IN THE SPOTLIGHT

MAKING WAVES MEET OLIVER DUNSTAN FROM ROSE & JONES

For those who may not be aware,

What do you enjoy most about helping people to buy property?

A buyer’s agent is a real estate

The enjoyment and fulfilment, for me, comes from helping clients navigate through what is likely the single biggest purchase they will make or have made in their life, regardless of budget, and celebrating what is typically a very emotional result when we secure a property on their behalf.

what is a buyer’s agent?

clients, and act in their best interests. How long have you worked as a buyer’s agent or in the real estate industry?

I have been in the real estate industry for over 10 years, and with Rose &

Jones for nine of those, including six as a buyer’s agent.

What areas do you cover? Our Gold Coast office covers the Gold

Coast and Northern NSW regions down to Ballina, and our Head Office covers the core markets of Sydney.

In your opinion, what does the Tweed Coast region offer to buyers? What do you like about the region? Growing up on the Gold Coast and now residing in the Tweed with my young family, we love being within proximity of the hustle and bustle of the Gold Coast whilst also being positioned in the naturally beautiful regions of Northern NSW and having access to amazing coastal and hinterland locations.

If lunch was on the cards, I couldn’t look past a trip to Farm and Co. for a farm to plate lunch with a stop at either Earth Beer Company brewery or Husk Distillery for a drink or two! CORELOGIC MARKET OVERVIEW

SPRING SELLING SEASON HEATS UP but is still a sizable 51.8% growth rate since March 2020. Home values are currently -6.3% below the peak level in April 2022, but have been rising since March this year. In September, the annual change in home values recorded the first positive figure since September 2022, at 0.7%. While this is a modest annual growth rate, it indicates a stronger start to the spring selling season for sellers. CoreLogic Head of Research Eliza Owen shares her analysis of the market. Home values: The median dwelling value across the Tweed Valley was $934,988 in September. Home values across the Tweed Valley have been through a slump, but now seem to be in recovery mode. Home values in the region peaked in April 2022, just before the start of rate hikes, and had seen an upswing in value of 62% from the onset of the pandemic in March 2020. That cumulative growth position has since declined amid recent price falls,

For the suburbs analysed (Kingscliff, Casuarina and Bogangar), value growth had also started to pick up in early 2023. Through the September quarter, growth in values ranged from 1.9% in Casuarina to 3.0% in Kingscliff. “ T H E R E H AVE B E E N S O M E P O S I T I VE S I G N S F O R SELLERS AS PRICE GAINS A R E R E CO R D E D A C R O S S K I N G S C L I F F , CA S UA R I N A A N D B O G A N G A R .”

Richmond Tweed market, the upswing phase of the cycle seems fairly entrenched, despite a high interest rate environment. Selling conditions: As noted above, the market was looking fairly weak through early 2023, but selling conditions across the Tweed Valley are looking stronger through the start of spring. Total listings on the market were 616 through September, down from 782 in September last year. This coincides with a moderation of new listings being added to the market since June last year, which has trended down to 143 listings through September. Median time on market for the past three months is also down slightly year-onyear, at 44 days compared to 46 days. For the suburbs analysed, sellers appear to be more confident in selling, with new and total listings volumes generally higher than this time last year. For Casuarina and Bogangar however, the market still seems tightly held with only 20 properties added to the market in the past three months across Casuarina, and 14 in Bogangar. Tweed Valley Hospital to open to patients next year following the completion of operational commissioning activities by the Northern NSW Local Health District.

Artist’s impression of Kai, Kingscliff Luxury beachfront development launches in Kingscliff. A new beachfront apartment development called Kai has hit the market in Kingscliff, with 14 luxury dwellings to be sold off the plan.

Spring auction night success A five-bedroom house in Banzai Street, Kingscliff has gone under the hammer for $2.859 million.

Located on Dreamtime Beach, just north of the Kingscliff strip, the property at 9-11 Murphys Road has development approval and construction funding in place. Holm Developments Director Godfrey Esmonde said they are finalising the construction certificate and anticipate building to commence early next year. “The build should take around 14 months and we look forward to seeing the building completed and residents moving in by Easter 2025,” Mr Esmonde said. “Marketing is about to commence, and we have had a strong response to an initial off market campaign. We feel like we have an exceptional and unique offering to the market with a rare truly beachfront offering in Kingscliff. There are a few other competing projects around but none offer true beachfront location or the size of each residence.” Kai has been designed by Tim Stewart Architects with CBRE the selling agent. 18 Banzai Street, Kingscliff Last selling for $1.3 million in 2016, the property at 18 Banzai Street was one of 10 that went to auction at LJ Hooker Kingscliff and Witheriff Group’s Spring Auction Event in October. The selling agents for 18 Banzai St, Kingscliff were Carol Witheriff and Nick Witheriff of LJ Hooker Witheriff Group. Other sales on the night included a three-bedroom apartment at 3/13 Murphys Rd, Kingscliff which sold for $2.175 million. The property campaign was delivered by LJ Hooker Kingscliff agents Erin Nielsen and Amy Sanderson. Finishing touches on state-of-the-art hospital. The new Tweed Valley Hospital is in its final stages of construction and is due

“With around 200 workers on site each day (down from 500 workers at the peak of construction), the focus is now on the finishing touches and completing certification processes, as well as installing the artworks in the main hospital building, asphalting roads and landscaping works across the 19.4-hectare site,” Northern NSW Local Health District Chief Executive Tracey Maisey said. The $723.3 million regional referral hospital is one of the largest ever investments in public health infrastructure for regional New South Wales and will provide new and expanded services for the Tweed Valley, including two new services for the region – interventional cardiology and radiotherapy. A Learning, Development and Research Centre will be collocated on the hospital campus, providing health staff, researchers and educators with state-of-the-art training and research spaces as well as a home for the Northern NSW Academic Health Alliance (comprising Griffith University, Southern Cross University, Bond University and TAFE NSW) to deliver an integrated clinical training and collaborative research hub. DESIGN FEATURE

COA STA L STYL E L A M P S T H AT S H I N E A good lamp can help define the style of a room.

Tailored Space Interiors Property Stylist Carielle Campbell explains what makes a perfect coastal-style lamp.

The coastal style is soft, breezy and relaxing, and certainly a great style to choose for your home.

As a fairly well known and loved look there are many pieces to choose from when it comes to bringing this style into your home, and it can be fairly easy to do.

However, choosing some pieces, such as lamps, can at times be a little tricky.

So, what should you look for? Start with a colour palette;

typically the coastal style stays within the lighter tones and palettes. However, don’t be afraid to bring in a slightly

moodier edge if that’s your thing. A detailed charcoal lamp,

with a linen shade can still fit in with the coastal style as well. So too, a pop of colour, namely the blue tones also work

really well. Or you could choose a more Hamptons style with some floral or geometric detailing.

However, if colour isn’t your thing then choose something in the lighter tones. Lamps in white, beige and sandy tones fit the coastal theme perfectly.

Texture is also important. Having texture in the shade or

within the lamp base, adds a touch of interest and warmth. Depending on your particular coastal style preference the texture can be quite subtle or dramatic. For something

subtle look for a lamp that has texture within the shape of the base, or the particular fabric of the shade. If you’re

wanting more of a statement, the use of rope detail on a base lends itself nicely to a coastal nautical theme.

Whatever your choice, a lamp not only adds light and soft

ambience to a room, but it can also be a beautiful piece of décor within your home.
