Feeling Normal Again

It has been nice to be out with people. It has been nice to be back out in my garden, to travel a little bit, and resume date night. Last year was a hard one for so many, me included. But with the advent of immunizations and opening businesses it is beginning to feel a little more like normal. Or at least closer to it.

In this issue of the Round Up we have a couple things to call your attention to. First, we are very excited to announce the distribution of Two Scholarships for two local continuing education students. You can read more about that over on page 9. We are excited because this is the third year we have been able to offer scholarships, something we had been working on to get out of the hopper and onto the annual event calendar. Please check that out.

George would like to say “Thank You” to everyone who turned out to make the Annual Tree Sale a success. We were not able to get as many trees and shrubs as usual, and we ran out of some things early on. But you folks were real champs and we appreciate your patience and your continued patronage with this event. We certainly hope next year will be better than ever.

Also back on the event calendar is Country Spirit Day! It wasn’t only COVID that sidelined us in 2020. It was also freezing cold, blizzarding, and the power was out! In March 2021 we were still dealing with social distancing protocol. So, we have decided to change it up a bit and have Country Spirit Day in the late summer! This year on Saturday September 11, 2021 we will have our annual customer appreciation event complete with booths, games, and FREE pizza from Papa Murphy. The event will go from 10 am - 3 pm and we will probably have made a few changes to the CO-OP Campus by then. It is going to be fun!

We are going to be at the Bonner County Fair again this year with our usual booth. Please stop by and see us! This is a great time to find out about The CO-OP and how FREE membership can help you live this rural life just a little bit better. We are a true cooperative. That means we pay dividends to our members in profitable years. That’s right! When we are profitable MEMBERS get a dividend check back.

No other farm or hardware store in the area can do this for the very people who help keep it in business.

The Waterlife Discovery Center Is Now Open for the Summer

Bring a picnic lunch and enjoy views of the Pend Oreille River and Selkirk Mountains. This unique property is owned by Idaho Fish and Game. The Pend Oreille Chapter of Idaho Master Naturalists are docents in the summer, to share this community gem with visitors. All ages will appreciate the interesting activities and exhibits. On the grounds there are water quality experiments, a signed wetland trail, a scavenger hunt for kids, plus a large pond with viewing windows. Indoors and on the large porch are exhibits about trees, fish, history of this property, plus a replica of the Hatchery Manager’s cabin, circa early 1900’s. See if you can find the 3 modern day items that don’t belong to that era.

Many schools in the area have field trips to the Waterlife Discovery Center in May & June each year. Why not have the kids give parents and grandparents their own field trip. There’s always something new to learn even for returning visitors. The Hatchery itself isn’t used for fish at this time, the biologists found that the spring water was too cold for optimal fish growth. Although the outside runs are used in the spring as holding tanks for the Rainbow Trout that are sent here from southern Idaho, before being distributed to area lakes. Stop by and visit one of the Naturalists On Duty, or NODS this summer during their open hours. Even if the inside is closed, it is still a peaceful place to take a walk. Remember to also bring out of town guests to show off our beautiful area. We look forward to seeing you.

Printing a Home: The Wave of the Future?

Few circumstances in this life bring such a sense of accomplishment and security as owning a home. And it certainly does not need to be a large home or on huge acreage. In fact, the Tiny House Movement in the United States has been in full swing at least since 2010. Some would say it goes back even further, into the 1970s. If we are including caves, single room cabins, tee-pees and sod houses, I suppose we will see that tiny houses have been with us for a very long time.

The short story is that early on smaller, wood based homes were erected on property to get a body into shelter before winter. From there, rooms could be added with time and as finances allowed. While barns and other outbuildings were necessary to house animals, tools, and work spaces, the home size did not expand until the family budget did.

Back in the 1950s the accepted square footage of a simple home was 950 sq. ft. But as Americans became more consumer than producer, they needed more room…for more stuff. While some would claim that ‘Affluenza’ had become epidemic in our culture, the acquisition of wealth has led to other things as well, like generosity, hospitality, and care for the less fortunate.

