LETTER FROM LEADERSHIP Dear Friends, Partners, and Stakeholders,

Since our inaugural edition of Beyond the Build, we’ve continued to build momentum across HWG Properties. We’ve experienced major milestones, welcomed new partners, celebrated important groundbreakings, and continued to show up for the communities we’re proud to be a part of. This issue offers a look at some of the people and projects shaping HWG today, from developments moving forward to partnerships that continue to grow. Each reflects a different part of who we are and how we approach the work we do. The progress we’ve made gives us plenty to be excited about, but more importantly, it has given us a strong foundation for what comes next. Over the past year, we’ve continued to move projects forward across our portfolio, expand into new markets, and strengthen relationships with tenants and partners. From advancing developments in places like Chester Springs, PA and Virginia Beach to welcoming new tenants and moving projects closer to opening, there has been a lot happening across HWG. We’ve also continued to strengthen our team and property management capabilities, giving us a clearer perspective on how we want to approach the opportunities ahead. There’s plenty more ahead, and we’re looking forward to sharing more of that work with you in the months to come. A New Community Destination

On December 15, 2025, HWG purchased the 14,681 SF property that will feature a Celebree franchise and commercial space.

On August 13, 2026, HWG began construction on the project.

Projected Opening

Celebree School of Virginia Beach, projected opening in Q1 2027. Beach House Braces PLLC projected opening in Q2 2027.

Lisa Deshpande, owner of Celebree School of Virginia Beach, shared her excitement about the project and working with HWG.

We came across this fantastic site and the owner decided they wanted to sell the property. We weren’t in a position to purchase but HWG saw the value in the property and felt that it had the potential to be a super successful location. We were blessed that HWG investors took on our property. We wouldn’t be a Celebree School if it weren’t for HWG. We’re very thankful for that. 9

A Growing Beauty Brand Finds Its Second Home Founded by Nina Childers, Atelier Beauty has grown to two locations, including its newest location at Byers Station in Chester Springs. Offering a full range of hair, skin and body treatments, Atelier serves as a one-stop destination for beauty and wellness. Nina recently shared with HWG that Atelier was named a 2026 Philadelphia Style Best of Style honoree, a recognition that reflects the opportunities created by the company's continued growth. As Nina explained, "As Atelier has grown, that growth has created opportunities far beyond simply adding more chairs or serving guests: it has opened the door to continuing education with some of the industry's top educators and recognition for the work our team is doing."

Owner Bespoke Eye Care

A First Practice, Designed with Purpose Dr. Amrit Singh is a distinguished optometrist preparing to open Bespoke Eye Care at Byers Station, his first company-owned practice. After years in the optical industry, Dr. Singh saw an opportunity to create a more personal approach to eye careone that moves away from the traditional "assembly line" experience. Bespoke Eye Care will combine "advanced diagnostic technology with the warmth of a family-focused neighborhood clinic," creating an intimate, patient centered environment. As Dr. Singh explains, "Every visit is designed around caring for you like family, ensuring you receive world-class clinical care and high-end eyewear with complete transparency at every step.''

What projects are you most excited to be working on? I love that my role touches so many areas of the business-from finance and accounting to investor relations, leasing and development. As HWG grows, I've especially enjoyed helping build structure while bringing creativity to investor outreach, capital raising and new projects. What has been your biggest accomplishment at HWG so far? Helping build structure during a period of rapid growth. I've implemented new software, developed monthly reporting, increased financial visibility, supported capital raising and investor meetings-all while continuing to manage the accounting function. What has surprised you most about this industry? How many moving pieces go into every property. Development, financing, tenants, property management, accounting and investors all have to work together, which has taught me the importance of asking questions and leaning on the expertise around me. How do you approach balancing day-to-day priorities with long-term goals? I'm a big to-do-list person. I prioritize what needs immediate attention while keeping longer-term goals visible, knowing the list will inevitably change throughout the day. A great notepad helps too-Papier and Appointed are top-tier!
