iBOXED Business partners Noor Rashid and Ian Harriman, with a strong track record in property development across Teesside, initially acquired land in Ingleby Barwick for development.

However, rising material and labour costs due to the Covid-19 pandemic made this plan unfeasible. After a conversation with Johnathan Bulmer, founder of Cleveland Containers, Ian recognised the potential in the self storage industry, given the growing demand across the UK. They decided to leverage their prime location and diversify into the storage market. Noor and Ian swiftly ordered shipping containers through our BOX+ service, kickstarting their site and business operations.

Store Mill Originally a farming operation, Store Mill Storage was created when owner Angus saw potential in diversifying his unused land for a new venture to make additional income.

We supported Store Mill with multiple fundamentals on his storage journey, from the purchasing of containers to capturing photo and video content needed for digital marketing.

By connecting Angus to suppliers in our BOX+ network including YBA PPC and Stora, his Google advertising is monitored by an expert team, and all bookings, emails, and operations can be handled entirely online from a mobile phone, even while Angus is working on his tractor. The site now has over 30 fully occupied units.

We initially diversified from farming into commercial lets, but recently found self storage to be a great opportunity for our unused land.

Cleveland Containers supported us with everything from purchasing the containers and marketing, to introducing us to suppliers for our website and Google advertising. Their help, along with Stora’s booking system, made it easy to manage remotely, allowing us to grow from 12 containers to 32, which are now fully occupied.