By 2000 the average size of a home built in America was 2,320 square feet – not quite three times bigger than in the 50s. Bonus room, family rooms, multiple bathrooms, home office space, exercise rooms and hobby rooms were all part of the mix. If that weren’t enough we were all encouraged in the 1980’s to start creating ‘outdoor living spaces’. Soon the pool and patio were combined with arbors leading to private gardens suitable for anything from small gatherings to wedding receptions.

In the last decade or so, so much has changed. Many people chose to downsize their life, their possessions, and even their home. This led to the “Tiny House” craze that turned out to be not so crazy after all.

Americans learned that they could live well and in much less space than they had thought, some choosing to live in as little as 100 -200 square feet in the process. It turned out that tiny houses can also be mobile so many were built on sturdy trailers and the owners left for parts unknown. Not just campers, these houses were designed with efficient use of space in mind combined with creative decor and even space for kiddos and a dog.

With COVID 19 came another wave of change in housing. The tiny house was still popular, but it became less of a choice than a necessity to get under cover. When COVID emptied the cities of workers and the government encouraged them to work online, they took it to heart.

Without the need to commute these folks could live anywhere there was access to the web. And they began to move.

It wasn’t only online workers who began to move but retirees as well. And they didn’t just move to the country, they moved to other states. As people became increasingly disenchanted with leadership in their home states they began to look to other places to begin a new, less encumbered life. This caused property values to go up and the rest, as they say, is, or will be, history.

We have seen property values skyrocket over time to the point where only the wealthy can now buy land, or homes on land. This pressure on land prices. This has caused a problem for lower wage earners all over the country - there is simply no housing available. So, what is to be done? People must have decent places to live.

Habitat for Humanity has come up wit an idea and it is a very interesting option for those who still want to put some money and sweat equity into a home. The 3D Printed House.

In the next issue of the Round Up we will look at this type of housing which is catching on right now. Will it last? And more importantly, can Habitat and other small builders keep up with what will inevitably become demand? It isn’t just the materials, it is that there are currently only two 3 D house printers in the world.

With the rising cost of building supplies 3D is using some interesting building materials, such as concrete mixed with other things. While concrete is currently keeping the cost of this option down, what will demand do to the price tag?

It will be interesting to see in two months what building material prices do when markets open up and how that impacts 3D printing as an economic option.

The Nez Perce Salmon Recovery and Dam Breaching by Kathy Osborne

Breaching four dams on the Lower Snake River to facilitate salmon recovery is back in the news. And this time science, culture, politics, and economics may be forced to come to a solution.

Salmon and steelhead recovery in the Snake River system has not been successful. After more than 20 years and $17 million spent, the run continues to decrease and the stakeholders remain far apart. Salmon recovery is a difficult problem with complicated issues. Establishment of a dam system necessarily creates controllable bodies of water. These dams can then be used to control flooding, create electricity, facilitate shipping on now navigable waterways, and allow recreation opportunities. The economic impact of the lower Snake dam system is high on the list of those whom oppose the breaching of Lower Granite, Little Goose, Lower Monumental, and Ice Harbor dams. There is no clear evidence that breaching these dams would cause a salmon / steelhead return suggesting dam breaching could be all for nought.

I left off with the Nez Perce as a stakholder in an article in July of 2020 hoping to go back and pick it up. Governmental movement on many issues was stagnant in 2020 but with the elections turning political attention to different issues, Snake river salmon recovery is back on the table.

To the left is a map of the four lower Snake dams in question. Idaho U.S. Representative Mike Simpson (R) has offered up the breaching of these dams as a possible solution for salmon recovery. In agreement with Simpson is the Nez Perce Tribe, the Sierra Club, Columbia Waterkeepers and at least eight other environmental players.

However a rather unlikely group is pushing back. Mr. Simpson is a Representative from Idaho. The dams are in Washington and it is a Washington party of Republican Representatives questioning whether someone from Idaho should be at the solution helm. The coalition of Western Governors have already gone on record as identifying salmon/steelhead recovery as important. However, for the Nez Perce it isn’t just important - it is also about fishing rights for the tribe via the 1855 treaty allowing the tribe access to the salmon of the Snake as well as other places. But if there are no salmon, or steelhead, what does this mean for fishing rights? The Tribe is caught in the middle of several groups who all agree there is a problem, and the problem is no closer to being solved. But the Nez Perce have been spending their time working on the fisheries on their own tribal lands.

