This realisa�on, guided by our experience and informed advice, underscores a crucial insight: redeveloping our site in isola�on would be a missed opportunity, not just for Club Rivers but also for the neighbouring businesses and the broader Riverwood community. This ra�onale leads us to the decision that the Club should explore a poten�al development scenario by merging the adjoining sites with the Club's land holdings.

PROPOSAL BACKGROUND The urgency for development arises from two cri�cal factors: the aging infrastructure of the Club’s current building and the undercapitalisa�on of the Club's current land holdings. The aging building, while once a cornerstone of our community, now requires substan�al ongoing investment to maintain func�onality and efficient opera�on. Simultaneously, the underu�lisa�on of our valuable land assets represents a missed opportunity to maximise their poten�al contribu�on to our community's growth and vitality. Recognising these challenges, and in line with Club Rivers' aspira�ons for diversifica�on and sustainable growth, this proposal was conceived.

PROCEEDING INDEPENDENTLY The Club possesses sufficient land for an independent progression; however, this contradicts the founda�onal principles outlined by the site's planning controls.

Addi�onally, the Club's interest in acquiring the neighbouring sites aims to enhance its Thurlow St entrance and Li�leton St presenta�on.

The Club's objec�ve includes improving traffic flow and parking facili�es surrounding the site. Acquiring the adjacent sites will streamline the Club's opera�ons and significantly expedite the site's reconstruc�on, reducing disrup�on to neighbouring businesses by half during the process.

YOUR OPPORTUNITY We extend an invita�on to you to par�cipate or collaborate with us on this redevelopment journey. Alterna�vely, if aligning our objec�ves isn't feasible, we also extend an invita�on to consider the possibility of selling your asset to Club Rivers.
