Transport (AT) is proposing the new signalised crossing, after calls from the community for a safer crossing point. The project is funded in part by the Auckland Regional Fuel Tax. Randhir Karma, AT’s Group Manager Network Management, says the project follows a petition received by AT in 2018 to improve road safety for pedestrians.

“This new crossing will offer much needed protection for our most vulnerable roads users and will make it easier and safer to cross this busy road, improving access to the Albany bus station.”

Along with the proposed new crossing, other safety improvements in the area will include: A new cycle ramp and green cycle box markings linking to the existing on-road cycle lanes between Cornerstone Drive and Munroe Lane. Aso, new bus stop markings and broken yellow line parking restrictions will make it safer for buses to enter and exit the stops;

Scouts Clean Up Reserve

This project follows on from other safety work recently completed up the road – at the Harrowglen Drive intersection. Mr Karma says the $400,000 new traffic lights at the Oteha Valley Road/Harrowglen Drive intersection were completed in September this year.

“It is great to see the new traffic lights at the Harrowglen Drive intersection now fully up and running.

It will make it easier for drivers to get out of their subdivision safely, improves safety for people on bikes and offers better access to bus stops on either side of the road,” he says.

Thanks to Coatesville Scouts, including Jacky McCoy and the parents who helped out, for once again, cleaning up the reserve. Those toasted marshmallows were welldeserved.

Chairman's Report from Settlers Hall AGM We have now completed three years of operation under the terms of our Licence to Occupy from Auckland Council. The operation of the hall continues to run extremely well with good feedback from our patrons.

Usage of the hall continues to be significant with 278 bookings for the 12 months ending June 2019. Analysis of the year’s usage shows that 216 bookings were made by local groups (community groups at no charge). Private events (which provide the funds to support the hall) have seen 28 events booked by non-Coatesville residents and a further 34 events booked by locals.

The large ticket items for maintenance of the hall are the responsibility of Auckland Council. This year Auckland Council has replaced the water tanks and the water filtration and control system. The contractor was said to have observed that we will now be drinking “diamonds and star dust” – such is the quality of the water.

Auckland Council has also replaced the entire roof and guttering.

A big thanks to Auckland Council for coming to the party.

The committee also considered that the interior of the hall was due for a refreshment. As it was some time before it could be scheduled by Council, the committee decided to complete this work from its own funds. The Committee also made the decision to upgrade the acoustics within the hall. This was completed in August and the difference in reverberation time has significantly subdued the echo and made the environment much more pleasant, especially for smaller gatherings.

The committee owes a great deal of thanks to our custodian Leanne Holder for managing the bookings and ensuring that the hall is always up to standard and ready for use.

The planned scrap metal drive is posing a few problems this time as we no longer have access to our historic sorting area.

We are still lacking a suitable area to compile and sort our scrap until it can be taken to the Scrap Metal Yard.

Teenage entrepreneur wins $10,000 C oatesville's Rebecca Renwick is well on her way to success after a 30-second on-air pitch won her $10,000 for her sustainable swimwear business.

A few weeks ago, Rebecca, whose day job is being a year-13 student at Albany Senior High School, took part in the competition on George FM. And, thanks to public votes via social media and text, the station's listeners judged Rebecca's business as the one they wanted to receive the cash injection.

The ex-Coatesville Primary student says she was shocked to find out she'd won but knew immediately how she would spend the money, which arrived by bank transfer a couple of days later.

"I'm using it to confirm a New Zealand manufacturer for my label," says Rebecca. "I had the original samples made in Bali but once I launch properly, I'd like to make the bikinis to order in New Zealand which will reduce carbon emissions and waste."

Purpose Swimwear is about more than just stylish twopieces. Rebecca's bikinis look great and are designed for women to wear while doing active pursuits like kayaking, but their secret lies in the cloth that they're cut from.

"The fabric is a type pf nylon made from plastic bags, bottles and fishing nets collected from the ocean, but It feels just like normal swimwear nylon," explains Rebecca.

So far the Purpose Swimear range includes three styles (shown above) that are all interchangeable. Each piece is also reversible so a single bikini can be worn four ways.

Once Rebecca's business launches, she hopes to offer all six pieces in four colour ways and in sizes from small to extra-large. At this stage the bikinis will be made to order and will be priced around $130 for a set or $80 for an individual piece.

"This will make them the most affordable sustainable swimwear on the market," says Rebecca. "Most cost between $300 and $600 and the cheapest at the moment are $200 a set."

The 18 year old has done a huge amount of research to get this far. As a design and business studies student, Rebecca has worked on all aspects of the business, even designing the logo. She has also been working with the Young Enterprise scheme which consists of five challenges throughout the year designed to challenge and encourage students to bring their business ideas to life. Recently Rebecca competed in the Young Enterprise, North Auckland Regional Finals and won, so she will compete at national level early next month.