It is their life.

The Nez Perce announced recently that it back’s Representative Mike Simpson’s plan to breach the four lower dams over the course of a decade. The tribe believes Simpson’s plan follows the science and can protect communities that depend on the river.

“We have a singular legislative moment, one not likely to come along again in our lifetimes, to address this biological crisis and solve the decades-long salmon wars in the Basin. We have the right Administration, the right leadership in the Senate, and the support from Rep. Mike Simpson” said Tribal Chairman Samuel Penney.

“This is a moment for action, not for more process” said Penney.

While there is no clear evidence that breaching the four lower dams to increase salmon and steelhead survival both up the river for the Whether custom home construction, restoration of an older home or spawn and back down for the fry will succeed it is clear that past efforts are not working. Weed of the Month: Tansy Ragwort

Bonner County has experienced a significant influx of new residents within the last year. If you are new to our area, especially if you came from a more urban setting and are trying out rural life, give the vegetation on your property a good once-over. Odds are, you’ll start seeing “pretty flowers” and may be tempted to transplant them and/or encourage their propagation. Please do some research before doing that, not all plants on our lands belong here, and many of them cause a myriad of issues. A noxious weed is defined in Idaho law as a non-native plant having the potential to cause injury to public health, crops, livestock, land or other property; and which is designated as noxious by the director of the Idaho State Department of Agriculture. A good place to start is by reaching out to experienced neighbors to glean some basic knowledge from. You can obtain the Selkirk Cooperative Weed Management Area – Noxious Weed Handbook for free from our office to assist in weed identification and control recommendations.

You can also reach out to my department anytime for identification assistance and management advice—contact info is on the Bonner County Noxious Weeds website. Spotted Knapweed, Orange & Yellow Hawkweeds and Oxeye Daisy are a few of the most commonly battled noxious weeds in Bonner County. These have been featured in previous columns and the archives can be viewed on our website.

Weed of the Month is Tansy Ragwort (Senecio jacobaea). This is not the same as Common Tansy, which is a prolific invader in our region (also featured in a previous column). Tansy Ragwort is an Idaho state listed noxious weed, and is on the EDRR (early detection, rapid response) list in Bonner County. Introduced from Eurasia as a seed contaminant on ships, it is well established west of the Cascades.

Tansy Ragwort is only known to infest a few properties in Bonner County, so it is one of the small infestation species that we treat for landowners to prevent it from becoming a widespread issue.

It’s a biennial—starting as a basal rosette in the first year and bolting to heights ranging from 1’-5’ in the second year. The leaves have a distinct, ruffled appearance and are dark green on the top side with a greenish-white underbelly.

Stems can be singular, or several can emerge, forming a clump. The flowers are two-tone yellow, with the disk flowers being a darker mustard yellow and the ray flowers (outer petals) being a brighter shade.

The flowering period is from early July to early September.

At a glance, especially from a distance, St. Johnswort can be a lookalike. Upon closer inspection, the separating factors become much clearer; the leaf and flower structure are very different. Leaves of Ragwort plants have that ruffled, crinkled look, and they do not have the translucent specks that St. Johnswort has. Ragwort also has the disk-ray flower combination, where St. Johnswort does not.

Aside from being toxic to livestock, a significant matter with Tansy Ragwort is that it is both shade and sun tolerant—so there is potential for it to thrive and take over on many different sites. I would probably be off my rocker to think we could achieve complete eradication in Bonner County at this point, but it is absolutely a realistic goal to keep it from needing to be elevated to the next infestation level category. BC Gardener’s Tour Is Back

