IN THE SPOTLIGHT

MAKING WAVES MEET NICK WITHERIFF AND THE WITHERIFF GROUP

Coastal Buys talks to LJ Hooker Witheriff Group Director Nick Witheriff about the agency’s success in Kingscliff and Casuarina. What are the origins of LJ Hooker Witheriff Group? The Witheriff Group was started by me and my mother, Carol Witheriff. We wanted to create a bespoke real estate service. What started as a small family venture has become a team of seven. Our ability to push the boundaries of what is achievable and how it should be achieved has propelled us to the forefront of the Northern NSW real estate industry. We still operate with the strong familial values upon which Witheriff Group was founded. How long have you worked in the real estate industry? 18 years What areas do you cover? Kingscliff/Salt and Casuarina Beach. What changes have you seen in the local real estate market over the past five years? The Tweed Shire has witnessed substantial growth and changes in the

last five years. This has been led by the increased infrastructure and amenities along with a $723.3 million NSW Government investment in the new Tweed Hospital, which will open in Kingscliff in 2024. We have also witnessed new shopping facilities such as a new Coles Shopping Centre in Casuarina and a new Woolworths in Cabarita Beach in the last few years to help service the growing population. All of these improvements, along with the increased population has seen the average price of residential homes and land increase over 60% in the last five years. Our business has continued to enjoy great success for our clients as we continue to welcome interstate and overseas migration into this region. What do you think has been critical to your success in Kingscliff and Casuarina? The Witherriff Group are dedicated and motivated, with a humble approach. We are keen to continue learning and taking our service to the next level each year. What are your views on the current market for Kingscliff, Casuarina and Cabarita? We are experiencing very positive

sentiment in the market again after a challenging 12 months navigating the interest rate environment. We’re seeing prices stabilise in the beachside market, continued growth occurring on the beachfront, and we are expecting big things for 2024. What do you believe this area has to offer buyers? Location, lifestyle and modern amenities. We live in an easy to love location with an enviable lifestyle and a great opportunity for active retired folks and young families. We have wonderful schooling, health facilities and lots of activities outdoors. INTEREST RATE IMPACTS How do you position yourself strategically in this dynamic market? 1. Bargain like a pro: Dial up your bank or broker. Let them know you’re shopping around and see them scramble to keep your business. 2. Fixed or variable? It’s your call: Think about locking in a fixed-rate loan. This gives you certainty of repayments to assist with your household budgets.

Loan Market Excel Finance Broker Adam Wallace-Harrison provides his analysis on the latest interest rate hike. Spring selling season has been and almost gone, property values are climbing, and the Reserve Bank of Australia has thrown in a 0.25 percentage point interest rate hike this November. What does it mean for the market, and will it finally put the brakes on that pesky inflation? After holding steady at 4.1 percent for the past four months, the Reserve Bank made the decision to increase the cash rate in November. This was a calculated move, driven by a close examination of persistent inflation data, a robust economic landscape, a resilient job market, and an upbeat performance in home prices. What does this mean for mortgage holders, and will it affect housing prices? No doubt, interest rates play a pivotal role in shaping the cost dynamics of property transactions. However, seasoned investors and homeowners know that the property market is a complex ecosystem influenced by various factors. Population growth, employment trends, construction costs, household income, and zoning regulations all contribute to the rise and fall of property values. The Australian property market, both on a national and local scale, has historically demonstrated resilience, particularly due to a shortage of housing. Examining the local coastal scene, Tweed Coast property markets show diversity. First-time buyers and those in lower socio-economic areas might feel the squeeze more with the interest rate hike, navigating the waves of higher gearing. Conversely, coastal hotspots like Kingscliff, Casuarina, Bogangar, Cabarita Beach, and Pottsville, fuelled by the Tweed Hospital development, are facing a housing shortage, buoying values with attractive rental returns. December 2023 Coastal Buys

3. Adjust your gearing ratio: If your gearing ratio is stretched, contemplate ways in which you could re-shape this, such as repaying debt, increasing loan repayments to get debt down over a shorter time frame, refinancing on a more competitive interest rate, adding value (e.g., through renovating or rezoning). 4. Release some equity: Using any available equity in your property to consolidate any high interest-bearing consumer debts to lower your monthly outgoings. You may also wish to release some equity to park in your offset account as “working capital” so you have some sleep at night money available if required. 5. If really under stress, consider selling: This is a tough call, and broadly property is a long-term hold investment. If you do have to sell however, it may open opportunities for investing at lower gearing in another market. If this is your only option, now could be a good time due to the shortage of housing and pent-up buyer demand.

