The Vineta Hotel opens in Palm Beach later this year. Every client has different goals. When working with high-net-worth families and family offices, it is extremely important to listen to what their “goal” is in a real estate transaction. One must look at the exit strategy as well as the purchase. Discretion and market expertise are two of the many value-added advisory services that my clients should always expect.

Many of the transactions that I have been involved in have been “quiet” deals that are not listed on the open market. Many sellers and buyers do not want to bring attention to a sale or purchase they have just participated in. Through my years as a global real estate advisor, I am accustomed to finding these properties and being able to sell them “off market.”

The confidentiality component is probably more important now than ever. With information being available so quickly, taking extra precautionary levels from the beginning and having a clear stream of communication is vital.

What patterns are you noticing in your own local luxury market?

The year-to-date sales for homes over $5M have continued the strong trend of 2024, especially compared to the pre-pandemic market. In the first five months of the year, we have seen 44 sales in the $5M to $45M range with a median sale price of $7M and average days on market of 131 days. While there has been much upheaval in the financial markets, our market has not been significantly impacted, with still only 2.4 months of inventory.

How is our future market for our flip-investors and vacation home collection advocates?

In the luxury space, we have not experienced the frenzy, due to a smaller pool of potential buyers. While not as competitive at this price range, a great house will always attract higher interest, and we have our clients completely buttoned up to ensure they do not miss out on a purchase. I am also hyper vigilant of not only new public listings but also all everything off market.

When representing high-net-worth individuals, it is not about the quick flip but rather a long-term investment in a generational property. If this client pool does want a “quick flip” or an investment property with a good return, due diligence is the most important.

Some people are investing money into real estate for a longer investment strategy.

Based on your high-net-worth clientele, which home features are in demand for 2025?

What is your key to your success, Shelly?

During the pandemic, our clients sought out large properties with extensive amenity offerings. Buyers are still looking for amenities but within a smaller house and lot of footprint.

Please tell us more about your services for the ultra-wealthy buyers, who want security and privacy during the buying process.

With buyers and sellers, we come across many NDAs, but we also put them in touch with local attorneys to advise them on LLCs and trusts to mask the buyer’s or seller’s identity.

Life is (hopefully) long ... do the right thing. One needs to know the market, and one needs to have clients in this sphere of the market, but one of the most important attributes is loving what you do and doing it with integrity. Relationships are so important. Treat each relationship with respect.

My close relationship with my high-net-worth clients is based on integrity and respect. This is why they come back to me when they have more real estate needs. ■

In San Francisco, we have a massive numbers of Victorian and Edwardian style homes built from the turn of the Century to the 1920s. Followed by the elegant Mediterranean style villas and imitation French chateaux trend in 1920s-1930s and the simple basic housing in 1940s during and after the WW II and the MidCentury modern style homes in 1950-1960s. Then the Italian villa style homes popular in 1970-1980s-1990s with stucco walls and red-tile roofs dominated the styles followed by the contemporary homes since early 2000s until now. In recent years, the open floor plans with living-dining room opened into the kitchen, high ceilings, and wall to wall windows, light and airy interior with wood and glass contemporary designs have been very popular.

Based on your high-net-worth clientele, which home features are most in demand for 2025?

I am noticing for 2025 luxury home buyers are looking for homes with luxury amenities such as wine cellars, pools, spas, smart home technology and eco- friendly features and some even wanting eco- friendly building materials. My billionaire clients have different personality styles and I cater to listening closely to see what they desire.

Entertainment areas are very important for many clients such as private home office, personal gym, saunas, home theater and tennis court. Outdoor spaces such as gardens or specific views, as well as elements of historic features or the complete opposite such as ultra-modern contemporary are always considered. Each client is different, but location, privacy, security, and comfort are always at the top of the list. The upscale look of all white and neutral are no longer always what the buyer wants. Many of my clients’ wives ask for more accents contrast and stronger visual impact to enhance the more elevated and luxury look while keeping a relaxed and uncrowded home.

As we all know real estate is location, location, location!! My advice is to buy at the best location such as on the waterfront with fantastic views in a safe, beautiful, and private location. I moved to Belvedere Island over 40 years ago and own 4 homes here. I highly recommend investing in Belvedere. Because it is an island on San Francisco Bay about 15 minutes north of Golden Gate Bridge surrounded by water on 3 sides with two world-class yacht clubs and the magnificent panoramic views of San Francisco, Bay Bridge, Golden Gate Bridge, Sausalito, Angel Island, East Bay, and Mt.Tamalpais. There is no homeless, no drug problems, no crime, no commercial zoning (the stores and restaurants are in Tiburon next door). It is like a large park, the homeowners walk around the island to see friends, walk with their dogs and babies to exercise and enjoy the views. If they work in San Francisco or

other areas, there is Ferry and bus service from nearby Tiburon to San Francisco or drive across Golden Gate Bridge to San Francisco within 25 minutes.

Most buyers are slower to buy when the market appears slower but in luxury real estate we are seeing an uptick slightly over normal lower end homes sales. Luxury affluent buyers have the power to negotiate and find their desired amenities and details that fit their lifestyle. I believe the best time to buy is when less people are buying so the buyer can negotiate the best deal. If you buy in the best locations, the property will never lose value because the market will always hold value at the best locations where people desire most. The rule is to buy low and sell high. I believe in investing in a nice home in best location is much safer and more profitable than investing in stock market because when the stock is down and if a company collapsed, the stocks became no value, but a nice home in the best locations will always keep the value, and you can live in the home instead of holding a piece of paper in stocks. I bought 4 homes in Belvedere in 2012 at the end of the 2008-2012 financial crisis and all of them have increased in value more than doubled. ■