The BC Gardeners Association is holding the beloved annual garden tour again! Come out and start off the Independence Day holiday with a tour of six outstanding gardens. The tour will be held on Saturday, July 3, from 10am to 4pm, and the cost is $15 per person. No charge for those under 12. Gather some friends for this festive event and enjoy the beauty and serenity of lovely landscapes created by Sandpoint residents. This year, all the gardens will be located in the city of Sandpoint, which makes them accessible to those who wish to travel between them by bicycle. Gardeners will learn some new tricks from these ingeniously designed gardens, and non gardeners will delight in the interesting features presented. plants are well up before applying the protective layer of mulch over the soaker hoses. Straw, preferably allowed to partially decompose, is an ideal and economical mulch to apply to vegetable crops. Often, the straw can be used for more than one year, then, when it has decomposed almost completely, one can turn it under in the fall. By spring, most of it has disappeared, adding tilth and organic matter to the soil. Grass clippings are excellent, too, and are easy to apply and tuck around young crops. Worms thrive under the mulch layer, as the soil temperature stays relatively stable and moisture is more evenly available even at soil surface.

In Praise of Mulch

Mulch is a wonderful thing for both the garden and the gardener. It suppresses weeds, retains moisture and ultimately adds nutrients and conditioning to the soil. You’ll spend less time weeding and watering and more time enjoying other summer pastimes.

In the ornamental garden, several inches of mulch can set off the beauty of landscape shrubs and perennials, as well as making life easier for the caretaker. Good choices of materials include grass clippings (if not treated with herbicides) or bark chips, especially bark that is semi-rotten. Not only does this organic mulch keep weeds from coming up and reduce water needs, but, as it breaks down, it conditions the soil over time, transforming mediocre soil into a beautiful growing medium. Use of drip systems under the mulch further reduces water use.

In the vegetable garden, , a good layer of mulch will effectively keep weeds from competing with the desired crop. Timing of application of the mulch is important; I like to lay soaker hoses down the rows, then plant the crop and wait until the soil is thoroughly warm and the

What is the Best Diet to Prevent CVD and Cancer? by Gabrielle Duebendorfer, ND

tarian diet as the only diet that has been shown to prevent CVD (cardio vascular disease) and Cancer. The presentation contained beautiful and convincing graphs and slides with a slant towards veganism (no animal products at all) substantiated with lots of references. Arguments against dairy were made that got people seriously concerned.

Saturated fat was painted as the big culprit of CVD, cancer, and diabetes alike.

If I didn’t know better I would have walked away from that lecture feeling seriously pressured into becoming vegetarian if not vegan.

Having practiced as a naturopathic physician with a solid foundation in nutrition for over 20 years, however, I know that vegetarian diets don’t work for everyone. In fact the majority of my patients struggle with insulin resistance, the result of a high carbohydrate diet and sedentary lifestyle. Just last week I had a mother make an appointment for her 14 year old because he had an elevated hemoglobin A1C – a 3 month average glucose measure. I have routinely seen blood lipids and weight come down and energy rising with low carb diets. And I can come up with lots of studies substantiating the benefits of a low carb diet, even though they by necessity include more animal protein and fat.

So how can you reconcile such vastly divergent positions? Well, firstly, one needs to realize that statistics can be turned around to justify pretty much any position. Numbers end up to be just numbers and the result depends on how they are interpreted. There is no doubt that bad fats on the one hand and too many simple carbs on the other cause physical harm - lots of studies confirm that. There also is lots of evidence that large amounts of vegetables, a clean diet, increased exercise, and stress reduction reduce disease risk factors.

Therefore, if we take bad fats and refined carbs out of the diet, increase veggies and exercise, reduce processed foods, and implement stress management, we are bound to feel better regardless of whether this in context of a vegetarian, low fat diet, or a low carb, high fat diet.

What is important to consider, however, is how somebody’s metabolism is reacting to carbs in general. In my experience, vegetarians, and especially vegans, compensate for the lack of protein and fat by increasing their amounts of carb intake to satisfy their hunger feelings.

And this often does not include more vegetable intake! If there is no tendency to insulin resistance this might be fine, but like I said at the beginning, most Americans develop insulin resistance at some point in their life. Diabetes, the end result of insulin resistance, has not been called the silent killer epidemic for nothing. If cells are resistant to insulin blood sugar increases and gets deposited as fat which increases CVD risks if coupled with oxidation due to free radicals from processed foods, toxins, and stress. These together with increased insulin cause more inflammation, which causes more oxidation, which causes more damage to cells increasing risks of CVD and cancer.