Interest rate adjustments are just a part of the property cycle – some changes hit harder than others. If the rising costs are throwing off your financial rhythm, it’s wise to connect with your lender or broker before you fall behind. Waiting until you’ve missed a repayment will impact your credit file and therefore impact the options available. Keep your approach grounded, streamline your strategy, and always remember – it’s your financial journey, so make it work for you. To get in touch with Adam call 1300 003 414 or email excel@loanmarket.com.au. For reaction to the December rates decision visit coastalbuysmagazine.com.au. Page 7

New luxury Kingscliff apartment development gets green light A $60 million apartment complex in Kingscliff has been given development approval and will start construction this month. The 24-unit project, known as Marine & Pearl, will offer one, two and three-bedroom units and a penthouse. “Marine & Pearl is unlike anything else in terms of a great balance between luxury and its location. Sites like this are almost impossible to find with its dual street frontage, aspect and proximity to town along with views on offer,” LJ Hooker Witheriff Group Director Nick Witheriff said. Half of the units have already been sold since sales launched in September. Prices in the Allera development range from $995,000 to $4.5 million and completion is expected in Q2 2025.

NSW Minister for Planning and Public Spaces Paul Scully to grant control to council over short-term housing. More than 150 residents signed a petition supporting the council to take action to address the impact of short-term accommodation on the local rental market. In September, Byron Shire Council was granted permission by the state government to tighten restrictions on short-term accommodation, resulting in a cap of 60 days per year, which will take effect on 26 September 2024. The state government has indicated it will launch a review into short-term rental accommodation by the end of the year.

Tweed Shire Council will ask the NSW Government to grant it similar powers to neighbouring Byron Shire to help regulate short-term accommodation. At a Council meeting last month, councillors voted 5-1 to support a motion which included writing to Page 8

DESIGN FEATURE

COASTAL CHRISTMAS DECOR Create a sense of festive cheer for your family or potential buyers by styling with Christmas decorations. Simple Styling Solutions Director Liz Ohl reveals how to decorate a coastal style Christmas tree and the importance of styling your property for sale. Styling a home that is for sale during the festive season can create a warm and inviting atmosphere, fostering a sense

of celebration and joy. It helps set a positive mood for

gatherings, enhances the overall festive experience, and

contributes to a memorable ambience for your potential

buyers. It will create an emotional response and allow them to picture themselves there celebrating next year.

To avoid timestamping your campaign in case of a

longer selling period, wait until after your marketing photos are taken before putting up the decorations. This ensures a timeless appeal for your property.

Here are our Top 3 Christmas tree styling tips: • Opt for a lush, full tree for maximum festive impact. • Craft a chic Christmas vibe by selecting a colour palette and sticking to a cohesive style. • Swap traditional tinsel for elegant ribbons – a modern twist for a stylish tree.

One of our favourite styles for the festive season,

particularly for our region, is Coastal Luxe. This can be

created by blending coastal charm with elegant touches. Begin with a white or seafoam green tree as your

canvas. Adorn it with natural ornaments like hessian ribbon, driftwood, poinsettia flowers and even pampas grass for

a touch of flair. Integrate metallic accents in gold or silver

for a touch of luxury and incorporate a mix of textures with

glittering ornaments and soft, flowing ribbon in sandy hues. Consider white fairy lights to evoke a serene ambience. Top the tree with a starfish or a shimmering star and complete the look with a tree skirt in neutral tones.

This fusion of coastal elements and sophistication brings a breezy yet opulent feel to your holiday decor.

Simple Styling Solutions has an exciting new service to

help deliver the Christmas cheer right to your front door

this festive season. They will deliver, set up, style and pack down your Christmas tree.

Reprice vs Refinance Do you know the difference between repricing your current loan versus refinancing? Are you wondering if your loan is as competitive as it could be? Here is an explanation for the two processes which we hope you find helpful. Repricing is the process whereby we, as your broker, can negotiate with your current lender to see if you could get a better rate with the knowledge of what their competitors are offering and what pricing discounts can be achieved. The structure of the loan remains the same and it is only the variable rate that could be negotiated (if you have a split loan). It is also possible to do this for both Owner Occupied and Investment loan purposes. The positive outcome for repricing is that it is a relatively small amount of information required and the only thing that changes is the amount you pay in your repayments when it’s adjusted to a new rate.

The constraints are that you’re limited by that one lender’s decision and the structure of your loan doesn’t change. If you do a refinance, this is where your loan is transferred to a new lender, generally to take advantage of a more suitable structure, loan features or lower interest rate. This could enable you to consolidate other debts, change the loan term or access equity to free up cash for renovations or other purchases. There can be fees involved in this process, so we crunch the numbers to determine if it is worthwhile refinancing. The benefits of refinancing is that there is the ability to compare a broad range of lenders, there is more flexibility in changing your loan to suit your goals and some lenders are still offering cash back incentives to new customers. There is quite a lot more involved in this process, as it is treated as a new application and there may be exit fees. But don’t let it deter you, it would be far more worthwhile to get the outcome to reach your financial goals for no cost to you and in return for a bit of your time.

Whether you want to reprice or refinance, we can do the legwork for you. If it has been more than six months since you have last checked your loan, drop in to our new office located in Cabarita beach for a free consultation.