Purpose Swimwear is actually Rebecca's second business.

Her first was Luxe Lending, a designer dress hire business that she started several years ago. She says it taught her some vaulable lessons including identifying her target demographic which she has taken into account with Purpose Swimwear.

For now, the pressure is on Rebecca to get her bikinis to market. She hopes to enroll at Victoria University to study Commerce in the new year, adding Design for Social Innovation in her second year. But first, there is year-13 end of year exam revison to do.

From FOTS on Ag Day We are yet to finalise our Ag Day earnings and expenses before announcing the total funds raised at what we believe to be another successful event. However, we would like to announce that some of the proceeds from this year's Ag Day will help fund a new all-weather, multisport artificial turf to be installed this year on our school netball court surface. This is in collaboration with Pub Charity Limited who awarded Coatesville School grant funding for contributions towards our new turf surface on our one court area.

Local Board Business

I

t is great to have the election over. The Local Board will be back to business after our swearing in ceremony on 5 November.

Speed limit reductions: Last week I attended Auckland Transport’s (AT) Board meeting where the AT’s Board voted in favour of the proposed speed limit changes with the exception of a number of low-risk roads across Auckland including 20 rural roads. Within Coatesville, the only rural road to be excluded is Robinson Road.

Interestingly, Coatesville-Riverhead Highway (CRH) was one of the roads across Auckland to receive some of the most feedback (195 submitters). The majority of submitters opposed the changes, and some wanted the speed limit to be increased. However, CRH has been categorised as a high-risk road and included in the roads to be reduced.

For many of the side roads such as O'Brien, Sunnyside, Potters and Wake Road, I believe the lower speed limits will be a welcome change for all road users. The new speed limits will be implemented mid-next year and I do think these rural side roads need to be prioritised.

A number of roads that were not included in review but received requests for speed limit reductions will be reviewed in the second tranche of the project, including Glenmore Road.

I believe this needs to happen soon as I share the concerns raised by a number of locals, that if the speed limit of CRH is dropped before these roads then it may create a rat run.

Fibre: For the rural roll-out of fibre, I was always of the understanding that this was a central government decision.

However, in 2015, Auckland Council’s governing body recommended priorities for the roll out of the rural broadband initiative (RBI2) in Auckland’s rural areas to central government.

Coatesville received a very low priority of 21 out 24 rural areas in Auckland and Dairy Flat was not even included in the list.

The underlying map Coatesville used for the **=data was obtained by of Auckland Council and Statistics NZ decisionmaking is below and the data is detailed in the table shown above and does not make a lot of sense to me. For example, the number of home businesses is recorded as only one and the number of students is ‘Y’ with no numerical quantity supplied.

After further investigation, it is not clear cut as to how this data was obtained, including the community feedback, and it does not seem consistent compared to the tables in other rural areas within Auckland.

The most important goal going forward is how to push for ultra-fast internet in our area. It’s not just an issue of not having fibre but more that many households have extremely poor internet connections and when it rains that connection drops out completely. Since Coatesville is part of the Super City, this is just not acceptable. Chris Penk and Greg Sayers are all working on this and I think we need to make sure that we keep complaining about the current service to get traction. ●

Scouts Mission: Exploring Riverhead Forest

oatesville Scouts recently completed our first foray into the Riverhead Forest which sits so invitingly, right on our doorstep.

We had hoped to camp within the forest but that was not to be. In the end we camped on private land at both sides of the forest and combined this with a 10km+ hike carrying all our gear.

Five scouts, (Toby, Max, Wilbur, Ben and Sam) and two leaders were dropped off on the Ararimu Valley Road side of the forest. From there it was only a short hike to our first campsite. It rained just as we were setting up camp, but once the tents were up, we managed to find a dry spot under a hedge and cooked our evening meals then retired for the night, hoping for better weather.

Saturday dawned overcast but dry.

We began our hike through the forest straight after breakfast; a simple route mostly following the forest roads with some cross-country sections on trails and tracks.

The initial section was a steady gradient uphill from the west as we hiked through an area of recently felled forest. Once past this section and back into the trees, the conditions became cooler and the climb levelled out until the last short section up to the trig station. We stopped for lunch at the highest point in the forest at 178m above sea level with wonderful views

out over the city and North Shore.

The next section was mostly downhill, until we crossed a stream at the bottom of the hill and then climbed back up to join another road leading out of the forest.

A great sense of relief was felt once we exited the forest at the top of Robinson Road in Coatesville, but the weary scouts still had a few more kilometres to go to reach our next campsite on Sunnyside Road. This section of the hike down Robinson and along Sunnyside Road was probably more tedious than all the uphill hiking in the forest, probably caused by a sense the scouts felt that they had completed the trip once they left the forest.

A good lesson learned; to keep going till you get to the end of the journey.