The other issue is the type of fat somebody might eat. Panhandle Piecemakers Showcase Featured Quilter by Kathy George Panhandle Piecemakers Quilt Guild presents this year’s quilt show: The Festival of Quilts, highlighting Linda Angel as our featured quilter.

A bit of history about Linda’s love of sewing and quilting from a recent interview: KG: Tell me about your sewing journey: LA: I’ve always sewn and at an early age our mother taught us how to use her sewing machine. I also remember early on quilting with my mother and Grandmother. I started sewing on a treadle machine and as I got older, mother taught us to use her electric sewing machine.

WOW, sewing took off after that! At first my younger sister and I used cardboard patterns or simply traced squares on fabric and cut them out for my mother to sew into functional “utility” quilts for the family’s use. When final construction began on a finished top, she would put the quilts in a large frame and we would help her, in those days, ‘tie’ quilt them (unlike today when we machine sew the three layers – top, batting, backing - together). The only time we helped with a “fancy” quilt was when someone got married or had a baby. That was probably my earliest thoughts of falling in love with the craft.

KG: Why did you join the army?

LA: As a young woman, I joined the Army after high school. Initially I was motivated to learn new skills but after joining it soon became more meaningful to me than just an education. To serve my country and help my fellow soldiers with my medical skills was a clear message to me that I was in the right place for me to give back. I served in the US Army for 20 years as an X-ray Tech in the Medical Corp. I worked at a variety of bases and X-rayed many enlisted soldiers, even posting at a top secret base where I treated two US Presidents . During my time in service, sewing took a back seat though I often made my civilian clothes and a quilt now and then. I still hadn’t gotten serious about, as my grandmother would say, “fancy” quilting.

KG: Where did sewing fit in after the army?

LA: When I retired from the Army and my husband and I settled down into a “normal” life I took a quilting class with my younger sister and as they say, “the rest is history”. I really got hooked on the process of planning a quilt from choosing fabrics to putting it together. I think what fascinated me the most was the interdependence of shape and color and how changing even one thing gave you a totally different quilt. I’ve taken many technique classes over the years, trying different things to find my niche in quilting (of course, sometimes saying, “Well, that was different!” and quickly moving on to something else).

KG: What lead you to join our local guild?

ers Quilt Guild - to meet and learn from the many amazing quilters in our area. I must say that these ladies have been a God-send in my life, and not only with sharing the craft they love with me. When my husband had his first stroke in 2010, these ladies and their support kept me afloat during those long days as I got through a very difficult time. I have found my passion in quilting, I love to hand-applique quilts (dirty word to some quilters) but my biggest quilting love is paper-piecing using the “Judy Niemeyer” process.

Now a few words from the perspective of a good friend and fellow quilter, Kathy George: Linda failed to mention in this interview the countless hours she devotes to our guild and the committees she tirelessly leads. She shares her quilting knowledge by teaching numerous classes both locally for our Guild and across the state of Washington. Linda has also worked endlessly for years to coordinate our Sandpoint Quilt Shows. She is generous with her time and is always ready to share her passion for her craft.

At times Linda may present a tough exterior but you can be guaranteed that she will be the first to help you and offer a kind word when needed (and offer up the tough love that a few of us need from time to time!). She is quite often covered in thread (a common theme among most of us who sew) and a smile. Her laughter echoes through any room she is in. And her trusty service companion, Jackson - the wily Chihuahua, is always at her side, because even she needs some TLC at times.

These are just a few of the reasons why Linda was selected as our 2020 Featured Quilter.

In this issue we turn back time a bit to 2009 when the CO-OP wrote and printed our very own little cookbook. It is full of great recipes from those of us who work here and some who have gone on to other things. It’s summer and no one really wants to cook in the house.

So how about cooking it when you aren’t there? That’s right! Use the old crock pot! And I have included a simply delicious lambs quarter quiche for those who like to eat spinach’s wild cousin from the garden!

