Escrow is where all the pieces come together. Below is a look at the typical process and how we support and manage each step along the way.

EARNEST MONEY DEPOSIT (EMD)
Watch for an encrypted email from escrow with wiring instructions. Call to confirm the details before sending your deposit. Once sent, follow up to make sure it was received. LOAN & APPRAISAL PROCESS
Submit all required documents, such as tax returns and pay stubs, to your lender. They will order an appraisal to determine the property's value and work toward full loan approval. HOME INSURANCE
Find a reputable homeowner’s insurance provider and secure coverage that meets your lender’s requirements. Then, submit proof of insurance to the escrow company.

HOME INSPECTIONS
As a buyer, this is your opportunity to learn more about the property's condition. Schedule professional inspections to assess its systems and structure, prioritize future maintenance, and confirm you're moving forward with confidence. Common inspections include general home, termite, sewer, chimney, roof, and mold. REVIEW & RESPOND TO REPORTS
Review the home inspection report and negotiate repairs if needed. Confirm that the appraisal supports the purchase price. Go over all seller disclosures and obtain the City Report for additional insight into the property. TITLE SEARCH & INSURANCE
The escrow company will conduct a title search to confirm the property is clear of liens or issues. You'll also purchase title insurance to protect against any future title disputes.

REVIEW CLOSING DOCUMENTS
Review the Closing Disclosure from your lender, which outlines your final loan terms and closing costs. Then, review the settlement statement from escrow, which details all financial aspects of the transaction. FINAL WALKTHROUGH
Complete a final walk-through to confirm the property’s condition and verify that all negotiated repairs are finished.

CLOSING ESCROW
Sign all required closing documents, including the deed and loan paperwork. Make sure your closing funds are wired to escrow. Once complete, the escrow company will record the deed, officially transferring ownership. RECEIVE KEYS!
After the deed is recorded, you’ll receive the keys to your new home. It’s a good idea to rekey the locks so you have a unique set. POST-CLOSE