All arrived at the next campsite by 3.30pm and a good long rest was well deserved. An open fire was lit and the scouts were given a mystery set

of ingredients and told to cook our dinner. Enthusiastically led by Toby (our senior scout) they produced a wonderful beef stew with potatoes and broccoli followed by steamed pudding, all cooked on the open fire.

On Sunday the weather had brightened up and the day began with an amazing breakfast of toast, bacon and eggs which was again cooked on the open fire. This was followed by some exploring in the native bush and then the scouts were treated to some air rifle target shooting, with the scouts hitting the targets far better than the leaders.

Finally, after lunch it was time to clean up the campsite and get all the tents down and packed away before heading home in the mid-afternoon.

This was a great weekend and despite the size of most of the scouts, they all managed the hike really well, carrying their own gear and all earned their Exploring Badge.

We will certainly be planning another adventure like this again, this time hopefully with an overnight camp in the forest.

ecently in Parliament I attended an awards ceremony whose purpose was “recognising the best of the worst in government waste in the last 12 months”.

Run by the Taxpayers’ Union each year – and affectionately known as The Jonesie Awards – this ceremony was established to highlight examples of low quality spending in the corridors of power. In case you’re wondering about the name, at the inaugural ceremony for these dubious honours, the first “lifetime achievement award” was given (in absentia!) to Shane Jones.

The underlying basis for exposing waste is of course that there is really no such thing as government funds to spend.

The revenue of the Crown and councils comes from taxpayers and ratepayers respectively, so in my view it’s better to characterise the Government as being the trustee or steward, rather than the owner, of funds.

As you may have gathered, the awards ceremony is somewhat tongue-in-cheek but there is serious value in the exercise.

As the creators of the Jonesies have pointed out, “politicians and bureaucrats, who would otherwise frivolously spend without regard for taxpayers, now have cause to stop and think: If I sign-off on this perk, vanity project, or special handout, could I end up with a Jonesie on my desk?”

This year’s contenders showcased some remarkable examples of spending behaviour that were as ham-fisted as they were hypocritical.

local government section was the decision of councils across New Zealand to spend a total of $2.4 million on international flights, including flights to a “low emissions workshop” in Madrid, Spain. The Minister for Local Government, Nanaia Mahuta meanwhile, did not speak or meet with a single ratepayer association in the past 12 months, despite being paid $296,000 to hold that role. My interaction with ratepayer associations in the Helensville electorate has invariably been positive and I’d encourage all fellow MPs – not least of all the Minister for Local Government – to spend as much time as possible with these community champions.

I’m always very conscious of the need for politicians, myself included, to think carefully about what the good people of Auckland’s northwest would expect in terms of government spending decisions. It’s your money, after all.

CRRA Keeping our Community Updated

he Coatesville Residents and Ratepayers Association (CRRA) has been working on a number of projects on behalf of the community. These include the following: Transport After quite some consultation with Auckland Transport, the work on the Dairy Flat Highway roundabout is underway.

There will obviously be some disruption during the works, but the outcome is looking like a substantial improvement on the accident-prone zone we previously had to negotiate.

The CRRA has also provided input for the proposed pedestrian crossing outside the Coatesville Dairy. This will have the dual benefits of improved road safety for pedestrians and traffic calming by reducing speeds on this busy stretch of road

This has enabled us to get a number of initiatives in front of councillors and Auckland Council departments which has enabled us to advance issues and projects that will benefit the Coatesville community.

How relevant is your property's CV?

W

ith a change in the market over the last 24 months, discussions around the relevance of our CV’s are forefront of a purchaser's conversation. Many of our purchasers come from residential suburbs where the CVs are more relevant and consistent to the sale price. For residential sellers, the land sizes can be very similar and often the house sizes too, and their purchasers use the CV as a strong guide to a home's value.

In lifestyle, this is a less accurate guide because there is so much more to consider, i.e. land contour, quality of fencing, water, pens, parking etc. Auckland Council recalculates CV's every three years and in 2020 the current CVs will be revised.

I thought I’d share our Coatesville sales versus CV. It’s good news and goes against what the media state that regularly properties are selling under CV. We in lifestyle Coatesville are very property specific.

In the last 12 months, there were 24 sales in Coatesville (four had no CV due to awaiting title or a new build, so only land CV was available at the time of collecting this data) Data sourced from REINZ. Of the 20 sales with CVs, 60% sold above CV with an average of $256,000 above CV. Be mindful these figures include four sales above $4,000,0000 which have much larger gaps between CV and sale price, so with these removed the average above CV is actually $38,000.

Your first question should be “Is my CV relevant?” If not, does council have the correct information about my property? House size? Quality of build? Up to date consents?

Purchasers can gather endless statistical information about your property before viewing or even talking with your real estate agent. This information comes via the internet including real estate websites like homes.co.nz and OneRoof. These sites need to be as correct as possible before you want to sell.