Crockpot Chili & Cheese Meat Loaf 18 round cheese crackers 1 small onion finely chopped 2 Tbs. green pepper minced 1/4 cup chili sauce 1/2 cup milk 2 eggs slightly beaten 3/4 tsp. salt 1/8 tsp. black pepper 1 1/2 lb ground beef, extra lean

Crush crackers with rolling pin or in the blender until crumbled. In a mixing bowl combine crumbs with onion, geeen pepper, chili sauce, milk, eggs, salt & pepper. Mix in ground beef. Form a 6-7” round loaf.

Place in the slow cooker on low. Cover and cook for 6 hours or until done. Check from time to time.

Chops In A Crock

1 medium onion, chopped 2 tablespoons canola oil 4 cups chopped lamb’s-quarter (tender new leaves) 3 eggs 1 can (12 ounces) evaporated milk or 1-2/3 cups milk 1/2 teaspoon salt 1/2 teaspoon pepper 2 cups (8 ounces) shredded cheddar cheese, divided 1 unbaked pie pastry (9 inches)

In a skillet, saute onion in oil until tender.

Add lamb’s-quarter; cook and stir until wilted. Cover and remove from the heat.

In a bowl, beat eggs and milk. Stir in salt, pepper, 1 cup cheese and lamb’s-quarter mixture. Pour into pie shell. Sprinkle with remaining cheese. Bake at 400° for 10 minutes.

Reduce heat to 350° bake 30 minutes more or until a knife inserted near center comes out clean. Let stand 5-10 minutes before cutting.

When your kids say “I’m bored”, hand them the fair book and they can find a project to work on. Be sure you share and prepare some of your own interests and talents, too. Fair books are available at the fairgrounds and the Extension Office.

People often comment on how amazing our little Boundary County Fair is. It is a place and time where the entire community can come together. If you are new to the area, and want to get to know some wonderful folks, come visit our fair. Better yet, come and volunteer.

Our 2021 Fair Theme is “BARN in the U.S.A.!” Keep your eye on local business windows, and support those who decorate with the fair theme.

Fair T-Shirts will soon be available at Far North Logo Shop. Stop in and choose your favorite T-Shirt style, and they will print it while you wait. A portion of each shirt sold goes back to the Fair.

We have switched up the venue a little this year. Thursday night is Family Fun Night sponsored by 4-H. Saturday is Concert night where we will welcome Christy Lee and Devon Wade to our stage. Concerts begin at 5:00 pm. Cecil will be back with his daily Magic Shows. Music and Talent on the Gazebo daily – please consider sharing yours and contact the Fair Office to sign up. Party Jumps will be back with their bouncy houses. Saturday after the Parade, come and peruse the Iron Memories Motorcycle Show. And of course, we have lots of games and contests throughout. I only wish we had sky-high log prices to also bring the lime light to forest landowners. But no such luck. With the continuing great logging weather, sawmills’ log inventories remain ample. Cedar competition has increased over the last few months; however, it is starting to wane at the present time. Markets for ponderosa pine have recently constricted due to an oversupply of logs. In addition, the Pulp market has significantly dropped and a few key players have stopped purchasing pulp.

A significant change in the log market is unlikely over the next few months. Although there are a few factors to consider. On the one hand a surplus of logs may lead selected mills to slow log delivers, while a severe wildfire season could restrict logging and increase log demand. The Liberty Bell and Independence Hall Exerpt from Transcript of President

by Kathy Osborne Bells. When was the last time you heard the clear ringing of a bell George Washington’s Farewell Adto call school into session? To call worshippers to the sanctuary? Or to dress (1796) announce the hour of the day to all in the community? Many such bells are gone from our culture replaced with the buzzing of cell phones which alert us to all we need to know. The time, temperature, what message from our friends. Cell phones are convenient but we have lost something valuable, powerful, and epic in scope by removing the bells from our everyday life.

Once upon a time the city of Sandpoint was graced daily by local church bells that often played a song and then established the time.

Everyone knew when it was noon. Those bells, like others in our lives have been used to get our attention, to move us from one place to another, to establish a sense of order or connection.

In Philadelphia, Pennsylvania resides a bell no one living today has ever heard. Its ring fell silent in the 1840s when a crack developed.

Metal workers actually drilled small holes to widen the crack, stop it from progressing, and restore the tone of the bell. However, shortly thereafter another crack developed which rendered the “repair” a failure. With this the Liberty Bell itself was silenced forever.

Fortunately we live in a world of technological magic and with a little math and the knowledge that the tone of the Bell was E-flat, some students were able to approximate what the Bell sounded like. This can be heard at https://www.nps.gov/inde/photosmultimedia-soundoft-

helibertybell.htm The Bell was not given the name “Liberty” in the beginning. In fact, no one really noticed much about it at all particularly the Bible verse inscribed on it - Leviticus 25:10 “Proclaim Liberty Throughout All the Land Unto All the Inhabitants thereof.” This verse was intended for the

Israelite nation to remind them in the Jubilee year they were to release all property back to the original owners and slaves were to be set free.

And so it was that the inscription on the Bell became the rallying cry for Abolitionists seeking an end to slavery here in the United States. They were the first to refer to the bell as “Liberty” and again some years later by those demanding the right of women to vote.

The Bell was hung in the belfry of the Pennsylvania State House, a structure we now know as Independence Hall which can be seen behind the bell in this image. This shows the beautiful glass hall where the Bell is displayed, but my experience was much more organic.

When I first laid eyes on this historical artifact it was wrapped in clear film under a temporary, well guarded structure awaiting its new permanent home.

Independence Hall is beyond words but we all try to describe the intersection of time and space. This is where the arguments ensued.

This is where men chose to risk their reputations, their fortunes, and their lives to birth a country through treason and war if necessary.

In the Independence Hall Assembly Room it is as if they are all still there the history is so thick. The tables, the fireplaces, the pens and papers.... one can almost hear the emphatic words of men unwilling to live another day under tyranny. Not everyone in the colonies wanted to break with England. But Independence was declared in this room. As history has born out the 13 Colonies were ill equipped for a war with England. Had it not been for France, we may well have ended up with a very different looking country.

Millions of people from the United States and around the world make the pilgrimage to Philadelphia every year to see this amazing object. I am glad to have been one of them so many years ago.

There is no charge to see the Liberty Bell, nor Independence Hall.

But one should plan to spend hours in these rich historical buildings.

Beyond our own two uniquely American documents, the Declaration of Independence, and the Constitution, one may choose to visit one of the four last remaining copies of the Magna Carta. This centuries old document had an direct impact on American Law regarding principles of freedom, the rule of law, and due process. The document resides in the National Constitution Center.

To the efficacy and permanency of your Union, a government for the whole is indispensable. No alliance, however strict, between the parts can be an adequate substitute; they must inevitably experience the infractions and interruptions which all alliances in all times have experienced. Sensible of this momentous truth, you have improved upon your first essay, by the adoption of a constitution of government better calculated than your former for an intimate union, and for the efficacious management of your common concerns. This government, the offspring of our own choice, uninfluenced and unawed, adopted upon full investigation and mature deliberation, completely free in its principles, in the distribution of its powers, uniting security with energy, and containing within itself a provision for its own amendment, has a just claim to your confidence and your support. Respect for its authority, compliance with its laws, acquiescence in its measures, are duties enjoined by the fundamental maxims of true liberty. The basis of our political systems is the right of the people to make and to alter their constitutions of government. But the Constitution which at any time exists, till changed by an explicit and authentic act of the whole people, is sacredly obligatory upon all. The very idea of the power and the right of the people to establish government presupposes the duty of every individual to obey the established government.

All obstructions to the execution of the laws, all combinations and associations, under whatever plausible character, with the real design to direct, control, counteract, or awe the regular deliberation and action of the constituted authorities, are destructive of this fundamental principle, and of fatal tendency. They serve to organize faction, to give it an artificial and extraordinary force; to put, in the place of the delegated will of the nation the will of a party, often a small but artful and enterprising minority of the community; and, according to the alternate triumphs of different parties, to make the public administration the mirror of the ill-concerted and incongruous projects of faction, rather than the organ of consistent and wholesome plans digested by common counsels and modified by mutual interests.

However combinations or associations of the above description may now and then answer popular ends, they are likely, in the course of time and things, to become potent engines, by which cunning, ambitious, and unprincipled men will be enabled to subvert the power of the people and to usurp for themselves the reins of government, destroying afterwards the very engines which have lifted them to unjust dominion.

Towards the preservation of your government, and the permanency of your present happy state, it is requisite, not only that you steadily discountenance irregular oppositions to its acknowledged authority, but also that you resist with care the spirit of innovation upon its principles, however specious the pretexts. One method of assault may be to effect, in the forms of the Constitution, alterations which will impair the energy of the system, and thus to undermine what cannot be directly overthrown. In all the changes to which you may be invited, remember that time and habit are at least as necessary to fix the true character of governments as of other human institutions; that experience is the surest standard by which to test the real tendency of the existing constitution of a country; that facility in changes, upon the credit of mere hypothesis and opinion, exposes to perpetual change, from the endless variety of hypothesis and opinion; and remember, especially, that for the efficient management of your common interests, in a country so extensive as ours, a government of as much vigor as is consistent with the perfect security of liberty is indispensable. Liberty itself will find in such a government, with powers properly distributed and adjusted, its surest guardian. It is, indeed, little else than a name, where the government is too feeble to withstand the enterprises of faction, to confine each member of the society within the limits prescribed by the laws, and to maintain all in the secure and tranquil enjoyment of the rights of person and property.

Vacant land prices followed national housing trends with large run-ups during 2003 to 2007. This was followed by a significant decline from 2007 to 2010. Since then, prices in Bonner and Boundary Counties have stayed relatively flat with the exception of the last two years while Kootenai County has seen a significant rise in the last five years.

Below is a chart showing the median sales price for vacant 5-10 acre lots for the three northern Idaho counties from 2003 to May 31, 2021.

The median sales price of a parcel of vacant land 5-10 acres in size in Kootenai County was $60,250 in 2003 and by 2007 the median sales price had risen to $170,000. In 2010 the median sales price had dropped to $83,000, greater than a 280% rise followed by a 50% drop.

From 2010 to 2016 prices in Kootenai County had slight variability and were flat. However, over the last five years Kootenai County lot prices have surged with the median sales price for the 12 months ending May 31, 2021, triple what they were for calendar year 2016. Bonner or Boundary County have exhibited an upward trend and over the last three years that upward trend has accelerated.

Considering the first half of both charts, one can see that the number of lots sold started to increase before the sales price of lots increased.

In 2004 the number of 5-10 acre vacant land parcels sold began to decrease while the price of comparable parcels continued to increase for another two to three years, before prices began to fall. In 2012 Kootenai County lot sales began to increase and it took four years for lot prices to start their upward trend, slightly longer than during the last cycle. For the last few years, the number of lots sold has begun to increase in all three northern Idaho counties. The inventory of 5 - 10 acre lots has decreased over the last five years. At the current sales pace there are approximately 2.5 to 3 months of inventory in Kootenai, Bonner, and Boundary Counties.

Five years ago, those inventories were 1.3, 2.2 and 4.2 years respectively. Inventories continue to tighten which puts upward pressure on prices.

What about other vacant land lots of variable size? Previously the discussion has been based on 5-10 acre lots, and prices discussed are based on the lot regardless of size. Below is a table based on actual land sales regardless of parcel size for the previous 12 months ending May 31, 2021.

From the summarized information above one can determine that the price per acre drops as the acreage size of the land purchase increases. Kootenai County vacant land prices continue to demand a premium over Bonner and Boundary County vacant land prices.

Property owners of raw property purchased 17 years ago saw values drop by half to two thirds over three years. In general, raw land real estate recovered slowly since that time except for the last three to five years as prices have increased for all three Northern Idaho Counties.

Median is the middle value. That is, half the lots sold at a price higher than the median sales price and half of the lots sold at a price lower than the median sales price.
